Realty medics After having a horrible experience with my previous property managers I was looking for a change. First place I looked was yelp! I was looking for a property management company with excellent reviews. Realty Medics is the one who stood out to me with over 30 reviews with a 5 star rating. After reading the reviews, I was impressed. I really wanted to invest some time to make sure I was picking the right property management company for me. I wrote down a list of questions/scenarios and I called Realty Medics and two other companies and basically interviewed them. I quickly learned from my conversation that the issues I had with my previous company would of been handled differently if Realty Medics was my managing team. Jason and Celeste were assigned to me during the on-boarding process. When I joining they inherited a laundry list of outstanding issues from my previous team. What surprised me the most is the timely responses. I am used to sending an email and waiting a week or two for a response. I was stunned to not only have a response within a day or so, but to have the issue resolved within that time frame was shocking! I have to also brag on the rehab and work orders team. So when a tenant submits a work order, their process is that they email the owner letting them know of the issue. This is different from my previous company as I was not made aware of any issues until I received my monthly statements showing the repair deduction. Then I have a choice to use my own vendor or use one of R/M approved vendors. I love this because it gives me a choice unlike with my previous property management team. Along with the work order is an estimate of repair cost. Anything above that will go through the owner for approval prior to work being performed. I have priced out using my own vendors and once again I was surprised to see that in most cases their prices are cheaper than what I received. Comparing this to my old property management company who would order repairs up to $300 per occurrence without my approval, Realty Medics approach is a breathe of fresh air. What I also noticed is that they have not called any vendors that charge trip charges. This very different from the $75 trip charge I am used to seeing in my monthly statements from my previous property management team. Additionally, when someone moves out they send a team in my unit to do a full analysis of the unit. I was made aware of everything small or large that was wrong with my unit. Along with this I receive prices to fix/repair each item. It is my choice if i want to fix/repair these issues. It is is also my choice whether I want to use their vendor or use my own. By making me aware of issues inside my unit like bathroom stopper missing, blinds broken, etc. allows me to opportunity to fix the issue before the new tenant takes ownership. This will raise my chances of having a happy tenant who will hopefully want to renew the lease with me. After the on boarding process, I got transferred to Courtney who handles the larger accounts. She has a fast response time, getting issues resolved quickly and is on point with my account. My experience with her has been 5 star. My overall experience for the past 4 months since joining has been has been amazing. In my opinion, this is how a property management company should be run. read more

