The experience of living in this place has been a total disaster. 1. This place is located in a flood-prone area. In the first month after I moved in, my car got flooded and totaled in the parking garage. The leasing office had never mentioned the possibility of this happening. 2. The leasing office treats their tenants poorly. On one occasion, when my friend came to visit, I went to the leasing office to ask for a visitor parking sticker. The sticker was just a plastic paper, and nothing more. Unfortunately, my friend left with that sticker and threw it away during cleaning. I thought it was no big deal, as it was just a plastic paper sticker. However, the leasing office charged me $100 for losing the sticker, a mere plastic paper sticker. 3. This one is the most ridiculous incident. As our lease was about to end, we notified the leasing office of our plan to move out. They claimed there was a penalty of $4500 because we notified them too late. Supposedly, we were supposed to inform them one month before we wanted to move out. They gave us two options: 1) pay the $4500 penalty, or 2) renew our lease. After checking our contract, I found no terms stating that we needed to notify them one month earlier. I firmly refused their demands, and they threatened me, saying a lawyer would contact me soon, urging me to make a decision before it's too late. I challenged them to go ahead and sue me. Interestingly, later that same afternoon, they called and informed me they would waive the penalty as long as I wrote a positive Google review. They attempted to scam me, but realizing it wouldn't work. First of all, don't be fooled by all the good reviews in 2021. There were actually several "contests" that were held from June onwards for reviews for prizes to boost their past rating. Honestly, this place is OK if you want to worry about your car being damaged and being submerge under water during rainy/hurricane season. Or having the fire alarm constantly go off. Or having to step in dog poop every few days. Or having the sprinklers broken, leaving your doorway soaking wet and stinking of mold and being a health hazard. Your car parking spots would be taken up by random cars from the public (esp if you're parking on the top deck). Hallways are not camera monitored, so you'll probably end up finding dog poop at 8am in the morning while you walk to the nearest elevator and there's nothing management can do about it. Let's see what else? Your neighbors can be inconsiderate and the walls are paper thin. Garage doors actually never works, (but you wont know this until you're already deep 2 months into your rent and you constantly see everyone complaining and management does nothing) & there have been a lot of thefts. Garage panels are caving and falling in. The side doors (by the parking deck) do not lock, so anyone can come in. You pay trash fees, but you got to constantly bring your boxes down to the trash area? Not a big deal, but I am saying you're going to pay money for something that does not make sense, Plaza square used to be great prior to Covid, but boy are we glad to move further away to the city and pay more to experience nothing of the above! The only great thing about plaza is their OG maintenance crew. Over the past 2.5 years, we've made at least 30 friends (those kind where you actually have their numbers) in the community, there's only 7 who is currently living there now due to the increasing number of issues happening within the apartment complex. Also heard (and was verified by a few current tenants) that new management lacks communication with their tenants. There was no communication/updates about the recent water pipe burst that damaged over 30 apartments and the garage. That said, we don't care if they increase the rent, but why are we paying for the same things year after year and the building 's integrity is turning for the worse? read more

I want to add that they have continued to be passive aggressive management. I was scheduled to get a dog in a month so I started to order supplies from chewy. They immediately asked about my packages coming in in a rush to charge me a pet rent when I didn't even have a pet yet. Not only was this a breech of privacy (who asks ppl about their packages) it made me feel extremely uncomfortable and made them look greedy. Not to mention the little additions to my rent I've NEVER had to pay before. A trash fee? Water fee when they said water was included on my tour? This place is such a rip off I want to leave so bad. read more

The community felt welcoming upon our arrival. My fiance and I noticed how clean the spaces were and the attentiveness of the cleaning crew and leasing office had us over the moon. My partner and I moved here from NYC during the pandemic and it was the best decision we made. I LOVE this place. From our spacious and beautiful apartment to the facilities to the management, everything about Plaza Square is wonderful. As a result of the pandemic, many amenities (gym, pool, lounge) were restricted but accessible nonetheless. It actually meant a lot that management cared so much for the health and safety of its residents and did their best to accommodate everyone's need for leisure and exercise safely. I love that Plaza Square has many unique layouts for its apartments, and is arranged in a way that allows a lot of light into the rooms. Our early days weren't very smooth (high utilities bills, internet issues) but management was super responsive and did their best to resolve them. Management makes a HUGE difference in the quality of where one lives, and I honestly believe Plaza Square has the best of the best in NB. They have been so responsive and engaged with the community since we moved here. A few friends who live in neighboring complexes have outwardly expressed feeling envious when they hear me rave about this place. Besides that, Plaza Square has outdoor and garage parking options, a cute dog run (with lots of pandemic doggies!), a gym, a beautiful lounge and pool, a great mailing system and clean and renovated spaces. There's not much else one could ask for. The only tip I would provide is to pick apartments away from the highway. They cost a little more, but are completely worth it for the lack of noise at night. We will unfortunately be moving out of state in a few months due to work, but if we could stay or had friends looking for a place in New Brunswick, we would recommend and sign with Plaza Square in a heartbeat. read more

