Lived here for 2.5 years while I finished my degree at Pacific. Everything was great - neighbors were nice, apartment was safe, we never had any issues with people stealing mail/packages. They have a gate that helped us feel safer too. There's issues like everything else, but Dolores was always helpful. Anytime we had an issue, she'd help us ASAP - I always felt good here. I enjoyed living here for 6 years. Anytime I had a problem maintenance was quick to respond. The office staff is very friendly and helpful. I liked that the community is gated. The only issue I had was that the growing homeless encampment right outside of the complex. Recently the homeless have started cutting through the complex to get to their camps. Also be aware that the complex is right next to train tracks. You will here and feel the trains going by. Overall my experience living here was good. read more

If no stars was available, I'd 1000% choose that. Delores is super nice at first then she becomes extremely rude. Terrible roach & bed bug problem. They don't do anything about it unless you call multiple times & show up at the office. Not to mention the two month notice you have to give when you move out is absolutely ridiculous. If you're okay with waking up to swat banging on your neighbors door, domestic violence, fights, yelling, any & all bugs & rats then this it the place for you! And no my apartment was not dirty, we were hardly even home. It was to the point where I put all my stuff in storage and we didn't even use the kitchen. I can't say many things I don't love about this apartment. I will give you a list of both. Pros: 1) they approved me when everyone else turned me down 2) the managers are so kind & sweet 3) they want you to be happy & safe so they do check on you . 4) they send Maintenance out in a timely manner + they also give you a notice of when they will be doing walk throughs. 5) I have never seen a roach, ant in my apartment only daddy long legs they seem to love it around here Now some things I wish they could tweak. 1) keep the rent low while including utilities, pet rent& pg &e in it 2) get some new Appliances ( for laundry room as well as apartments) the dryers & washers are always breaking down ! Plus they should think about getting a second laundry room since it's such a big complex 3)maybe think about going from a card entry to a clicker. Only reason I say that is because sometimes people stand outside the gate and I get a little nervous having to roll my window down and stick my arm out to open the gate!. I have lived here for 4 years and have been very happy overall. Value for the price is excellent. Kitchen is small but functional. Plenty of room and relatively few issues. When something needs attention the maintenance staff takes care of the problem. Dolores and Larissa are pleasant and accommodating. Location is a plus. I give this place one star because outside the units they look decent and well kept. This is also a gated community, me and my husband were trying to get an apartment here until we met Deloris. She was extremely rude to my husband for no reason at all for not receiving his verification for work. But criticizing us for not having it but wanting to view an apartment. I've never been to a place where you had to sign papers and never see the unit. She would only call him to complain and criticize. Who wants to live in an environment like that. But the good part was we did drive there during different times of day and only seen a man standing outside looking kind of sketchy. But did not hear loud music. People hanging out. Or nothing. Just when you leave gates is when people hang out outside and it looks very ghetto. What good is it living at a place that looks so ghetto when leaving gates! Not saying this place isn't for anyone but if what I mentioned isn't a deal breaker for you by all means, go apply. But Deloris was not helpful at all. Just rude! Deloris is super nice and so is maintenance. At first I felt some things were out dated but after a little cleaning it is beautiful. Everyone has different standards but for me, who lives alone it is perfect. Some of the clients who live there do drive in blasting music all hours of the night, but you can't control everyone's behavior. I absolutely love the air conditioning system you are able to set a schedule so for a person to work and go to school the times you are home it is perfect. The pool is extremely green but the other residents seem to not care so it must be healthy lol. I am so excited to have this opportunity for my first place. I am also close to office which makes me feel a little safer due to a bad neighborhood. As far as bugs so far, by taking trashes out at night and cleaning dishes wiping counters down, I have not had a bug issues. Do not judge an apartment by its neighborhood. Great place if your deaf or love trains, otherwise AVOID. The train passes by about a dozen times throughout the day and night and blasts it's horns. I've had my car burglarized. I get dirty looks from the natives outside the gates. They close the pool that is in their advertisements quite often because hood kids go in and cause trouble. The apartments look nice but nowhere near as nice as they do in their old outdated craigslist photos. My laundry gets stolen from the community laundry. They advertise the cheapest prices in town but make up for it when they hit you with the utilities and rent hikes. All of the appliances are outdated and well used, they'll only replace them if they completely break down. The management is very sneaky about what they tell you to move you in, make sure you get in writing what they tell you or they "won't recall" ever telling you anything and will say that they "would never have promised such things". The roads within the complex are in disrepair. The management could care less if you move out because they can just trick someone else to move in for more. I am glad I left riverbank and finally own my own house. read more