When I decided to move out of state I knew I would have to sell my home. I spoke with a good friend who is a realtor and she said she didn't work my area anymore, but she had a friend, Tommy Weclew, that she would put me in contact with. Tommy helped me get my home on the market, but we, unfortunately, did not sell as fast as I needed to. The competition had me at bad odds and also the amount I needed to sell for was too high in comparison to comps. I needed to minimize my debt load so I spoke to Tommy and he agreed that we should rent for one year and then try again. He knew we would get a better price the following year. He made the transition to renting my home easiest as possible. My house needed some repairs which they did for me. Money was an issue, so they took those costs out of first month's rent. That also helped me tremendously. Then they found an extremely qualified tenant and getting the tenant in was hassle free. After a short while, the tenant actually lost his job and they had to vacate. Thankfully The Realy Medic Team had found such a good tenant because when the tenant got back on track they actually sent in a payment for all late fees and missed rent. That's rare! At the beginning of 2017, I spoke with Tommy about getting the house on the market again. He ran the comps and thought we would surely be able to sell. At first, we got a lot of attention, but no offers and Tommy reran the comps. He spotted houses down the road selling for less than what mine was listed for and they had high-end upgrades. He asked me to lower the price to be competitive. It wasn't by much, but enough to do the trick. We had two solid, full price offers within 24 hours. Tommy has been with me the entire way helping to reduce my anxiety along the way. What an amazing realtor and person. I would highly recommend the property management and realtors of the Realty Medics. The entire process has been made so easy due to their initiative and being proactive. Don't fall for other agents'/companies' marketing crap. This wonderful group of realtors and property managers are down to Earth, have your best interest in mind, and will work day and night to keep you happy. Just to respond to your very unprofessional and ignorant comments: If I could rate this company a zero, that would be too generous. To respond to your inaccurate information, i.e.( lies), what you said was totally untrue. I did not scream at your employees, from the very beginning and to the end, my partner and I were more than pleasant and kind to both jessica and lisa even though Jessica made a critical error. Regardless if my credit was good or bad, Jessica was not suppose to run my credit and did so without my knowledge or permission. She knew from the very beginning that kimb was to be the obligor and i was going to be an occupant. We asked her if their was a different application for an occupant, she directed us where to find the app and we filled it out, again another example of unprofessionalism on behalf of your company. She said only a background check would be ran on me and of course another lie and deception. What's even more pathetic is, when Lisa called me to supposedly find out what happened and to supposedly help, I found out through the conversation that her only concern was for me to remove the review I posted, she asked me at least 3 times during the call and even said to me she was trying to talk to me before the owner responded because her exact words to me were "when he sees this review and replies, i may not like what he's going to say, I told her he's more than welcome to read it because i could care less what he says" because my words were true and thats exactly what happened. She then said whether i delete the post or not she would refund our security deposit, well again, another lie because that never happened either. I guess its true that this horrible company will offer to pay you to remove bad reviews and to leave good reviews....now I see why your rating is so high....TOTALLY DECEPTIVE AND IMMORAL!!!!!! BUT AT THE END WE PREVAILED, WE FOUND A WONDERFUL COMPANY TO PARTNER WITH AND WE CLOSED ON A BEAUTIFUL PROPERTY AND THANK GOD IT WASN'T WITH YOUR HORRIBLE COMPANY!!!!! read more

Amazing Team and Company - February 2017 I had to rent out my house due a family member was no longer able to live and pay rent due personal reasons. Mind you I received this information when I was on vacation and I work overseas, had to take time out of my vacation and start researching Property Management companies in the Orlando, Florida area. While doing research The Realty Medics and other Property Management companies popped up, before calling The Realty Medics I called the others to see their process, fees and to ask questions I had. When I called them explaining my situation and what the process like, they seem in a bit of a rush and just quickly explained the whole process. When I started ask them questions they answered them pretty quickly as if they didn't care. So I called Realty Medics and the first person to answer was Jason H., I explained the situation to him and my concerns as I will be a landlord soon. He explained to me, his company gets phone calls all the time like and not worry. So he explained the whole process in detail and with patience of what his company will do and how it will work. I asked him a bunch of questions and answered them clear and concise, spent about an hour on the phone with him. Once my family member moved out, Realty Medics sent over a home inspector to see if the house need any repair, which I knew it was going to. They provided pictures of areas that needed improvement and provided detail invoice of the work description and cost. Once the renovation was done, they provided after pictures and I must I am happy with the work that was done. Once renovation was done, the house went up for rent and within two weeks they found a tenant. I am very much happy with this company and team they have. Beware of renting from this company!! They sign you up online to be able to report damage when first moving into the rental. Then when you report it, they say they have to ask the home owner. If the home owner refuses to repair damage that was ALREADY THERE, guess what?? At the end of your lease The Realty Medics will charge you for all of the damages that were there before you even move in! We reported dry rotted vertical blinds in the master bedroom and front living room. A bifold door to a closet that fell on top of me THE FIRST DAY WE WERE IN THE HOUSE. As well as other things that were clearly broken. They got back to us that the owner of the home did not think it was a necessary fix. And left it the way it was. Now that the lease is up we have been charged over $800 in damages that we REPORTED and we have SCREENSHOTS of the reports and all of their replies. Mind you, the screenshots have the dates of everything reported on their portal. As a response to Ben S.. I'm not surprised you're saying you didn't see any work orders. YOUR COMPANY NEVER FIXED ANYTHING WE REPORTED. As for the pictures, the missing blades were missing from day 1 as well as the messed up closet doors. I will post the screenshots of the work orders. Outstanding customer service! I have been a client of Realty Medic for years, owning a couple houses in the Ocala area. Coming from the service industry myself, I have generally high expectations. One of my tenants recently gave notice that they were leaving and due to health issues were hospitalized. This caused a host of issues (tons of debris left in the property, lease extensions of a couple of weeks, dealing with family members) not to mention thousands upon thousands of dollars in property damage. My property manager was a champ. Not only did she handle matters professionally with the tenant, but she also kept in constant communication on what was going on, working with the internal teams on how to best deal with the damages. The ongoing communication, along with the comprehensive move-out inspection report and included photos, helped a lot. The property damage insurance I had through Realty Medic (an amazing benefit) also helped to defray $2500 in costs. Realty Medic sets a high bar on what property management should be like. read more

