THIS PLACE WAS AWFUL! And they're trying to scam us out of 2 THOUSAND dollars. I could write a novel but will give you the high points. We had the dis privilege of living here, during the construction. When we initially moved in the construction hadn't started we lived there close to a year before it did when it did start and we asked for a stipend because the work zone you see in the pictures below was right outside our front door they basically told us to screw off, they added a construction clause into our lease renewal so that our hands would be tied. 1. Our water heater was so old. It ended up flooding our apartment and the water got trapped under our bedroom carpet and our kitchen vinyl floor. The pictures below are whenever they came into our apartment ripped our carpet up, left us with concrete floors and exposed nails while they had contractors coming in and out of our house to replace the vinyl floors, but you know what they didn't replace the carpet. They freshened up the padding gave it a landlords special cleaning and put the crappy carpet back down and are now trying to charge us $2000 to replace said carpet. When the contractors left our house the strips to keep the carpet down weren't even nailed down. They were glued and had come loose. We were tired of having people at our house and at this point we gave up. 2. I replaced three tires because the construction workers left nails everywhere. I complained to the office many times to no avail and so did our neighbors who were also flying through tires. 3. Our AC broke all the time feel free to reference all of the work orders we had to place below. 4. THE FOUNDATION IS BAD!! We had cracking all along our walls and placed work orders because we were concerned and naturally they came and painted over them and gave them the landlord special. Guess what the foundation is so bad that when they were power washing outside, they power washed through a crack in the outer wall which led to water leaking out of the light fixture above our bathtub, which could've caused major electrical damage. Please reference video below. Additionally, whenever they power washed, they power washed so much water into our apartment. 5. THEY RIPPED UP OUR WHOLE PARKING LOT. It was like the hunger games finding parking for our poor elderly neighbors who didn't have it in them to park at the church behind the complex and make the walk to their units. You know what they gave us? NOTHING. 6. Back to the carpet. I had a neighbor across from me and a neighbor above me move out within a few months of each other, and I also noticed their carpet getting completely torn up and replaced. I think that's the scam. They're replacing the carpet in between renters that is obviously so old and needs replacing and then pinning it on the renters to pay for. Although I can't imagine what kind of carpet they're putting in that cost $2000 because that's not even how much the rent is for this unit. Overall they slapped some paint on this face and flattened the pavement but the bones are bad and the people managing heartless. read more

I cannot even begin to express how much to avoid this place. The water heaters are incredibly old! The landscaping is horrible. I lived here for a year and no one ever bothered to clean our hall lights that were completely covered in spiderwebs dimming the light. The would consistently post payments late and have the absolute worst customer service. Make sure to request a mold test in your unit prior to moving in. It's so unfortunate as the location is great but the property and Greystar staff designated here is horrible. The onsite staff is lacking hospitality expertise. The maintenance team truly does the best they can! Nice people. My complaints are mainly with the Greystar team not on the property. They do not fund this property enough. read more

I rented an apartment here as a second home and office, but after one weekend, I walked into a complete disaster--my unit was flooded with sewer water from the apartment above. My kitchen, bathroom, and living area were all affected. When I called maintenance, the technician argued with me, insisting that toilet water wasn't sewage. Their response to the situation was completely inadequate. They cut open the walls, set up fans, but didn't use a dehumidifier. Three days later, the smell was unbearable, and only then did they decide they'd put in a dehumidifier--after painting and replacing sheetrock. That's not how you handle water damage! I tried filing an insurance claim, but because the flooding came from the unit above (which is unoccupied), I have to go through their insurance. Management refuses to provide any information on the insurer or when I'll be contacted. Meanwhile, I asked for a hotel since the apartment is clearly uninhabitable, and they told me I had to wait for the adjuster's approval. No health or safety inspections have been done, and they refuse to accommodate me. To make things worse, the management has been rude and dismissive throughout this entire ordeal. The manager, who wasn't even present when I first spoke with maintenance, argued with me about what was said as if she had been there. Completely unprofessional. On top of everything, the flooding tripped the GFCI, causing my freezer to shut off. I lost meat from my hunts this year and three SRF briskets I had for a cook-off. Maintenance simply flipped the breaker back on without checking the wiring, and it continued to trip all night. They still haven't inspected the electrical issue. This place is a nightmare--stay far away! read more

