The Bella Ridge North apartments used to be great but not any more. I have lived there for over 10…read moreyears and the people in the office have become intolerable. I got a notice saying that my automatic rent payment was cancelled with no reason given. I called the office from 830 to 10 and nobody answered the phone. This has become common every time I have to contact them. Usually I have to go there in person to talk to someone. This time I could not do that and so I kept calling and leaving messages. Finally a woman picked up and basically told me that they had sent out email and sms about system changes that would require me to change the automatic payment. The mail never came and I asked her to resend it to me and she told me she would not talk to me because she had some other people there and had already sent the notice. She then rudely hung up on me! That is how they treat a resident who has lived there for over 10 years and has always paid rent on time. This is not the first time this has happened. Last year, they changed the system and again the automatic payment did not go through. Nobody bothered to call me or contact me in any way. I arrived home and found they had started eviction procedures. They fixed it but It was really a terrible experience. There is no way to contact them when you have a problem unless you go to the office in person. They don't answer voice messages nor do they reply to SMS or email. The service has gone from excellent to abysmal. I do not expect to be treated so rudely when I do finally talk to someone as just happened. The other issue is the maintenance. It used to be great. But lately they take longer and longer to send a technician. My latest experience was a few months ago when one day, black rusty water started coming out of the faucets. The water was so dirty I couldn't drink, wash or bathe with it. It took almost a week for them to send a maintenance man to fix it. They have one guy covering the complex and several others so when there is a problem they take forever to fix it. I do not recommend Bella Ridge North Apartments and will not be living there much longer.

I show up the next morning in time for my tour and the leasing office is not even open. No leasing agent is there. I called multiple times, texted, and emailed. No response. Even asked a resident, who told me the office should be open. I waited 20 min and still no one came in that time to open the office or respond, so I left. They called me later that afternoon and implied I missed my appointment. I explained I showed up on time and waited. They said they must've missed me while they were walking around the property. This office is not responsible or professional.

Brothers on the corner always has vagrants outside. Let's circle back to your neighbors. This place is dubbed by the locals as The Adult Dormatory for a good reason. It's full of college kids living on their parents good will and partying constantly. They are often drunk and stupid and very loud. Stumbling into your door, throwing parties, smoking pot or cigarettes or both which seeps into your apartment and your clothes. Management doesn't do much other than send these ppl constant warnings (or sometimes they don't even bother doing that). It's against the lease to smoke inside but nothing is ever done about it. You can not only smell your neighbors but hear them too as if you were in the room with them. Zero privacy. I can hear my neighbors entire phone conversations and if they person they are talking to is on the speaker, I can hear every word they say as well. I've lived my entire life in Apts and never came across one with no sound barrier BTW Apts. And living on the parade route gets old REAL quick. Place is too pricey for what you have to deal with. ​

As far as these sort of apartment buildings go, it's pretty nice -- the hallways are large and carpeted, the garage is convenient if you're bringing in groceries in the pouring rain (and, well, I'm sure it's great to have parking in general), and the pool in the center of the complex is gorgeous and probably underutilized by the people who live there. (That seems to be the case with most apartment complex pools, in my experience.) Not sure how this development compares price-wise to similar buildings (American Can, Cotton Mill, and The Esplanade come to mind), but the apartments themselves are quite nice and well laid out for roommates. They're carpeted, have great kitchens, a tiny balcony, and the two bedroom/two bathroom unit that I've seen is definitely somewhere I'd live if not for all the old, funky, charming houses in New Orleans that have prevented me from ever bothering to look at an apartment/condo lifestyle. (I love hardwood floors, huge, heavy windows that are painted shut, porches, balconies and the random old fashioned things you'll find like the laundry closets, transoms, and terrifying gas heaters that actually work but look dangerous and have to be lit with a match.) The only reason I'm giving this place three stars instead of four is because of the location. I'm sorry, but I really don't think I'd want to live THAT close to OPP. Case in point: last time I was visiting my friends, we (gasp!) ran out of beer and so two of us set out in search of a convenience store for more drinks. There were plenty of options within walking distance, but the one to the right had a crowd of people kind of loitering outside it (this is midnight-ish, by the way), and neither of us really wanted to brave the crowd to get inside so we did a 180 and headed toward the gas station to the left. On our way, we passed a few people walking their dogs or whatever, and there was a guy speedwalking in our direction who actually freaked me out a little because he seemed really fidgety, anxious, just gave off a weird vibe. For the record, I've lived in some seriously questionable neighborhoods (at one house, on Louisiana Avenue Parkway, we couldn't even get pizza delivered; no one would do it b/c the street had such a bad reputation), and am not easily freaked out by people on the street. Generally, I find people to be pretty awesome, no matter what part of town you're in. The fact that this guy made me nervous was kind of a big deal, because this rarely, rarely happens. (I'm tempted to stop here and see if anyone notices, because I'm getting tired of writing this unnecessarily long review, but it's actually kind of a funny story.) I've lived here for more than three years, since a few months after the building opened, and it's…read moregenerally a pretty nice place to live. Despite what you hear on the voicemail greeting, these apartments are in lower Mid-City near Tulane and Broad, not "in the heart of downtown New Orleans." (That's for you, students from out of town looking for a place close to Tulane or LSU med schools.) Some things that drew me to this building were the beautiful pool area and outside grounds, which are kept up pretty well. Most maintenance issues are resolved quickly, although the building is beginning to show some wear and tear, especially in common areas. The parking gates are rarely all in working order, which can be frustrating, but the free covered parking is a great amenity. On the other hand, management has been taking visible steps to keep the outside areas cleaner and better maintained, so that's a plus. I should also add that the ladies who work in the office are very friendly and will go to lengths to ensure that residents are happy here. The building employs a security guard on the premises, which has been helpful more than once thanks to inconsiderate neighbors I've had over time. Most of the people who live here are very friendly and polite, although there's a sizable population of students and families with little kids who are less concerned with keeping the peace and keeping hallways and elevators clean. It's also not openly advertised, but this building is mixed-income (it was built with funding from tax credits), which seems to upset commenters on other websites who are unhappy paying market rate for an apartment while a neighbor might pay a reduced rate. Personally, I don't really care, since an overwhelming majority of my neighbors and former neighbors have been friendly and respectful of common areas. The apartments themselves are nice and modern, although they fall short of the "luxury" category (mostly carpeted, basic counter tops, basic appliances). I have my own washer and dryer in my unit, as well as a walk-in closet, which is fantastic. Best of all, my electricity bill is very low (under $50/mo year-round) thanks to the construction of the building (can't say the same about the walls keeping sounds out, though!). If you're looking for an apartment that's a short commute to the CBD and is VERY pet-friendly, I'd recommend looking here. Although a 1-bedroom can be a little steep (over $1,000/mo), a 2-bedroom would be a deal for roommates. I believe the prices are comparable to similar places in Mid-City like American Can.

