Pros: The campground itself is clean, bathrooms are clean has a pool , small camp store . Close to beach Cons: The woman running it runs it like an early 1900's nun that hates children. If she could hit them trust me she would. Yells at kids for riding their bikes too fast, across a side walk , jumping in the pool when nobody is in the pool they'll kick them out. she's got cameras everywhere she watches so she can yell at them. you have to be with your child at all times even at the playground with middle schoolers. tent sites are in a swamp w standing swamp water behind the site. sites are Tiny. The big ones are 15x30 you can't even set up a ten person tent , and 5 chairs around a firepit without pulling your car in at an angle. you cant even idle through the campground bc that is too fast. I'm not exaggerating . read the other reviews . Unc is miserable If you are retired, hate children , and have a camper this place is for you. (hey this is said middle schooler editing the review, I remember very little about this trip but what I do remember is as follows: My mom was fully correct about all of this, but on top of this when my friend's family arrived with their dog, because they likely didn't go to the 1,203 word long rules list (proof attached) Teresa the Witch said to, and I quote, "dispose of it." That just makes it sound like she wanted the thing dead, which honestly, she likely did. I also distinctively remember "carving" the words "screw you old lady" onto the roof of the small ass playground, so even back then I hated her. I also remember her getting angry over small things so it was very funny to rage bait gramgram by riding bikes too fast. The rules are insane, too. Some of the highlights include "Children must be kept quiet during these hours" which makes it sound like there's a hostage situation going on, (which there likely is ngl)," Campers and their guests and/or visitors who are uncooperative or violate rules may be asked to leave with no warning or refund" which I'm surprised that only 1 review mentions this happening, and even supposedly for bringing up an issue, WHICH THEY ENCOURAGE YOU DO("If there is a disturbance, excessive noice, any complaint or emergency, please notify guard at once."), and "No balls or throwing devices are allowed", which completely makes the "Large Playing Field" just for running, I guess? yeah I don't have that much else to say, but everything Dana J. says is a complete lie apart from not putting up with rule breakers and being "well monitored".) read more

Beautiful Park. Well maintained. Crystal clear pool. Humongous playground. Locked and safe park. 2 1/2 miles from the beach and everything else. Very nice staff. We had a huge front yard all grass and the bathrooms were behind us which was convenient. Extremely well monitored. They don't put up with rule breakers and we appreciate that. On our site we were unable to hook to WiFi periodically and the smell of septic exhaust from site beside us was not pleasant at times. If you want to be near the beach it was ok for a short stay. Theresa the owner at the front desk is the nastiest person she is rude and mean the park has many rules . If you want to be put to bed at 10 this is the place for you. Also I came up from Florida and was going to have family visit on the weekends but there's a huge sign as you come thru the front No Weakend Visitors... I read up on the park before I booked it and it has nothing on their website about weakend visitors. No motorcycles are allowed in the park so if your camp is at the end you've got a walk also no bicycles it says as you get through the gate I've never heard of a family campground not letting children ride their bikes!There is no laundry but they did have a game room where every game was broken or unplugged! I will say the playground for children is great and the 2 pools are also clean and nice but again when your a customer and are greeted with an old batalax that seems to enjoy being mean and has no customer service skills that's not a park I will ever go back to!!! read more

