During my stay at UC Denton, my roommates & I noticed roaches in the kitchen predominantly. We submitted several requests to get rid of the roaches but nothing was done aside from a guy showing up with a little can of spray, on one occasion. Valet trash wasn't collected several times and instead left to accumulate although we payed extra for valet trash mentioned in our contracts. I payed rent every month, on time, & moved out when my lease was up July 24. It is now November 30th, almost December, and I have yet to receive my initial deposit check that I included to move in. I've reached out to Michaela, the Property Manager, several times via email, only to receive excuses about no control over the mail & constantly asking if I'd like the initial check voided, "re-cut", & sent. I inquired about a tracking number for the check. Yet I've been told that there's no tracking number for my deposit check that was allegedly sent out twice now. Management has overall poor customer service, extremely unprofessional, and crooked to withhold my deposit check & give excuses. I have reported UC Denton to the BBB. Next step is suing them. Save yourself the aggravation & simply DO NOT move in here! They will get you leased & moved in quickly but then the night mare begins. Living here was miserable for me. When I moved in, my apartment wasn't even ready or clean and everything was covered in plastic. It was filthy: weed on the counter, trash all over the floor, dirty clothes everywhere, not to mention the sink and bathtub were BLACK. I was paired with smokers when j specifically said I didn't wanna live with smokers. One of whom smoked inside and refused to smoke outside. Two of my roommates weren't students, and the one I shared a wall with was a music producer who played music at all hours of the night and smoked weed with his friends (inside) daily. I was also paired with extremely messy people, so I was constantly cleaning up the microwave and counters. My catalytic converter was stolen off my car, and the office did literally nothing to help. There were also no cameras, so I was screwed. A DWI happened in front of my building, and two cars were totaled as a result and the student responsible was arrested. Mind you, the office had no idea until I told them and I had to get the license plate and contact one of the victims myself because no one told her someone wrecked her car. The trash valet dude tried to run me and my roommate over in his kidnapper Chevy Astro van, and one of my friends roomies overdosed in his room (he didn't survive) and UC Denton was quick to re-lease his room. The office won't help you with any of your problems, so if you have shitty roommates or you need something fixed, good luck. Our microwave was broken for over a month before they came to fix it, and by then I bought my own and kept it in my room. They also charged all of us when it was one persons fault. The mechanics are unhelpful and rude, not to mention being extremely creepy and flirting with people I was friends with. Rent was cheap, but I wouldn't live here ever again if my life depended on it. It was horrible. DO NOT RECOMMEND. Update: Megan, your fixers "explained to me" that it wasn't okay by calling me an idiot. Bleach is meant for hard surfaces and it won't kill you if you use it to clean microwave. I know I specified no smokers when I moved in. Wished could be a zero. Yes the front office will speak nice to you . But question? How do you tell a student to sign a lease even if you do not have a job and tell them they can self qualify after signing? You pay a application fee then you fine a guarantee to help you qualify? How does that work? Then the guarantor doesn't qualify either but you said the student can self qualify ? So she signs without qualifying? Than you say it's a legal binding even though she Never Qualify as it says in the contract! Also you harass her and tell she than has to find someone else to get her lease which she does for them and still have to pay 400 dollars for the relent fee. Please explain how that works. First.she never qualified . Never did the background check or anything and told her to sign. ???? Also once you bring up the contract where it states that she can't have a lease without the terms listed to qualify she still owes them 400 and if you want to take them to court it is fine???? Went to move in my senior student and the apartment they were putting her in was full of mold in the utility closet, the kitchen counter was falling apart and also filled with mold. My student already suffers from asthma. The stove top was not functioning because the wires weren't connected, the rings that hold the burners in place were gone. The fire sprinklers were spray painted over. When asked to move or break the lease I was told I wouldn be charged 300 and I might not get the rent I paid for September back. My daughter leased from here. I don't even know where to begin. The electricity did not work properly literally the whole time she was there. Cockroaches all over. Very run down. Apartment you get is nothing like what they show you. Pool is never open. My daughters roommates were engaging in illegal activities and