Be warned! Do NOT give this complex a deposit unless you have money to burn! If it was possible to give this property and its corporate owner, Greystar, a lower rating, I would do so. We decided to apply at this complex due to its proximity to our jobs. Location turned out to be the only attribute of The Park on Memorial. We were told a security deposit required to even make an application? Really? Further, you are required to wire the $500 fee directly into their corporate account...prior to being approved or disapproved for an apartment. Not an application fee, which is standard. They require a security deposit up front, plus an administrative fee. After we decided to stay in our present apartment, we asked for our money to be returned. The apartment manager told us that Greystar had up to thirty (30) days to return our money. Understand this scheme? Greystar requires applicants for their housing units to wire money immediately to cover their fees but returning those same fees to the rightful owners can take up to a month. Where are all these fees hanging out for 30 days, you might ask, like I did? Of course, Greystar collects interest on thousands of people's money and we're left to wait and hope they will be ethical. In our case, thirty days have come and gone and Greystar is still making money on our money. My advice is free...do NOT let these people take your money because you may never see it again! read more

I'm a current resident and really enjoy this place! Great location and easy access to Memorial area. Great management team, I work a lot with Ashley and Cindy who have been amazing to work with and make it easy to be a resident since I travel so much for work. The location with the trees during a hot summer day are very beneficial when your days are long and a dip in the pool doesn't hurt either! I will miss this place and the management team when I have to leave! read more

Consider any positive reviews posted during the month of October 2023 as iffy. After too many bad reviews of The Park on Memorial apartments, Greystar is bribing the tenants with a chance to win prizes if they post positive reviews on any of the rating websites. Notice in the flier, only positive reviews are eligible to enter into the drawing. if they were at all concerned about the tenants they would address the issues that cause the negative reviews. For instance stop charging ALL the tenants $25 a month for a trash service most don't use and another $18 for a package delivery service that many don't want nor use and those that do are constantly complaining about returned packages. read more

The reception is nice, as well as the receptionist; very helpful with acquiring information and super friendly. Grounds keeping seem to care about the property and maintenance as well. rented from the park on memorial and had so many problems. Management on site doesn't seem to communicate with corporate and basically told us one thing and then we ended up charged an extra month. People stole packages and when I asked them to send an EMAIL to the residents they said no. The only way to get ahold of on-site management is to physically go to their office hours. They don't respond to calls or emails. We were over charged for having an animal when other greystar facilities pay much less. The building have mold and their method of "cleaning" is to paint over the problem. Awful experience with poorly educated staff. Would not recommend. read more

Look, I'm from Louisiana. The environment is IN FACT of a "nature trail", full of trees, etc. The ONLY thing that I would say that I don't agree with is that they do not pressure wash our balconies. Literally- That's the only thing. Staff? They're astonishing. They're really nice, welcoming and they will address anything in a timely matter (I'm saying 1 or 2 days)! There is a security guard on duty 24/7; No entry without an ID and they're serious. PERIOD Valet trash. Monthly filter changes. Covered parking, granite, fireplace, Resort Pool/gym, and a "big ole" swimming pool tub! There's also a cat that you'll see often. He's precious. I've been living here for over a year now and love it. I've come to know the management, maintenance and staff, which is a first for me at any apartment complex I've lived at. Usually they act like it's a chore to have to talk to you. Not here. If anything, the 5 stars go to the maintenance crew, who are stellar. About six months ago I noticed that I had a soggy carpet in front if my bathroom. I checked the walls and such for a leak and couldn't find anything. I turned in a maintenance request and within 24 hours they had identified that it was a leak in my dishwasher and had replaced it. This is the norm when it comes to maintenance here and it's comforting to know that if something breaks I won't get screwed. read more

