One of my…read morebiggest concerns coming to Galveston was finding an apartment which was safe, clean, and a reasonable distance from UTMB. Village by the Sea is a gated complex which is very clean and well maintained. You have families and students who live here, making it very safe. During the year, it takes about 10 minutes to get to UTMB (more or less depending on if you hit all the lights or not) and anywhere from 15-20 during tourist season. The location is great, as it is near all of the grocery stores, Walmart, and less than a five minute drive to I-45. The management is very nice and extremely prompt. When I submit a work order, I usually hear back from them by the end of the day or the following morning at the latest. They will send out emails a few days before if they are working on the building and need to shut off the hot water or such. Bugs will always be a problem in Galveston no matter where you end up living. However, Village by the Sea does a very good job at spraying the outside of complex and the inside of the apartments the times I've needed it. The pest people come every Friday and if you put a work order in, they will add you to the list and you will get your place treated the following Friday. Lastly, the biggest deciding factor was the pet policy. Village by the Sea was one of the few places that I found on the island that accommodates for large dogs (up to 99 pounds). Lots of people have dogs here which is great and there are plenty of potty stations and places to take your dogs out so everything stays very clean and there's not poop everywhere. Overall, I have enjoyed living here the past year and will most likely be renewing for the next year.

The staff here is really friendly, the residents are easy to get along with, I have heard of the great things about the site manager, Jose, Petra, one of the newer secretaries here, is an incredible person for the residents to talk to, their public facilities are very clean and inviting, their restrooms are over-par, and their location is right next to the water. What a bargain, right? From the residents I have had the opportunity to speak with, they seem to enjoy themselves. One day I came by, there were a number of people enjoying the pool. Their community room is so well-done. There are a lot of computers for residents who want to use their technology room. Did I mention that the staff is excellent? Having worked with a number of apartment complexes in the past, this is one place I can say that community is really important to all. Everyone seems respectful to everyone. Calls frequently went unanswered, and getting clear answers or assistance with concerns was a constant struggle. Rather than taking meaningful steps to address the mold concerns that were reported, I was presented with paperwork described as a "mold waiver application." This left me feeling like the focus was on protecting the property from responsibility instead of properly investigating and resolving the issue. I have also gathered multiple accounts from previous tenants who have shared similar concerns about their experiences at Captain's Landing Apartments. Supporting photos and documentation from these former residents will be included to provide additional context regarding the conditions they experienced while living here. These accounts raise serious concerns about whether these problems are isolated incidents or part of a larger ongoing issue. I also found management interactions to be adversarial rather than helpful. Instead of working with residents to resolve legitimate concerns, the experience often felt intimidating and confrontational. Broadwater has been an absolute breeze to stay at, and I hope whoever is reading this will consider it! I'm shocked that there aren't more reviews about this wonderful apartment complex. The staff is always so kind, and that does NOT change throughout your time living there. My apartment is a newly renovated one bedroom with vaulted ceilings and granite countertops, facing Central City Blvd. I LOVED it! It is so nice and cozy (and I'm NOT using the word "cozy" to mean small, because it was perfectly spacious for me AND my dog!). To make this post easily readable, I'll do some highlights. Pros: * Super kind office staff * Super kind / nonthreatening maintenance workers * BEAUTIFUL kitchen * Huge bathtub * PET FRIENDLY! and plenty of space and grass INSIDE the complex so that I can safely walk my dog * SO quiet! The apartment is structured so that there are only about 4 apartment doors per floor - so you won't be hearing a lot of people walking back and forth since it's only 4 apartments on your floor * The model I lived in was actually NICER than the model I saw upon the tour! * The pool is BEAUTIFUL and during my summer semester my friends loved to come over and tan and relax during study breaks * Speaking of studying, their clubhouse is AWESOME and the most perfect place to do group-study-sessions, or even just for when you need a change of scenery when you study. * Galveston FLOODS and some of my friends would actually be trapped and not able to get out of their apartments because of the flooding. Not Broadwater! I never had an issue with flooding in the complex and my route to UTMB was always clear * Never ever smelled my neighbors' cooking or smoking or anything of the sorts Cons: * Paint job on my baseboards and bathroom trapped in some muck -- so it looks like the baseboards / bathroom were not cleaned before they were painted and a few hairs were actually stuck in the dried paint. It sounds gross, but it was no big deal to pull it out. If you're a snot about paint jobs, this might irk you, but I personally didn't care. * Upon