This has been one of the worst places to live. I've lived in Palm Beach County my entire life, and no matter how much they renovate or paint these buildings, this area is still the ghetto. Anyone giving this 5 stars is because the docs reward program for gold reviews. So do not trust those and read the bad reviews. I don't usually do reviews but I will share my experience so no one else has to deal with this. The gate is ALWAYS broken. It broke on me once, and I couldn't even leave the neighborhood because it wouldn't open. I've had more run ins with the police than I ever had in my entire life. Someone was robbed at knife point in the gym there, a man was killed outside the gate by a hit and run, and not to mention the constant gun shots and police sirens you will hear every night. And you WILL hear everything because the walls and windows are so thin. You can hear your neighbor upstairs stomping around all day. I have heard him banging some chick, and it shook my walls and door at 4 am. I could literally hear him take a piss in the morning from my bedroom. I'm not even exaggerating. I have lost so much sleep in this place. The windows are also so thin you can hear the wind blowing even when it's not windy outside, and if you have allergies? Have fun. I felt sick all the time living there for a year and a half because it was so bad. Even being inside. You will constantly feel drained and will have sinus issues. The lake is infested with Limpkins, by the way, and they are endangered so there is nothing you can do about it. They scream all night and it WILL wake you up even if they are across the lake. For anyone still residing here, do yourself a favor and get yourself a box fan, because I absolutely could not sleep without one. The water is poisoned. We had to go through Lake Worth utilities to find out why our water was burning our skin and leaving rashes. Found out it wasn't their water, but the piping in the buildings. It's extremely old. The water leeches the rust and other nasty chemicals(I did a water test) and that's what you wash your hair and brush your teeth with. My skin became so dry and broke out a lot. Not to mention they have shut the water off 3 separate times without notice for "repairs". It's great paying for water and not having it. Lake Worth utilities also does a chemical treatment of the water where they add extra chlorine for almost two months to "clean out the biofilm" and they tell you it's safe to drink the water as long as you let it sit out and the chlorine with dissipate? NO. GROSS. The water was so bad I had to shower at other people's houses and do laundry elsewhere else. It left me up all night itching and writhing, and it SMELLED. It's disgusting. I know other people in the community that have talked about roaches and black mold as well. The AC duct work is original. It was hard to keep the place cool, especially in the Florida summer. We had the AC techs coming by frequently. And even after they would fix it, it would still be hot in the middle of the night on 69. The AC would freeze over a lot, as well. Thin walls. Janky AC. Duck poop everywhere. People don't pick up their dog poop, drug deals outside the different gates because they don't lock the doors. You get charged for trash and have to walk it down yourself. The place looks really nice on the outside, and that's how they drag you in, but it's really ghetto, and if you have a 2 or 3 bedroom it's the size of dog room. It's not worth it. I got a whole townhouse cheaper than a one bedroom at that place that actually has brand new AC work, the walls are solid concrete and no crime. The buildings there are very old and unless they demolish them, they will always have these problems. The girls in the office are very nice. Rachel, however, who is the property manager, is one of the most nastiest people I've ever dealt with. Threatened us with an eviction and made us pay attorney fees when we paid her for the ten prorated days past lease and handed in the keys as soon as our townhouse was ready. We had given her the name of the HOA we were waiting on and number, paid all our fees on the 1st, as you do with went, and still were charged attorney and late fees. And even after all that, still threatened to sue us after we paid everything on time and handed in all the keys and key cards. AVOID THIS PLACE. read more

The office staff and prompt maintenance are two of the best things about The View. Additionally, the pool and gym are well maintained. I never saw any roaches in my apartment, only spiders. I sprayed the place with rosemary & lavender essential oil and the spider problem was gone. Concerning the back of the complex, the gate is always open and it shouldn't be when one is paying $2000 for a tiny 565 sq ft apartment. Let's talk about the trash area. It is deplorable. Imagine you are dressed well for work. and you have to throw your trash away. There is a minefield of duck poop to navigate through just to put your garbage inside the receptacle. Not to mention people just dump their trash in the open. And sometimes you can't even walk into the area. They threaten with cameras but the camera does not work and nothing is ever done. The maintenance staff has to clean it up just every weekend. I feel so bad for them. There has to be a better way. Finally and most egregious is the pricing. Rather than retaining good tenants, they raise the price significantly every year. They wanted me to pay $1906 but as I tracked online, the rental rate would fluctuate from $1650 - $2173. The property manager tried to help me but the greed at the corporate level was just too much. The other three tenants in our nook moved with the same issue. At one point I was going to have my sister rent the apartment as a new tenant for $1650 and move right back in. Needless to say, the apartment sat empty for almost six months while I found an apartment for cheaper, in a nicer development with a huge screened in patio. In the end, it worked out for me and they lost substantial revenue. For one to two years, this place is OK. Anything over that, you are going to be ripped off, and it's not worth it for the tiny space. They want to say it's the amenities, but you can't live at the pool. read more

