Absolute shambles. Stole my money. Lived here for 18 months. Moved out July 2025. Initially managed by Greystar who did a phenomenal job. Taken over by Buzzuto who destroyed the building. They have no idea who lives where and what the rent rates are. Horribly disorganized team led by Tyler in the main office. They deposited the wrong rent checks in the wrong accounts. Then told me it was handled only to take that money out of my deposit later. They refuse to acknowledge their mistake and now have forced me to sue. Would stay away. read more

Literally the MOST deceitful apartment complex that I have EVER encountered! Showed up to tour an apartment and the agent took me to a dirty apartment that was not ready to be viewed. After viewing the apartment, I asked to immediately cancel my application, where they charge you a $500 holding fee on top of the application fee. After canceling, I was told my $500 would be refunded back to me and I'm sitting here over a month later STILL waiting for my money! This is place is horrible with agents that lie to just get you out of the office. Don't even try to email them, because they don't respond! I was even told by their Parent Company Bozzuto, they can't even get them to respond to their emails! This place is like walking right into a scam and the Secretary of State needs to investigate them! read more

This Building Is an Airbnb Hotel -- Unsafe, Loud, and Poorly Managed Catherine Santa Monica markets itself as a luxury apartment, but in reality, it functions as an unsafe and unregulated Airbnb hotel -- and management is actively ignoring it. There are over 13 units listed on Airbnb, many of them three-bedroom apartments hosting huge, loud groups. Strangers cycle in and out daily, throwing parties, crowding the pool, shouting at night -- completely destroying any sense of safety or peace for long-term residents. We've reported this repeatedly. Management has done absolutely nothing. And the issues don't stop there: * The garage gate has been broken for 3+ months, yet we're still charged $160/month for "secure" parking. * I still don't have a mailbox key, despite submitting multiple maintenance requests. I can't access my own mail. This isn't just a bad experience -- it's neglect. Between the Airbnb chaos, lack of security, and poor communication, it's clear this building prioritizes profit over its residents. I lived at Junction / Cathrine Santa Monica for a year and paid all of my rent on time. Unfortunately, my experience took a major turn for the worse after the property management changed. Before the management change, it was a fairly pleasant place to live. However, after new management took over, communication became extremely difficult, and in my personal experience, the handling of resident concerns drastically declined. I gave more than a month's notice of my move-out, but due to what appeared to be disorganization during the management transition, my notice was apparently missed. As a result, I did not receive my $2,000 security deposit back and was unexpectedly charged an additional $1,500. In my opinion, the new management has been disappointing and difficult to deal with. I personally felt that the process was chaotic, unprofessional, and stressful. Based on my experience, I would encourage potential residents to be cautious and document everything thoroughly if they choose to live here. Living at the Catherine has by far been one of the WORST experiences I've ever had as a renter. Originally there was a different management but once Bozzuto took over it all turned to shit. Time and time again management makes empty promises to buy themselves time yet never does anything about the actual issues residents have. The amenities were never kept up with and there was constantly broken equipment in the fitness center and dirt and grime in the pool. When we complained about this management told us they'd be ordering a pool skimmer, yet weeks later the pool remained dirty and a skimmer was nowhere to be seen. The pool is also advertised to be heated but once management switched they stopped heating the pool as well. Jasmine, Tyler, and Kevin in management are the most unprofessional and incompetent group and don't know how to do their job. Out of nowhere they changed the garbage and recycling garage code and never sent out an email or any notice, so residents in the lofts had nowhere to put their trash. In order to find out where to put trash I had to hunt down maintenance for them to tell me to bring my trash upstairs across the alley to the chutes, or down the alley to the next set of units. Other residents in Phase 1 I've never spoken to have ran into me asking about the same thing, since management blindsided residents and gave no answers. Why? "Because sometimes residents leave it open, we're trying to find a solution".... Are you kidding me? We have on-site security and you can't even handle a few residents occasionally leaving the garbage open? On top of that, when new management took over even the game room was altered with no clear plan, taking out more amenities like the vending area and seating. Packages constantly get stolen or misplaced and management does nothing to help. Cars will be parked in the alley for hours and management will do nothing about it, yet they will place notices on resident's cars parked in the garage threatening to tow them. They also started charging insane hourly prices to rent out the pool room for parties or small groups when it used to be free to be reserved with the old management. The key fobs to get in and out of the mail room and garage only work half the time because the door gets stuck, yet nothing has been done to fix it, making it impossible to open from the outside at times. I've been stuck outside for 15+ minutes, and if you call the office on the keypad no one answers. The back door handle to our patio also broke, leaving us no way to lock the door. When maintenance fixed this with a new handle, we had the same issue once again and couldn't even lock our own back door (we were on the 1st floor). We put in a second request that was never answered and our door literally remained broken until move out. Upon move out we were told we had to submit a physical form in person 30 days prior to move out (understandable), yet the "printer amenity" needed for the form is a pay-per-use service with a minimum credit starting at $5. So on top of everything else, a service that used to be free was now forcing residents to spend more money just to end their lease. After going through these extra steps I had to hunt down staff in the leasing office, having called twice leaving messages and showing up at the office multiple times with no one there. Then, upon move out when I asked for an extra day, Jasmine told me I never submitted the form needed to vacate the unit. The staff does not communicate with each other and in turn it only hurts residents more. Because we weren't in the system for move out we had no guidelines on what to do and ended up being charged for multiple extra days in the unit because we didn't fill out a form handing in the keys, when I spoke with Tyler and Kevin the afternoon of my move out and neither said anything about protocol knowing it was my last day. It wasn't for four more days on Sunday that I received a call from Jasmine asking about keys and the form. Where was this call before? And now I owe because of it? Ridiculous. Everything this management does is for their own self gain and they act like they want to help residents when they just want to make a quick buck. Do not move here. read more

