If Yelp allowed ZERO stars, I'd surely give it for The Woods. When I first lived in the complex for two years, I had little issue. When I left, and then came back, it was a hot mess from that point forward. Not only had I come across numerous asshole, inconsiderate, neighbors, I encountered a leasing/management team that showed they didn't give a crap about the safety of the residents. Case in point. There had been a fatal shooting within the complex walls, and the assailant had evaded capture. The event was all over the news, but did the managers think to notify the inhabitants who might have missed the story? No. There were no alerts, no notices to contact the local police to help in their efforts, if needed. Nothing. They spend time posting notes on doors about moving cars for repaving, and painting, but not when someone is murdered!! WTF?!! As of this writing I am still living here, but plan to move AS SOON AS I AM ABLE. Be warned. The Woods is mostly smoke and mirrors. It might look good at first glance, and some of the villages are beautiful, but that is about it. They are poorly run, poorly managed, and don't really have the best interest of the residents at heart. In addition, many of the people living there are low rent, jackasses. There are much better places in the San Jose area to rent. I recommend One Pearl Place, in particular. read more

Do your research before considering this place. Parking is abysmal especially if you have more than one car per family. Finding a space after 5pm becomes next to impossible. There are free spaces but they come at a premium. You will be receiving sudden notices for water shut offs or other maintenance requests without warning. You got to make sure your car has the barcode or a visible overnight pass or they will not hesitate to tow it (happened to my room mate). Pool will be closed more often than not, which sucks because part of the rent goes to amenities you can't use because they are closed. The big kicker is trying to get your full deposit back. Good luck, you will need it. we were mislead on our final inspection and told no additional work was necessary to find out we were charged over 700 dollars for a carpet cleaning (which I offered to do on my dime to save cost, was told the carpet was fine) and paint touch up (which I went got paint during a paint shortage of all things). Terrible place. Have been living here for 3-4 years and myself / 3 other families have had their bike stolen by the same new tenants. They even called the cops to get their bike back from these "new tenants" but it was ultimately unresolved. I am starting to feel unsafe. Here's another point to note: our garage has been tampered with multiple times (like 3 times) and it auto-locks when it's tampered with. Auto locked 3 times already this month. I'm afraid my tires of my car will be stolen. As a woman, I'm afraid to walk from my car to my apartment. I feel like the new tenants who moved in are going to mug me. At least I have pepper spray. For reference guys, I've lived in Queens, NY, which I thought might have been more unsafe than south San Jose. Turns out I'm feeling the same uneasiness I felt back in NYC. No hot water AGAIN today. I called maintenance and I was told there is no estimated time to fix the water boiler. The hot water is frequently going out now and it's a huge inconvenience. I asked to speak to a manager about this and I was put on hold. I have plans and I had to hang up, but I already know absolutely nothing will be done. I really don't want to hear "reach out to management so we can work on the issue" when it's clean nothing gets done to help these problems. DO NOT MOVE HERE, FOR THE LOVE OF GOD!!!!!!!!!!!! I have lived here for a majority of my life and I have seen this place go DOWN HILL. I live over in the Brentwood area and my lord, it's horrible. There are cars parked in the streets, left for hours with their hazards on (it being mainly priuses, and the drivers of the priuses are very quite rude. Cussing at me in spanish cuz I'm white, even though I can understand every single thing they say). Parking is already an issue, and security just lets everyone and their mother in. We live in a one bedroom and our upstairs neighbors have maybe 10 people living up there (and that's just a guestimate) who are constantly banging on the ground (our ceiling). Our dishes rattle in their cabinets and our light fixtures shake from 11 at night all the way to 3 in the morning, so good luck getting sleep if you need to get up early. They're loud and disrespectful with no regard for their neighbors, (downstairs (us), next door and next doors downstairs) banging, yelling and screaming up and down the stairs. Even my next door neighbor has told us that our upstair neighbor is creepy and stares at her. I have a LOT more I could say about them, but that's for a different time. We have complained to security NUMEROUS times and they haven't done anything, I don't think they've even come out, but they say they have "reports". While on the phone with security, they tell us that we need to put a report into the housing management or who ever. Security seriously SUCKS ASS!!! Even when they did come, my upstairs neighbor was yelling and cussing at me, calling me a racist, as he threw trash into my next door neighbors patio, they stood their and did nothing to mediate the situation. Back to parking. Like I said and a lot of other reviews have said, parking is a complete NIGHTMARE!!!! There are hundreds of cars parked without barcodes and even some parked in our carports that are for RESIDENTS ONLY (and I completely understand if people who have the carports have friends over, they can park there, but I've had to have cars towed from our spot countless times). There are new reserved spots popping up left and right, leaving us with less parking (if that's