The pros are:…read more-washer/dryer -dishwasher -for me location -parking availability -nice lake and decent pool Cons -Management is terrible and doesn't respond to emails or call back if you call them -maintenance isn't bad but they do short term repairs and will have to be called back a few weeks later(took 3 calls to get my dishwasher to stop leaking) -the whole complex smells like dog piss(if you go on a tour they will walk you through the parking lot so you don't smell it) -parking lot floods during heavy rains -cockroach infestation amongst me and every neighbors Ive talked to(bug guy come every 2 months but they claim its more frequent than that) -gym was decent but they took out equipment now it is not(unless you just walk on the treadmill) Assistant manager is nice(rose only) but the Manager is rude, unresponsive, and not flexible. Only reason its one star is they let you out of your lease on a 60 day notice which I submitted after my car was towed.(I sent emails asking about parking passes when i first moved in, no response and one notice was sent out a day before parking was enforced!). A small thing but ac units are connected so if your neighbor is cooking asparagus or smoking weed your apartment will smell like weed or asparagus.

I have spent many months being lied to by the office and pest control about handling this simple problem with a gel treatment. It has been several months and it is not improving. When I got a maintenance employee came to caulk the holes they are getting in through, a lady in the office named Rose threatened to charge me for the work that they sent, because she didn't believe the person they sent really came. This is illegal. I spent an entire day calling the office, often with no answer, to get in contact with the manager Katherine. When she finally talked to me we agreed three weeks of gel treatment. They did not show up those three weeks. When I called Dianna in the office told they told me they had No idea what I was talking about and that if I wanted that done I needed to remind them once a week or they will forget. They also wont answer your voicemails and are constantly disrespectful about basic living issues. Learn from my story and don't let these people steal from and scam you as I have been. At least If you live here the cockroaches will keep you company

Location: Its basically beachfront, and private. So it's not a crowded beach. It's also so close to the seawall, and to restaurants/ groceries/ conveniences. I recommend Seawall Coffee in the morning for delicious coffee and food (only about a mile away). House: We fit 4 kids and 5 adults very comfortably. It has great communal space for games, movie night, etc. The house feels well taken care of and up to date. Can't wait to go back!

As you arrive you notice rusted screws, nails and bolts that are staining the exterior surface. This makes one wonder about the integrity of the structure. The living room chairs and rugs are stained and dull. The laminate floor is cracked near the dining table and an edge is sticking up. The windows have water and weather streaks. The skillets are terrible as food sticks to them and they are difficult to clean. The saucepans are nice. The dishwasher has parts falling out from under the machine. The primary suite toilet paper holder was loose and wiggly. The bar b que pit has seen better days. I would think Sand and Sea would insist the house be in better condition for guests but this lack of desire for a sterling experience spills over into their lack of guest amenities. I have stayed in many airbnbs, vrbos, and realty managed properties across the U.S. This is one of the worst. It is poorly cleaned. The refrigerator smelled like fish. Food crumbs and particles were found in the utensil drawers. Cobwebs were observed under the kitchen counter. It is not adequately stocked with basic necessities. Sand and Sea provided a welcome pack of shampoo, conditioner, lotion, bar of hand soap and a make up remover pad. They do NOT provide bath soap nor gel. While my husband was showering with the bar of soap, I was washing my face with shampoo. More alarming is the lack of anti bacterial soap in the kitchen. If one is to wash their hands before handling food, they will wash their hands with the soap they just used in the shower and cleaned their genitals with. Being a medical professional, this is not hygienic. I asked for anti bacterial soap and bath gel during our stay but was told they were not provided. Yes, the home does have a coffee machine but bring your own K cups, sugar and crème. These are not provided. Also bring salt and pepper. These are not provided. Bring your own insect repellant as mosquitos swarm the area. Guests are expected to take out the trash upon leaving but none of the bathroom trashcans had trash liners so the guest has to take the kitchen trash bag from under the sink and go to each bathroom trash can and empty into the larger trash bag. We stayed for 2 nights and were provided 1 towel each. Again, being a medical professional, a fresh towel after each shower is needed. Yes, I could have gone to another bathroom's towel supply but if all capacity guests were present, still only 1 towel for multiple nights. There were some positives about this property. The view of the water was nice. The beds were very comfortable. The downstairs lamps have touch on/off and have integrated charging stations. It was a short walk to the beach. The negatives fully outweigh the positives on this property. I will not be coming back. I will never use nor recommend Sand and Sea again.

Not a gated community: Boterra is advertised and priced as a gated community. It is not. I moved in…read moreOctober 2024. It is currently late February of 2025 and the front gate has never worked. The gate has no box and no plan to be repaired. The side gate by the office is always open. The back gate does work as advertised. Freezer minimally useable: If you do decide to live here be sure to make sure (in writing) they will give you a top and bottom refrigerator not a side by side. Our unit (I think a B1) has a design flaw that only allows the freezer to be opened four inches. That combined with the ice maker placement results in my freezer being all but unusable. Management can't be bothered with this. Pros: Newer construction. Neutral colors. Megan in the office was super helpful when we came to look at the property.

One more thing, during the week I was trying to reach them, 2 other things occurred, first, when the phone went to ring, after less than 30 seconds it would disconnect the call. I did try from different phones to see if it was just mine but it wasn't. The second thing was I noticed they increased their prices. I guess that is why they ignored calls. Bad way to do business in my humble opinion.

I went back half an hour later, and hour after that but still no one! I never made an appointment to have a viewing since reaching them through the phone seems to be impossible. A robotic machine trying to set up an appointment over a live person is just unprofessional and just lazy.