Customer service is nonexistent. I applied here for an apartment as my family lost a house after the Jan 7 fires. They never called us back, but they made sure to cash the check for the "application fees". I called numerous times and sent emails requesting a refund of the fees. Of course, they never did. Seriouly rethink leasing a unit in this building...the points below may be factors adding up to inconveniences of being a resident here. Don't even bother trying to call the leasing office because no one ever picks up. They scarcely reply to emails and when they do, they don't mind giving the same excuse that their server was down. Better luck to physically go to the office to bring any inquiries to their attention. I don't know if they are short staffed but maintenance takes a while to address issues in the apartment. I called after hours and the voice message provides a phone number for the on call technician but they refused to come because they were off the clock...then do not call it "ON CALL." The bathrooms are spacious but surprisingly has very little cabinet and storage space. Toilet paper ring is not only placed awkwardly but is hung way too low. The kitchen sink is extremely shallow. Every time you wash dishes you would have to be careful not to splash a fountain full of water on the counter and floor. The floors and walls are PAPER THIN...you can hear everything. Especially if you have tenants above you you can hear every footstep. The fridge is so loud and make sure to wear ear plugs when doing laundry. The doors are shutter like so the sound echoes. One leasing person told me our mailbox was the same as the apt number so I went looking high and low and couldn't find it. Turns out it was a totally different number. The biggest concern is the mail room...it's a total mess. I don't know if the lockers are full but the packages are left unattended on the table. If you do not track your packages to the second it is delivered, there is a high chance it can get stolen. read more