even possible). There have been times when I've needed to leave for work and there's a car parked behind me with their hazards on and no one in the car. When I call security, it takes them 15-20 minutes to show up. People plow through the parking lot going HELLA fast, not aware of children, people, pets, etc. Another thing that's disrespectful and inconsiderate is that people will BLAST music from their cars. They'll park and just play music super loud, no matter the time of day. the maintenance men are really nice, but they park in our spots as well, but there's no where else for them to park. Cops are here 95% of the time, so if you have children or just have a concern for your safety, DO NOT MOVE HERE!!!! It's absolutely horrible here, if I could move, I would, but like I said, I've lived here a majority of my life and my mom is in charge of all that. Unsafe, run-down EXPENSIVE apartments. There are very few management people actually available on site. Response from office is slow or not at all. No parking, if you need an additional spot from your assigned single spot. Garbage everywhere, amenities (pools, laundry, excercise room) are not available or not maintained. Very LOUD!! Security does nothing about the late night noise from midnight throughout the night. OK for short term or if you're in between homes, but definitely not a good long-term solution. read more

They shut the water off without notice while i was mid shower and their excuse was that "it was only for a short amount of time". #3 many have reported the same or similar issues, your deposit is completely gone once you give it to them, they charge you a ridiculous amount of money to cover "New carpets" and a crappy paint job for the interior regardless of what the inspectors tell you. 4# the security team there is God awful, citing your vehicles and harassing you and your family members about using the dumpsters and trying to get access through the front gates entry. There's definitely no parking after 5pm. if you're single or a couple I would suggest you ask to not get placed by family units. You will quickly realize how loud and disturbing that could be. I am updating my 5 star review that I originally posted while living at the woods, to now 1 star upon moving out. Living here was great minus the parking. Never had a problem. My boyfriend and I knew going into it that we wouldn't get most of our deposit back, strictly based on other reviews. Well, all those reviews are correct. You will not receive anything back from your security deposit and they will request more. Upon moving out, they took my entire $850 deposit and requested $103 more. UNBELIEVABLE. The apartment was left in good condition but they feel they have to replace the carpets and repaint the entire apartment, even though it was in good condition??? BE AWARE of this before moving in. If you are okay with not getting a deposit back, it's a great place to live. If you don't like being taking advantage of, DONT MOVE IN. read more

I lived here for two years and moved out on December 20. Just now, I received a letter from them. They charged $2,900 because they repainted the walls, changed the carpet and changed the garage door. They asked me to pay for it, and I was shocked. I have been rent apartments like 8years, this is first time to receive a notice like this! I am not a smoker, but I can often smell smoke coming in from the balcony. Now they asked me to pay to remove the smell of smoke from the walls. There have some stains on the carpet, but they changed all of them. My family has been living in the Foxwood community since 2008, and for the most part have been happy. As our family grew, we eventually needed a bigger place and we will be moving away in a few months. The good: The Foxwood complex is relatively new, and the walls block the sound from all but the noisiest neighbors. The groundskeepers do a good job of mowing and pulling weeds. They do use a leaf blower to clean up though, which can be rather jarring if you attempt to sleep in. The playgrounds are kept in good order and for the most part parents keep an eye on their kids. The maintenance people are fairly responsive if you have a major issue like a leak or even something mundane like a clog or a broken toilet seat. The bad: They chose the cheaper option during construction with wall-mount AC and baseboard heaters instead of a central HVAC system. This can make keeping the apartment temperature comfortable a challenge. As is the case with any large apartment complex, the 2.4GHz spectrum is totally saturated with resident's WiFi access points. Don't expect good WiFi performance if you use this band here. Foxwood is extremely close to the railroad tracks on Monterey highway, and the heavy freight trains that use the rails late at night cause the building to shake when they go by. The drivers often use their horn (which is so loud it can be heard for miles) as they approach the railroad crossing at Skyport drive.The train often woke our kids up while napping. Our unit had an attached garage, but it is so small that you can't fully open the doors on a compact car parked inside without hitting the walls. This is a bit of an issue if you are trying to get a baby or groceries in and out of the car. In our time here, the rent has increased from $80-$150 per month every time we renewed our lease with a single exception in 2010 where it decreased by $100. The price per square foot is expensive. Parking can be impossible to find if you arrive late at night. I have been forced to park in the neighborhood across Snell a few times after getting back from business trips after midnight and not finding a single parking spot open in the entire complex. The basketball court has people playing past midnight on some days, and security seems to just ignore them. Often people from the neighborhood