Anytime I had an issue that needed to be taken care of, she was and cold and twice she failed to have a maintenance guy come to my apartment. She set up my time for move out, and when I came in with my keys, she told me that I would have to wait another day. When I asked her how long it would take to get my deposit back, me that IF I get my deposit back, it can take at least 30 days. She was snotty and disgusting. As far as the apartment goes, there was a roach issue. I also found fleas in my apartment, and when I contacted the office to let them know that the carpets needed to be cleaned, they completely I had to hire a professional carpet cleaning company. They either were from the previous tenants or From out in the grass. Constantly, the lawn service was neglected, most of the time the grasp being dry and crusty as they were not watering. I cannot count how many times the pool was shut down and we were not allowed to use it for days if not weeks on end.

Well add all that to the pile of lies this management tells people to get them to sign. I'm paying $60 for nail holes I could have just done myself and $270 for a new carpet. Renter beware! I was there one year and this was consistently my experience: The pet area was hardly ever manicured, so it gets infested with flees easily (they'll blame the dogs digging). The gates malfunction basically weekly so you're either trapped in/out or they're just left open. Same with the pedestrian gates. The water feature in the lake stopped working for months (was still broken when I left) so the water just sat there rotting and started to smell. People stopped picking up after their dogs in several areas and nothing was done about it. This past summer the pool was open regardless of several health and safety violations, so the FD showed up midday to shut it down (suspiciously opened like a day later). The amount of bugs I had in my apartment on the THIRD floor was puzzling. Forget 24 hours notice for entering your apartment, several (at least 3 I know of) tenants experienced maintenance men using their key and just walking into their homes while they were home! I was completely disappointed in every aspect of this apartment complex, and they couldn't even separate gracefully. I don't love being 'that person' to leave a negative review, but after I received my bill today (10/27/25) less than one month from move out from COLLECTIONS no less (they didn't even send an original to me?? I have perfect credit?? In this economy?! Plz.) I genuinely feel the need to protect people from this place. There are WAY better less expensive places than this establishment. Absolutely disappointed and happy to be out of there!

If you need a repair though, and log it through the website, it will be taken care of quickly. "gated community" it is not. The front gates are open 24/7/365 and the side entry gate, has been broken for 6+ months. The sidewalks are so uneven (from the old tree roots) that it can be treacherous to walk on. One of the older residents that I know, has tripped and fallen very badly 2x's.

Currently, the property manager, office and service staff are OUTSTANDING!!! The concern is in 3 areas controlled by the manage company The key fobs that unlock the pool and fitness center have not been operational for nearly a year. Non residents have entered and misused the property A new trash compactor that should been installed and operational before Christmas 2025 is still not installed as of early March 2026. Lastly is the lawn service or lack there of ... unless you appreciate 2-3 hour lunch/naps and overall breaks, cell phone talk time, and limited evidence of performing their actual lawn services. Their expertise is blowing accumulated leaves on the roadways to piles on the edges so they can recover the roadways shortly after departing the community. Area of the community are cov with 2-3 inches of leaves suffocating any new emerging grass from penetrating the surface.

That being said, the new management company Valiant Residential is the real deal, they have been remodeling the units which shows me they care about their investment and their residents, i've seen corporate employees in the office a few times having meetings, they listen and lean on the experience of the property managers who get input from the residents on improvements. This is an abstract from the norm of corporations who only seem to care about their bottom-line which tells me they are in this for the long game. The Maintenace crew is also top notch, anytime i've had an issue they've responded in a timely manner and fixed any issues or problems i've had from AC to a Faucet replacement, they even replaced a toilet after my 3-year-old decided her toys wanted to go for a swim. I have pictures of all the feces throughout the apt. There was tons of roach poop in the cabinets, dishwasher, and washer. It looked like it hadn't been cleaned in months. So I called them thinking they would feel bad as most companies would. Not McIntosh, they tried to say my ocd family brought the roaches with us and they had a pooping party within days. It was the most rudest thing I have ever experienced in all my 22 apts I lived in. So I called the top bug company and they told them there was absolutely no way my family and I could have brought them and they put that much feces everywhere. Talk about embarrassing. Then my child got bite by bugs all over him. I have the pictures of my bites and my 3 yr old child's. It broke my heart. I had to beg and beg, crying and crying to management and corporate to move me. They actually wanted me to pay a relocation fee and for the movers. We just paid thousands to come from another state and my son's father traveled and I couldnt lift everything alone. I wanted a first floor since I had a 3 year old, but had to move upstairs. Finally convinced them to pay for the movers and they complained about it. And they made me pay it first which I had just spent so much money to get there. They took it off my next month rent. Now here begins the hell of these apartments. Pls be aware they do not care about their residents at all. I have worked for property management and I have never seen ppl being treated like I did here. My son's father had a massive stroke in the apartments and became disabled, nonverbal and paralyzed on his right side and had to have decompressive craniotomy. The most serious brain surgery when dealing w a stroke. I was losing everything so fast. They would not work w me on anything. So my 3 yr and I had to break the lease which costed me over 4000 dollars. Mind you this is Christmas and my 3 yr old. The office is absolutely horrible. The blonde lied to me about everthing. She said I could pay any amount for 6 months and then I could work it out with the credit company. Hahaha that was a lie. I have proof of me calling them, they never answer the phone. Ever!!! So make sure u dont move out of state because you will have to go up there if you need to talk. I had to leave state. I started calling and messaging asking how much I owe. I have the messages and the phone calls I made which I showed them and corporate. I went all the way to the top and they did not care. They told me in the messages they would get back to me. But of course they never did. By this time there is the pandemic so our country goes to pieces. So of course no one is answering and no one messages me back with how much I owe. No one emails me or anything. So I figured due to the lack of response and due to the pandemic they are shut down and contacting ppl later. Nope they put me in collections!!!! They made it all my fault with the proof of me calling and messaging many times, but it was all my fault. Well I had a letterhead letter stating my job was halted due to the virus and I had a letter stating my son's father who is now disabled stating that disability office is affecting the structure of recieving disability. I send it to them bexause they want me to almost 700 a month. I lost everything and they would not work w me on payments with all the proof I just stated. They still want there 700 bucks even the the apt was rented out immediately when I broke the lease. Of course they told me it was rented to a man and his daughter the day i signed the broken lease. Smart cause if they told me the day before I wouldnt have settled on paying the 2 months, i would have taken the other choice to pay until someone rented it. But, hey we are only losing everything and my son's father is never going to work and they know my adorable son and me so let's f*** us some more. Anyways, they worked out a horrible deal w me to get it back from collections as long as I am never late paying it. I plead and tell them my son and I are now homeless. They dont care there is only a virus stopping the world at this point. I paid every payment on time as my truck got repossessed and I am living on a air mattress at a friend's house. But, guess what? Two days ago collection calls me saying I didnt pay for june. Not only do I have the receipt I paid from there website. I paid early and I paid more than what was needed. So as a scared homeless mother I call them for two days and email wondering why they are doing this to me now. No response from anyone. I messaged the leasing office, corporate and everyone else I could google and not one person responded to me. They are putting a broken lease on my credit and I paid every single payment on time during a pandemic.