I'm writing this review because as I've been looking for a new place to live and have been checking reviews I've noticed people only ever really leave a review when something bad happens or place really sucks. I've been living at the view now for 2 years and was only looking around to see if we could find something bigger or get certain upgrades. After consistent bad reviews place after place and nightmare stories from tenants we've decided to happily stay here even if we're not getting some of the things we looked forward to. Regardless of it all, living here has been amazing in a lot of ways. Some being that it has just enough amenities and community to feel homey or that every time something broke or wasn't working maintenance was there in under 24 hours with a solution. The leasing staff as well as maintenance is nice, accommodating, friendly and most importantly super helpful to everything we've needed. Parking is mostly easy. Plus they maintain everything very well like the pool, gym and landscaping (+ more) I really don't have any complaints or problems here. read more

I have been living here for five years now and I have to say that it's been wonderful. I read a review from a few months ago that was not accurate at all in my opinion and experience. The property manager Rachel is very good at making it a great place to live. If there are any issues it's taken care of right away. They continually make up grades to the property to keep it up to date and a great place to be. Its a quiet and safe place to live with lots of space. The buildings aren't on top of each other and there's a lot of open land and the landscaping is nice. Its also on Lake Ozborn with a private dock, boat ramp and kaya rentals! I love fishing so it's a plus for me! Residents are friendly. I absolutely recommend this community as your new home! read more

I moved out of this place (thank God!) in November 2014, I have yet to receive a refund on my deposit. But I was told they're taking over $80 off the deposit for the pending utilities of a 1 bedroom apartment where I never paid more than $45 a month for them and I even paid the last "adjusted" amount before moving out. I feel they just made that up because they couldn't find anything wrong with the apartment. Also walls are paper thin, the back gate only worked a few weeks of the 14 months I lived there, the light pole in front of my building was off half the time and that's because I kept complaining about it. read more

The are upping the rent by $500 without any unit renovations/ upgrading, they have the lawn service out by your bedroom window at 8am every week sometimes multiple times a week (keeping the grounds is great and all but I'm woken up by extremely loud tools/machines too often for it to be a good feature now). The unit has termites and a millipede infestation. Pest control (although scheduled which is good) will come by and knock and not even wait for a response before barging in. (I've been asleep and indecent when 2 men entered my apartment with no time for me to get up and throw a robe on). For such a drastic increase in everyone's rent I'd imagine they would at least upgrade some appliances, but instead I need a second job to cover the cost of the same unit I've occupied for 2 years. read more

Are you looking to live in a cockroach infested, dangerous, everything broken, ridiculously expensive hell hole? This is JUST place for you! I have been counting down the months, days, seconds until I could finally speak my mind on this monstrosity of a "community". From the minute we signed our contract and moved in it was lies. They promised us a Nest and used that as bait to get use to sign. It cost us almost $4,000 to move in with immaculate credit and well above the required income expectancy. Our washer ruined our clothes, took 2 weeks to get to them to replace that. Then our dishwasher wasn`t washing our dishes, had to replace that. Then I overheard them talking about how they have to charge an extra price to future tenants because of the "upgraded appliances". Wait, so your "luxury" apartments come with appliances from the 1970s and you charge EXTRA for appliances that actually work. Noted. Let`s get to the good stuff: Our cockroach infestation began when they overcrowded our apartment building with filthy people. We had pest control there twice a week every week for about 8 months of our lease and still we managed to have bugs the size of our hand. The pest control said they`re coming from other apartments around us and that no matter how much they spray they will come from other places. We had strange people knocking on our door around 11 pm multiple times, our neighbors across from us had their place broken into in the middle of the night. Someone smashed their window and luckily their dog woke them up. It took them a week to replace their window. The next day there was police taking another man out in handcuffs and told us to "get the hell out of this place as fast as you can". The security gate never works and there is always weirdos walking around. They are one of the only communities that don`t do background checks. I could go on and on but I want to warn others like I wish I was warned and looked deeper into reviews. We moved somewhere the same price and is amazing, SAFE, and BRAND NEW REMODELED. Dont move here. I pay 2500 a month and the AC doesnt work properly. I was forced to go out and get the tools to measure the issues here. I can tell u the masterbedroom is getting 25 percent of the air compaired to the guest bedroom. I have been talking with management and trust me they are well aware of the issue and will not fix it. This building was redone but the duct work is original. I have verified the master bed room is getting 25 percent of the air as the guest bedroom I am now discussing this with the district manager (signe) read more