moving in, my apartment was super dusty -- but wasn't an issue to clean myself * With the change in temperature, my doors would settle and become harder to lock/open - but a quick call to maintenance fixes that issue * My old apartment in College Station had the option to set up an autopay for rent and electricity -- Broadwater does not have this option. However, it's no big deal to walk down and pay your rent. It was only a problem when I wouldn't remember until the day it was due and realize that the 3 days I had left to walk in and pay it were also the 3 days I had late classes and 12 hour shifts in the med center. * Not all of the units have washers and dryers in them, so that is an additional charge if you don't want to use the on-site laundry room (I opted for the hookups in my apartment and do not regret the convenience of that) * Facing Central City Blvd was fine, but sometimes if cars were honking and being obnoxious or if people were yelling, it would wake me up. But really, it was rare and a non-issue. Overall, my needs were met, which were: safety, quality, dog friendly, convenience in commute to school/groceries, and overall just enjoying where I am. It felt like home, is a well maintained property, and I always felt respected and safe :)

Here's the short version of my review: Clean hardwood rooms with plenty of space. These apartments look more aesthetically pleasing than the majority in Galveston. However, the shared public spaces (halls, stairwells, entrance) are horrendously unkept in comparison. Management has always been cordial with me but their usefulness is questionable. Galveston's hurricane season will severely inconvenience you several days out of the year since this apartment building is completely encircled in a flood-prone area. Most of the year, I felt satisfied with living here but there are a couple of major problems and several minor inconveniences that add up over time. Now for a deeper dive. Pros: - By far, the biggest green flag I've approved of is the lack of bugs in my apartment. I previously stayed at the Chateau LaFitte on Holiday Dr and the amount of roaches were a living nightmare. I've had two, maybe three bug encounters total and none of them ever looked bigger than a fingerprint. The exterminators seem to actually do their jobs. - I never encountered any major flaws with my unit. It appeared clean when I moved in and held up fine as long as I put in my share of work to maintain it. Tiny puddles leaked through the windows during Hurricane Helene but that's about it. - The gated parking lot in the back stands on higher elevation than the roads, which becomes crucial in protecting your car during inevitable yearly floods. For reasons I will mention in the cons, I only recommend parking in the open lot and not the garage. - Optimal location. Living right next to school saved me countless times from showing up late. UTMB notoriously oversells the number of curbside parking passes relative to the number of available spots; if you decide not to purchase a parking pass, walking/biking to campus is a feasible option. Since this building sits at the end of The Strand, downtown's main attractions are usually a 10-20 minute walk. Cons: - The most glaring red flag is largely out of management's control. All four surrounding roads (15th, 16th, Harborside, and Strand) flood heavily during hurricane season. Both years I've stayed here, the water level occasionally rose so high that driving in and out of the building would have flooded my car. I drive a Camry, but I wouldn't risk it even if I drove a pickup. There have been days when I couldn't return to my apartment, which forced me to stay at a friend's place instead. - It's quite obvious that management never hired a custodian to clean the shared spaces. The hallways are dusty, the first floor lobby has floor stains...don't even get me started on the stairwells. The one leading to the east building's garage reeks of urine. They comically put a sign on the wall that reads "no urinating in the stairwells" (intended for pets) but never bothered to actually clean it, so a lasting smell has lingered behind. - I can't recall a time when management effectively acted on my concerns. Cynthia replaced the old manager last year and she seems very polite but that's about it. I've visited the office for loud neighbors (twice!), rent increase negotiations, and technical errors with the online payment portal and they never saw through on any of my issues. - Living so close to the Strand will also become a potential annoyance during tourist season. Expect slingshot rentals and motorbikes to blare inconsiderably loud music on some summer nights. They only pass by for about 15 seconds but if you're a light sleeper, good luck. - If you park in the garage, your car will accumulate white dust that fell off the ceiling. I have no idea what it is but some of it will NOT come off with a simple car wash. I took my car to several shops and each of them told me I'd require detailing with quotes around $150-300. I spoke with several other tenants; none of us were ever warned about this happening. You might have noticed that the con list seems more extensive than the pros, but I honestly didn't hate living there. If I could do it all over again, would I? Ehhh... maybe. Compare the rent with other apartments first. The leases here lean toward the expensive end of the spectrum, which would actually be justified if management made a better attempt to listen to their tenants and keep up with cleanliness. Many of the building's features carry potential for standing out as an upscale apartment complex but instead, they've been neglected and masked with friendly employees.
