Brad, was determined to give me a fabulous experience of what life would be like if I chose The Park SM as my new home. The roof top park is their biggest selling point and their gym will make you want to cancel any membership you currently have, its gorgeous. Months after moving out, they're still trying to threaten me with a 6k bill for BS charges - including an entire month of rent after I had moved out. They stole my ***entire*** security deposit. This is the first time I've been straight up scammed by a landlord, and it's really disappointing. Management (Stan and Desiree) refused to acknowledge any emails during my tenancy about their creepy doorman Taylor, who made me and my girl friends so uncomfortable I stopped using the front door. They didn't care when another security guard gave a key to my apartment to random people on multiple occasions... There are cameras in every public space; doorman Taylor would often brag about watching & listening to residents; gossiping like a middle school girl about what he saw them doing on the cameras - even though The Park advertises privacy, comfort, safety, and security as something you're paying a premium for. When I complained about these employees, they did not care and would not even acknowledge what I was saying. Being uncomfortable coming and going from my own home because of an employee was NEVER something I'd experienced in other luxury buildings, & it made me quit apartments altogether. Management doesn't replace worn down gym equipment & they refused to replace the outdoor seating cushions after weeks of absorbing toxic chemicals from the January '25 fires. During my 18 month residency, the gym shower and wet sauna had a mold issue / drain fly infestation. Upon moving out, this still wasn't fixed. management would give me so much attitude when I would remind them they were charging residents for a spa that was half working and fully unsanitary. When I moved in during Sept 2024, there were lots of younger/international residents. However, after the fires, the building was filled with older displaced Palisades residents. They can frequently be overheard yelling at valet/cleaning staff, making racist comments, and all around ruining the peaceful beach vibe. It felt like I was suddenly living in a retirement community with the rudest, most entitled people in America. The most laughable thing was the employees that relentlessly beg you to join the building's $350/ month 'members club', advertising it as weekly dinners from a private chef. In reality, they do a catering order from unhealthy, mid restaurants on doordash and make you eat off of plastic silverware and paper plates. and they are charging a HIGHER price than soho house ..... please be serious. The pros to this building: the cleaners & valet staff are so kind and friendly, they always made my day. The weight section of the gym was always pretty empty during the day. The towel service at the pool is great - mostly because without towels, their outdoor cushions make your skin itchy due to absorbing the chemicals from the fires. These people cannot get anyone to re-sign after a year. Just overall such a weird experience for being one of the most expensive apartments I've lived in.

When we first toured this place, we were moving because of mold in our last apartment. we directly…read moreasked the leasing Manager Lucas if there was any issues with mold currently. he said, "nothing like that here". and it was a lie. not only did he lie to us, but he pressured us into signing the lease with a few hundred dollars as a security deposit for this special. when we signed the lease, there was constantly issues from the minute we received the keys. first thing I noticed was that scaffolding was started on half of the building, and over 6 apartments were under construction. a nice enough neighbor told me what was going on that they said that she's been dealing with a leak for 3 years, and had to get a lawyer to get the management company to fix it. with over the 4 or 5 neighbors I talked with, even they stated that their apartment was being worked on, and had to use other apartments in the building more many reasons. and when we told green tree property management about being lied to, we asked to leave and to be refunded fairly since we were bullied into paying a full months rent when signing the lease, even though we signed a lease on the 22nd of October, they made us pay $4050 to get the keys. now we are trying to get a fair refund and asking for them to pay for our move because of how bad the issues were in the building from the first day we moved in. They initially our request to leave, however they are charging us $950 for more lies and inaccurate Information. we didn't even go through a walk out inspection and frankly didn't even fill out a move in inspection form. obviously there were issues that I uncovered from the first few days living there, like how the drain in the bathroom tub didn't hold, so you were only relegated to showers only. funny how they didn't even mention it on the walk out inspection form, but repainting fees that range in over $600 when we didn't have one scratch on the walls or anything hung on the walls during our 21 day stay just shows you how horrible these people are. they will even use the same lines to you, they were probably trained to say," we're not slumlords here". but in fact, the countless instances that I experienced in only 3 weeks living there was an absolute nightmare. I want to formally register an incident that just happened again in my apartment. I have been…read moreliving here for five years, and multiple times I have experienced leaks, whether from the bathroom sink, toilet, or kitchen sink, that have flooded the entire apartment. This has also happened to other residents I know. It feels like the expectation is that instead of calling a plumber right away, we are supposed to let the water continue flooding so that we can take pictures as proof. But in the middle of an emergency, no one is thinking about documenting the damage first. Our natural instinct is to stop the water from spreading and prevent further disaster. Today, my bathroom flooded again. Even though I managed to clean it up, there was clearly water throughout the space. Just because the water is no longer visible does not mean there is not a problem. If these situations continue to be dismissed, the issue will only get worse over time. The response I received, "If I don't see it, as far as I am concerned everything is fine, and there is nothing I can do," was not from the maintenance request team. The maintenance staff on site have always been professional and helpful. That comment came from a man wearing a Douglas Emmett navy blue shirt, who was introduced to me as a supervisor of the maintenance team. I do not believe this was the most professional way to handle the situation. I understand that you would like to see evidence and pictures, but at the same time, I am telling you it is happening. Would it not make sense to act now and prevent a bigger issue in the future? That is fine, I do not have a problem documenting it. Each time it happens, I will continue to register it so I have it for my records. It is unfortunate that I did not document the previous incidents, but I should be able to go back through the history of maintenance requests to show those occurrences as well. I will be looking into that today and starting to compile everything. I strongly request that you send a plumber to properly inspect and fix the underlying problem. It is clear that there is an ongoing issue, and it needs to be addressed rather than waiting for another major flood.

Can't beat the location either. 15 minutes from UCLA, 15 minutes from the beach and Santa Monica, walking distance to Starbucks, La La Land, Whole Food San Vicente shops & restaurants, etc. All of the neighbors were quiet and respectful - a mix of young families, working professionals, and retired folks. Covered and gated parking is a huge plus. Living next door to the park was such a great convenience for our dog and child. We were initially worried about the noise from having a unit immediately next to a tennis court, but we honestly could rarely even hear anything. Rosemary and Stephan were great landlords and Javier took care of any maintenance requirements very quickly. The team gets to know the tenants and really puts a personal touch on things, as opposed to the large corporate apartment complexes. One thing we really appreciated was the mix of residents, young families, college students, and young professionals, which gave the building a community feel. Some tenants were especially friendly and social, while others kept more to themselves, which was a nice balance. It was also great being in a pet-friendly building with other dogs and cats around. The walkability of the neighborhood was a huge draw for us as well. We're very thankful for our time there (just shy of 3 years) and have a lot of great memories from living in the building.

This is the third management team I have experienced here and they have just blown me away. The first two teams were great, but Riko, Jesus, Ismael and Oscar..they are a dream team. Amazing community events with the biggest turnouts ever. Maintenance requests addressed immediately, Ismael is the best! I have made new life friends here this past year, the residents truly look out for each other. Best of all Haven continues to attract loving like minded people.
