The property management was completely negligent. The on-site manager was often rude, unprofessional, and discriminatory in behavior. She appeared more focused on her personal image--frequently flaunting luxury items--than on tenant safety or building maintenance. Serious issues plagued this building: * Multiple deaths occurred on-site, including one individual whose body wasn't discovered for two weeks, leaving tenants to endure the smell for months. * Security is nonexistent. There were armed robberies, break-ins by unhoused individuals during storms, and even reports of gang-related activity that management appeared to overlook or tolerate. * Rooms were illegally sublet via Airbnb by relatives of the manager, while some stayed rent-free--clearly a conflict of interest and a violation of basic housing standards. * Drugs were sold openly, and the safety of residents was never a priority. * To make matters worse, the cleaning staff were underpaid and treated poorly despite working under very difficult conditions. This was not just a bad experience--it was an ongoing trauma. If you value your safety, mental health, and basic human dignity, I urge you to consider other housing options.

They refused to give them to us, even though they are addressed to us and obviously misdelivered. Then they say "oh we don't have them" despite photographed evidence. Next is "oh we can't find them". They claimed to have sent them back, although we went to them the very next morning. Asking how did they send them back, they stated with a driver. This being with me going to when their package room opened for business hours, and no delivery came yet, and the delivery in question happened the night before right as they were closing. So did Santa come and get them overnight? Especially when I see several boxes marked RTS right there? Obviously very shady management and company. Not good people at all. Not even good neighbors. Probably keeping packages for themselves.

I received a lot of uncomfortable comments from several residents and one in particular began stealing my mail and harassing me after I rejected him. When I reported this to management, I was told by Ben that it was happening because I was 'too pretty' then he offered to take me out for a meal or a drink to help me calm down (I obviously said no, I believe he keeps working at this building so that he can try to get with the young women who stay here). He said that he would speak to the resident. I am unsure if he actually did and he clearly had no plans on making an official report. I wrote to the company regarding the harassment and they apologised and offered for myself and my roommate to move to a new building but when we viewed it it seemed to be even dirtier with no kitchen to cook in. Ben told me later on that if I don't want to be sexually harassed I should be careful about what I wear around the building as I was "dangling red meat in front of wolves". They also tried to keep our deposit after we left the room spotless and returned our key to another manager a few days prior to our check out date. They only gave it back when I wrote to them and brought up filing a full report regarding the harassment. I would recommend any women/young girls who are considering this accommodation to take caution as I genuinely felt unsafe here. I was scared to use the kitchen, scared to speak to management, scared to use the showers/bathroom. They don't care about your well-being or safety.

Strata feels much more intimate and community-oriented. Most notably, Shree on the leasing/management team made us feel right at home from our very first tour. She was (and still is!) incredibly responsive, kind, and wonderful to work with. She truly feels like part of the community that makes Strata special. All our neighbors have been very friendly and the leasing/management, cleaning, and maintenance teams have also all been friendly and professional. Positives: - Very family- and dog-friendly building in a neighborhood that's perfect for both. We're close to great Mission Bay restaurants, new parks, and playgrounds. - Responsive, action-oriented management. For example, when there were instances of people experiencing homelessness entering the building (this sort of situation is particular to the whole neighborhood, not just our building), management quickly hired security to address the issue. People contemplating graduate degrees often ask me if they should go to law school - I always say that it's like swimming through a sea of tar, but once you reach the hospitable shore that is your phatty attorney salary (and serving the public and the profession), it's gonna be SWEET.

I was immediately struck by how beautiful the campus was and the surrounding neighborhood very nice (I had no idea!) There are some really gorgeous structures on campus and it's located in the middle of a neighborhood, but doesn't overwhelm it, nor detract from it. When I visited, it was very warm and there were lots of students enjoying the outdoors. I was particularly glad to see an ethnically diverse student population, not something you always find at other universities. In all, USF is an impressive looking school - small, urban and clean. I look forward to returning for a formal tour with my daughter this summer. 5 stars.
