It's a year later and I'm still here. Everything I said in my first review is still completely true. Here's what has changed: - Management has stepped up social programs like outdoor yoga and other activities. - Once or twice a month we have food trucks in our parking lot, always a nice alternative to cooking! - Occasionally we have resident appreciation parties - Holiday parties and free present wrappjng station, a really nice touch. - I now have my own enclosed garage, yes it costs extra but not always available at other apartment complexes. On the downside, in the middle of the week, a two day fire alarm test took place, I had to find somewhere else to work. I wasn't happy. They said it was a city fire Marshall thing but while we were warned in advance, it was not fun. Maintenance is all over this place, everything is clean and beautiful. It's almost not worth buying a property when you consider how much taxes, HOA and insurance costs; right on the water. It's still a wonderful place to live and I give Aura my second five star rating! read more

I have lived in Aura for almost a year and it's the most amazing complex I've ever lived in. I've lived in the Yacht Club, Mariners Cay and Manatee Bay, which are all on the same exact street and less than a mile apart from each other. Aura Seaside is the absolute most beautiful community I've ever been able to live. The others couldn't even compete with Aura. Aside from the amazing amenities and beautiful interiors, the community comes together like no other. The neighbors are not only neighbors but we feel as if we are one big group of friends. The staff in the front office, Maintence and cleaning crew are so professional and wonderful to work with. When I place a Maintence request, it gets done in less than 3 hours. Renters beware: I would like to start this review off with this statement. If you are looking for a safe, friendly, moderately quiet, clean and hospitable property management company then Aura Seaside IS NOT THE PLACE FOR YOU. I strongly dislike leaving unfavorable reviews however I feel that being the consumer other potential residents should have proper expectation set of this property. I have resided at Aura Seaside for roughly six months (although it feels like a decade) and in this time I have experienced the following. *An incident regarding my neighbor which resulted in a fatality. * The dishwasher partially flooding my apartment and caused me to live in a hotel for a few days. I was not reimbursed for my expenses nor was this issue rectified promptly. It took them approximately 18 days to fix that problem. * If you love drywall as a side dish for dinner. Their gourmet microwaves in your apartment will be a great fit. There were roughly 2 inches of drywall dust in the microwave that my family consumed over four months. * There is no regulation at the pool which causes the rowdy crowd to keep you up at all hours of the night if you live in the second building. * Much of the original residents that moved here during opening have broken their lease for a wide range of reasons. * Walls are extremely thin and I feel as though dogs have a sporadic barking contest throughout the day. * The front gate is always broken and The rod of the gate has actually fell on my BMW. There goes my paint job that cost me 5K. * When you walk through the grass it is like WWII dodging landmines made of dog feces. * When I furnish the receipts for reimbursement of my hotel stay I was denied. However I was offered an $800 concession not to post my review. I choose the more ethical approach. I hope those of you that read this review take a moment to strongly consider what you are expecting out of somewhere you call home. I have lived all over the nation for work and this is the first time ever I have had such a poor experience. Six more months to go and I will update this review along the way. But yes of course, I will also provide pictures of my experiences. My wife, and I love living here. Been here for two years, and I will resign my lease soon. They replace my ac-filter quickly, when I ask, and help expeditiously when needed for any service requests. The view of the intercostal, the community, of neighbors (who are like extended family for some, and others are as social as you want to be. I feel like anyone you meet here is an instant friend. The space, luxury feel makes me feel right at home. Very good value for the money you'll spend here. Close access to I95, the beach is two minutes away, and close proximity to most places you'd want to go. Feel free to ask any question about what it's like to rent here. It's been almost a year now and I have to say my rating has definitely changed. Where do I begin.... 