So downstairs was always cold. The heater didn't help downstairs but upstairs, it got warm fast. Next, the window is thin so again, air and condensation. Sounds and people were barely muffled by everything. Walls: thin. Thin. Thin! We can hear screaming from one side of our wall and neighbors doing "the nasty" on the other side in the upstairs. Neighbors going up and down their stairs. Smh. Parking. When people have guests over, they take over the parking. Some don't use the guest parking lot outside so we ended up having to park wherever we could. Gym area was not impressive. You get the basics. Pool. The ducks get into it and poop in it but they did have a consistent pool cleaning guy that came throughout the year. Everyone minds their own business. Some neighbors not friendly at all but who cares? Each to their own. Maintenance man is a nice guy! He helped us out for minor things. And was always there for any major repairs we needed I.E. our washer was making weird noises or our food disposal stopped working. One time, water was leaking from the shower handle and I requested maintenance to check it. He fixed it but it came back after my mom had given my son a bath. I called the property manager 5 minutes before 4pm and you can hear the annoyance in her voice. I remained calm, of course. But it was just not needed and unprofessional. I'm not sorry I called you before you clocked out for the day and had only five minutes left to close up. And then last but not least. The property manager. Something's a little off about her, can't put a finger on it just yet. Some say she's nice and sweet. I agree.. to an extent. My SIL did the post-inspection with her because I went out of town. She accused us of having a dog. First of all, my son is allergic to dogs and cats. So that upset me. Next, she informed us we'd get our deposit WITHIN 21 days. Guess what, guys? We are on day 42 and we have NOT received anything. So when y'all move out, PLEASE MAKE SURE YOU MAKE IT CLEAR YOU HAVE THE RIGHT TO RECEIVE IT WITHIN 21 DAYS, which is under California Civil Code sections 1950.5 and 1940.5(g) (2020). I emailed corporate after she failed to email me back about it. All in all, a 3 out of 5 ‍‍ Rent was $2,145 plus utilities (usually $130) and PG&E (ours ran most hours of the day so it was between $200-$250). Would I recommend it? Ehh.

Laundry on site was small but appliances well maintained and residents courteous (most of them). Property Mgr was personable, engaging and efficient in responding to calls and request for maintenance. Occasionally a vagrant would access the property to collect recycling but would leave upon request. The surrounding neighborhood was friendly, walkable and convenient for everything. They don't give you any grief about it either, they're happy to help. There are some lovely tenants here. It's nice. There are families here too. Everyone keeps to themselves and are mostly quiet. As for a few of our neighbors here, they seem to have signed a different rental agreement than we did...I'm pretty sure it states that if noise you are making in your own unit is audible in a neighboring unit, you are being too loud and is unacceptable. I believe it says that there is no smoking in the units as well. Both of our downstairs neighbors are problematic. One has a sound system that he likes to use at all hours of the day and even as late as midnight on a couple occasions. I have called about this issue and was given attitude by the front desk as if we don't pay money to live here and have a right to complain about our neighbors being a nuisance. Our other downstairs neighbor smokes weed in his apartment. Every time he smokes in his unit, the smell comes up the shared wall (our master bedroom and master bathroom wall) and makes it smell disgusting in both those rooms. And all I was told when I called in to complain about this was "I've been by there a few times and have never smelled anything, but we'll give him a courtesy call." I can name two other units where I've SEEN someone smoking weed (a bong sitting in your window sill while you're hacking a lung up with music blaring and standing outside your apartment just give it away) and smelled it too so there was no mistaking it. All I ask is that the front desk cut the attitude and do something when asked to assist in resolving an issue that rightly needs to be dealt with. Our rent is going from $925 to $1100...that's a huge jump in rent that honestly, we can't budget for, but they need their money I guess... Also, there's a homeless man that somehow manages to get into the gates and digs through all of our dumpsters. The police have come by a few times but he still comes almost every night. So taking the trash out at night is definitely out of the question after he scared the daylights out of me standing IN the dumpster I was trying to chuck a heavy trash bag into. I'd take my rent money elsewhere if at all possible.