behind Foxwood jump the fence and use the basketball court. The people that play in the late afternoon and evening often shout expletives after missing a shot. Normally I wouldn't mind, but as many residents do, we have young kids who repeat what they hear. Several times we encountered someone feeding the feral cats near the fence shared by the gate on Sweetberry Ct. who ran at the sight of our approaching car after dark. There have been a rash of package thefts lately and despite many calls to the office, nothing has been done. When we finally got through to "Grace" the community manager after weeks of trying, she advised that we install security cameras and could offer no other remedy. We have since filed reports with SJPD. Have a look at the Megan's Law database. I imagine the same could be said of any large apartment complex, but it is something to take note of. read more

So yesterday my car got keyed in the parking lot by Brentwood complex, where I usually park my car because "I thought there was a security camera across from it". Went straight to their office right away and asked if I can see their CCTV footage, then they told me that it is not a camera (when clearly it looks exactly like one). The security guard told me that they can't do anything regarding this matter. To sum it up, I would have to pay 5k to fix my car because of some random low-life people & lack of security cameras in the complex. I choose this complex because I thought "gated-community" would be safer & better, but turns out they can't even protect people's car by doing their rounds & all of that. So for The Woods Management, please please please think about installing a "real security cameras" because our cars are just as important as our safety. read more

Where to even start with this review?! First and foremost, after being here for two years, my bf will be leaving when the lease is over. It has gotten intolerable. No matter how much complaining you do or try to seek justice, there is nothing you can do. Enough is enough. I know of a lot of people who have come and gone from these apartments over the last ten to fifteen years. My bf moved here at the beginning of 2016. We were so excited to be in a gated community, pools, and gyms. Things were exciting at first. But things got boring really quick! You would see the dirtiest people around. Like does no one know about cleanliness? People at the gym don't wipe the machines down after themselves, people who come in jeans, and worse.... NO SHOES. I've expressed this problem over the last year and still no change. I guess the solution is, don't go to the gym? People at the pools. Disgusting. Jumping in with clothes. The pools are supposedly cleaned all the time. Wrong. There always things floating in the pool. Trying to have people over? Neighbors will tattle on you when it's 9:30 for a noise complaint. Trying to have friends or family stay when they are visiting from out of town, good luck with the parking pass! Let's move on into the house. So at the time, there were no "nice" apartments available so he got what he could at the time, which was cedarwood. (we've asked for a transfer, but it was too complicated and too much money to move to another unit) When we first got here, there have been times where we've had roaches....The neighbors are not very cleanly. We've already had to leave the apartments twice while they did some cleaning throughout the day. The drains in the bathroom are ALWAYS getting clogged. The faucet upstairs smells like rotten eggs and sulfur. When you need a handyman, they do mickey mouse jobs and don't really fix much. We've had to have our stove top replaced because it will spark on fire on its own. Scary much?! The room upstairs started to creek, but still, no one has come to check it out. We've had our tires popped here before. Not just one vehicle, but two. They don't do anything for you here. They aren't even sympathetic. I've had to install cameras on my bf's car because we were afraid it would happen again. We have not had any problems with people here just for the record. He is barely home so we don't know many people here in the apartments. Over the last year, parking has become extremely tight. Do you want an extra parking space? $150+ a month, and that's IF there is a spot available for you. If you have a garage, they even tell you that you cannot store things in the garage. What is a garage for if you can't have things in it!? They have implemented a rule where you will get towed for the most RIDICULOUS reasons. If you come home from work after 6:30 pm, GOOD freaken luck looking for parking. You get towed for being on the red line for too long. Why am I parked in the red line you may ask?! I am a visitor. I can not find parking. I have groceries to bring in. I DIDNT KNOW PARKING ON THE SIDE FOR LITERALLY 5 MINUTES WHILE BRINGING GROCERIES INTO THE APARTMENT WAS A PROBLEM.... You get towed for parking backward. You get towed for parking your car in the same spot for over 2-3 days. (what if you go on vaction?! what if you own two cars and one is your weekend car? ) You get towed when someone steals your barcode and you no longer have a barcode on your car. You get towed for overnight parking without a pass. You get towed for having expired plates. The list goes on and on. They have two tow guys on site who just pick up cars. He no longer has visitors over because we can barely find parking on our own. I spent anywhere from 15 minutes to over an hour looking for parking at times. I've even been told by security that a guy who works construction sleeps in his car because he cannot find parking and is afraid to get towed. Here's another problem we've run into. So my bf has had a rental car in which he has to get a stupid pass for every day. We've already notified the front office, but they refuse to give