Everything stated in my review is based on my personal experience throughout the application process and is presented as my account of what occurred. I stand by the facts and my opinions regarding the customer service I received. I submitted an application and was told I would have an answer by Friday. When I attempted to call for an update, my calls went to voicemail, and my emails were not answered. I had to repeatedly come to the property in person simply to receive information regarding an application I had paid for. On Saturday, I was told that my application had been completed and was only waiting for approval and that I would receive a call Monday. After I had to visit the property to get an update. Monday came, and I received no call. I emailed again and received no response, which resulted in me returning to the property once again. When I returned, I was given information that contradicted what I had previously been told and was informed that the process could take up to two weeks. My concern was not simply that the application was taking time. My concern was the repeated lack of communication and the conflicting information I received. I also want to address the claim that my statement is false. If there is footage that supposedly proves my account is inaccurate, I am requesting that the complete, unedited footage relevant to the interaction be provided to me, rather than an incomplete portion or footage presented without the surrounding context. I would also like the full context of the interaction concerning the papers containing my personal information. I did not intend to create a threatening situation, and I strongly disagree with any characterization suggesting that I was behaving as though I intended to lunge across the desk. My concern was obtaining information and addressing what I believed was poor communication regarding my application. Most importantly, I was extremely disappointed by how I was treated. Rather than my concerns being addressed professionally, I felt dismissed and unfairly characterized, including being referred to as an "angry Black woman." I found that characterization deeply inappropriate and unrelated to the legitimate concerns I was attempting to address. I was ultimately asked to withdraw my application and have my money refunded. When I asked for the owner's information, I was told it could not be provided. I was then asked to leave before I had received my refund, and the police were called. I am not claiming that everyone will have the same experience I did. I am sharing my experience. I believe businesses should be willing to acknowledge shortcomings when communication and customer service fall below reasonable expectations. Having an application for four days without receiving promised updates, having calls go unanswered, having emails ignored, and having to repeatedly travel to the property to obtain basic information is not the level of communication anyone expects from a business. To me, basic communication is simply common courtesy. My review was not intended to misrepresent the property. It was intended to honestly describe my experience. If the property believes otherwise, I welcome the opportunity to review the complete context and footage of the interactions rather than having my experience dismissed as false. I stand by my review and my right to share my experience as a customer

My experience at Living Oaks Apartments has not been pleasant all. Moved in April, 2023. First…read moreweek there upstairs neighbor waterline on the their toilet broke and flooded my bedroom to the point that part of the ceiling caved in. Some of my Living Room carpet got wet as well. While discussing this with Alice, the office manger, she said to me with a frigid face that they were not liable and I needed to file a claim with my Renter's Insurance. I slept on my couch for about two weeks while repairs were being made. I was never offered any accommodations by her or Ms. Debbie her Supervisor at the corporate office for my inconvenience. At least the carpet contractor offered me a gift card to my favorite restaurant because he did not get the carpet installed on the day he said he would. In addition to all of this, the same upstairs neighbors were disruptive disturbing my peace. One guy was playing his guitar with his bedroom window open for all to hear. Mentioned it to Alice. A while after that they started what sounded like slamming objects on there floor, my ceiling making excessive noise after curfew. I called the police. You would think they got the message. Thirdly, he had company on the patio after 10pm talking loudly. They were leaving their stinky trash bags in front of their door for days at a time. This is just a few legitimate concerns I brought to Alice. In return she said to me, what do you want me to do, put them out? My thought was "yes"! If you cant respect your neighbors you need to be put out. She questioned every thing I said about them as though I was lying but believed him when he said, the noise was his two year old niece running around and I was suppose to believe that lie. Living in these Apartments has been a horrible experience for me. I deeply feel like Alice has been bias against me for holding her accountable. In conclusion, this review is lengthy because Ms. Debbie at the corporate office condones Alice's lack of moral integrity. So I had to share my experience with the public. Ms. Debbie has been avoiding my phone calls when she did call me she lied and said she was in a meeting and would call me back. That didn't happen. The disrespect to me as Patron is wrong and unacceptable. Anyone thinking about moving in these apartments think twice. When it comes to them being at fault for damage to your property they will not take responsibility. Nor penalize unruly neighbors.

I would NOT recommend anyone to live here at this property…read more This once was a Heavenly place to call home before new management purchased the property in 06/2026. My family and I have resided here since new construction of this property and it has been our home for over 3 years. Property management has come and go, but the peace has always remained solid until it was sold on or about 06/2026. However, since new property management took over in 06/2026, this place has now turned into a place of Hell to call home. My family and I endured consecutive months of work orders regarding the AC system not working at 100% (never being fully repaired). This includes but not limited to suffering during the Texas summer heat where the home can get up to 78-80 degrees hot inside without the AC properly running. In addition, this new management team single-handedly disclosed residents personal information to a 3rd party without consent. Once I complained about both areas mentioned above, a false allegation was created to find an excuse for them to attempt to evict me after accepting my rent payments. I always keep records and recordings of all interactions with them. If you choose to reside in this place, be prepared for your personal information to be given out how the property management sees fit, work orders never getting fully serviced to 100%, and the new property manager seeking to find any way to try to evict you with your family after you keep reporting everything and/or placing many work orders regarding the same concern. You would need to keep records and videos to show your side of everything. A special "Thank You" goes out to Red Oak Police Department for always showing up to help with all situations and providing as much assistance with everything. In closing, this place was once a place to call "home", until home is no longer the place to have peace. New management stolen my peace with their actions and false allegation. I pray for those individuals who are making decisions on where to live seek other opportunities to obtain a peaceful place to call HOME as Emerson at Red Oak is NOT that place in my humble opinion after 3+ years of being a tenant.
