There were some fixes needed during our stay. The management and maintenance team responded to our requests in a very timely manner. For example, There were two ceiling fans that makes weird squeaking noises in the house. After we reported the issue they immediately contacted the property owner and brought two brand new fans for installation. No hassle, no extra charge, no back and forth arguments. We are very glad that we chose this company instead of renting from a private landlord. I think they are very professional and have a high quality of customer service.

Maintenance requests do not get done until couple months later, and even if they come over to fix the said problem, I can't tell that it was properly fixed. I honestly can not WAIT until I can move out of this house. EDIT: Bijan (the landlord) and I had a conversation. We came to the consensus that there was quite a bit of miscommunication on both sides of the party. Bijan definitely cares about the tenants' well-being. Once a distinct & straight-forward maintenance system is placed, I have no problems with this management company.

I attempted to pay my bill by submitting an electronic check online for $500--twice the monthly amount--so I could cover both this month's and next month's HOA fees. Unfortunately, the payment was applied to the wrong account. (For reasons I still don't understand, my household is split into two accounts--one for yearly fees and one for monthly fees.) I immediately called and requested that the $500 be transferred from the yearly account to the monthly account. A ticket was created, but I now see that it has been marked as closed even though the funds were never moved. As a result, the money remains stuck in the yearly account, where it will not be applied for over two years. I called again today, and another request was submitted, but I have no confidence this will be addressed given what has already happened. In the meantime, I am being forced to make yet another payment out of pocket just to avoid late fees--despite already paying more than I owed. This is unacceptable. I need this issue resolved immediately by transferring the $500 into the correct account so it can be applied as intended.

Perfect is what you make it, as to clean is what you choose to put your own hands and elbows to do, making it your own standards. Our son is all moved in! And might I say we've gotten perfection, y'all as well as clean. His apartment is......Ahhmazzing! Upon moving in sink was stopped up and boiler was needing replaced as hot water wasn't working entirely hot. I add in these details not to complain but to show the urgency and care of this property management as to how they were on their toes and not relaxing to satisfy their tenant. A work order was put in that next day, and maintenance came instantaneously that day. The next day a brand new boiler was brought in and installed. We've got hot water, folks! Sink is fixed as well. I've lived ten years in an apartment and I've never had my maintenance request answered and fixed with such dedication and urgency. Where they do that at? VENICE PROPERTIES! Anna at Venice properties ensured that my son's apartment was more than habitable. Anna made sure that whatever issues may arise that he follow steps and assured our son, her tenant that they would be taken care of the first day upon arrival when meeting for the first time in person. And I will say that it's only been one and a half days and "High Honour" is what we've been shown and trust is what has been gained. No frills here. Just a property manager who lives up to her word since speaking with her 5 months ago, with a stupendous maintenance team. My son loves his new "digs" as does his parents. Let's not forget the welcome gifts which were a touch of even more awesomeness! I'm sure they have a few folks living large but it sure isn't their residents. Shame-shame. It appears that the company's only concern is their new ventures, not maintaining what they have. Their apartment communities need so much work that if they actually did right by them they probably couldn't afford a new project. Exactly what is wrong with corporate America, not the large corporations but the small Crawford-Hoying type of glorified slum-lords with seemingly no integrity. Now, on the flip side, I can't speak about Crawford-Hoying Real Estate because I have never used them. Hopefully they do better work than the property management side.

The wrong answer is to come home off of active duty to an eviction notice, when they were alerted 30 days prior and were given a copy of my orders, I can tell you that much. And then when I furiously addressed the matter, they lied to my face. Redefines unprofessional and careless behavior towards uniformed service members. I would never recommend one of Crawford Hoying's locations to ANYONE, especially someone in the military because I would never want anyone to have to return home to an eviction notice.

When they first met me they came to my home to see the property first hand and understand what they had to work with. They took care of preparing the property for the market with cleaning and repairs. They listed and showed the property, and vetted the applicants quite thoroughly. They even rejected ta few applicants because they could not pass the background check. This is reassuring since it lets you know they are carefully evaluating whoever applies. If something needs fixing or the tenants are late with payment they respond quickly. On a few occasions they made repairs that were inexpensive. They are efficient at contacting me via email or phone when we need to talk about something. Their fee schedule is very competitive as well. I would recommend PCF Resources to anybody.