1. The dog poop everywhere. Some tenants just do not care at all. Management is FULLY aware and nothing is done. 2. On the weekends the pool is a substitute for MTVs spring break. People who do not live here are at the pool morning till night. They drink, make an awful amount of noise and are rude!!!! Did I say they don't live here. Most tenants cannot enjoy the pool because of this. 3. Reserved parking spaces. When I first moved here, I was able to find parking at any time. Now I come home and there are more and more reserved parking. They are popping up out of nowhere. I thought you could only have up to a certain amount? I am sure we are way past that by now. It is at the point of being unsafe. There are nights I have parked by the gate and I live in the building by the water 4. Absolutely no consequences for the people who do not follow the rules that were set by management. These people take over the buildings and make life hell for those who work and want to come home to a peaceful environment. 5. The second floor is called "The Frat House" by tenants because of the men who live there and think it's an all night party 24 hours a day. 6. Someone was renting out their apartment to strangers and giving them full access to everything. I've had someone knock on my door at 2am, drunk, because they are not familiar with the building and got confused. Management was given proof and the ad months ago and I have not heard any update. Why would I? I only pay my rent on time and follow the rules! 7. The leasing manager who has mysteriously disappeared never did anything at all. I didn't even know she existed until I was upset about something and reported it. She then contacted me and I never knew she was here because she never did anything. Elissa is the only professional in that office but she cannot do it alone. I do love my apartment but to pay a premium price for just that is not acceptable at all. Sorry to say people outside of this place are starting to realize its reputation. I really loved this place at first but it has become a disappointment. Bill: ive called the office 4 times in the last week, left 3 voicemails, and noones called Another update: they put a BOOT on my mothers car, for having a flat tire in the parking lot. Do not move here! Not worth the ridiculous amount of money!! The "management" doesn't really manage anything with the complex. I had multiple issues regarding safety with other residents and the office did nothing and just said call the police. But they will hound you to take away your dangerous floor mat in front of your door! Anything that would cause them extra work, they wouldn't do. Had a neighbor that would blast music below me all day and night and the office did nothing. The only thing remotely nice about the complex is the pool and grills. But if you wanted to use them on the weekend, good luck!! Because other residents would have huge party's and their loud guests would take all the pool chairs and grilling space. Don't even think about walking on any of the grass!! There is dog poop everywhere because residents wouldn't pick up after themselves and of course the management didn't do anything! There were multiple times there was poop in the hallways and elevator. When we finally moved out, the money hungry management tried to charge us our entire security deposit for normal wear and tear off the floor. Donald, you are very welcome. However, I am not sure what conversations you are referring to, since we have never met. If by chance, you mean the separate conversations that we had with Heidi, Elissa, and Lisa, then we are happy that they were perceived as positive. We believed that taking a position of concern and fairness would have a greater chance of success than one of aggression and discontent. Since our good faith efforts failed, we felt it important to provide public feedback for two reasons. The first is accountability. Growth often comes from being challenged by others when you fail to (in a timely manner) resolves legitimate concerns. The lease agreements that residents sign allow you to hold us accountable. It clearly explains the communities expectations and the penalties for not complying. What we are attempting to do is hold Aura Seaside accountable for their lack of enforcement. The only thing we've asked of Aura is to honor the lease agreement. Why have rules if you can't/won't enforce them? It defies logic. Secondly, it gives leasing applicants an opportunity to ask questions they might not ordinary deem as relevant. They will also be more alert during the tour and speak with residents as they explore the property. Hopefully we will have the opportunity to meet a few applicants before we leave. In case you missed it, "the positive conversation", we had with 3 members of management, was our attempt "to tackle any concern" that we had. The requests were directly related to "deviations from a contractual agreement". You selectively enforce rules and blatantly ignore others. I have other examples but there is a character limit. Contracts are signed so that both parties comply with the negotiated terms and that ACCOUNTABLITY is clear. Without that component, what's the point? In closing, Donald, your response tells me that you are either not being properly informed by onsite management or if you are, then there's a bigger issue than we originally believed. I'm going to just go ahead and give this a 5. I was here 2020 pondering here or manatee bay. A petty 50 difference which these people during covid never penny pinched. All amenities even gym open during covid. Midnight open not like these stupid places dusk to dawn deal breaker for people that