she requested to move to another apartment. Issue is the office should have put a stop to what was going on in the apartment but, they didn't care. And then she had to pay to transfer to another apartment for her own safety! UC Denton charges $969 monthly for a Modern (4x4) apt and that's way to expensive for a unit where the floor had scuff marks when I moved in. The leasing manager doesn't care about problems, especially when dealing with dirty roommates. I emailed her that there's roaches in the kitchen every night (last month) and still hasn't got a response back. Please save your money and live somewhere else. Living here has been by far the worst living experience I've ever had. Every four months our apartment would flood through the hallways and ruin our carpets. Our ceiling leaked because of upstairs neighbors and caused our ceiling to fall apart, but maintenance marked the repairs as "complete" when they did not fix our ceiling. There is a roach infestation and they have refused to send out the exterminators for us, and there has been mold in the air vents. Not only this, but the air quality is also poor. I asked them to fix the button on out faucet (easy fix right! WRONG) it worked for two days and now my faucet jump scares me whenever i turn it on. third, is that when you sign your lease, they don't tell you that your also sharing a room with an army of ROACHES. I haven't been able to sleep in my room for a week because of how many i've seen, and when you complain they send you a email saying they will fix it... and then they don't. So basically i'm paying rent for a room i can't even sleep in! UC denton is not worth it! there are so many better apartments that are around the same price. Would not recommend. Trashy and not well kept! I also had AC issues and they make you pay for it regardless of whether it works properly. My friend moved apartments within UC and still dealt with the same AC issues. Pool is closed 90% of the time, when it opens it closes a day or two later for several days! Front office staff is only helpful if you ask yes or no questions, and the answer will most likely be no. They were also not considerate during Covid.... The one star (that you have to pick) is for the maintenance team who was always very nice! Would definitely think twice about this place though! read more

Upon approval for an apartment unit, I was assigned a mold and mildew infested, "upgraded, luxury" unit. The front entrance, kitchen area, and laundry room were all compromised. My experience at UC Denton has been down hill from there. The place reeked of mold and mildew. There is still currently a person living in that unit whom may be mentally impaired. Therefor, tolerable or unaware of his unhealthy living conditions. He is also from another country so possibly unaware of USA health codes and standards, though I communicated to him that this was sub standard. When I brought this up to management and asked to be reassigned to another unit, immediately, I was met with excuses. The manager of UC Denton, Alissa, blamed the mold and mildew on the gentleman living there who was from another country and, again, possibly mentally impaired. The manager's logic was that the gentleman who lived there should have made her aware of the mold. Instead of taking responsibility that her staff did NOT inspect the unit prior to my arrival, which I told her. All the manager, Alissa, does is DEFLECT. Next, I was assigned to another unit with its own issues...Two of those many issues being the included washer and dryer. My washer would not begin a wash cycle, initially, but flooded my kitchen and laundry room area once maintenance "repaired" it. I had to wait several days, put in several work orders, and call the front office several times, for my washer to be addressed. Next, I inserted a load of clothes into the washer and later realized water was pouring out from the bottom of the washer. Since the washer leakage threatened UC Denton's property via water damage, maintenance workers came out to address this issue the very same day...I was given a newer dryer the same day as well. Keep in mind I wasn't able to wash my clothes for over a week. Next, I realized my dryer, too, was not working. The dryer would not heat up. I put in a work order for maintenance to address this issue as well. This took several days for maintenance to show up. However, I was patient and took into consideration that perhaps maintenance was very busy with work orders of others... EVENTUALLY, after I called and called and called the front office, the maintenance staff members made their way over to "fix" my dryer. Only, now, my dryer was heating up, but also RUINING my pillow cases, sheets, and other bedding. My smoke alarm kept going off due to the dryer burning holes into my bedding that I payed money for. I alerted the front office about my dryer ruining my bedding and my fire alarm going off every time I turned on my dryer. I was told, "Maybe you should let the dryer run a few more times." When I further investigated inside the dryer, I realized one of the dryer vents was charred & dark, compromised. I was told to submit another work order. It has