I lived at Modera Douglas Station for over two years and my experience was consistently…read morefrustrating. There were major issues with management, security, cleanliness, and communication that made living here stressful and not worth the rent. Here are some of the issues I had: Management & Communication: Interactions with the leasing office were often unpleasant, especially with leasing agent Chris, who was consistently rude and unhelpful. When I raised concerns, they were either ignored or responded to with vague promises and no follow-through. After I moved out, Modera sent me to pre-collections for over $500 in damages, but the photos they used as "evidence" were of a completely different unit. I had documented my unit's condition beforehand and disputed the charges, which were eventually dropped. This situation alone showed how disorganized management is. Cleanliness & Building Conditions: The common areas, particularly the first-floor hallway, often smelled like urine and cigarette smoke. Trash, cigarette butts, vomit, dog urine, and dog feces in the hallways and elevators were a regular sight. The elevators frequently broke down and caused long wait times. Security & Package Theft: Package theft was a regular problem. While there is a package locker system, it fills up quickly, and many packages were left unsecured in the mailroom or around the building. I had several packages stolen and even filed police reports. Modera does not have front lobby security like neighboring buildings do (buildings like Core, Avalon, and Cascade have them). Property manager Wendy told me she actually identified the man stealing packages and had seen him in the building herself, but despite that, no security measures were put in place and thefts continued. I also felt uncomfortable with how easily non-residents could enter the building. Safety Incidents: One day, a homeless man entered the lobby and confronted me and my mom, threatening to take her purse. I reported it to emergency maintenance and the office. Chris told me to take a picture next time. I never got any kind of follow-up after that report. Parking Garage Incident: On the day I moved out, I found that my car had been hit in the parking garage in a hit-and-run. I contacted Modera, and they initially said they'd review security footage. Later, they changed their stance and said they couldn't view their own camera footage without a police officer present--by which point, I'd already moved out and couldn't pursue it further. Noise Issues: Noise insulation in the building is terrible. I was originally placed in a unit next to an elevator (remember, they constantly break down) that made loud scraping noises I could hear throughout my apartment. It was so loud I couldn't sleep or concentrate. It took repeated complaints and eventually escalating to the city and corporate before I was moved to a different unit. Common everyday noise is expected in apartment living, but even then, general soundproofing was poor. I could hear neighbors talking, sneezing, playing music, and even what sounded like weightlifting above me early in the morning. At first glance, Modera Douglas Station looks like a nice place to live, but my experience was stressful and disappointing. Management consistently failed to prioritize resident safety, comfort, or communication, and the quality of life doesn't match the high rent they charge. I recommend checking out other nearby properties instead. Also worth noting: before I even moved in, the office asked me to leave a positive review in exchange for holding a package, so take the glowing reviews with a grain of salt, as they clearly solicit them from prospective tenants.

What can I say, since moving-in the experience has been more than fantastic, and what makes it fantastic are the people who work there making sure all of the residents are taken care of! During the pandemic we felt safe, and after the pandemic we had and continue to have the time of our lives. The pool is beautiful, the parking is safe, the apartments are gorgeous, maintenance is perfect. Of course, the never ending stream of packages from Amazon sometimes tends to overwhelm the concierge desk attendant, but they do their best, and are super nice. We are steps away from Coral Gables' best restaurants, what can I say, we would not live anywhere else. To be clear, I honestly hate living in Miami and I've tried to leave since I got here but no luck yet. I know that's not the norm for most people so take my opinions with a grain of salt. I moved here from Sarasota purely for work. I like a calm atmosphere, peace and quiet, and friendly people and there's none of that in this town. Except for the office staff and my coworkers lol But I digress. The units themselves are super nice and very well maintained! I think I only called maintenance once or twice for minor issues and they were fixed immediately. I never had any big issues outside of some ants but it's florida so nbd. The grounds are very well kept, trash is picked up quickly. Parking was never an issue for me personally. When I was on the Phase I side, I lived close to the dumpster so I wasn't a fan of having to pay for the valet trash. I LOVED having the trash chute in my building on the Phase II side. I guess my main concern was the constant noise at the pool, someone was always blasting music from a boom box and kids were running around screaming. It's a big complex so I get it but I just wanted to enjoy a swim without getting pummeled by kids. My neighbors were always blasting music and it came from all directions so I never knew where it was coming from to be able to call the office about it. Unfortunately when I moved in, there were only 2 units available and I got stuck with one by the playground/pool area which is super noisy all the time. The other really big issue was the dogs running around off leash. Management sent out sooooo many letters but the residents didn't seem to care. I had one girl's big dog jump on me and knock me down more than once. She didn't apologize or anything, she was texting and letting it run around the parking lot not paying attention. Short of conducting a search for undocumented pets, there's not much they can do. I lived on both sides of the complex and it was much worse on the west side, what used to be called Phase II. There are dog parks on both sides so I don't get it, just take your dog to the park! Anyway, I much preferred living there during the pandemic because I didn't have to hear the pounding pool parties. By and large, the sunsets are the best thing about living here (at least on the west side!)! Seriously, they are stunning and cannot be oversold! (See attached photos.) I did end up moving because I have serious anxiety about the traffic on Kendall Dr so I just wanted to be closer to work and the places I go to most without needing to spend so much time on that road. I was meticulous about cleaning both apartments when I moved out so I received my full security deposit back both times. One last note, I'm a young female who lived here alone and I never had any security concerns (I used to be a forensic scientist so I'm a bit paranoid). So many complexes in Kendall are in really sketchy neighborhoods but that wasn't the case here. It's gated, there's security patrolling, plenty of lighting. This was something I really appreciated. Oh and I almost forgot! The blasting at the quarry across the street feels like a short but very intense earthquake at least twice a week. I had several pictures fall off the walls, not to mention a mild heart attack because it never happens at consistent times. Definitely won't be missing that!

They are always friendly, professional, and incredibly helpful--whether it's answering questions, helping around the apartment, or just making sure we feel at home. The maintenance team is equally impressive. Anytime I've submitted a request, they've responded within the same day (and usually within that same hour). They're not only knowledgeable at what they do but also genuinely nice people who care about making things right. The complex itself is always well-maintained and you can tell the staff puts a lot of effort into keeping common areas clean and everything running smoothly. I had a very disappointing experience with the leasing coordinator at The Sofia. From the start of…read moreour apartment tour, Sarah (the leasing coordinator) appeared disengaged and provided minimal information about the building. She walked us through quietly and gave short, one-word responses to our questions. Although her lack of professionalism was discouraging, we had been planning to move to The Sofia for a long time and did not want it to affect our decision. Prior to the tour, we had discussed rental rates with Sarah, and she agreed-- in writing-- to lock in a specific price for us. After the viewing, however, she only allowed us five hours to complete the application. Despite the rushed timeframe, we proceeded, as we had been waiting for an opening at The Sofia. When reviewing the application, we noticed that Sarah had sent us paperwork for a different unit than the one we toured. We immediately reached out to her before the offer expired, but received no response. She ignored our calls, and we eventually went to the leasing office in person the next morning to resolve the issue. At that time, Sarah informed us that the price had changed and insisted it was too late to correct the error--even though it was SHE who sent us the wrong apartment application in the first place and there was nothing we could have done to fix it from our end. This experience was unprofessional and left us feeling misled and dismissed, particularly given our clear interest in the building and good-faith efforts to move forward. It's safe to say this felt purposeful and it's so sad that something like this was allowed by the property manager.