Omg, I just moved in and I am living for this place! The building is gorgeous, and I seriously can't get enough of being only 8 blocks from the beach! Plus, the management is seriously SO sweet and helpful. They've been a total lifesaver! So, my neighbor was telling me that the building used to be managed by Greystar, and let's just say... not cute. But thank goodness they were replaced, and things are WAY better now! ‍ And, okay, lowkey--the maintenance guy? With the 6-pack? Like, WOW. He's definitely my new pool boy, haha. But honestly, I can't even explain how amazing everyone has been. The two pools are perfection for post-class hangs, and don't even get me started on garage parking! SLAY. Thought I'd add to the 1 star review. You would think this place was a dream, for the price they charge you per unit. It looks nice on the outside but it's a mess on the inside. I don't know what else to add that hasn't already been stated. DO NOT LIVE HERE The leasing office/ management team is enough to make you rethink signing a lease here. They never answer the phones, they never reply to your emails, and they never last in their jobs. There have been so many different people who have worked in the office, I never bother learning their names. All of the poor reviews are about management. This seems like not a big deal- until you run into issues and no one is there to help you. The previous managers who were given 5 stars already quit. So don't bother looking for them. They can't help you anymore. They didn't even want to stay. Turn around. Find another place. When Greystar owned the building, the experience here was great. The building would reply to emails, host resident events, offer guest parking, and was a pleasure to chat with. Then the building switched hands to Bozzuto. The experience quickly dropped off. - Several units are now offered on Airbnb that management has done nothing about. So there are strangers and families wondering the halls with their luggage. And their kids are playing at the pool constantly. - Guest parking has been revoked without any compensation or conceessions. - Construction across the street is loud all day long. - The dog pound is loud, with sad dogs barking all day. - The Expo line goes right in front of the building, making noise all day. - Being next to the freeway, the homeless population hangs out on our block a lot. Some residents have had rocks thrown at them. We also had a homeless man enter the building and he got stuck on a ground-level patio, screaming for hours. - There are paid storage lockers offered, but they're tiny and made of chain-link fence material, so you can see all the contents. - The dishwasher leaves a soapy residue on dishes. - We experience fruit flies about 9 months out of the year, even when we stopped buying fruit for a month. - We were given our large rent increase notice posted on our unit door 29 days before our lease expires, and the notice says we must notify them about moving out with 60 days notice. The building itself is great, but our experience here has dropped dramatically as they request we pay much more in rent. read more

The building's architecture is beautiful, new amenities, super secured building tucked away in the heart of Downtown Santa Monica. The community is a bubble that doesn't even feel like it's in Los Angeles. Incredible views on the rooftops fire pits, seating areas, bbqs, swimming pool and amenities. You get to see all of LA from a new vantage point. Best sunset and sunrise views! Abundant landmarks are walking distance. You will be happy visiting and living here. Like a dream... read more

Dealing with Tyler McCrary from the Bozzuto leasing office has been one of the most frustrating and stressful experiences I've ever had. He is, without a doubt, the most arrogant and unhelpful person I've encountered in any professional setting. He consistently pretends to be helpful, but in reality, he ghosts you, doesn't follow through on anything he promises, and is completely disorganized. I was trying to have two girls take over my portion of the lease - a process that, according to every other real estate professional I've spoken to, is relatively simple if handled properly. But thanks to Tyler's incompetence, this turned into a drawn-out mess that took far longer than it should have. Despite calling daily, sending countless emails and voicemails, I received little to no response. I finally had to show up in person just to get a straight answer. I came in understandably stressed and frustrated, only to have Tyler condescendingly suggest I "needed help" and am "hot-headed." No, Tyler - I am not hot-headed. You're just incredibly bad at your job and it's infuriating being repeatedly ignored. I moved my stuff out on February 14th. The paperwork that Tyler was in charge of handling wasn't completed until around March 20th. That's over a month of being left in limbo because of someone who clearly shouldn't be in a managerial position. Save yourself the trouble and avoid dealing with him if at all possible. Bozzuto should seriously reconsider who they're putting in charge of leasing management. read more

