(Initially they promised $6,000 but because it is an investment property suddenly they can not get you that but, far less) The luck of personal communication is everything since all is computerized and makes the all process stand down, not out. My file has being dealt with not 1, but 4-5 people during the process of the closing which means, the obvious - your info is being shared with multiple people - a big No No. I will not recommend Laura Brown, VP, Sr. Mortgage Banker who leads her team so they are not in fault but upper management and her. instead of finding a suitable solution to make me as a client happy she ignored it all from beginning to end and ignore my requests by either replying once or ignoring any of the requests moving forward. Laura Brown who is completely ditched herself from the process and the process overall is not great it is not actually pretty bad = Automated, rather than personal, responses are not great and you are just a number. Communication was poor between loan officers and underwriters plus, Communication was poor to other vendors like title companies and real estate agents. Point of contact changed multiple times. Delays in re-verifying information over the phone and, repeated re-verifying information over the phone that my account were not in forbearance (we already did it once, for 15-20 minutes. do we really need to do it again?) on top, it was recorded so why disturb the process or the client. I found the luck of training and knowledge brings this all experience with Laura Brown and Bank South to an end.Provided incorrect or vague information no personal communication. absolute not great bank to work with and will not going to even choose them again. I have a few properties and this is by far the worst experience i have ever had with a bank. so BankSouth Mortgage Is a BIG NO!

    Very disappointed with the whole process. I am a well-qualified borrower, so that is not the…read moreproblem. The problem was the hoops that I had to jump through with this lender. The hoops kept getting higher and more expensive. This was a construction loan, which should have been pretty straightforward. Turns out I had to pay out of pocket for an appraisal. Then they demanded a building permit prior to even closing the loan. I have since learned from others that no one else requires this. That process alone would have cost about $4000 out of pocket, in addition to the already $400+ I have already paid for the appraisal. And all of that was in addition to my part of the closing. I understanding have to pay some at closing, but when the building permit issue came up, I pulled the plug. This was about 5 days before closing. Went with a bank and it went smooth as glass. No out of pocket, fast and fair. They actually behaved as if they'd done this before. Would not recommend Brand, at least not for a construction loan.

I hand-delivered letters detailing my experience to the COO and director of real estate lending, to no effect. In October, my loan officer said my ap was 'dead', but never sent the legally required denial letter. I've filed public formal complaints with desired redress to the Consumer Finance Protection Bureau, BBB of Metro Atlanta, and the Georgia Consumer Protection department. BTW, I got my loan from Associated Credit Union in 3 WEEKS, start to finish. Stay AWAY from this company - you've been warned!

    Poor service and trust issues. To start, this VP said he…read morecould get me closed as soon as 10 days...what a crock. I had all documents ready but they couldn't make up there minds on what I needed. I was sending in documents right up to the closing date. The requirements just kept changing. Nothing they say can be trusted. The VP gave me the closing cost and when I ask how he got to that number he ghosted me. Three days later I got a document with a different number. This happened more that a few times. He failed to include my realtor and even reached out to the brokers attorney. After he received the appraisal that I paid for, he send three photos and then told me I could have the document. It took more than four days for me to see the document after several days of lies. Needless to say, none of the numbers he gave me were ever right, but the excuses were always there...it was always someone else's fault. Now for the irony; I was contacted by the companies management and asked if I would talk to them about my experience. I agreed and they set a date and time for this to take place. I received numerous texts and calls about the time and who I would be speaking too (Pete Peters). The time came and went with no call. So I really shouldn't be give a bad review to the VP because his leadership does the same thing. Do not at any time use this company. You will regret it and once you are too far down the road to turn back they will show their true colors. Poor service and untrustworthy company from the top to bottom.
