So, we wanted to look at all available options. Rick provided an alternative lease purchase option, which I found unique and secure, despite initial skepticism. Rick facilitated getting a good and qualified tenant/buyer and put all the contracts in place. We have a very good, trustworthy family living in our home who has already done some remodeling with our approval. We didn't have to rent it out to somebody who could trash it, because with the property being in a college area, that's more likely to happen. We have peace of mind knowing that they'll take care of the house, especially since they'll be buying it at the end of the lease term. This deal worked out extremely well because the lease purchase monthly payment and additional down payments cover the mortgage and allowed us to proceed with getting a loan to purchase the next property for my daughter. We are extremely pleased with the smooth process, and Rick's professionalism and reliability. Despite Rick having completed his obligations, he still checks in with us to ensure everything continues to go smoothly until the tenant/buyer is successful in getting to the finish line and buying the home. He marketed our home very well. The pictures online were so good it almost made US want to buy it! Over the course of four days it was shown to 41 perspective buyers, of which 11 made offers - all above our asking price. Joe helped us select the overall best buyer (not based solely on price). Everything was going smoothly until the buyers ran into issues on their end that we could not have foreseen. The closing was repeatedly delayed for one reason the another. Throughout out the delays Joe remained very professional and kept us at ease. Joe's experience and patience were apparent. He understood what was actually happening and explained everything to us clearly & concisely, in a manner that we could understand. Joe guided us when to be patient, then when to be assertive, and finally when it became necessary to get a little aggressive. It was then (February 1st) that they buyers started all over again with a new lender, and from then the process proceeded quickly and without a hitch, closing on the scheduled date of March 3rd... exactly 30 days. During the apartment search period, her apartment suggestions continuously improved as she understood my requirements better over time and matched them with market conditions. She gave me advice on what to look for and folks to talk about for each stage. She gave me my options and then followed my desires. I wouldn't have been able to do this without her. I'd worked with another agent before I switched to Ujwala and he never helped proactively and gave poor advice. Ujwala was informed, proactive, driven, determined, hard working, professional, discreet and worked on my behalf. She made sure that my interests were protected from all parties involved at each stage. We had many discussions to make sure that the best decisions were made. I am happy with the purchase. Talk about rude and unprofessional. Matt (the owner) was late. (That was my first clue this would not go well.) Then he was on his cell phone the whole time I was "showing myself" the rental. (I should have left then.) He did apologize for all the calls but still, it's not right. The few seconds he wasn't on the phone, he would talk over me, put down positive comments I would make about my family he may know. Just an overall ass. Oh and I caught him checking himself out in the door glass reflection and then minutes later, staring at my belly. Yes Matt, I'm fat. Get over it. I have. A few mins later the ordeal was over and we parted ways. But I had a question so I called him. I went to leave a message and his mailbox was full. Full?? So I called his office. Talked with a very nice lady there and I explained what I needed to ask him and she said she'd try to reach him. A little while later Matt texted me, in a scolding tone. "Don't talk to anyone in my office. I will email you later." I'm still waiting Matt. It's been 3 days In the time it took you to text me that, you could have called me. I had one quick question. Today I decided the cute little house I fell in love with and wanted to rent is NOT worth you treating me like crap. And if I did go thru with the rental what the hell would I have paid you over $600 for again?? Assistance in securing a place?? Helping me with paperwork?? Ha! Ya right. You can't even return a call. I'm still trying to figure it out Matt. Were you an ass to me because I'm fat or because I have a housing voucher? Or both? I want you to know that I would have been an ideal tenant that would have loved that place as if it were my own. You blew a good deal for the owners who hired you to rent their place. Too bad they didn't see how you treated me. I'll be letting MCAD know about my experience. Also the Board of Registration of Real Estate Brokers.

Finding and buying a house is stressful and complicated but working with Megan made it go much smoother. She showed us houses that were in our budget and helped us decide which ones would work for us long term. She was able to clearly explain each step of the process of buying a home and offer constructive suggestions and advice. She also didn't disappear after our closing and keeps in contact to check in with us. I highly and happily recommend her to anyone. We also worked a bit with Matt Cuddy while Megan was on vacation. This was during approval of our P&S agreement. Despite not being involved from the get go Matt was a reliable asset and made sure we got everything processed within our deadlines.

There are other listing services that will do this for $299 or more and have fancier online data entry capabilities. GSR does it for $89 (credit cards are accepted via Paypal). Instead of using online data entry, GSR emails you a checklist form, you print it, fill it out, scan it, and email it back. Within 24 hours my home was listed on the MLS and I was receiving calls from brokers representing buyers. I've yet to sell my home but so far so good.
