One month after I first moved in I was experiencing nausea and vomiting every morning. I lost 20 pounds in 2 months. After several ER visits and blood work I was diagnosed with mold poisoning and a high sensitivity to mold. We didn't realize there was mold covering our HVAC system and mold in the ducts. I had a mold specialist come and they recorded high levels of mold in the HVAC, ducts, and walls. He recommended a full fumigation (this takes at least 72 hours). Maintenance came, told me it was MY fault due to taking "hot showers", they 'cleaned' the mold (this took less than 2 hours) and left. The mold is already growing back. The only thing that has saved me is multiple air purifiers I bought for the apartment. In building 37 there is a boiler system and you do not have control over the temperature of your heating or cooling. The AC worked fine (VERY cold, I was wearing my coat inside in July) but in Oct they switched the AC to heating. It is Jan and I haven't used the heat once, even in 20 degree weather. My apartment is always hot and stuffy WITHOUT the heat on. There are large gaps in the baseboards where pests get in. We had a mouse infestation with mice living in our oven. Maintenance came, put a glue trap down, said they would come back and never did. The glue trap caught one mouse and I had to dispose of it myself. A day later they changed the work order from in process to complete. Our most recent problem is a house fly infestation in the bedrooms. I have waken up with fly bites on my hands and face. When I left for winter break I put fresh sticky traps on my windows. When I returned I there was 20+ flies glued to the trap. Minor things have also happened such as doors coming off the hinges, our fridge/ freezer randomly turning off and spoiling/ melting all our food. and the shower never getting hot. They also raised the cost of each load of laundry an extra dollar, when the washing machines are old, poor, and constantly rip my clothing. I have lived in 4 separate apartments in my life and have never had this volume and severity of problems. My roommate and I pay a total of $1,500 a month for this apartment and none of this money is used for repairs or upgrades.

We resigned our lease thinking we would be in the same apartment (like any normal resign would), but they moved us in to a smaller apartment in a different building that was really out of date. River Park has done nothing but lie to my roommates and me ever since we moved in, and they will 100% lie and screw you over too. I would look at other places to sign with before here. If river park/river edge is your only option, I would just live at home.

If you want 4 walls to live inside for reasonably cheap for a slumlord-run college town, this is probably your safest bet.

Most of the rental companies in Athens are already dog shit, but after having lived here for almost two years now this one has to be one of the worst experiences I've ever had. In one occasion, (take note that we are a house full of 5 college girls) over summer break while we were still leasing this house at some point maintenance people came in (WITHOUT a 24 hour notice or notice at all, which is ILLEGAL and is against our lease agreement) and fixed a small hole in my roommates bedroom. Why are they opening our bedroom doors and entering without us knowing we don't know... Most of our belongings were still in the house and none of us were even in Athens. Again with the maintenance people, they rev and kick up gravel with their noisy trucks at any hour if the day or night. We also were not told that we would be sharing what we thought was only our parking lot with the maintenance people. Yes our lot is large, but each of our five cars plus the 5 trucks that are theirs, along with the random people that our landlord would allow to also park in our lot it's not large enough. Just recently, one of our roommates who moved out and went to live back home (but still pays her part of our group lease) got an email saying that she was 3 months behind on rent. She was given no notice the first month, no notice the second month, and finally at the start of the final month of rent she received a nasty email saying and I quote "if I don't have the rent by tomorrow I will begin the eviction process". She does not live in town and the realtors know this, so she had no way to get the check to the office in time, luckily she has a friend in town who is able to write a check and take it to the office, but in the email there was no amount of professionalism when talking to her tenants the ones who give her the money that she so gravely needs. The wording came across as a personal threat against not only a girl who does not live in Athens, but the rest of us who still live in the house and had paid in time. As far as the house goes, all of the walls on the first floor are basically a think layer of plaster than if leaned up against will collapse and fall through into the insulation (if there is any). Light switches were put on upside down, rotting wood in our back deck, and the usual landlord special of painting over anything that previous tenants have left on the walls and windowsills. We even had a gas leak out in the front yard that you could literally smell standing on the front porch that maintenance people claimed to be normal. If you are looking for a place to live in Athens look elsewhere to save yourself years of rental trauma and degration from your landlord. They do not respect us and they do not respect the house they lease.