As you see from all the negative reviews, this place is awful. Don't IGNORE these reviews! They are SPOT ON! We were just there (late July 2025) and the owner was disrespectful to our kids, saying to our son "I know you can read" chastising him for riding his bike in certain areas. She also was very rude to our sister in law who spent a day with us as a guest. Telling her make sure you fill that card out so I can read it, and if you don't abide by the parking rule we will tow you. Then jumping out at us for doing 4 MPH to slow down! We were wondering if it was us and then looked up all the reviews and could see that they are like this to everyone. It's in the reviews! Were were made to feel like prisoners vs paying customers. Been to many campgrounds where kids are having fun and families gather around pools and camp sites, but this place is run like a prison yard. The owner is bizarre and I will never go back to this place. DON'T BOOK here unless you are 70 and camp like your in a convent. Mostly Quebec people there who are very quite and a lot of open camp sites. If you are the owner and are reading this, you need serious people skills training. And you are condescending. Made us feel uncomfortable our whole time there. Oh and we are not partiers or rule breakers! We are a family who abides by rules and we were still treated very poorly (RUDLEY) by this woman owner Teresa and her husband. Do not be fooled by the one or two positive posters! These people are mean spirited almost as out of a horror movie (ya can't get there from here). Not sure how there business has survived. If you are over 70 with no children, like being in bed by 8pm this is the place for you. Owners are surprisingly mean at this "family" campground. MI e children were yelled at by these owners(adults) to be quiet and for riding bikes too fast. Was being harassed for talking by campfire after 10pm. When you think of camping and being outdoors enjoying family time don't think of this place. Owners constantly make families feel uncomfortable and use profane language around young children. Immediately as we entered the campground the lady at the front was very rude and cold to us. I've stayed at many campgrounds growing up and as an adult and none of them have had as strict rules as this place. The speed limit is as slow as your car can idle. The showers were very dirty. The motorcycles have to be parked at the front gate, because they're not allowed inside the camp ground. Don't want to have to walk a couple miles to get to your campsite? Well bikes aren't allowed either so good luck. Camping should be fun and relaxing, not having to worry about the list of rules she hands you at the front. read more

The tidewater campground is a very clean little campground other than the bathrooms that have no quarter dispenser, all our neighbors were very kind and polite to camp next to, the only rude people was the lady behind the counter and the older gentleman who I'm guessing is the groundskeeper, we hollered at the first night for coals still burning in our fire pit at 11:00, i understand being quiet and respecting your neighbors but the place is run more like a prison than a campground. the lady at the counter made me walk all the way back to my campsite for a shirt instead of just exchanging my money so I could take a shower. im sure its a great place if you have no kids and are in bed sleeping by 8:00 every night but I would not recommend to any families with children or any young couples read more

Where to start. Was a last minute idea to go camping. On phone woman was pleasant worked with us and managed to wrangle a tent spot with electric for a few days before busy weekend. Checked in and still pleasant experience. Drove to site and that's when it hit the fan. Speed limit on premises is "walking speed ". Drive so slow that speedometer didn't register anything. Apparently that was too fast. Camp Nazi rips into our site with her golf cart and with a very nasty tone tells us to 'Never drive that fast again!' in the campground. Dumbfounded we just looked at each other. Then she gave us shit about both vehicles on site while unloading gear. Topped it off later that night with not being able to have a campfire after 11 pm. Needless to say won't be coming back. Campground itself is actually very nice are the amenities but too regimented for our tastes. read more

We have been to many campgrounds around New England, SC and FL, this is by far the WORST CAMPGROUND we have been to. We rented 7 campsites, we are all families with 2-3 kids. She asked(very rudely) for us to quiet down at 6pm. She said we we "scaring" her seasonals. There was nothing for the kids to do, the pool was closed(it's Memorial Weekend). Iv never heard of so many rules at a campground, you mights well walk to and from your camp site because you practically have to get out and push your car to meet her speed limit requirements in the campground. "elderly person walking speed" and don't you dare have a fire past dark or you'll be kicked out. can't even walk inside there little store without shoes and a shirt, like it isn't a campground or anything. Oh and she has the wood market locked down at $7.50 for 4 small pieces of wood and won't allow any outside wood even if its from just down the road (in NH) oh and don't buy to many bundles because "your going to kill bob or bill (whatever his name is) because he has lug all the wood into the store. (we bought 4 bundles) she is rude right from the get go. They patrol every night to make sure you don't have a fire going past there 9pm curfew. if you have kids or if your not over 70 years old this campground is not for you. read more