The people…read morewho lived here before had a dog chewed up a lot of the trim that they didn't replace there was holes in the bathroom where the trim was eaten up I finally got them to come put some foam in to make me feel better as far as bugs and mice and stuff getting in. There was hair literally painted into the windowsills because they didn't clean it and they just went ahead and painted the hair into the windowsills. They didn't bring the refrigerator out or the dryer to clean and it was absolutely not just a little bit of field it was completely filthy and it still is because I'm not dragging a dryer out and will probably break it anyway. The refrigerator I drag it out and clean some it just kind of irks me out clean in other peoples like nasty gunk of many years. Something went wrong and the maintenance guy just told me that at least I don't have to pay for it have it done that you know. And then I was like well that's a part of the rent is maintenance and he was like no it's not and I was like yes it is. Part of your rent is the maintenance. There's a bigger gap where it's already late one time it was already sagging we had a water heater bust and now it's sagging even worse worried about mold and they're like telling me there's no mold up there you don't have to worry about it it's not yours like basically that I just pay rent and I'm a tenant. Reported my refrigerator at the beginning of the week almost the weekend almost 4 o'clock I go down there and I'm like hey it's the weekend asking are they not gonna fix it and the guy was like i was about to come fix it. He was like I got other stuff to do and I have to get around to it it's a bunch of apartments well obviously they need more people here and I'm like well I'm upset because it's almost the weekend but it's really expensive well there's other people that don't have food as what he told me even though I work and I go to school and bust my butt to pay for what little food I can afford literally. Which I have to work this weekend so my refrigerator goes out I would have to go bye and ice chess but ice put the food in there and wait till Monday to see if they were going to come fix it. And there's constantly dog poop everywhere like nobody cleans up the dog poop around here half the time there's dog poop in the walkway which I have to go tell him hey there's a big old pile at all. Could you please like spray it off or get them to do something and all they do is blow it to the side so especially during summer all you can smell is hot dog poo everywhere. School is about to be up and I'm fixing to make myself get on lazy and find somewhere else to live it may not be any better than this the only reason we live here is because it is in a safe neighborhood and the commute to some other areas is a little bit better but that is the only advantage to living in this place for this amount or rent. These apartments are dated they smell bad and musty these old central air and heat stink they're like old and musty and those like if you can afford it go somewhere else and if you're not scared of crime go somewhere else I would not live here. The walls are thin you can hear everything through it. And if you're not a smoker well you better get used to smelling the smoke from the other apartments because it's gonna come in to yours. Also you can smell the lovely marijuana through the walls and I'm not a smoker so it is not delightful to me at all makes my head hurt and makes me nauseated. And people have a right to live their lives if they smoke that's the right smoke I'm just saying these apartments are not insulated well whatsoever all the nooks and crannies everybody else's mail comes right into your house. All the noise people have a right to go and live their lives and make noise you know but it's so bad insulated that you can hear the other peoples conversations right through your bedroom wall you can hear them sneeze literallyThe landscaped is not kept up very well and it's not cleaned around here on the outside very well at all it's a lot of light black mold growing on the little walkways up to the apartments. And if things aren't spelled correctly it's because I'm voice texting because I hate to type on the phone. And one of the only other reasons I'm leaving here is because my obsessed safety boyfriend is obsessed basically with safety and it's a safe neighborhood again. And he's too lazy to to get his butt up and pack stuff up and move somewhere else but we're fixing to get our butt up and move somewhere else. But after the little thing today with the maintenance guy and not having something like my refrigerator that I feel was not fixed in a timely manner everything's done built up and like I said this is not the best place to live. Citrus Creek Apartment West came up among many. I chose this apartment complex because of word of mouth reviews. I work for one of the biggest companies in the world and it turns out many of my colleagues have stayed here at one time or the other and they all gave Citrus Creek West five stars. I went with their recommendation and I have never regretted it. I have renewed my lease four times now because they just keep getting better. Let me list some specific things I love about this amazing place: 1. Proximity to New Orleans - French Quarters, CBD, City Park, Audobon Zoo etc are between 15 - 20 minutes away. Even on bad traffic days, which are rare, it's never taken me more than 30 minutes to get back from the CBD. 2. Walkability. You can survive without a car! There are restaurants, coffee shops, and many other stores within walking distance. The Post Office is within walking distance as well. I've not tried to walk it before but even Walmart isn't too far. It's walkable if you have the time. 3. Fitness. There is a 24-hr fitness center within the complex. Again, you don't have to drive to the gym. You can just walk there and it's open round the clock! The fitness center has the basics. Unless you are an Olympic athlete or an NFL player, the fitness center is OK. There's also a 1.6 mile walking trail that wraps around the apartment complex. I am lazy but seeing people on the walking trail motivates me to do a few laps a couple of times a week. I attribute my being in shape - I'm handsome and athletic - to staying here because the place kinda forces you to be physically active. Oh, the aesthetics of the lawn and general surrounding too has its own salubrious effects. (NOTE: "Fitness" alone should make you try out this place. Your health will receive a boost.) 4. Management. I have talked about the hardware - proximity to work, walkability, fitness center, beautiful lawns and buildings. Let me end my review by talking about the software - the management process that brings all these together. The manager, Tiffany, is great. Tiffany is the best of an impressive cast of managers I have seen come and go in the few years I have spent here. She and her two wonderful office staff are responsive, caring and the best housing professionals I have ever met. I recommend Citrus Creek West apartments without reservation.