I lived here for almost 5 years and recently moved out. I will leave a detailed review for people that are curious! Pros: the staff here is amazing. Very kind, helpful, Friendly. Maintenance was also pretty good, Simon was the most helpful and good at his job! Request him if you need something fixed properly. The area is close to shopping centers and food. The apartment is gated, which was actually kind of annoying to get packages delivered (sometimes they couldn't get in) there's lots of trees that are very pretty to watch as seasons go by. Cons: even tho it's gated there sometimes is ghetto people living inside so you're not really getting away from anything, lol. The building itself really needs to be remodeled and have some updated applications! Also I recommend if your noise sensitive(like I am) to request to be a upstairs unit! Also have them check the gutters (since there is trees, there is lots of leaves and they can get clogged) I had an issue with that and water pouring into my patio area and actually seeping under the carpets and into my unit! Luckily it only happened once. I see a lot of ppl on here leaving reviews about rats and roaches. If you are clean and also request staff to make pest control appts for you routinely(even if no issues) you won't have these issues, I had them for the first couple years on and off abut after having them spray more often and keeping no dishes out for long periods of time, no problem! I've lived at the riverbank condominiums for about 3 years and just recently moved out. I like the complex (it's gated), private on site security, laundry hook ups in your home and laundry room access incase you don't choose to have a washer and dryer set up. Don't let the location fool you, the riverbank apartments itself is very clean no bugs and maintenance is fast at handling your issues in the home. I can honestly say I've never waited nomore than 2 days for them and if it's something urgent then it's same day fixing! Apartment manager Delores works with you for the best of your comfort. Pool access all summer long, and not to mention there is a really good sea food and chicken joint across the street. I would definitely move back if ever needed. Best deal in town for a better apartment versus other apartments you might find around the same price. read more

Loved the lady I talked too. I came in to see if they were renting any units preferably 1-2 bedrooms but they were all out.

Before we moved in they told us that utilities was based off the amount of people living there. When we moved in they told us that it was divided between everyone living in all the units. Overpriced place that's not even in a good neighborhood. The pool is terrible and is closed the majority of the time plus they only allow you to have one other person with you. Apartments are roach and mice infested Yes pest control comes out to spray if you contact management Dolores or Larissa but it seems like whatever they spray attracts more I had to by multiple bombs and traps for my unit had to go through and stuff all the holes with sos pads that mice were coming through it was a hassle especially with my toddler daughter being scared on top of that I had a downstairs neighbor from hell she would play with my water every time I turned it out bang on the ceiling different times of the night lie and try to get me evicted and management believed every lie which made living there even more unbearable for me moving there was my biggest mistake I should of stay in the Bay Area I had the worse experience of my rental life I recommend you rent at your own risk and google how to live with mice if your going to rent here GOOD LUCK read more

The managers here broke the law and used intimidation techniques. Furthermore they did not follow the rules and regulations when filling a unlawful detainer which is illegal . So far I have 3 past residents that have experienced these same unjust practices and I'm looking for more. I also encourage all past residents to demand a ledger of your payments. I did this and found out they over charged me by $10-$14 over a 8 month period. That's almost $100 over payments that i was never given in credit to my account nor was I refunded this money. Now if they did this same practice to 10 different units that's a easy extra $1000 dollars that someone is either padding their pockets with or that the company is padding their pockets with. She is a scam artist, a liar you think she's giving you a chance or a good deal but in reality she's manipulated you. Then there was a roach problem, which never fully was resolved. Then problems with the "security" guard that likes to try and tow tenants cars. Living at Riverbank made all the other apartments my family looked at unique because Dolores was on top of everything she gave updates and allowed my family to look at a unit. The pool is closed on Mondays due to clean it not only that we have a laundry mat to use. The security Carol makes sure to keep a good look out! Honesty, the community of Riverbank is amazing if you stay here a couple years will notice Happy Mother's Day lunch and gives a flyer to every mother. No other community would celebrate Halloween and other holidays like Riverbank. I never seen a roach problem or mice inside my apartment ever! I think a lot of people give the wrong impressions. The Ac is not a problem everything works properly even Dolores and the staff check up on you! If you have any pets it's a good place to walk them around the community to interact and see other pets. One thing I did leave out is that China Palace is down the street!! I will miss this community of amazing people with different personalities don't worry about anything. read more