anything more than a 3-5 day pass at the most. They've even sent a letter to his apartment saying they'd tow his car. WTF... They have hassled him about when he'd get his car back. We don't know. The dealership doesn't know. What do you want me to do about it? Last year during the summer, my bf threw a little bbq for me at the park here in the woods. Yes, I understand, no alcohol, but EVERYONE literally EVERYONE drinks at the park. We had about 10 people including ourselves at the park. We used one table... This property kept my entire deposit! I lived at this complex for only 1 year and was extremely disappointed with my experience. For the most part, I was overall satisfied with my time there. My issue with the woods came at the end of my lease. After deep cleaning my entire apartment, I opted out of being present for the final inspection. I was hit with a major cleaning bill. I was charged the full amount of my deposit and had around $150 added on top of that to be paid. I have never had a complex charge me such a ridiculous amount. I didn't have the time to put a fight in for my deposit and I think that they banked on that. After reading other reviews, I see that I'm not the only one who has experienced this. This is regarding a self-guided tour I had last week. It was the first apartment I checked out after moving here from LA. The leasing office was very incompetent. They sent me and my friend to the wrong unit with the tenant's TV on and cat by the window ready to attack. Luckily the key didn't work because it was not the right one, we escaped the cat's wrath! When we went back to the office to explain what happened, the guy who looked Latino( very rude one) kept insisting that someone just returned the key I was holding and there was no mistake, that maybe the person decided to move in right away, etc. That was after I repeatedly told him that there was a cat and TV on and Christmas tree lit up inside the apartment. And that my friend and I couldn't be wrong. After a few minutes of conferring with his colleague, he finally admitted their mistake, with no apologies. The unit was dull, the neighborhood had rude people, as I was backing up from the parking, a lady kept honking nonstop. When we were getting lost, the leaf-blower guy just stared back when we asked him about the direction. First impression lasts, I never went back. read more

Lately we have noticed that the boxes located at the front gate to call residents and let cars in is not working after 10 pm. Which makes us believe that it gets disconnected on purpose for some reason. Sadly, we have to deal with a security guard who believes that this is the white house or some kind of high security military base just because "the box does not work" (which by the way is your problem) and to make us show a "woods id" to let us in, but what if you have guests coming this late? One night at 1 am we had to wake up a family member and make him come to the gate, get in the car and show his id right after arguing with a security manager who blamed our phone service providers for the boxes not to work. This type of situation is disrespectful for residents paying more than $3000 a month for rent. And also contradicting and hypocritical since every other security officers would let us in without a problem. My suggestion for new residents is to read as many reviews before considering moving to this place and don't believe anything they tell you. Is ridiculous how they sugarcoat this place with landscaping and 5 swimming pools to bring more residents here, but this place really sucks. Foxwood Apt 3001 has got severe mould and fungus issue even though we tried to keep the windows open as much as possible during the day time. We cooked only once in a day so vapour and other excuses weren't quite strong enough to support that fungus was due to this. Bedroom is awkwardly cold every time than rest of the places inside the apartment.There is even an issue of black mould that usually happens in cold moist conditions around the bedroom window. My wooden furnitures were severely damaged due to this. Laptop Bags,Shoes nothing was spared from the fungus.I would have extended my lease but couldn't.This was the biggest issue we encountered throughout our 1year stay at the property. Timely Maintenance, Covered remote controlled garage for 1 car and cleanliness and security was beyond expectations. The gym,swimming pool area too is properly maintained. We never had an issue when it came to calling the helpline for maintenance or repair. read more

I current am going on three years at The Woods and have moved from an apartment to a townhouse. Some of the other reviews here point out the positives and negatives; I am happy to call The Woods home. For negatives, guest parking is a huge problem. If I had a second car, I imagine that my one-car garage would not be sufficient. Like many other places I have lived, they will do anything and everything to try to keep your deposit. Take a lot of pictures when you move out and be prepared to fight to get your deposit back. The immediate neighborhood is okay, but it is very close to some very sketchy areas. As for positives, the pools are awesome, maintenance will respond and fix just about anything and they have a guest apartment available to rent by the day for visiting family. There are six villages inside this huge apartment complex, and I have only lived in Foxwood, which is the newer village. I have never had issues with bugs or annoying neighbors - I hope it stays this way. We overlook the pool and sometimes people fall short on tactfulness and play music loud at the pool, but other than that, overlooking the pool and green area gives us a great deal of light, fresh air, and privacy too. I have never had a serious problem, other than when I transferred units and they attempted to keep all of