I have lived in different apartment complexes in Los Angeles, San Diego, Manhattan, and San Francisco the past 10 years, and without question Catherine Santa Monica has been #1. Amongst all the other pros, there are 2 aspects that really shine the most: #1: the management and leasing office are friendly, attentive, and super helpful from the first tour visit and throughout my time living here. Gil and Simon go above and beyond to make sure their residents are happy. Gil especially is one of the nicest guys I've ever met, it almost doesn't even seem real at first, but you later realize he is the real deal and just really that nice and friendly. #2: the apartment complex is less than a year old, which means most likely you will be the first tenant in your apartment ever, everything is state of the art and brand new, and the amenities are the best I've ever seen. This is on top of being in the heart of Santa Monica, where the restaurants are A1 and the beach is just a small walk away. Sometimes it's scary to think about what my experience would have been if I ended up moving somewhere else in west la, and moving here has been one of my best decisions I've made in the past few years. read more

Submitted a tour request back on April 7th for an April 18th tour. The automated reply said the following: "Dear Michael, Thank you for contacting Catherine. We have received your appointment notification and someone from our office will follow up as soon as possible." No one ever followed up. Called a few times to see if appointment was confirmed and no one ever answered the phone on the few varying days we called. The day before the tour, I tried calling again and no one answered. So we, unfortunately, didn't even see the property. We checked out one right next door, which was nice, but would have been nice to see all the options for that immediate area. Hopefully anyone reading this has a better experience. We were quite disappointed and frustrated by ours. read more

** DO. NOT. MOVE. HERE ** And if you do stay away from the Phase 2 East building, ESPECIALLY E213!! There is practically no insulation in the floors and the upstairs neighbors are an absolute nightmare. Studio unit with two people and a large dog living there. You will be tortured DAILY with hours on end of heavy walking, at times sounds like stomping, constant random banging noises and loud thumping from when they get the dog riled up. One resident is home all day so if you work from home be prepared to listen to the noise all day, as well as when the other resident gets home at night. There isn't a time when they are home where there isn't constant noise starting early morning and usually continues until 10:00 - 11:00 at night, even weekends. Expect to be woken up numerous times a week by them. It's a 461SF studio, what is with the 12-13 hours of walking around........everyday??!! Have been complaining to management 2-3x a month in person for the last 10 months, emails to them, calls into security at night per managements direction and still no resolve. Banging on ceiling doesn't help and at these high rent prices who wants to be doing that?? These tenants were also letting their large dog urinate on their balcony which would pour down onto my balcony and destroyed my belongings. Complained for a month about it and still continued, they were finally served a lease violation warning notice and it still continued until the temp manager finally got it to stop. Who in their right mind lets their dog urinate on the balcony when people live below you?? Greystar is an absolute terrible management company and every negative review online is accurate - its no wonder why there are so many complainants on the BBB site and can't find a single rating above an F. They don't respond to emails and are so rude and condescending (not Gil or Brock). Don't waste your time with the regional manager either cause she doesn't respond either. Read reviews for the Junction apts. too This building is far from luxury, it's an over priced frat house. The building design is terrible, the open halls allows for any noise to sound 10x louder and you'll get plenty of residents and their friends drunkenly yelling in the halls late at night and you can hear clear as day with the windows closed. One of the guys facing the courtyard blares his music with the balcony door open at late hours. This has happened on numerous occasions and security has had to go up there but yet it keeps happening. People keep trash, boxes, clothes on their balcony. Buzzer on the lobby door never works but even if it did wouldn't matter because no one can get elevator access without a fob so you have to always come down to let people in or food deliveries (which the drivers still can never find Lincoln CT). If you are someone that actually likes to sleep in the dark forget it if you face the courtyard or you will have to invest in some really good curtains or blinds because your place will never be dark. I can't speak for the Phase 1 or Phase 2 West building but do yourself a favor and save a lot of money and do not move here. It is pure hell living here. read more