Additionally there's a no "at risk" breed rule but if you have an ESA license they let in dangerous dogs. My husband and I are proud to call this place our home for almost a year now! The entire management staff is just AWESOME! They are so personable and they truly care about each and every one of their tenants. It's great to come home and feel like we are in the country and can just relax with a beautiful view from our balcony. Not to mention - this property is within walking distance to Terry Hershey Park, our personal favorite now. This is a fairly quiet complex as well, which was a huge deal to us. Only giving two stars because the apartments were okay. I'm 22 me first riding up as a first time buyer I was turned off. Reminded me of the zoo due to all the trees and the place just wasn't kept up.... like a zoo. I scheduled an appointment through an employee on the phone the day before but when I got there , they acted as if they were confused I was in the leasing office. Took me on a tour with Robert and he moved so fast, if it wasn't for me wearing running shoes we would have been lost in that zoo. Also he showed an apartment that people would move into "tomorrow" so we couldn't step on the carpet. Although he did and it's a pandemic .... lol shouldn't have been in there ANYWAY. He talked to me with his sleeve style mask down the entire time and it was just an entire turn off. we felt rushed the whole time like he didn't want us there anyway. Went across the way to Memorial west and got treated top notch. and the park was on my list of viewing, memorial west wasn't. No pics because it was an eye soar. Just a very old complex. read more

We're nearing 3 years living at The Park and our experience has only gotten better! The introduction of Food Truck Friday's has been a success. The property is constantly improving, the management keeps finding ways of keeping the tenants entertained. All good! The management also showed a lot of care when we had very rude and aggressive neighbors living next to us. I won't mention any names, but I am sure you can connect the dots with the recent reviews that were posted. These neighbors are the only complaint I have with living here, but they are gone and I am not, so it's all good! Plus the account that the review was made with is fake. The Park on Memorial is an ideal place to live. It is a diverse and dynamic property. Tenants from 20-80 years old live here. This property would suite any age group. read more

I was away for years and moved back to Houston in January of 2014. I stayed at The Park for four years, then decided to move out in 2017, and now I am back after two years! I wish I had never left. I thought the grass would be greener elsewhere, but this place feels like home. Everyone that I have dealt with from management to maintenance, have been top-notch. They really are like family. When I moved back Leslie, Amanda, and Jessica (in that order) welcomed me home! The apartments are a great size with massive closets and living areas. For the price, they cannot be beaten anywhere near the Energy Corridor. The only negative...some of the neighbors can be quite loud. The Staff has been pretty good at handling these occurrences, though. read more

If you are looking for an ethical place to live, DO NOT RENT HERE! My beautiful 78 year old mother had a stroke and upon doctor's orders, had to immediately move out, because she could no longer live alone. We gave the leasing office the required doctors letter, stating she could not live alone. We gave the thirty days written notice. Park on Memorial would not allow Mom to break the remaining 3 months of her lease without paying an enormous financial penalty. With her slurred speech, honorary right side of her body and unbelievable character, my sweet mother wanted to return her keys and say goodbye and thank them for the past 3 years, in person. The leasing management came rushing out to greet her with documents and pens, instead of decency and compassion. Her spirit was broken. Sometimes life only requires you to do the right thing. If you like to do business with people that have no compassion and lack of character, then Park on Memorial and Fingers Properties are for you. Finger companies will not let you out of a lease under any circumstance - so just exercise caution. If you get transferred out of town they will not work with you at all to get your unit re-rented. A lot of available units so that must tell you something about the community itself. Community has horrible parking issues (you get one assigned spot and covered parking is wait listed), gate attendant lets basically anyone through so do not let that fool you into thinking the gate attendant is any form of security. Walls are paper thin and be prepared to either complain or be complained about for just living in the unit. I would never recommend this complex, lived there for 5 months and counting days until lease is up. Racoons in the dumpsters were a big problem. One person I know had one try get into their bathroom through the ducts! There is construction going on next to complex so all day long there are diggers and construction noises (starting at 7am, even on the weekends). Would not recommend this community or this property management company. read more

I had the pleasure of living here for a year! The apartments are beautiful- inside and out. The grounds are well kept, and maintenance is very response. The price is reasonable, considering the location, and the office staff is great! I love that every apartment offers a reserved covered parking spot. It was so convenient, coming home late at night, knowing parking wouldn't be a problem. My only complaint, is the bugs in the summer. Spiders, roaches, junebugs everywhere! This issue could be resolved if pest control was sent to the complex more often. Having said that, if this one issue was fixed, I would move back here in a heartbeat!! read more