my deposit when I moved out (I had repainted and had things cleaned professionally and they still tried - but I fought and got most of it back). Okay, so this is my final review of The Woods Apartments. I am officially moved out since Monday the 10th. I was there for 2 years and 2 weeks. Overall, my experience there was better than most of the people whose reviews I've seen. I lowered the stars for this final review because of things that I noticed for the last year I was there. Pros: -Nice amenities (Few swimming pools, gyms, basketball/tennis court, etc.) -Nice units (From my experience I was happy with the deluxe studio that we lived in.) -Quick maintenance response to work orders -Leasing office open 7 days a week and most staff members are friendly -Garage/Barn garage options available (Additional monthly rent and upon availability only.) Cons: -Extremely difficult to find a parking space if you have an additional car (Since my husband gets off late in the evening, I have to drive around looking for a spot to park in so that he can park in our carport when he gets home from work.) -Should maintain cleanliness of the complex, there's trash littering around in the parking lot, on the grass area in our community in Duramwood and by our front door. (There is maintenance guys driving around in their carts throughout the community and I know they can see all this mess. They should take it upon themselves to pick up the trash and clean up as they see the mess. When we signed the lease back in 2018, the people in the office made it seem like their priority was to maintain the lush look of the community, but it doesn't feel like it. They give you parking citations for parking backwards because they don't want to hard the plants and dirty the walls with the smoke that comes out of your car's exhaust, so why can't they clean up the place? This was a major issue for me this past Sunday because with the super strong winds we had, garbage and debris were flying from everywhere. There were leaves and branches through out the parking lot, and when I walking back to go to my unit, I stepped on what I thought were only leaves and branches and ended up slipping and hurting both my hands and knees as I landed on the ground.) -Every unit should have a washer and dryer, not just select units. The laundry rooms in each community were quite a far walk coming from my unit. I think that was a waste of time and effort, so instead we just saved up our dirty clothes and did laundry every two weeks and go to our old laundromat we used to before we lived at The Woods. I had a deluxe studio, and there were so many possible places that they could have installed and placed a washer and dryer in. -Rent increase was significant (We first signed the lease to move in on January 2018, our rent was $1,795+$95 for the barn garage that is not a fully enclosed garage, which totaled to $1,890 monthly. In November 2018, we got an early notice informing us we could renew our lease early to start for February 2019, but the rent increased to $1,945. We decided we would still like to stay and signed the lease early. To our surprise, 4 days later there was a letter taped to our front door saying that they were increasing the barn garage monthly rent rate from $95 to $135. We were pissed! That was a shady move, and why didn't they say anything when we first renewed the lease? So when our renewal lease kicked in February 2019, the monthly total became $2,080. That's a ridiculous price to pay for the studio and barn garage that we had. Then in November 2019, we got another notice saying that starting February 2020, our monthly rent was increasing to $2,106, which would make the monthly total $2,241, and they may even increase the barn garage monthly rate again. By that time, we said HELL NO! So in January of this year, we decided it was time to look for a new place and got lucky on the first try and found a 2 bedroom 1 bath in a fourplex with a one car actual garage and a washer/dryer hook up for only $2,350 in the Campbell area, and of course it was a no brainer.) -Too many inspections being done once you turn in your 30 days notice to vacate. (After we first filled out the paperwork for the 30 days, they said they have to do an appliances inspection with 48 hours. WTF is that about??? Like, what they think we were doing with our appliances? Then they have an initial inspection before turning in your keys and the final inspection is when you officially surrender your unit. Since I was a former property manager, I know that tenants should ALWAYS be present for inspections. We made sure we were always there for the inspections. With the charges for everything, they will deduct $305 from our $700 security deposit.) -Guard shack at main entrance is extremely slow and causes back up traffic on Snell Avenue. (Ever since they switched to a different security company, these guys TAKE FOREVER! I work in security, and it should not take that long as these guys take to get visitors in. I can think of an effective and efficient way to make sure that people get in and not cause so much traffic.) read more

This place is horrible please don't move in here pay a little more for a safer place for your family. You won't ever get your deposit back not just that but the biggest thing this place in infested with cockroaches. The saddest thing is that the staff knows about this issue. You submit all the work orders in the world the issue still doesn't get resolved since all the apartments are infested. Tony there pest control person sucks, spends less then 5 seconds spraying or claims he did but he didn't. I had to move in one day because of this issue. We had to throw away all kitchen furniture including the couch that was not even a year old. They were even going to transfer me to an other apartment that was also infested. read more