been several days, once again, and this issue has not been resolved! I have physically been living in this apartment unit since June 12, 2020 and have NOT been able to wash and dry one load. It is now July 8, 2020 and I STILL have YET to be able to complete one load! On top of that, some of my clothes are ruined as well because they've been waiting to be dried! My neighbors' trash also left to rot outside for weeks/months despite a valet trash pick up in UC Denton's leasing contract that we pay for. Of course their trash accumulated and rotted outside, attracting gnats and bugs...all due to incompetent management that specializes in "PASSING THE BUCK". Which leads me to the big problem here and the long list you have to wait on for an Orkin visit. The only staff member who even cares or gets anything done, is JaCoby. Alissa, the manager I believe or some poor excuse for a manager, could care less! If she cares at all, it'll be after you physically go to her office and respectfully confront her. It is so disheartening that establishments like this seem to take advantage of college student tenants whom pay rent on time and follow the rules...especially during a time of civil unrest in our nation and a global pandemic. UC Denton will save face, present model units in pristine condition, and say whatever to convince you to sign a leasing contract. After that, they could care LESS about you unless you COMPLAIN, COMPLAIN, COMPLAIN! If you sign with UC Denton, expect to call and call and call the front office, to resolve any minor issue. UC Denton, if you're reading this and have responded with MORE DEFLECTING, EXCUSES, and LIES, lie all you want but there's something called social media and BBB.org. My daughter's unit has been without hot water for over 17 days. Numerous attempts have been made by the unit's residents (4 total including my daughter) to have that lack of hot water addressed. This place is horrible! Don't rent here! My daughter's unit did not look like the model and was not as large. It was dirty and had not been cleaned at all. The carpet was stained with dark spots completely across the entire floor of her bedroom. It was nasty! She has had air conditioner issues the past two weeks which they can't seem to get rectified and they don't address issues on the weekend at all. Office management seems to have no ability or desire to address issues with maintenance people. You are told to do a ticket and wait...and it may be several days. Beware, it's a disaster. Our air conditioning has been out for over a month and when I call, all I get is a text response about how they're aware and there's no need to call again. It's been weeks since our apartment has been under 75 degrees, with summer approaching I'm not sure what they want us to do. Also my roommates that have lived here months before I moved in, have put in multiple maintenance reports for our dryer that takes 3-4 hours to dry clothes fully. This apartment complex does not care about current residences. There have been countless times the ac breaks and malfunctions and they never seem to fix it. It's always been constant for this year. In the winter storm our heater went out. When we had elec. however when maintenance came to fix it, it took multiple requests and calls to have them to come and they said it should work and nothing. Our stove only two burners work. It has been like that all year. When you put a request no one comes. There are many many more issues that i can continue on. This is the type of apartment that looks nice on the outside but extremely crappy when you are a resident. Look elsewhere. Upon move in the apartment was extremely dirty and filled with mold. To start off my experience, I was welcomed to a dirty house and an ant problem in my room. The house had not been cleaned, even though you are charged a deposit which includes a cleaning fee. There was also a roach problem, even though my roommates and I are clean freaks and never leave anything out. Our dryer also broke, and it took them 3 months to get this issue resolved. It was a bunch of going back and forth, it took us going to the office every day for 2 weeks and consistently talking to the leasing manager to get it fixed. Currently our a/c is broken and has been for over a month now, keep in mind it is getting hotter as we are approaching May and only 2 air vents are provided per unit. There is no security at all surrounding the apartment complex, no cameras and no gates keeping nonresidents out. Hands down, this has been the worst living experience I've had. If you are thinking of living here, I would 100% recommend you spend a couple more dollars and save yourself from this stress. read more

