Extreme Negligence and an Absolutely Horrible Experience…read more If I could give AREM Property Management zero stars, I would. My experience with AREM was not simply a case of poor customer service or a maintenance request taking too long. I spent approximately eight months living in an apartment with serious mold and water-related problems that were not adequately addressed, while having nowhere else to go and no financial means to simply move out. My father and I were essentially stuck living in those conditions because we had no alternative. There were repeated problems with water intrusion and attempts at remediation, yet the underlying issues continued. At one point, the bathroom ceiling leaked again despite previous attempts to address the problem. I documented the conditions, communicated with management, and repeatedly tried to get the situation taken seriously. Instead of being able to simply leave an unsafe living environment, I had to continue paying rent and living there because I could not afford to relocate. Imagine knowing there are serious problems with the place you're living in, wanting desperately to get out, and realizing you literally have nowhere else to go. That is what this situation became. I spent significant amounts of my own money on testing, documentation, temporary solutions, and trying to establish evidence of what was happening. I spent countless hours communicating with management and trying to get the situation resolved. Eventually, I had to seek outside legal assistance just to get help dealing with the situation and obtaining a release from my lease without penalty. And even after everything that happened, I was left dealing with the financial consequences of having paid rent for approximately eight months while living in conditions I believe should never have been allowed to continue. This wasn't a minor maintenance issue. This wasn't a situation where I simply didn't like the way management handled a repair. My father and I were left living in poor conditions for months because we had no practical means of escaping the situation. A property management company has a fundamental responsibility to maintain safe, habitable housing and to respond appropriately when serious water and mold problems are reported. In my experience, AREM failed to meet that responsibility. I have documentation supporting my experience, including photographs, videos, communications, testing records, remediation documentation, and financial records. The most upsetting part is that this could have been handled differently. Problems can happen in any building. What matters is how management responds when those problems become serious. In my experience, AREM's response left my father and me dealing with the consequences for months. I would strongly advise prospective tenants to thoroughly research AREM and specifically ask how they handle serious mold, water intrusion, habitability issues, tenant displacement or inability to relocate, and reimbursement for rent paid during periods when a property cannot reasonably be considered habitable. One star is generous.

In particular, Caroni Adams is one of the worst people I have ever had the displeasure of doing business with. It is my personal opinion that she actually gets some sort of sick satisfaction from the terrible way she treats people. The Property Manager will do virtually nothing to hold up their end of the lease and their responsibilities as a landlord. Expect no repairs and no maintenance. Also be prepared because they love to show up for surprise "inspections" which they will claim they gave notice for when they did not. Furthermore, they will try to charge you for things that were wrong with the place before you even moved in. Document and photograph EVERYTHING if you are desperate enough to rent from these people. It was the only thing that saved me from them stealing my deposit. Expect to have to fight for every penny owed to you.

My concern wasn't the issue itself, it was the initial response. When I first contacted your office, I was essentially told, "It shows as posted on our end, so we don't know what to tell you." I would have appreciated hearing that the issue would be investigated right away, especially since enough time had already passed. Also, when a customer provides feedback, the appropriate response is to thank them, acknowledge their concerns, and let them know you'll take the feedback into consideration, rather than continuing to defend how the situation was handled. It's not professional and it's not a good look.

Upon further documentation their pet policy states that pets are not allowed on the furniture and in certain rooms etc. this is not a pet friendly place, and when I called to ask about it their staff was very rude. If you are pet tolerant or have further restrictions this should be available within your listing and not after someone books and has to make further agreements to.

I offered to put money down on a rental property I viewed online. It fit my family's budget and was within walking distance to work. Well, they would not take a deposit. They said their policy was every applicant had to "walk through" the property before they're allowed to put down a deposit. That's an issue because I was in Indiana. So I told the lady (who I had been in constant contact with over several days) that I would be driving out to Durango to see the property and put down a deposit, and that it would be in two days (It's a 1300 mile, two day drive). So, I load up the family and we drive all the way to Durango, Colorado. I arrived at their office the morning I said I would and they said, "Oh, I'm sorry, we took a deposit on that property yesterday... but here is a more expensive one you may like." - Are you kidding me? I told you I was driving from INDIANA you assholes. You KNEW i was coming here Thursday morning to get the keys...WE DISCUSSED THIS!!!!!! Their reply was "We emailed you that it was rented" -- Mind you they did, late in the day the day before when I WAS SOMEWHERE IN THE MIDDLE OF BFE KANSAS WITHOUT CELL SERVICE!!! - a friggin throw-away e-mail at the end of the business day. But that's not all. This other "property" they tried to push on me was out of my budget and I told them that. Their reply was "This is the price the Durango market dictates and it's non-negotiable" -- Which is dirty because they were playing on the fact they KNEW I had come over 1300 miles for a place and they figured I'd take anything at any price. I knew this so I did not bite. Come to find out when I returned to Indiana that THEY DID LOWER the price on that very same property!!!! So basically "non-negotiable" only applies if you're between a rock and a hard place that THEY have put you in on purpose! AND, because of these dishonest, uncaring, dirty, ruthless people I had to decline the great job offer. I didn't have the time or money to keep the family in a hotel until something came along. We had to go back to Indiana. I would not rent from these people. They can not be trusted and they are proven liars with their "can't be negotiated" price policy since they DID lower the price of the second property. Upon leaving the rental we requested some sort of refund based upon the home's condition and the issues we dealt with. No credit was given. Stay far away from them.

They use venmo for payment, which was a shady red flag for me, but needing a home soon I went forward with payment but should have followed my gut feeling. My lawyer says this is an application fee business, not a rental home business, and do not send them money or apply for their fake inaccurate lustings. They went on to try to exhort money from me claiming I did not pay my application fee to a collection agency! Crazy! The attorney General of Colorado has been notified if this rackets illegal practices . Do not apply to their listings they want your application fee not to find you a rental home. They belong in jail- crooks!
