I have now lived in the Royal Belmont Apartments for two years. Overall, I am very happy with this experience. The management team, from Dean to Chris, to Ben, to Raul, have all been exceptionally pleasant, friendly, and very professional. I am impressed by the quick responses from the management team, as well as by Casey and the maintenance team whenever I have had an issue in the apartment or on the property. For a fee, one of the maintenance men even put together a complicated storage unit for me. The amenities: I love the convenience of the shuttle when needing to get to and from the Alewife T station in the morning and evening. The landscapers ensure that tree branches and limbs do not encroach on my balcony space (the little details), and the mail and package rooms are kept very clean and orderly. The recent painting and rug replacement has made a significant improvement to what were dated rugs and walls. The Clubhouse, media room, gym, etc., are always clean and clutter-free. And, the (free) coffee/latte, etc., machine is a nice bonus. Downside: There's a dog park, but no park or playground for the children. This can lead to children running around in hallways, driveways, and other public areas. Despite the few challenges, I will be renewing my lease for at least a third year. read more

Run. Don't walk. Run. Royal Belmont is owned by private equity, and management treats the building accordingly. They don't upkeep the building and as a result, it is falling apart. Rugs in hallways are disgusting and dirty. Elevators make awful noises. Floors are coming up in some apartments because subfloors and crumbling. Place is a mess and getting worse. read more

This place is great for anyone who don't mind 15~20 minute walk to the alewife station. It would be great if they can add the street lights on Acorn Park Drive but i know that this is not Royal Belmont's decision, and they also have shuttles during commute hours. As someone who lived in one of the Cambridge Park luxury apartments before, royal belmont offers everything that they offer if not more. Previously I would have given this place a one star rating just for this one guy named Chris who was very rude and unfriendly, but he no longer works here and I cannot be happier. Every staff members are very nice Rodyl, Tony, and the other lady in glasses I cannot remember the name of on top of my head. They respond to emails quickly and if you just stop by their desk to chat or ask questions they would be more than happy to do that for you. Maintenance is speedy and helpful; they often respond within 0~1 days and fix any problems you may have. I have had no problems with this place and would definitely recommend it to anyone who is interested. The old 1~2 star reviews regarding customer service should be disregarded as they did change a lot after Chris leaving. read more

When we first moved in, 1.5 years ago, all the staff were extremely helpful and accommodating. Today not so much. One important function that the Royal Belmont staff used to do with great care and detail was to manage the packages being delivered. Each and every package was marked with the appropriate apartment number and placed on a shelf that was designated for that building/floor. All packages were placed in a secure room where a code was needed to access the room. Today, the packages are not marked and basically thrown in a large unsecure room with all packages just piled in the room with no organization around apartment number or even building number. As each resident looks at every single package to determine it if belongs to them, the packages are moved and shoved around, pulled out from the bottom of piles, etc. This creates conditions for damage to occur to packages after delivery. On average there can be anywhere from 0-20 packages on the floor and during the holidays the number soars to 20 and more. Each and every resident has to go thru each package and read the address label to determine if it belongs to them. This can take substantial time and effort which is repeated again and again and again. There are times when you go to look for your package and have to go through some of the same packages that you looked at yesterday. There is no process that the Royal Belmont Management staff have implemented to help residents manage this process at all. Nothing is secure either which is a large challenge and a big concern. In speaking with The Royal Belmont Management (Madison), she has stated that the resources are not available to manage the packages and instead have been assigned new duties and responsibilities. Some of the additional responsibilities include event management such as meet and greets. Madison indicated that it is the responsibility of the delivery people to mark the packages. Not at all what I was looking for in terms of a response. I took that response to mean that the practice will continue and each and every resident will spend wasted time looking for their package in a pile of packages piled on the floor. We will most likely be looking at other options for our new lease. I may be the only one who feels this way but what a large disappointment. These units are anything but cheap. I would rather have our packages managed and less events and less meet and greets. Curious to know how others feel. . read more

This is a long overdue review. Our experience with Royal Belmont was beyond amazing. Samia was very nice and answered all our questions. She also was very knowledgeable about the school district (since we were trying to choose between living in Cambridge or Belmont). I'm so glad I listened to her advice about the schools. We stayed here over a year and would have stayed longer if not for another work opportunity. The team there was great as well. When we needed help with mounting the TV and checking any thing inside the unit, they were there right away. I wish I could remember their names. Thanks so much for making us feel at home! read more

Staff not helpful. Never reply my call. They want to show that they care by replying to reviews and creating some fake ones, but they do not bother to care at all. They know your time is valuable, so they'll just let you wait until moving out. read more

We wish we read real reviews before we moved here about a year ago. Other residents have posted real reviews, but were paid to remove them. These are the known issues at the Royal Belmont: - No soundproofing. Metal beam construction. The floors and walls are like a giant drums and your pictures will rattle, your plates will jump off your table. Sleeping or any quiet time is impossible. Residents have reported elevators and HVAC units noise level readings at over 90 dBA. - The pool and any shared spaces are monopolized with families with small children. - English is not the common language spoken at the Royal Belmont. - Alewife is not realistically walkable, especially at night. No streetlights. - The lobby is decorated well -- don't be fooled. This is the only thing appearing "luxury" about this place. Getting paid to take this down is not going to happen -- we want to help the next person because we would never have moved here if we got these facts. read more

Do they want your business? I'm always amazed when you want to give a company your money and they don't have their act together enough to return your emails or calls. I tried for a week to get in contact with the leasing folks. Nothing except an auto email saying they will contact me shortly. This does not bode well for living there when the landlord can't pick up the phone. Still time to turn this around though... read more

My 100% interest in moving into the apartment turned to 0 recently after going through the terrible communications with their leasing "specialist"...rude on phone, never reply emails and disrespectful and very passive when leading the tour...I'm quite confused why a person would do a job if he doesn't enjoy doing it...also I've never met anyone who is so unprofessional being a leasing agent anywhere...this fact is making me deeply doubt about the professionalism of entire property management team for the community....actually the buildings and facilities are new and look good and they've got some pretty good deals...but... the leasing agent literally ruined everything... read more

I have lived at The Royal Belmont for over a year. I love being here. The apartments are light and airy. The buildings are immaculate. The entire staff is friendly and helpful. Problems are addressed quickly. The complex attracts people from many parts of the world, which creates a stimulating environment. I thank Tony, Samia, Rodyl and the rest of the staff for creating and maintaining this community. The clubhouse provides a space for us to meet informally and for planned events. read more