We had the most incredible experience touring this community with Henry! He listened to our needs, helped us select the perfect unit with a layout we loved, and did it all with a smile. Henry is genuine, thoughtful, and so patient. He is a huge part of why we chose to live here--he truly made it possible for us to envision ourselves living there. He went above and beyond to make sure we loved the space, even taking us outside and around the building to make sure the noise levels worked for us. The amenities are nice, apartments are okay. Lots of noise. However, they increased the rent by over 20% between leasing periods, and didn't even apologize. Instead, they said something along the lines of "we're allowed to do this, so we will. If you're screwed, make sure you at least give us 60 days notice before you leave". We have been living this location for little over 4 years. The service is great, best gym by far for apartments in the area, the amenities are the best for the price. The pool and multiple gas grills in the pool area are all maintained well. The maintenice service is typically done on the same day it is requestedand their follow up is top notch. The main downtown area for New Brunswick is one block away and it takes 8 minutes to walk to the Amtrac and NE Corridor NJ Train station. Using route 18 to routes 1, 287, turnpike or garden state parkway is quick and simple to access. The property manager I deal with is Linda Barry, she has been spectacular! read more

This is a great location and complex for professionals and those seeking a "sunburn" lifestyle without actually living in the burbs. Stores, restaurants, etc. are a quick car ride, or you can walk to George street and have several entertainment options to chose from. The summer is the best time here as I'm a pool person and the pool area is nice and relaxing, plus the provided grills are a bonus. The jacuzzi works when it wants to, however. Overall, great complex and staff. Amenities are nice, and sometimes overshadow the costs of living here HA! Hope this helps! read more

I've been a resident of the Highlands at Plaza Square for 5 + years now. Highlands offers nice amenities for its residents, such as a pool for use in the summertime, a small "health club", with a few cardio machines and weights, a computer room (the printer never has paper) and a lounge room complete with large flat screen TV & pool tables (however, its tough to play pool when college kids steal the cues). Recently, the Highlands has been taken over by a new management company called Riverstone Residential Group, and the name has been shortened to "Plaza Square". Now the place has pretty much gone to hell. They do not keep up with maintenance. There's a door handle that's been ripped off a door to a stairwell to the fourth floor. That handle has been sitting on the floor, right beside the door, for over a month now. Great job guys. The demographic of residents has changed a lot over the course of a few years too. Initially when I moved into the Highlands, excuse me, Plaza Square, my neighbors were newlyweds or professionals who worked over at J&J, not Rutgers students. Seems like more and more college brats are rooming with their buddies and stumbling home drunk every night around 2 - 3 am, screaming and shouting, and pretty much waking me up all the time, which is irksome when you have to wake up at 6 am to commute to Manhattan. The old management company employed a security guard who would patrol the area in the evenings and keep the peace, I rarely heard the college kids. Well, I guess Riverstone was cutting some corners, because I no longer see a security guard at night and Rutgers frat boys continue to cause a ruckus, unabated. Someone needs to remind Riverstone that Plaza Square is not a frat house. read more

Compared to the other luxury apartment buildings in New Brunswick, plaza square gives you the most bang for your buck. There is a nominal yearly amenity fee but in my eyes it's totally worth it: one of the best apartment gyms I've seen complete with a large yoga studio, a very nice club room that was recently renovated (includes a kitchen, bar seating, flat screens, pool table, shuffle board, pac man and a media room off to the side), a really nice outdoor pool with new built in grills, and a conference room and computer room with a printer. The concierge is always very nice and helpful. I do wish they were open during the weekdays though. read more

Second Update 3 Years In: The management company has changed, and I'm less happy with the complex. The worst change was that they fired the two concierges I raved about below and installed a robotic system called Package Concierge. The staff who remain are good, but those guys and the service they provided were the heart of the community and it was disheartening to see them literally replaced (and ineffectively so) by a machine. The rent goes up every year, to the point that we are now having to consider moving because it's just not financially feasible to stay, though the rent was reasonable when we moved in. The management often sends out community-wide punitive emails threatening to fine (in red, bold, italic font) people for various small infractions. They make you pay for trash service (which is fine), but then demand that you carry any cardboard boxes all the way down to a dumpster near the office (which is like a full block walk for us) to dispose of them rather than using the trash rooms throughout the complex and threaten to FINE anyone who does not comply. They bill this place as "luxury apartments" but the reality is that it is an increasingly do-it-yourself approach with little human touch anymore. They spent probably a fortune renovating the front office area and lounge (which are beautiful) but have really removed the nice parts of their service that made Plaza Square feel special. Update: We have now lived at Plaza Square for well over a year and my opinion hasn't changed. Still quiet, attractive, and pleasant. No maintenance, pest, or neighbor problems to speak of. I recently discovered a private bus route that makes my commute to NYC less grueling. Love the downtown, especially the Stress Factory. The best staffers are Nick and Jonathan, the concierges. Nick somehow memorizes everybody's apartment number. And both are unfailingly polite and helpful. They even call when it's getting late in the evening and I haven't picked up a perishable delivery. The pool is great in the summer. Hopefully the rent won't go up next time our lease is up. We signed on for another 15 months recently and there was a slight increase. read more