I trust her 100% I really enjoy working with her, she's always willing to help and goes the extra mile to help me. I was in need of a property manager pretty quickly when I found realty medics. I had read reviews online through Facebook and on yelp and I decided to give them a chance. Since the very beginning Jason Hamilton has been in close contact, answering every question I had (which since this was my first property managing experience was a lot of questions). He even worked with me to get the house cleaned which was a huge weight off my shoulders. And I received all of the photos that were taken of the property for my records. The house was listed for less than a week before being rented! ( I am sure this may vary depending on the season, but I was so happy). Everything took place through docusign so I didn't need to go back to Orlando at all and any changes to lease I needed were done within the same day. So far I am so satisfied with Jason and the staff and realty medics and have recommended them to my friends for all pf their property management and real estate needs. read more

Which tells you that you are better off with The Realty Medics and Tiffany better than any other realtor. She understood our needs, heard our opinions and found the property in the price range and quality we were looking for. Needless to say like most parents we live out of town and she took care of everything. Not only as a realtor but as a friend too. She helped and went beyond her scope to help us close this deal. This is my first time to rent my home through Realty Medics. I am very happy with their service. They are very professional and helpful in addressing homeowner and tenants concerns, especially Jason and Ben are working hard and provide guidance. Justin also did a great job in taking photos of the house. Each time if anything needs to be repaired, they will take due care and make my tenants happy and also keep me updated and let me know the cost estimate before they repair. Marjorie Martell is our new property manager at "The Realty Medics" and tho we have really had no direct contact with her, I think that speaks to the fact that she is doing her job and doing it very well. The rent check is in the bank on the day it's supposed to be there which is important to us as we only have the one rental unit. Our most recent tenant will be going on her 4th year in our town home and we credit much of that to the fact the "The Realty Medics" did a wonderful job of vetting, would be tenants before they were considered and they have been doing this on our behalf for over 10 years. I signed the property management contract in May 2015 with Realty Medics since I do not live in local. As I put my house in both rent and sale market, and the house was not sold after couple months so I decided to make it a rental property again. I got my tenant 1 week later after I noticed the property manage to resume the activity in the rental market. And the tenant moved in one month after. I am very happy that they called the previous approved applicant so the vacant time is shorter than I expected. They have a team, each focus on different tasks. Accounting manager is for finding the new tenant; maintenance manager is for fixes and such and property manager is manage the house etc. Overall I am happy with their work. read more

I am a new owner to my second home and the Realty Medics make things go smoothly on the rental process for my house! My house was rent in two and a half weeks after posting, it's impressive! I have been a client of "The Realty Medics" since December of 2012 starting with renting a 4 bedroom home at a great price. The rental process with a professional and friendly staff was excellent. The online payment was easy. After less than a year we bought a home and moved out of the rental property but after our experience we listed our own rental property with them and it has been a great success. They have keep it fully rented and we have never missed our monthly net distribution. They take care of minor repairs needed and bill us.