My husband nd I moved here in April 2013 with our daughter(thankfully we no longer reside here). It was cheap nd our apartment was big nd very nice to our standards. We actually enjoyed living here for a while. Our daughter loved playing on the little patio. Then...it got bad. They changed our lease without telling us. When we first signed it the manager, Deloras, failed to mention all the hidden fees until we signed the damn thing. My husband lost his job nd we got evicted..we were sent a bill of everything that had to be paid for. Now..I was pissed. My husband nd I had invested hundreds of dollars on fixing the damn place because maintaince refused to answer our calls. Our toilet was broken, cabinet doors fell off, lights didn't work, fridge didn't work..hundreds of dollars to fix it to make it liveable. I cleaned the apartment spotless when we moved out. 100 times better looking than it did when we moved in. No spots, stains, nd the new tenants had all our improvements free of charge. Our bill was over $2500 for bogus charges. They never went to our place to clean or inspect nd I know because we moved into our friend's place across the parking lot. When I had paid more than half of this fucked up bill, I went in nd asked how much I had left. When they gave me the new bill, it was over $3200 dollars because they were still charging us rent when we didn't live there!! Deloras was never helpful, the office never called us back, they charged us for bogus shit. Not to mention she didn't give us the legal 30 days to move out. She gave us 2 days nd gave us her word we would not be charged the court fees($560) which we were. When I was home alone, maintaince tried breaking into our apartment to throw us out. When we moved, the A/C never worked nd maintaince never fixed it, they just gave us excuses on why it couldn't be fixed. This place is nothing but a scam. Everyone is rude, inconsiderate nd very unhelpful. Not to mention when we(my family nd our friends) were moving out of their place we got a call from Deloras saying we had to be out by Sunday(the day AFTER she called us) because she had already rented the apartment to new tenants. This had made us very irritated because we had just started packing nd gave our 60 day notice a week before. It was very disrespectful that she had already rented our apartment out before we were even close to moving out. Place is a dump, a scam, nd not a good place for children.. I lived here for over a year, and it's the best apartment I have lived in. The manager always worked with me, fixed any issues I had due to anything breaking or not working in my apartment (nothing major, small stuff like garbage disposal due to me leaving a fork or something in there accidentally and getting jammed) or complaints to neighbors etc. also the neighborhood has bad reviews but HONESTLY, it's not what they say. I work late and feel safe walking home around here it's a on site security that actually does his job and also it's actually gated (some apartments say they are but aren't. ) I love these apartments very professional and very reasonable. read more

I have lived here too many years to count. Could I move, yes but I choose not to. It is convient to work, In-Shape, pharmacies, hospitals, groceries, movies, and bowling, and I have even walked to the mall just for a stroll. The place is gated and security is quick to respond when you call. Although Cammie was a wonderful Manager, Dolores is tops. I have lived from the east to the west coast and states in between. No place I've lived has a manager ever bothered to know my name except it was on the check. When I walk into the door of the office I am greeted by my name. I hope I'm getting the other lady's name in the office correct, Tara. She has a great sense of humor and always has a smile. The turnaround time for fixing things is quick, same day or no later than the next day. Eugene is friendly and a great fixer. He treats tennets with respect and a smile. Is this place perfect, no place is. Wherever you have a gathering of people and wherever we are it will never be perfect because we are an imperfect people. It's an awful place to live. I have lived here since May 2015 and it has been nothing but a living hell. First off it is very dirty there are a lot of stray cats with ticks and fleas. The cats love to lay on people cars and mark themselves on the tires. It's a disgusting smell. Since I have lived here I seen roaches in the apartment Next it is very loud due to the train that comes very often. If you have a babies good luck trying to put them asleep. Then you have the homeless problem. A lot of homeless men sneak in gate when people drive in to search through the trash. Some of the homeless people are crazy and it's not safe to have small children around them. Last comment is that the manager Dolores and Linda are very dishonest people. They will do whatever they can to cheat you out of your money. So if you do decide you want to live here make sure you get everything in writing and that you keep records of any transactions between you and them. If the reason why you are moving here is because it is so cheap I suggest you rethink your situation. Good service and care is not cheap and you should feel safe and respected where you live, you will not get that here read more