work late. I sent an inquiry but before I go I look at everything first at night. Bonfire was up. Jacuzzi running. Beautiful pool not sure why 4 feet I mean we are not toddlers but gym and gosh everything so impeccably clean with class. Inside and out. That gate is really secure not like manatee bay @50 cars coming through broken 24/7. Pool is so clean. Jacuzzi clean and reason I'm leaving manatee bay is because dirty jacuzzi dirty pools mold fiberglass incident x 2 lawsuits. They just don't know when I'm pulling the trigger we are waiting to see how far they go to try to break in 100 times when I'm hospitalized. I tell you all I made biggest mistake as manatee has beach entrance for paddle boards kayaks but what a dump inside. Nice ceramic flooring new carpets. Old appliances looking from 5 and dime. Most of units still have carpet and to think I messed up went here to be closer to Delray east. I swam in their pool 5 min. Used jacuzzi salt water and my mold poisoning went away. Pink eye...lymph nodes and all. Made friends so Lisa if your still there hit me up 3059348000. If I don't answer text because I need mold free so it's between yourselves or the manor they as well Ericka professional over there. Pre construction and I was lost she offered to pick me up. Covid isn't caught in salt chlorine if you only knew how covid is caught but you have to know medical industry but not really. HIV caught via gums faster. The eyes are 2nd. I've never quite experienced such a cluster of confusion (and still am at present) to set up some seemingly very simple items. When I ask about them I get avoided like the plague and yes'd to death. Never get a call back - unless of course it involved getting paid by me. Then they were all over it. My suggestion to people who move here, and they should it's really nice. You have to be on super on top of things, as the admin won't be. No one here seems to care after the ink is dry. I fell in love. I was first greeted by the leasing representative Laurie , who was vivacious, elegant, charming, accommodating and friendly . She made the entire process informational and enjoyable. She worked tirelessly to make sure I and my family were very well accommodated including my toy poodle "Honey Bella". The amenities include an infinity pool, state of the art work out facility, pet park, exquisite lobbies and so much more. It's a show piece. It's top drawer. Did I mention the apartment? During the leasing process you really feel like you have found a hidden gem in Lantana. Great new property full of amenities right on the inter-coastal. You review your lease and there are reasonable lease requests so you can be sure signing that your new home will be taken care of, safe and enjoyable to live in. After you sign, move in and try to enjoy life at Aura Seaside you slowly start to see what you really got into. Anything I thought would be enforced based on the lease turned out to be just words until the office benefited from it. When you bring items of concern to the office the answer is always, we are working on it, things take time or it's a process. Here are just a few. Animal Breed restriction is non existent. You need to be okay with large dogs and Pit Bull breeds in the building. The office says they are service animals. Trust me they are not. Animal waste must be picked up by tenants. In my original lease there was a line stating waste found on the property would be tested and the owner fined for leaving waste. Why even put that in a lease when its not upheld. Tenants do not leash their dogs. This happens in front of Aura staff and nothing is said. If you are not a fan of dog barking, dogs left on balconies to bark and dog noise, you need to make a note. Parking is a big mess. If you need close parking or feel unsafe walking to your building from a distance then think twice and investigate this property with Lantana police first. ALL of the parking in front and near the front doors are reserved spots tenants rent. Garages that are leased specifically to be used for parking and not storage are mostly used for storage or even business use/storage. I see one garage get deliveries of boxes. Don't let the amenities get you caught up on this place. On the weekend the pool and pavilion are crowded with tenants who bring anywhere from 2-10 people to hang out. There is a no glass or alcohols policy that is not followed up on. Less than a month ago the office started having a pool Patrol person to help oversee the policies at the pool. Either he is not working or he is just walking thru and not enforcing the rules. It continues to be a hot hangout in Lantana. The pavilion is a joint use amenity. So even if your there with your family you might get joined by someone wanting to cook a burger or watch tv. So it's not exclusive to anyone or time. Although some tenants are Airbnb-ing their apartment and charging a fee to "rent" the pavilion-(you can't rent it). You also can't Airbnb according to the lease but some are allowed to do it because the office says " we can't just accuse people of doing it" even though the pics are online and tenants bring you information to at least question people. Airbnb-ing gives random