It was August first this past summer when my wife and I decided we'd had enough of the sleepy suburbs and were ready to reconnect with the city we loved and spent most of our free time. We listed our home of 27 years and bingo, it sold in one day. Panic stricken, not prepared for such a quick sale, I contacted Carmela (I met her a year prior at an open house, liked her style and did some research on her and her company) and asked if we could meet as soon as possible. Long story short, she recommended that we look into short term lease options while we took our time finding our dream home. We followed her advice and wound up renting at Park Lane in the Seaport District-great place that deserves two thumbs up- on a short term three month lease that could have been extended if needed. We didn't need to.... Carmela sat my wife and I down at our initial meeting and listened as we described to her our 'must have' list in our soon to be dream home. Fast forward, we waited until after Labor Day to start our search as we needed time to pack up the old house and move into Park Lane....Carmela wasted no time finding four properties that met our requirements...........we bought the first home we were shown. We new it was to be as soon as we walked into the front door. She nailed it! Amazing! I thought we'd be looking for months as our criteria was not going to be an easy task for her to accomplish. The story continues.....I asked if she could recommend a mortgage broker..she said "I've got the best...Paul Sapienza of Drew Mortgage Associates"....he was dynamite! I also asked her if she could recommend a real estate attorney...she did, John Iacoi....a complete professional that made the headaches of real estate passing simplistic for both my wife and I that are just way too busy to be tied down to legal jargon. ***Do I add her recommended designer, painter and contractor? YOU BET!!! 5 star businesses have customer satisfaction down to a science, Carmela and her team get it and most importantly follow through....I could not have been more satisfied. My email that I sent her and her associates as we finished passing the papers read as follows: "Your high level of professionalism throughout this entire process was greatly appreciated. Together, you're quite a team!" Take my word, if you're looking for a new home along Boston's Waterfront, in my opinion, the only choice is Carmela's CL Waterfront Properties.

I went home and submitted an inquiry on their website. It was a Sunday night, so I wasn't expecting a response until at least Monday morning. To my delight, Carmela responded almost immediately and put us in touch with Chris Smith on the team. Chris scheduled an appointment with us to see our property of interest immediately. From there, we worked with Chris to see more properties in the North End. Chris was always very responsive and quick to set up appointments on our behalf. He was always very knowledgeable on all of the properties we viewed (and we ask a LOT of questions)! Although I was regularly searching Redfin and receiving daily alerts, Chris was a powerful 'secret weapon' proactively emailing us properties that fit our criteria. This extra research on our behalf was a real bonus, as the listings/photos don't always tell the full story. Searching for real estate in Boston can be a frustrating process and finding a responsive broker can be challenging (especially in this market!). I would highly recommend Chris Smith and the team at CL Waterfront. They truly cater to the needs of their prospects and their responsiveness always impressed us.

My experience renting from this company was god awful. They never answer their phones or follow up…read moreif you leave a voicemail, and they kept 400 dollars from my security deposit for breaking one of the blinds in my room, only there were no blinds to begin with, I BOUGHT them. I loved the apartment from the basement to the balconies it was great. What I didn't appreciate was the experience with Edge. First incident: My roommate and I lived there for 2 years and we didn't have window screens so mosquitos and flies were flying into the apartment by the masses. We sent a request to have them added in the Summer. It never happened. My roommate and I logged into the portal we use with them and saw our request was canceled. We never requested that. Yet somehow months later in the WINTER, maintenance, who came to replace a door for us that had a hole in it, came to check the windows as well for screens... We said that would have to wait for the warm weather again because we had to insulate the windows which was recommended since the apartment had drafts from everywhere and had poor insulation. Yet they never came back. And according to "Section 410.551 - Screens for Windows The owner shall provide screens for all windows designed to be opened on the first four floors opening directly to the outside from any dwelling unit or room unit provided, that in an owner-occupied unit, the owner need provide screens for only those windows used for ventilation." We have been like that for two years... Second incident: I reached out through their portal and called their emergency number when a faulty smoke alarm was triggering all the alarms in my apartment. It was a wired alarm and didn't know what to do. When reaching out to the two emergency options (a phone number to call or a message in the portal to submit), no one replied until the next day. The faulty alarm kept going on for hours into the night and I didn't want to break it and be liable for something that isn't mine. My question is why have an emergency contact number and portal if they don't work? And judging from the other comment on this page it seems someone had a similar issue of no response. Last incident: When we were about to move from that place we had some realtors notifying us via text that they would be taking pictures of the apartment. The thing is they texted my roommate and another number that wasn't mine. I never got that notification and my roommate was traveling at the time. So while using the restroom, two women were walking around the apartment and knocked on my BATHROOM door. I was both shocked and embarrassed. After discussing it they realized the mistake and apologized although I must admit they didn't seem to care about it all that much. I was upset but mistakes happen so I brushed it off. But in the upcoming weeks my roommate texted me two more times on different days telling me that they had texted the wrong number again to show off the apartment. Do they not have the information correct in their system or are they that careless with it? She had to text them back stating they were texting the wrong number. When they finally got it right, I was exchanging messages with one realtor who asked if they could come in at 1130 AM one day. I agreed on the time, yet they walked into the apartment at 1105. I was upset because I was working from home and had important information out. So I brought up the time and she stated that she was correct. But after checking her texts she saw she made the mistake. I am giving it two stars just because the portal feature was great, but I've moved around Boston and this was my least favorite experience on management. Part of me feels it was because the apartment was located in an area filled with college students and brushed it off as just other kids coming and going. But hopefully, this may provide some insight into the areas that need work.

What a joke! We put an offer on a property that was a short sale and gave our good faith payment of…read more$500 to the realtor. Knowing short sales can take a while I checked the listing on MLS 3 weeks after putting in the offer, and it said the property was under agreement. Weird, we hadn't heard if our offer was accepted or not. I had my husband check our bank account, and our CHECK WAS CASHED! What?!?! I thought they couldn't do that without a signed agreement from both parties? Our broker tried numerous times to get in touch with the realtor who ignored her repeatedly. When she finally decided to call her back she said she never received a check from us and there were 4 other offers on the property. When our broker sent her a copy of the cashed check she said it was her manager that did it and there were other offers on the property so her manager must have put it under agreement. So, our broker contacted the manager who of course had no knowledge of any of this (organized place, huh)? The next day our broker gets an email from the manager saying she was sending our check back and there was confusion as to what she was told about our situation. To her knowledge there were no other offers on the property and she was told an agreement was signed by both parties which is why she cashed the check. Our broker also received an email from the agent who screwed everything up who blamed everything on 3-4 weeks of computer problems.....are you kidding me? This place is so dishonest and unorganized. I wouldn't let them handle something as important as purchasing a home if they can't even handle an offer letter and one check. Good luck if you have to deal with this office!