What can I say, everything about this place is shady in some way. I was looking to rent an apartment here, and though they frequently advertise on Craigslist, you call and they have a bait/switch mentality. For example, today I called about an advertisement for a $1699 2BR apartment that was posted on February 11th, and when I called on February 12th, the salesman "Adrian" said "Sorry, that has not been available since November, but I do have another unit available at $1999". My response was why is then posted on CL yesterday, to which he had no response. They should honor what they advertise, and be upfront about all the fees the end up charging (which ends up being a garbage fee, parking fee, etc.). read more

Has gone downhill. Main problem is lack of supervision on weekend evenings around the complex and in the stairwells. Too much noise in main courtyard, which is used often as a "hang out." People get drunk and sometimes the vomit smell and mess (drink spills on the stairs) are not taken care of until Monday morning. Noise level at night needs to be much better enforced. When my husband drove around for several minutes, she was annoyed and not helpful. It is amazing the impact employees can have on the company and the brand. This is a great community to live in! The amenities are all top notch - the pool is very clean and well maintained, the fitness room is complete with everything you need for a good workout, and the leasing office staff is super friendly and helpful. Any time I have any questions or issues, Alyssa is always very quick to respond and get me the information that I need. One of the best parts of living here is they do resident pool parties and they always get food catered from Garden State Ale House (aka George Street Ale House). I have just recently moved into Plaza Square Apartments, and thus far, my experience has been extremely positive. The amenities are certainly leaps and bounds above other apartment complexes that I looked at in the area (especially the very nice gym and pool area), and the leasing office staff (especially Allison) was wonderfully responsive and helpful during my move-in process. I have only had one small maintenance problem thus far, but the staff was also very speedy in responding to that concern. It is undeniable that the price may be a little high, but from what I can tell so far, it seems that is because you are getting what you pay for here. Plus, being walking distance to the main part of the local Rutgers campus, the train station, and Johnson & Johnson, as well as a number of little restaurants and brewpubs and coffee shops on George Street, are all a plus! read more

Overall, I really enjoy residing at this apartment complex. As with most apartments there could be some changes based on personal preferences. There are also some things that are just annoying and should be fixed. I'll start with the positives. I really feel safe at the complex. They have a courtesy officer present most of the time. I also love the gym, business center, and lounge area (huge selling points)! The atmosphere of the apartments are nice with wood floors and marble looking countertops. I love my balcony that is tucked away, even though it overlooks the highway. Personal preferences: the pool should be open later in the evenings for people who don't get off work until late. They should also consider having an adult swim. The dog park could be bigger and have a section for small versus big dogs. You should have access to grills at all times (again consider work schedules). Lastly, guest parking should be a lot easier. If you don't know a guest is coming prior to the leasing office closing then you are just out of luck (not cool)! Annoyances that should be changed: hot tub did not work for the majority of the summer! Apartments could be bigger and there are not many storage options within the apartment. Also people close off one of the elevators right before work time (8am-9am) to empty trash, not okay!! Smell of the trash chutes can get pretty bad, but they do make an effort to do cleanings, just should be more regular. I have had several complaints from guests that they were treated pretty rudely from courtesy officers regarding parking. Not sure about this as I was not present but the complaint did come from different people so it is a concern. Overall, I enjoy it especially considering the location. read more