My son leased here. Over the years, he dealt with unruly roommates assigned to his unit that had a dog that damaged the common area and chewed up his vacuum cleaner cord, a roach infestation that despite multiple pest control calls, persisted throughout his multi year lease, AC issues that only recently got fixed but resulted in water leaking out of the ceiling soon after. Twice, he got stuck with the entire apartment utility bill because the complex could not fill the other three units in his 4 BR unit during Covid. Despite pleading with them for relief twice, they quoted the section in the lease indicating my son was responsible. This company just doesn't care. To add insult to injury, he received a final move out bill with close to $900 in "excessive damages" charges with no recourse to dispute. If he did not pay the "no hassle" move out fee, it would have been close to double. This place will suck you dry with fees and expect you to pay for their maintenance post move out. I had to laugh, there is even a $150.00 fee for not providing 75 days notice of intent to move out (luckily I read that in the lease and made sure notice was provided). Seems 1 star ratings are a common theme in looking at other reviews. I wish I would have invested the time to look at reviews. Take it from me, avoid this place. read more

If I could give UC Denton zero stars I really would. So you first move-in they tell you that your apartment is going to be clean when you move in obviously as any apartment should. You should raise hell in advance at their leasing office because trust me that shit hole is not gonna be cleaned unless you do it. Not only did we clean her own apartment which should not have been the case because it was our first day into that place, but two of our cars were towed after being registered. Any visitors that we had we put them in a visitor spot we had their names in our guest registration and they were ALSO towed. Do yourself a favor and pay an extra hundred or $200 a month, than deal with this headache. Any Frontline employee at the leasing office is extremely rude and super irresponsible. Their guest service is lacking every aspect of the guest service position. All of our furniture when we moved in was almost torn up and disgusting, our kitchen had oil on all the cabinets and grease all over the place and we cleaned it ourselves my bathtub was black at the bottom and I cleaned it myself. My fan until this day still broken and I have put so many requests to get it fixed. Our fridge broke down and we had put in an order about it and about the icemaker and apparently it was fixed already but all of our food went bad. And after putting in three different work orders for our icemaker the person who fixed it at the end was my boyfriend. UC Denton is an affordable place to live and does a great job for the price. It is a stepping stone for many of the residents (mostly college students). I moved in around 07/2018, and recently moved out a few months ago. The maintenance crew is quick and the management team is incredibly accommodating. Anyone moving in should know that this apartment complex is a 2 minute drive from UNT, so expect college-aged parties and activities to be going on. The walls are pretty thin, so you'll have to be stern with roommates if noise is an issue for you. The UC Denton team will ask residents to keep it quiet and issue warnings/fines to people who are being overly disruptive, just let them know. Also, UC Denton does not control the trash valet workers. They have had a tough time finding a professional service that actually does the job, so issues with the trash service can usually be directed at whichever company is in charge of it at the time. Anyone moving in should also realize that UC Denton is not in control of its residents, and they can only do so much to maintain a happy living environment for everyone living in the complex. The management crew frequently puts together hangouts, parties, refreshments, etc, and they're pretty good! They hosted a couple of light-up foam pool parties before COVID took over the world. When I was looking for a place closer to my school, I kept thinking about how I'd miss how great the UC Denton team was. They have a lot on their hands with all of the college-aged residents, and I never had to wait longer than a couple days for a maintenance repair. The apartments themselves need some work, but renovations were happening around the time that I moved out. I want to give a shout-out to Jessica (I believe she is the leasing manager). She's got a level head and really cares about the happiness of the residents, I'm really glad she's part of the UC Denton team. read more

I have lived here for over five years. I absolutely love this place. The bath rooms are big. The closest are the right size. The rooms are nice and spacious. I loved that this place is fully furnished. It has a washer and dryer in every unit. Which is awsome to have so i dont have to go somewhere to wash my clothes. The bed is nice and comfortable. It is also a big matrass. The staff here are super friendly. What ever question i have had they have answered. They have also been super friendly to my service dog. They have accommodated both of us while we have lived here. Every year they have pictured with Santa for the pets. They also gave me no issue when i told them i had a service dog. The internet here is fast and reliable. They put on different events through out the semester. You can win different prizes at these event. What even is better they have computers and printer that you can use in the club house. There is a valet trash service that is a bonus to have. read more
