Very disappointed. The unprofessional looking website should have been your first warning. The listing broker's name and number is listed through the MLS and for direct (unrepresented) buyers, they steer them to their website where they require buyers sign up with them. Really just a scam to provide leads to buyer brokers. They do have a "published MLS Listing" webpage with buyer contact information but this is not made immediately available. read more

Entry Only New England does everything it claims to do perfectly. And Darin was always very quick to reply to any questions I had. It gets your home up on MLS and all the real estate sites like Redfin, Zillow, Trulia, etc. and realtors will be contacting you in no time. If you have the time, skills, and determination to sell on your own, this is the way to go for your FSBO. We listed our condo in Cambridge on a Tuesday, showed it over the next week (with open houses on Saturday and Sunday), accepted an offer the following Tuesday, and just closed for $31,000 over asking. It was a major success story, but it didn't come without its trials. And you need to do things right to really get the most for your home. So I'll mention a few of those things below as words of advice to future FSBOs. First, I would highly recommend talking with multiple realtors about your home, its value, what they think you should list it at, how to stage it, etc. Just be up front with them about being FSBO and stand firm in your decision to list it yourself. They'll still be happy to chat and you'll learn a lot of helpful tips. Next, make your listing look like a realtor put it up there. If you can't take gorgeous photos, hire a professional. Seriously consider getting a staging expert to help too. I really think the presentation of our property helped us a lot. When it comes to showing the house, don't be overbearing. Just let people do their thing and come to you with questions afterwards. This worked well for us and I don't think being a FSBO turned anyone off of considering the property. You just need to come across as somebody who is going to be reliable in the transaction and clearly knows what they're doing. Also very important - have a great real estate attorney you're working with and let interested buyers know that. It will help assure them that buying from a FSBO will be just as smooth as through a realtor. Probably the hardest part of doing a FSBO is reviewing and picking an offer (assuming you get multiple offers). We were told this over and over again by realtors and assured ourselves it wouldn't be too tough. But it really is something you want to be cautious about. Have a realtor friend help you review offers if possible. We would also recommend choosing a buyer that is working with a realtor unless you are VERY certain of a direct buyer's reliability and communication abilities. Working with a realtor on at least the buyer's side, since you won't have one, will really ease the whole process from accepting an offer to closing. That was a commission we were more than happy to give up as it greatly reduced our stress levels. If you are a DIY person and dedicated to making your listing look awesome, Entry Only New England is an amazing resource. Just take these things into consideration and do lots of your own research. I highly recommend Entry Only New England. I have used an MLS entry service twice with two different companies and Entry Only New England was far superior in value, quality of service, and response time. It is so easy to sell a home without a realtor. I hired a local professional photographer to take pics for just $75 and then I paid $300 for the mls entry. I bought a For Sale sign and a lock box from Home Depot and voila, I just saved $15k. As soon as I signed up for this service, I received a welcome email and link to forms and advice. My home was listed quickly and my open house was scheduled and posted at all the major realty websites like realtorm.com, Zillow, and Redfin. Darin is great and responds to questions and inquiries. A couple of years ago when I used a different service, they were not nice and the didn't respond for 3-4 days at a time which can be crucial in the real estate business. The first thing you should do is get educated and I've found Entry Only New England (EONE) is packed with information to draw from for a FSBO sale and they provide there local N.E. address right their on the web site (yes, reassuring). The national FSBO company's don't have a local addresses. However, the main reason for EONE is when the kids were small my wife and I struggled sometimes to make the monthly mortgage payments and the very very last thing I want to do is just to hand over a large sum of money that I struggled for to the RE Agent. read more

Against the counsel of a half dozen realtors and some articles I had read, I decided to list my Falmouth home myself, working with EntryOnly to get an MLS listing for under $300. I ran a few small ads in the local paper. Then held an open house, listing the property at the top of the ranges of two independent market analyses I had obtained. To make a long story sort, I sold in one week. I had multiple offers, actually - one all cash and the other 50% cash. Darin at EntryOnly was a great help at several points of the process. Having sold real estate for 15 years, with a highly desirable home to sell and a strong seller's market, all I needed to save big$$ on commission was access to MLS. I did some research on "entry only" services and, to be honest, what drew us to Entry Only New England was how easy it was to understand their service by reading the FAQs on their website. $295 up front, enter property details and description, upload pics and we were on the market within a few hours. Three weeks from listing we were at the closing table. The only reason I did not give this a perfect 5 stars is because the deal was so easy that I never had a chance to see how responsive they were to questions or what support they gave for problems. In fact, signing up for Yelp and writing this review was much harder than listing the house! I will try the service again next time I sell. One piece of advice I would offer to sellers using the service: offer a generous cooperating fee to buyer agents (3%). You are already saving big by acting as listing agent ($11,000+ in my case) and you will still get agents excited to sell your home. A lot of FBSOs offer 2% or even less which only fuels resentment they already have for entry only listing services. With a 3% commission, not only will they be excited to bring clients but they too will be tempted to buy your home themselves, as happened in my case. In my opinion, the fact that the industry requires this type of agency to identify itself as "entry only" as opposed to "full service" is a violation of antitrust law. It implies that there is a STANDARD range (4%-6+%) for listing your home and seems to forbid flat fee service from offering too much assistance. I will definitely try this service again and if it is equally unproblematic I will give the full five stars. read more