Professional scammers. I lived here for two years, and they lied about the price they were going to offer us, claiming they couldn't offer us the regular going rate because the building we were applying for was outside the gate, up until the day we went to sign the lease and they claimed it was our mistake (but by that point we really needed to move and because we thought this place would be good we didn't have other options ready). I've spoken to other people in that building and almost every person has the same story, in addition to fighting over late fees because they were told the wrong price for the deposit (which they recorded proof of and were still told it was their fault for not double checking the manager's error). A lot of the staff is lovely, I really have nothing but praise for most of the people they hired especially the friendly maintenance staff, but the people who actually own the place do not care. They're constantly raising the rent and it's not even in an area that warrants $900 for a two-bedroom, let alone the $1,400 they were charging us towards the end. They run the sprinklers extremely inefficiently in a way that makes all the water just run off and be wasted (a quick water audit would give them a good plan to go off of) and then put that on all our water bills. And there were either mice and wasp problems at pretty much any given time. I stayed on the manager's good side cause I'm a good tenant and I had seen how petty she, the higher-up manager, could get towards a tenant she arbitrarily decided she didn't like between going after them with bullshit notices or sharing personal details about residents she didn't like with the ones she did (which is extremely unprofessional and potentially illegal), but even on her good side it was frustrating. My father cosigned on the lease for the first year, never lived with us and we paid the rent ourselves, and even a year after he stopped being a cosigner they still kept calling him and acting like he was the primary person renting the place, no matter how many times we asked to take his name and number off. It was complete disorganization. I don't even terribly mind being in the area, because most of the people are nice and if you don't cause trouble you should be safe, but there are a lot of problems in the area that have popped up in the last year or so, I've seen drive-by's right around the corner and I just cannot fathom how they thought it was justified to charge $1,400 a month for a two-bedroom in that kind of area. I waited until I was fully moved out and off the lease to post this because I knew if I did while I was living there, the manager would invent something to hound us on or come up with extra charges on our unit and I wasn't about to be inviting trouble. But all of my neighbors I spoke with had very similar experiences and couldn't wait to get out. It's not worth it. read more

Completely unprofessional and highway robbery!!!! This company did with full knowledge break the law when going through the eviction process and physically removed papers from client file before court. During a 10month period when i lived there, and i lived there 4 years, my account was never given proper credit when i over paid on my rent. So imagine if they took 10 apartments over charged them by $10 dollars a month over a 10 month period thats $100 then take that $100 by 10 different apartments and that equals out to $1000. Thats a lot of extra money for them. Also any oral agreements are void once you sign their lease. Furthermore its CA State law that you only have to give a 30day notice before you move out not a 60 day notice, like they state. Not all apartments have updated appliances or new carpets or a new entry way or kitchen flooring. Security is unprofessional same as management, after losing my case in court, i received a text message not 5 minutes from turning my phone on from the Security Guard that said "HA HA!! YOU LOST, NOW YOU HAVE TO GET OUT" funny thing was, he wasn't even at the court house. read more

Do not rent here. Dolores is not helpful, fails to mention any fees that are brought to you without your attention. She can also be very rude. Maintenance staff never really gave us trouble, but the management here is not good at all. They rarely ever answer the phone when we try to call, don't return voicemails. They randomly leave the office during the day and put the closed sign up. Everything in the apartment (cabinets, toilets etc) eventually start to break. When we moved in a few things were already broken. This place has the potential to be a good place to live in my opinion, but they need to be more good communication wise and managerial wise. Don't move here the manager Ms. Dolores is rude and not a truthful person your rent will be raised often you will also be paying water, garbage and sewage for the entire building and the cost is divided among you when as you may not use as much water as your neighbors. In some of the apts they have nice appliances and some have outdated appliances from the 70"s. There is a mice and Roach problem not to mention the train that goes by constantly and shakes the building when it passes she won't tell you about that. She will lie on a tenant to make herself be right. The old appliances don't work properly the fridge has a ton of dust and dirt behind it. The neighbors are ok. If the manager Ms. Dolores don't like you she will increase your rent until you can't afford to pay it so you will have no choice but to move. I would advise you to look around before you take these apts unless your not planning on staying here a long time. It's a nice place to stay but they desperately need a new manager here and if you want to talk to her supervisor Ms. Mitchell she will not return your calls it's way to much favoritism here for the staff and they will lie for each other. Don't let Ms. Dolores fool you when you are leasing in she appears to be a nice person until you disagree with her or her staff. She's nothing but a liar and will mislead you when you are signing your lease. If you get an apartment with a old stove make sure you check it very good because some of them are mice and roach invested and she will not want to change it. She only helps people who she like such as her friends and family members who live here. She likes to harass tenants also by sending 3 day notices to your apt before the rent is due. Good Luck to anyone who moves here, who knows she might just like you. One more thing if you have a neighbor who slams the door you will hear that also in your apt. Maintenance is very respectful and do make repairs when you call them, Ms. Linda is very nice I think she should be the manager I have not had any problems with her since she have been here. read more