I recently moved in, and I am thankful for the assistance of Carolina who helped get me into a remodeled apartment quickly. The property is gorgeous. We were all just issued gate cards for the gate and the gym, so i am sure that the gate will be fixed soon! As far as drug activity referred to by other members, I witnessed the same thing, but guess what? I just moved from a nice community in Wellington, and the same thing happened there! I am not sure fixing the gates will make this go away when it is the community's punk kids buying the drugs! They need to have a security guard on property making rounds! With that said, I feel safe on the property. They have done a beautiful job, and have been responsive to my needs! The only reason I am giving this property 3 stars is We came to the pool to grill some jerk chicken with my kids, and both grills are out of propane, which is apparently not considered a maintenance emergency. That is fine, but then keep meters on them, and if they are low, replace them for the weekend! read more

Let's be real, if you choose to live in South Florida, there is no such thing as "good quality" AND "cheap." But what you will get at The View is much better than both of those things! The View at Water's Edge is a hidden treasure when it comes to finding either your very first place, or the perfect place for you and your family. They're currently in the process of a multi-million dollar renovation and while their gym might be down, they did just install a wonderful walking/running trail you can use day or night. I think the best part about The View and the Management Company is the staff. They're there to help no matter what you need. Work orders are completed fast and the maintenance staff is friendly and trustworthy. You're not going to find a better place for the quality or price - it really is the best of both worlds. If you're looking for an all around great place to live in Lantana/Lake Worth, don't look any farther! read more

If i could give 0 stars i would, my apartment has stunk since I've moved in, the dish washer broke and leaked grey stench in the kitchen that hasn't gone away. The guy came to fix it and said the rubber holding the water in has to be replaced ... you think he ever came back? No. must call the pest control every month for the roach problem. The pest guy said "you need to keep it clean like if you have ocd" uhmmm when you came to spray my apartment you also went up stairs and next door the same day .... so you're saying we are all dirty? That makes no sense. When you call maintenance you have to call 3 Times AND resort to calling the emergency number which they tell you not to but that's the only way. The girls are harrassing! They make 15$ an hour to harrass you and watch your every move it's like they live for giving violations. The trash situation is bad too, people put their trash on their cars and let them fly off so you have to drive through bags of trash on the road. The dumpster is over filled sometimes even to the side walk. I've been approached by 2 men asking if i wanted to buy marijuana (gives you an idea who lives there) AND THE GATE IS BROKEN EVERY SINGLE DAY. YOU PAY EXTRA FOR A GATED COMMUNITY AND THERE IS NO GATE. There is no Xfinity internet maybe 50% of the time. They send emails saying the Xfinity is being worked on but good luck watching tv and internet. I think they blocked internet in the community so you can only use Xfinity and that only works half of the time. The pool is extremely small and the 3 times I've gone the pool has been so dirty with trash and you can see the grease divide on the top of the water. The floor is wood stickers they lift every time you move furniture. My walls leak when it rains. Two of the lights stopped working a few months when we moved in and the maintenance is aware and hasn't done anything about it. The washer and dryer are so outdated you have to put very little clothes for them to dry on the first dry (waisting soap and dryer sheets) Thank god we have a short lease here but these apartments are horrendous. read more