I strongly encourage management to issue a reminder to all tenants about adhering to speed limits and driving cautiously within the property. My lease for this apartment is 9 months and I am currently on month 5…read more PROS: online payments, gated community, never see neighbors, newly renovated, cheap utilities, spacious living room and kitchen, 24/7 security, nice ccountertops, new appliances, grounds are well kept Cons: crappy renovations, paint chips easily, outdated AC/heaters, hard to contact front office, maintenance man comes before scheduled times, parking fills up quick, only 1 pool, laundry facilities are expensive, rent is expensive, pg&e is high due to outdated AC, old cars get broken into, people sneak into complex after cars go through the gate, strict on what you do with your patio, bedrooms are awkward sizes/proportions Apartment Conditions: 5/10 The apartments are very old fashion layouts that have been renovated with new cabinets, appliances, carpets, wood flooring, paint, etc. Although, who ever assembled the cabinets and blinds and painted did a crappy job. The paint is very easy to chip off. The cabinets are placed on crooked and dont shut completely. Our blinds for the screen door were placed on crooked. The AC units are extremely old! They work but halfass work and you only get one in the master bedroom and one in the living room. Apartment Management: 2/10 The on-site manager constantly changes of this place. I never see managers or talk to anyone. There is an online system for residents to place their maintenance orders and pay their bills; while this is efficient and helpful for millennials is not helpful for older generations. It is almost impossible to connect to someone on the phone via office, even if someone is sitting at the desk they will not answer the phone or answer emails. Luckily I havent needed the front desk. Apartment Maintenance: 6/10 The maintenance man is very friendly and is quick to get back to your requests on fixing things for you. He or the office will give you a scheduled date or time for him to help you. He comes earlier than the date and time given, which is nice but at the same time it's a burden because I like to be present and know what he's exactly doing to fix the problem. His fixes so far have been mediocre. I currently have a leak in my ceiling (bottom apartment) from the upstairs bathroom. Maintence has came to fix it twice, all he's done is drain excess liquid, dry it out, fill the holes and paint over it. Almost immediately it's happened again and again and I fear the ceiling will cave in one day. He will also come in if you fail to answer the door whether you're home or not which is concerning. Community: 9/10 I hardly ever see or hear any other neighbors out and about. Occasionally I will see a person or two in the parking lot but mostly you see cars drive in and out. Occasionally there are kids playing in the court yards but it's rare. After 6pm most people are in doors. Also I barely see anyone use the pool or walk around. I mostly see people using the laundry facilities but that's about it. Neighborhood: 6/10 By day this neighborhood is very active with many cars driving up and down it. By night there are a lot of homeless/tweakers that walk around but the passcoded gate usually keeps them out unless they wait for a car to drive in to get into the complex. But there is 24/7 security patrolling and you can call and report anyone at anytime from a 24/7 service line. In the past I have heard of many break ins, but living here the past 5 months I have not seen anyone get broken into. Although old cars get broken into easily. My boyfriend had a 1990 Acura Integra that was broken into 3 times so far. Bills & Rules: 4/10 The apartment are cheaply renovated for the prices you pay. Using the AC unit is extremely expensive. As of May 2018, a two bedroom is $1,100 per month, utilities are $58 per month, PG&E is generally $200+ using the AC units. Rules are extremely strict about what you display on your patio. I hung a white towel out to dry for less than 12 hours and was warned to take it down or I would be charged a fee or kicked out if the incident happened multiple times. The Laundry Facility is coin-operated and is very expensive. You have to pay $1.50 just to do laundry and $2.50 to dry. The dryers do not dry well causing you to pay again just to dry your clothes. I could go down to the local laundromat and pay the same price to clean all my loads of laundry with a free dry. OVERALL: I dont regret choosing to live here. I enjoyed my time here overall but I will not be renewing my lease due to some of the cons. If you are a small family or single person that can afford these prices no problem, it can be a great place to live if you can look past some of the cons. The cons aren't that big of a deal but overtime it definitely adds up. I will update this review at the end of my lease.

First moving into these apartments a year ago they were nice but almost a year into the lease one…read moreof cars were broke into and I've had multiple packages stolen. I've had more problems with this apartment than the one I was living in , in Stockton We've had problems with the manager Andrea sending us a $50 bill as we "canceled our insurance for our apartment" when I called her to address this bill and we did provide proof of insurance when we first moved in (as it's required) she said she never received proof of Our insurance when we moved in and that's why we got the bill. Called the insurance company who confirmed we DID NOT cancel our insurance and had to resubmit proof and later the bill was dropped. Then a few months later she sent the same bill claiming the same thing and had to do the whole process again. When we moved out she sent a cleaning bill which we thought would be taken out of our deposit but she told us "they switched systems and our deposit was accidentally put towards a month of rent" which she did not disclose when we were living there at all and chose to disclose this issue once asked about it. Now we are stuck paying over $250 since she screwed up on the deposit . Also trying To go to the office was unpredictable as she was never back on time from her lunch (sign when she will be back on the door) ‍ When we moved in ,the apartment was clean and the grounds/pools are maintained. However due to our vehicle broken into, packages stolen and all The problems with Andrea I do not recommend this apartment. If you look at the other reviews it's not the first time this manager has caused problems.