people access to the property, your building and the amenities. Do you feel safe right about now? Not to mention that the doors in the hallways are paper thin. So any night of the week I can smell what your cooking for dinner, listen to your phone calls to your ex-girlfriend who is trying to get more money from you for your kids (Yes true neighbor drama), and hear whatever tv show or music you play. Now I know why the end units rent for $3000+ a month it's because your paying for piece and quiet. In transparency, I am moving due to work and I did sign a new lease here because I tried to put the location first which is the best thing this place offers. I leave you with this...in 13 months not a single policy related to tenant welfare has been adhered to but when I notified the office of my lease break I was told in the first sentence that there was nothing they could do to alter the lease break fee. Yelp's site does not allow for zero stars so I am forced to show 1 star in my review. July of 2018, we made the great mistake of renting an apartment from Aura Seaside. We made our choice based on the beautiful-looking complex and the amenities that came with it. After selling our home, we wanted to try a salt-water view. Within 12 hours of moving in, the great disappointments began. I can liken this apartment building to that of a hotel or college dormitory. The courtyard is designed to enhance sound ten-fold and send it directly to each floor. At the signing of our lease, we agreed to abide by the many rules presented. We were glad to sign and agree since they made perfect sense. The community would benefit from these rules in place- function kind of "normally". They included set times for the pool, courtyard, fire pit area and pavilion. They included rules prohibiting certain breeds of dogs. There were specific rules in place for having pets. There was a fee in place for DNA testing so that if dog waste is found on the property, the owner(s) lease would be terminated (thought that was a bit much until recently). Residents were asked to keep noise at a reasonable level. Since July of 2018, we rarely get a full night's sleep. The partying can begin at any time and lasts until morning. We tried to use the hot tub one day but it was filled with beer and soda cans and was a great shade of gray. We've never tried again. The dog waste is not only on the outside pathways and sidewalks each and every day but- now apparently - it is acceptable to walk one's dog in the hallways and leave the waste at whichever door happens to be its choice. There is a pet area and pet waste bags on posts strategically placed everywhere outside. Perhaps Aura will place some in the hallways as well. Some owners "air" their dogs out on the balconies where they forget them. Of course the dog barks the entire time- can't blame the poor dog. There are barking dogs and loud parties indoors well into the morning many times on a week night. It goes on and on. The management company states it is trying to uphold the rules as stated on legal document- but, nothing has changed to date. On a good note, my exercise has greatly improved since the walk to wherever I park my car is now a good distance from where I enter the building. I do wish to complement the maintenance and cleaning staff whose job(s) is never-ending here at Aura Seaside. They are pleasant and efficient. Since this is our first rental experience, I cannot compare it to other rental apartments. I can tell anyone who is reading this- "avoid Aura Seaside if you enjoy peace and relaxation in your home". It's sad to have to close my doors and windows through the day and night to attain either of these. Donald K. Z.? We have enjoyed living at Aura for the past two years. The amenities are fabulous and always kept pristine. Maintenance responds to work orders promptly. Management is Absent at this Complex There are only rules that are chosen to enforce and was told Security in the complex was an amenity. Watch out for the poop and pee from the array of friendly dogs. The emails sent to residents are humorous and again I can count on One hand how many times I have seen management walk the property. The move in pads are on the elevator everyday of the year in both buildings well maybe not the days the owners or ZRS Management leaders are in town. This place is absolutely beautiful! The architect and design is so well thought out and the amenities are beautiful! HOWEVER, you can find a beautiful design and the same amenities ANYWHERE in south Florida. Aura Seaside May look like luxury apartments but it is anything BUT! First of all, the management is untrained in hospitality and only cares about the profit they are making off of YOU. Second, if you have any complaint that you would like to address they will completely disregard it! They REFUSE to do anything about the constant pee and poop in the elevators, hallways, and stairwell. So if you enjoy stepping in poop in your BRAND NEW SHOES than this is the place for you! And one more thing, the walls in the apartments do not have a finishing coat on them! My very first day of living here, they were already mysteriously covered in scratches and scuff marks.
