My husband and I listed our town home with DPM for many years and we were never happy with Kerry…read moreand her work ethic. Not only was she difficult to get in touch with, (we once waited for over an hour at her office for her to show up to work...in the morning, on a weekday), but she was never friendly or enjoyable to work with. The cleaning service she uses is horrible, and her fee is extremely high, considering the amount of work she actually does. Perhaps we weren't "important" enough for her to actually do the job we were paying her to do, or maybe she just didn't like us; either way, this is a company I would avoid at all costs. We finally ended our relationship with her after my husband discovered that our town home wasn't actually listed anywhere on her website, yet she was still charging us a $50 per month fee to simply do that. She did refund the money, but only after we complained about it (and giving the excuse that she needed "more info", which is bull. She had been responsible for our rental for years and we have proof that the last email sent to her explicitly instructed her to put it up for rent with the information she already had). In today's world a property manager is almost as obsolete as a travel agent, especially one who does nothing but take your money and act rude and unprofessional. She was only consistent with one thing; making us feel like we were putting her out every time we asked her to do anything regarding our rental. If I could give zero stars, I would have. I'm a business owner too, and there's absolutely no way I could stay in business if I treated my customers as badly as Durango Property Management.

Does not take any responsibility if you have complaints and actually wrongs the client along with untrue accusations. We are a group of hard working professionals who paid a lot of $ for a large rental property in which we took very good care of and did not deserve to be treated disrespectfully. I am posting this review soly about the rental business itself, although it all began with some complaints about the actual rental property in which I will post a sperate review.

The property manager was always out of town. instead of managing the property she would forward our service requests to the owner. They did not give us an official notice to vacate and then even though Colorado law states that they have to offer the rental back to the prior tenants if they were going to kick you out for repairs they listed it on Zillow for like 5 hours and then took it down. Talk about sleezy, they also lied about the property and it's pre existing conditions keeping every penny of the deposit. Do not rent from any of their properties. They are scammers and will not fix any issues and then blame you for it upon move out. Seems we are not the only ones as there are many 1 star reviews. Wish I would have known and hope that this saves someone else from a horrible experience.

I worked with AREM property management company for over two years…read moreas a board member of Copperhead Camp HOA. AREM has integrity and follows the strict regulations set up by the state to protect HOA's. The office is conveniently located in town with an actual person out front to assist you if you prefer to make payments in person. I would use AREM as my property management company if I ever need such a service.

Extreme Negligence and an Absolutely Horrible Experience…read more If I could give AREM Property Management zero stars, I would. My experience with AREM was not simply a case of poor customer service or a maintenance request taking too long. I spent approximately eight months living in an apartment with serious mold and water-related problems that were not adequately addressed, while having nowhere else to go and no financial means to simply move out. My father and I were essentially stuck living in those conditions because we had no alternative. There were repeated problems with water intrusion and attempts at remediation, yet the underlying issues continued. At one point, the bathroom ceiling leaked again despite previous attempts to address the problem. I documented the conditions, communicated with management, and repeatedly tried to get the situation taken seriously. Instead of being able to simply leave an unsafe living environment, I had to continue paying rent and living there because I could not afford to relocate. Imagine knowing there are serious problems with the place you're living in, wanting desperately to get out, and realizing you literally have nowhere else to go. That is what this situation became. I spent significant amounts of my own money on testing, documentation, temporary solutions, and trying to establish evidence of what was happening. I spent countless hours communicating with management and trying to get the situation resolved. Eventually, I had to seek outside legal assistance just to get help dealing with the situation and obtaining a release from my lease without penalty. And even after everything that happened, I was left dealing with the financial consequences of having paid rent for approximately eight months while living in conditions I believe should never have been allowed to continue. This wasn't a minor maintenance issue. This wasn't a situation where I simply didn't like the way management handled a repair. My father and I were left living in poor conditions for months because we had no practical means of escaping the situation. A property management company has a fundamental responsibility to maintain safe, habitable housing and to respond appropriately when serious water and mold problems are reported. In my experience, AREM failed to meet that responsibility. I have documentation supporting my experience, including photographs, videos, communications, testing records, remediation documentation, and financial records. The most upsetting part is that this could have been handled differently. Problems can happen in any building. What matters is how management responds when those problems become serious. In my experience, AREM's response left my father and me dealing with the consequences for months. I would strongly advise prospective tenants to thoroughly research AREM and specifically ask how they handle serious mold, water intrusion, habitability issues, tenant displacement or inability to relocate, and reimbursement for rent paid during periods when a property cannot reasonably be considered habitable. One star is generous.

Worst rental experience of my life…read more The word, SLUMLORD comes to mind. Expect to be treated horribly. The entire staff is condescending, rude, and very hostile. In particular, Caroni Adams is one of the worst people I have ever had the displeasure of doing business with. It is my personal opinion that she actually gets some sort of sick satisfaction from the terrible way she treats people. The Property Manager will do virtually nothing to hold up their end of the lease and their responsibilities as a landlord. Expect no repairs and no maintenance. Also be prepared because they love to show up for surprise "inspections" which they will claim they gave notice for when they did not. Furthermore, they will try to charge you for things that were wrong with the place before you even moved in. Document and photograph EVERYTHING if you are desperate enough to rent from these people. It was the only thing that saved me from them stealing my deposit. Expect to have to fight for every penny owed to you.