I have been living here for two years and am signing a new lease for my 3rd year in a slightly bigger unit. I actually really like it here. I've never felt unsafe and I love the feel of the complex with all the trees. It truly at times feels like my own little nature retreat. I have had really good, fast response from maintenance anytime I've had any issue come up and the office staff is always very friendly to me. I also love that I have a reserved parking spot. I've read some comments about bugs but I've truly never had that issue. I've seen a couple of earwigs in the two years I've been here; no roaches and maybe one or two spiders during that time frame. My only quasi complaint is with regard to visitor or second car parking. There's not enough conveniently located to my apartment. With regard to a couple of other complaints I've seen...I've never had a noise issue with the apartment itself, construction across the street is over (and I lived close to it), never have seen raccoons in the dumpsters although I have seen an adorable family of armadillos digging through the dirt. Don't plan on touching them so I think I'm good. Love all the birds and I find the squirrels racing across the rooftops like it's their own autobahn quite entertaining. read more

UPDATE 1: I am having to edit this review to reflect facts that I can defend with enough evidence and experiences only - as we have received a notice from a lawyer for my previous review. I am now wary of this management even more and afraid of all the extra charges that might get tacked on to me, when I leave. Please make your own assumptions about this management that does not tolerate even bad reviews on yelp and google. KEEP AWAY AT ALL COSTS- Firstly the lease doesn't have an "out" clause at all. So take your time to read all the mounds of text. And they won't work with you if you need to get out of the lease. I have reported loss of employment due to hurricane Harvey and asked for a way out of the lease. I was not even offered a chair or the privacy of a closed door and sent away within 2 minutes, feeling very miserable. I also reported a violent altercation from the apartment downstairs around midnight (that made me fear for the safety of the woman in the argument and myself) . Then I was told that there isn't supposed to be a male person in the said apartment and that the management knew about this and I was asked to call the cops next time if I found myself in such a situation. After my husband fell very ill, I asked for any reports of checks for environmental safety and pleaded that it is life and death. I have been told that it is "proprietary information" and can't be given out, after 2 whole days and after asking again. This is after we have been living here for 1.5 years and have been model tenants. I have also urged the management to do something about the constant noise of heavy machinery from construction next door (that starts even before 7 AM even on weekends) and from their own apartments that have been damaged in the flood. you cannot get even a minute's peace here. there is no way to contact the corporate (by design). We no longer live there, yet we are forced to pay rent. I just don't have the time and bandwidth right now to deal with this. read more

So I called to get pricing information and the woman I spoke to (which I will not name because I never want another person to loose their place of employment) needed an attitude adjustment. First off if your going to charge over $1,000 a month for a 1 bedroom maybe you should be a little nicer and learn some customer service skills. If one person on staff is unfriendly and has an attitude it goes for the entire complex. I asked her how much I needed for the 1 bedroom she said 3.5 x what you make a month I said is that without taxes like take home or including? This chick is going to tell me that it is without which we all know is not the case. It is how much you make before taxes are taken out. We were skeptical moving to an apartment complex, coming from a very large house, we are very pleased with moving here at The Park on Memorial!! We have been living here since August 2018 I'm so glad I was president on coming back to view the complex a bit on miscommunication with the guards at first, but were finally able to come in and see them!! I don't have any complaints. Their was an issue with dryer at one point, but they fixed right away! It truly is a hidden gem love how it's private from the crazy hustle and bustle of the city. Quite and peaceful everyone is so friendly from the maintenance, the leasing agents, the 24/7 guards to the residence. Lots of active residents that walk, bike ride, roller skate,to exercise. And dog walkers as well. They have poop bags so that people can pick after their pets. I haven't seen one poopie. And most of all we have had ANY roach problems nor parking problems not even my visitors! I truly love it here I think this will be our home for a couple of years!!! read more