So I appreciate all the lizards that quite literally slide through the front door. The wasps that I find INSIDE everyday and I don't know how they get in. I think it's through the ac vents so if you like wasps in your apartment then this is the place for you. I also have to spray them and run every time I go outside because every door on every level has a nest on it :). The AC units sucks, your apartment will not stay cool, pack a couple fans and superb blackout curtains. Last but not least the dumpsters, it sucks that the community can't seem to put their trash inside of the dump. Also the dump by the entrance gives any and every body the opportunity to dump their stuff in it. It would probably be less messy if it were behind the gated community. The only perk is that it has been a quiet complex so far. I can't wait until I never have to deal with this again. I can't deal with the lizards, wasps inside of the unit and lack of urgency when it comes to maintenance requests.

Instead of taking immediate and appropriate action from the initial encounter of Mike cussing me out in my house where I pay rent. Brittney Roberts vice president failed to handle the situation properly the first time. I gave a clear warning that this person made me feel unsafe, yet no protective measures were taken, and no accountability was enforced. It shows the lack of adequate leadership. Reconsider else where to rent‼ As a result of this neglect, the same employee was allowed to provoke and intimidate me again, creating a hostile and dangerous living environment! When I followed up, Roberts told me I wasn't even allowed in the front office, (but pay rent) yet the person I had concerns about could still allowed to enter my unit if emergency. Like that wouldn't be one, alright. Don't rent your home here‼ This is unacceptable. A Vice President should be responsible for ensuring residents feel safe and heard--not ignored. While having the knowledge to take care of basic situations. Brittney Roberts had the opportunity and authority to resolve this before it escalated further, and she failed terribly‼ Don't rent your home here‼ If you're considering renting from 1st Lake Properties, think carefully about how seriously they treat your safety--because in my case, it was disregarded completely by Roberts! It's not just a little smell here and there: it is nauseatingly strong!!! So much to where we have to sleep in the living room sometimes because it seeps in through the master bedroom closest and the bathroom. Not to mention that I have a baby in the house. That isn't right!!! They don't even seem to care about the health of their tenants. They are more worried about the rights of smokers than that of other people affected by it. They also have gone to great lengths to say that we are the ones smoking in the apartment because we had a jar outside for a family member who smoked a couple of months ago when they visited. That's absolutely ludicrous! What would we gain to lie about that? But there have been no butts in it since then. It's just ridiculous. They have no interest in making us happy. They told us we can switch to another apartment but it will cost more! Are you kidding me? This company sucks. They've charged my mom for things that she shouldn't have been charged for and haven't been completely honest with her. They don't address their issues and they will blame you and charge you for anything and everything. Don't rent here unless you like unprofessional management and inhaling other people's disgusting cigarette smoke AND marijuana smoke!!!!