If you're reading any of the reviews posted before this one, please stop and read my post. My girlfriend and I moved into The View at Water's Edge a month ago (May 2015) and we have had very few issues. Overall, I would recommend this apartment complex for anyone that is looking for a good value rental. Anyone suggesting that this complex is trashy clearly isn't used to apartment living. Management: A new management company, Aspen Square, has taken over recently. It appears that they are putting in effort to clean the campus up and increase the quality of tenants that are moving in. All of the girls in the leasing office (Kristen & Danyelle especially) have been very helpful and knowledgeable. Management also hosts community events such as a pizza night, free ice cream, and breakfast giveaways. Features: The pool is nice and is rarely busy. Occasionally it goes down for maintenance, but that's to be expected with any public use pool. The gym is easily accessible and I have heard that they have plans to renovate soon. Back gate has recently been fixed and the new management has updated the dumpster to a much nicer-looking trash compacter. ALL buildings have been getting a facelift (power washing, fresh paint, etc) Quality of Units: I have a 2bed, 2 bath with a screened in patio, updated kitchen, washer/dryer in unit, wood floors, and a vaulted ceiling. It's clear that my unit was recently rehabbed and it was done quite well for a rental unit. Location: Plenty to do in the area. Close to shopping, parks, beaches, and located near I-95 which is convenient for traveling out of the area. Environment: The windows are thin enough to hear people outside. It's not a big issue, but thicker windows would go a long way towards making it quieter. I don't hear my neighbors often. Overall, it's a quiet place. In conclusion, it's clear that management is putting a lot of money into making the campus more attractive. Nicer units will eventually mean higher rents and ultimately better quality neighbors. I would recommend this complex to my friends and I am glad I chose The View at Water's Edge as my temporary home. read more

This place is LOADED with roaches ants flies and spiders. Our AC froze up 5 times within a two year span of living there and each time it froze we were promised a new unit but never got one. The girls in the front office are nice. The two years my husband, my son and I lived there it went really down hill and there was multiple occasions that the police where on site dealing with people fighting in the parking lot at 3 am. The trash is insane!!! They put a gate up to keep the ducks out and now people don't even bother to open the gate they just throw it over the fence. It is so gross. I moved here in May, and was sold on the apartment from first look. Great updated place. But in all honesty what makes it the best in my opinion is the gracious staff. Danyelle and Kristen always have my back when I call about anything and next day it's taken care of. We always are updated on any work that's being done via voicemail or direct call. When first moving in until now there have been significant changes to everything around; all for the best. I love lounging at the pool with the comfy and stylish furniture they've put in. Could be better. I definitely feel like whenever we interact with the office it's always an attitude. For as much as we pay to live in this community I have high expectations so it could definitely improve. The trash is always disgusting, overfilled, or out of order. They will fine you if you put your trash in front of your door even if it's 5AM and you don't feel safe to bring your garbage Until it's a bit lighter outside. Oh and then take your trash to the dumpster by placing it in your car, GROSS! The couches at the pool always have iguana or duck poop, even with "cleaner guidelines" in place. Empty beer cans and musk usually are evident by the newly added hammock. False photos of dog park it's an empty lot with dug up dirt and no agility things for dogs. Maintenance usually has to be called 3-4x before a true problem is fixed. Oh let's not forget the one time a maintenance worker asked my sister for her number and to hang out when he's not working. Absolute joke. Office staff is great when you move in. Maintenance requests take two sometimes three days to be assessed. Had five leaks in the year and 9 months we lived there. We had issues with the A/C when we moved in and it took multiple requests before they finally replaced the unit. Now as we move ot, I was told our security deposit is on it's way instead we get billed $200.00 for a microwave we hardly used, $50.00 to clean the oven that was cleaner than when we moved in and $300.00 to fix a dozen floor boards. Oh, and also you can rent brand new apartments less than two miles away for a few dollars more. Renter beware! read more

Paying almost $1400 in rent for amenities we don't have. Late fees are out of this world. Security gate doesn't work and gate has been wide open. Ac troubles out of this world they will have your Fpl bill sky high. You get a club house that construction will never be finished. You're practically paying for nothing. Pool is hardly cleaned every time I think about going out there it's always dirty or cloudy. They can do much better. On the plus side the staff is really nice and helpful. The only thing I can say is that it's a peaceful environment you don't have to worry about neighbors or people hanging out or thefts. read more