There are many nice things about living at Plaza Square apartments if you are willing to pay the high price to live there the location s access to downtown New Brunswick, Highland Park, and the train station, the large apartment, access to a gym, and a pool. However, these amenities are largely overshadowed by the terrible management of the building that starts at the leasing specialists and continues up the chain to the property manager. While living at these apartments, I never had a good encounter with the staff. The management was not responsive and I was consistently lied to or given the run around. Here are just a couple of the headaches I had to deal with while living in these apartments: 1. Our rent pay online accounts, the system that allows you to pay your rent directly without sending a check, had reversed my housemates and my social security numbers. When I called to get this fixed, I was told the change was made. I went in when I discovered that it was not, and saw on their screens that our information was still reversed on the main screen. During this meeting I was told that my roommate was allowed to have access to my social security number since we live together. I then asked for my social security number to be removed from the system and for verification when this was done. The assistant manager said he had removed it. After trying to set up my account again, I saw the numbers were still not reversed. My e-mails asking for written verification were repeatedly ignored. I talked to the property manager and found out that the number was not removed from the system. 2. About 7 months into our lease, our water billing company started to come from a company my housemate and I are pretty sure that it is a program that Riverstone Residential bought that no longer showed our billing amount as a factor of the amount of water we used. The billing amount was double what our usual bills were and we discovered that we were being charged for the sewer which our lease clearly stated we were not responsible for and the metering for the water was no longer included in the bill. When we brought this up with the assistant manager, he told us that maybe sewer on the water bill meant something different than sewer on the lease, telling us he would look into it . After ignoring our responses, we contacted a lawyer who we had to cc on an e-mail and contacted the Riverstone Residential main office in order to get a response from the management company. By contacting other residents we discovered that others were having the same issue. Despite receiving complaints from multiple residents and myself, the management company did not act to resolve the issue or alert other residents that this could be happening on their bills. Every month that this happened, we had to contact the management so they would pay for our water bill since legally they could not give us a bill without our metered amount on it. Eventually, with 3 months left in our lease, the manager told us he would take care of the bills for the rest of our lease term. 3. My bike was stolen from the underground garage that contains video cameras. I contacted the manager, assistant manager, and leasing staff about alerting tenants of the theft and to allow me access to the cameras. It took them over a month to draft a notice to the tenants and was only sent out after 5 requests on the status of this notice. I was originally told that the video tapes would be given to me after the staff had reviewed them, but that there was a car in the way of the bike rack so there was not a great view. However, when I followed up about getting the videos, I was then told I was not allowed to see them. Every week, I had to ask for updates on the progress of viewing the videos (I still have no idea if they actually even took the time to look through them), and while I got responses, until I asked specific questions rather than can I have an update , the responses were vague with no useful information. Needless to say, I have still not received word that the final tapes have been viewed nor have I been able to figure out who stole my bike. Overall, my experience at Plaza Square was not a good experience and one that I would never want to be put through again. The incompetence of the management company overshadowed any of the good aspects of the apartment complex and my housemate and I were happy to find a less expensive, less bureaucratic apartment building in New Brunswick. My husband and I are so comfortable living here. Our apartment is so spacious with windows almost floor to ceiling allowing us so much sunlight and beautiful views. We also have a nice balcony allowing us to sit outside whenever we wish. We truly couldn't ask for more. My husband has to travel into NY quite a bit. He tried driving in the other day and it took him 21/2 hours!! The train is walking distance...needless to say he won't be driving in again! Such easy access to restaurants, stores, parks. The concierge package system is so awesome. Last but certainly not least, the management group is so welcoming. They are extremely pleasant and a joy to work with. You never feel that you are bothering them. Maintenance is so wonderful too. Whenever we had an issue, and there weren't many, they responded so quickly and were also very pleasant. My husband and I both agree, we couldn't have picked a better place to live. read more

My husband and I initially moved here as middle ground between where we both work, and we kind of "settled" on location. However, we are so happy with Plaza Square and really do not feel like we settled at all. We just extended out lease. The office staff is really friendly (all of them), knows you by name, and is very responsive. If you put in a maintenance request, things are fixed immediately (and the maintenance guys are super nice). Location is nice, quiet, and close to restaurants. Within two months of moving in they hired a new security company who seems to be really on top of it. As with all places there pros and cons. I know near the highway apartments can be a little more noisy and sometimes and the dog park is not my favorite as its turf (which tends to be a little dirty to step on) but the pros outweigh the cons. The gym is really nice, cleaning staff is here often, and parking is convenient and affordable, the lounge is nice, and they really do try to have community events which is welcoming. read more

We have lived in Plaza Square for 4 months in a 2 bed, 2 bath apartment. The apartment itself is pretty great - it was in decent shape when we moved in, and any issues we've had maintenance has been incredibly quick to address. The apartment complex itself is extremely tidy - there are a lot of rules governing this place, but for better or worse, it does make it so that it's relatively quiet and clean. The only complaints I have are that not much is covered in the base rent fee, so expect to pay ~$200 on top of whatever rent they tell you. Also - finalizing the lease for us was a complete hassle, entirely due to repeated mistakes the leasing office made. We were told the wrong move in date, then later told the wrong apartment, then given a rental agreement to sign that still had the wrong apartment info after it had been "remedied". Later, we were charged for underground parking when we have parking lot parking.. it's little things like this that have caused undue stress. Other than that, I'd still recommend the place. read more