I have moved in less than 2 months ago and I regret the decision. This is by far the worst I have ever seen in maintenance, management, and quality. For the price of $1535.00 or more you too can experience this for yourself. The management will lie through their teeth and not follow through on one single thing. There were issues that they knew about with the apartment before I moved in and they did not fix them, they waited until I had to submit 3-4 request before they fixed it. There have been roof leaks on a newly done roof, the management supervisor walked the apartment and even stated the apartment was not move in ready but they will still let you move in. parking is horrible and the parking they promise you will not be available for months at best. To get any action out of Finger Properties you have to actually take pictures of the deficiencies' and email the pictures to the CEO's office downtown then threaten to send it to the city. Move somewhere else it is not worth it and you will pay more for the same treatment and quality as everywhere else-save your money and go somewhere else. read more

After reading the review below, I had no choice but to respond to the negativity, immaturity and ugliness. First of all, during the Harvey nightmare that we all lived and suffered through, Jessica and Joe remained on the property doing their best to take care of their tenants. Even though the property had no electricity for almost a month. She has always gone above and beyond her duties as a property manager. The property has only gotten better under this current management. Hosting events and coming up with new ideas to bring our small community together. Is any property perfect... No, but that is apartment living. If you want to let your dog out or don't want to hear noise through the walls... Then purchase a house. The one common denominator in all the issues mentioned is the person leaving the negative comments. read more

I just moved to the complex and the customer service is exceptional. From the first time I called and spoke with Amanda until she walked me through the doors of my apartment moving in, I am so impressed with the level of care the leasing team showed. They were very accommodating to my request to move in early. The added security of the 24 hour gate guard is a selling point. Once you turn into the community you immediately escape the city. It's a little hidden treasure right in the city. It is an older property, but I love that because most older properties have bigger closets (I have 2 walk-in closets in my 1 bedroom). read more

I've lived in many different apartment complexes over the past 8 years or so because my husband travels often for work and his work requires him to relocate approximately every 3 to 6 months. Just as a side note we also have two children with Autism so our family has "special needs" as a whole. We were lucky to have spent a totally of 7 months at The Park on Memorial (I'll call it PoM for short, lol) before having to relocate very recently. I've never felt more at home at an apartment complex as I did at the PoM. The staff are truly nothing short of exceptional. Jessica, Leslie, Alex, Amanda and Joe are the staff members I had the pleasure of interacting with the most. They have been the kindest and most understanding people in regards to our needs in so many ways, like allowing me to stop by the office to pick up a package 15 minutes after closing because I couldn't get the boys out the door fast enough, or running my packages out to me really quick because my boys were having a bad day and I couldn't make it into the office. These might be small things to many people but the smallest acts of help and kindness make all the difference in our day to day lives. I don't know if I can really put the experience into words but they made our living experience personal. Every time I saw them they'd ask how my children are doing or ask how my day was and every time I spoke with them I'd leave with a smile on my face. They truly made us feel like a part of the Park on Memorial family. All of my neighbors were very friendly and polite when I ran into them wether while I was out walking around the complex or swimming at the pool and they seemed understanding and accepting of my children's "quirks". I couldn't attend all of the monthly community events but the ones I was able to make it to I definitely enjoyed (I was only able to make it to the movie night at the pool and the luau). Now the apartment itself was not absolutely mind blowing because the complex is a little older but it was great considering it isn't brand new. The maintenance staff have been excellent and fast. I've seen them making upgrades all over the complex like installing new AC units. Something my husband noticed is that the maintenance manager preferred to replace things that broke as opposed to trying to make things last long at possible to save money (e.g. a dryer or fridge). Our apartment there was worlds better than where we've just moved, makes me miss the PoM all the more. I loved the way the grounds have so much plant life, it really made it feel private and peaceful. My boys practically lived at the pool for a while there and I really enjoyed being out there so much because friendly neighbors or staff would be passing through and the pool area is beautiful (it even has a small waterfall from the smaller pool to the larger pool!). I felt more welcome and a part of the community there than I have anywhere else so far. If my husband's work ever brings us back to Houston The Park on Memorial is our first choice. The staff alone make this place a unique gem and I'd highly recommend it to anyone moving to the Houston area. read more