Sigh, going on 2 years with that gym renovations. I've seen a gas station, dunkin donuts and a whole community being built faster than the gym. What is going on? I was told that gym will be ready 2 months, then zoning problem, then 1 month. I see someone out there every morning- but what exactly are they doing? Putting 1 nail per day? I've spent the past 3 years at The View and am so sad to leave due to a relocation out of state. The staff is knowledgeable and attentive and always does their best to take care of any situation that comes up. The landscape is beautiful and there are many great amenities to enjoy in the community: free kayak rentals, walking trail, kids playground, dog park, putting green, sand volleyball. The upgraded apartments include stainless appliances and a washer and dryer, even USB outlets! I love the screened patios - a must have in South Florida. They also offer additional storage spaces for all your extras like beach stuff, bicycles, and kids toys. If you're looking for a quiet community in a great location and want the best bang for your buck in South Florida, I highly recommend this property! read more

Stay Away! Poor construction, overpriced. The floors and walls are paper thin, they hide mistakes everywhere and try to get you to pay for them. My wife and I moved out 3 months ago and I just now received the deposit refund check. We cleaned and left the place as requested by management. After 3 months, we called and called until they 'resent' the check on the mail (they forgot), we were stunned! by the stuff they deducted from the refund, it was outrageously obvious that they were not going to refund us. They were supposed to be done with the fitness center and amenities by december, I'm sure they are taking people's money to finish that crap. If you want to be overcharged and taken advantage off, this is the place for you. read more

Very unhappy here. They want to charge you over 1k for 800 square foot apartment and raise your rent every year till its just to expensive to live here and Charge all kinds of unnecessary fees. They have begun renovating gym which i was using all the time and really the only feature i have used here and it has to have been over 7 months now since renovations have started and not even close to complete. I'm fairly certain I could have built a gym from the ground up in that amount of time. So i pay the high rent in hopes to have a gym only to not have a gym. Its very unfair to the people that live here threw the renovations. Had both my own car and girlfriends car broken into. Have called for a maintenance many occasions only to have no one come out then call them back to have them have no clue what i called about or even know i called at all. Had ac go out on 3 occasions only to have them replace the part with some old use part that will go out a few months down the road and once again be stuck with a hot apartment waiting for the guy to show up. There are ppl constantly running the gate behind other ppl getting into the neighborhood the proper way which attests to the rif raf that lives here.. property management is very intrusive constantly wanting access to apartment for safety checks, preventative maintenance checking for water leak that they can never find, pest control (ok with this one) and many more very annoying entries to apartment. Water bill is very expensive cause they make you pay for the water to water lawn run fountains pool etc.. garbage disposal has broke maybe 8 times yet still no real fix or upgrade to one that isnt a piece of junk. For the new management to take over and slap a fresh coat of paint on these rinky-dink apartments and then call them luxury apartments and charge three to four hundred more a month is kind of a joke imo. 8 more months and I'm out of here can't wait!! read more

Everything so far seems to be going smoothly after moving in in March. We really appreciate Carolina, Danyelle Kristen, and the other colleague's attention and help in making our move easier. We moved cross-country and it was truly a pleasure to work with the women at the leasing office. Never in my life have I experienced an apartment complex so attentive and respectful. The grounds are well maintained, central location, secure with a gate, only 10 minutes to the beach...would definitely recommend checking this place out if you're looking to move in the area. My girlfriend and I moved in this place July 2015. Searching for apartments around the area we came on to his one. This is place surprised us. This is because you get so much for the price. These are great up dated 2/2 apartments. Stainless steel appliances, hard wood floors. Plus it is gated! Staff is super friendly. Most places we looked at did not like that we had a 10 month old beagle puppy. These place didn't. In fact they treated him like an importance piece of the family. We left him in the car because other places did not allow him in the office. They told us to bring him in! Now he loves taking a long walk around the water. Chasing ducks, playing fetch in dog park. Then go say hi to all his office friends. Maintenance issue get handled fast, few issues but handled like it wasn't a bother like other places. All in all this place is great and depending on my work situation, due to travel. I would be happy here for more then a year. read more

I currently live at the View and me and my two dogs enjoy it! They have plenty of space for us to explore during the day, and is a quite place for us at night. I even got $300 for referring one of my friends to move in. I am currently looking to buy a house soon, but, this has been the perfect community for us to be in while we wait for our forever home.