First off - I gotta talk about the people. Simon is the property manager and Gil is the leasing manager. I don't know if those exact titles are right but anyway - they are amazing. I actually consider both of them to be friends at this point. They are so friendly, helpful, responsive and willing to work with you on anything. Gil is just about the most friendly and welcoming person you'll ever meet. He's likely the one who will be showing you units and taking you through most of the process if you stop by. He legitimately wants to help people find apartments - I saw him dealing with a person who was looking for something different than what Catherine had to offer, and he printed them out suggestions of places to try which are directly in competition with Catherine! He obviously had nothing to gain from that - but he just wanted to be helpful. That's a snapshot of what he's like. Simon is awesome - you might not deal with him directly at first, but once you move in you'll get to know him. He lives on the property - which is always very useful, because those are the managers who really have a good sense of what's happening on the premises. I won't give the whole advertisement spiel about how close it is to the beach, and promenade, etc. That stuff is listed on the site. But I will say, if you want to live in Downtown Santa Monica and have easy access to the I-10 and PCH/Lincoln - it's a great place to consider. It's a high end, modern building - brand new with all the creature comforts you'd expect from a place like this. The whole complex is still under construction. The part that's built is only the first 1/3 of the total property, the other 2/3rds is actively being built. I think they plan to finish by the end of summer 2021, so if you move in now - be prepared to deal with construction noise. That also means certain amenities aren't ready yet - the gym isn't built yet for example. But they do have a rooftop yoga deck and an awesome pool! Anyway - if you're looking for a place in Santa Monica - definitely check out Catherine and get in touch with Gil or Simon. read more

Constantly have packages getting stolen, people smoking throughout the building and management does nothing more than send an email. This place has gone to shit over the last year, I would replace the management staff immediately but until then, definitely want to avoid this building at all costs. This is one of the worst apartment experiences we've ever had. The leasing agent didn't tell us that the outside of our unit shares a wall with an animal shelter. It's been over 9 months of constant noise, it's unbearable. The dogs bark roughly 18 hours a day. It's only getting worse, which is why I'm writing this review. We can't open our windows and we have to run a fan 24/7 to drown out the noise. Of course, the leasing agent that leased us the apartment is no longer working here. We complained to building management and all they gave us is $140/month off our lease. $140 for 14 months of constant noise??? Unbelievable. We would NEVER have leased the apartment had we known about the dog shelter. Not even if the rent was 50% off. It's torture. We can't sleep without fans, can barely work from home, and certainly cannot open a window...it's literally constant barking. This is just one of many issues we've had here. The units on this side of the building are unlivable. It's been a nightmare to say the least. If you decide to move to the Catherine, make sure you ask about the animal shelter, and make sure you're not on the side of the building that shares a wall with it. read more

We recently relocated to the LA area. During our initial search for housing, we were taken in by all that Catherine Santa Monica has to offer. The location of the property is ideal for us. It's walkable to the beach and downtown SaMo and to essentials like groceries and of course coffee. It's also close to the 10 for my work commute. The building is new and we liked the fact we'd be living in a new unit, with new appliances and fixtures. There are nice touches such as LED lighting and soft close cabinets and drawers. The property has great common areas to enjoy like the pool and yoga deck. There is a wonderful, spacious, and well furnished rooftop deck that provides excellent views to the north of the surrounding mountains and to the east of the metro LA area. When phase two is done we'll have a fitness room and pet grooming station. On top of all that, the property is secure and we feel very safe here. The other big selling point living here is the staff. Gil and Simon from the leasing office have been wonderful. They're very attentive and super friendly. In fact everyone that we've encountered who works here, like even the cleaning and maintenance staff, is professional and friendly. I also want to give a shout out to Dario who heads up property maintenance. The few issues we've reported, mostly because of little glitches because it's a new building and newly occupied unit, have been corrected super quick. I've been impressed. Lastly, we've met several other tenants in the first two weeks since we moved in. We've been made to feel welcome and to feel like we're part of the community which is nice. read more