I cannot say enough about this place! Theresa, the manager here and I believe one of the owners helped us out tremendously when we experienced an immediate death in our family while we were here visiting. We were scheduled to leave to head first into Plainville where we were having a new roof installed and then we were heading up to Maine but because of the death we needed to come back for the funeral so my husband checked to see what accommodations, if any, could we get back here. Theresa was a God send. She was able to accommodate us back here for another two weeks and in the same spot that we had. My husband and I had already decided before this that we would some day return because we liked it so much. The park is close to Hampton Beach and it is a quiet park where everyone respects the other campers. They have WiFi, a game room, playground, bathrooms and showers and a pool. Dogs are not allowed - however, if you prefer a more quiet, laid back atmosphere then this is definitely the place for you! read more

This is the perfect family campground. Seriously, you won't find a better place in state. Quiet, private, peaceful and beautiful. My family and I have been coming here for over 50 years! They have lots of activities for everyone-basketball, horseshoes, pool, arcade, playground... and don't forget your bike to catch a glimpse of the beauty!! As I said in the beginning, this is a family campground. I see a lot of complaints from people mad they couldn't speed or party loud. The speed limit is walking speed so young children can walk/ play/ ride their bicycles safely. I am so grateful for this rule, as I was able to ride my bike for hours and hours when I was a child here without any issue. Quiet hours are after 10, which is very fair. You can still be outside or on your deck talking and laughing, you just can't be shouting and screaming. If youre looking for a place to get drunk and throw a wild party (like it looks like a lot of these reviews wanted to do) this isn't the place for you. There are elderly and children sleeping nearby! We have been here every summer for 50 years and will be back every summer! Thank you tidewater campground! read more

I stayed on a tent site. The site was extremely small (smallest I've ever seen). I had room for 1 car, 1 4-person tent and the picnic table. That was it. Sites are also very close together. There was about 18 inches between my site and my neighbors'. I think this might be okay if you knew your neighbors. But it did kind of feel like you were right on top of them. The campground is pretty close to a highway so I could hear some traffic all night long. The owners are VERY strict about the speeding limit (aka walking speed). But because the drive ways are so narrow, I can understand why they have that rule. Bathrooms and showers were EXTREMELY clean. You do need to bring quarters for the showers. 1 quarter is 3 minutes. Beach was about a 10 minute drive away. It was very easy to find. It was a straight shot down route 101. read more

She then said we could deliver from a local place so we took the menu and went back to our site just to find out they don't even deliver. Extremely rude during this whole thing. Family run, quiet and clean! Having stayed in many different campgrounds, this one is one of my favorites. Not a place to go If you want to party all night, which makes it great for families and people who actually like to sleep. The family that runs it is really nice and enforces the noise curfew, 10pm, which means that if you like it quiet, this is the campground for you! It is super clean and staffed 24-7 by various members of the family. Every campsite is raked clean between visitors so you won't find other peoples trash when you arrive. It is also close to Hampton Beach which is convenient, and has a pool (also very clean) and rec room. Has some regular campers who stay for the whole season and give it a community vibe. The lady was very rude to my friend on the phone we thought maybe she was having a bad day or didn't have great phone manners and she would be better in person. Nope! Drive in and I get out of the car to meet my friend and check in and instead of hi how are you ? I get a what do you want.... My friend and I explain we called and would like a site for the night and she looks at us and says who is driving the red car I was like my husband and she says well you won't be staying here if he doesn't slow down he flew in here which was seriuosly not true... He was going like 10mph if you call that flying in... I looked at my friend and was like let's go some place else I am not giving this lady a dime. We turned around and left. Went down the street to SHEL-AL campground much friendly atmosphere and the campground was clean and peaceful! I don't know how anyone could give tidewater a great review ! Giving this campground 2 starts only because the bathrooms & showers were very clean & the site we were on was big & pretty private. The negatives to the campground was the lady at the front desk Theresa is extremely rude. When I booked this campground I booked for four people two of which were gonna come the next morning and she put them in as guests instead of just four of us. So when my sister and niece showed up the next day at 8 AM she wasn't going to let them in because visitors check-in is 10 AM which I didn't realize, she wouldn't even let my sister and niece drive over to the campsite to unload until I moved my car because they strictly enforce one car at a campsite which is fine but I think to unpack it shouldn't be a problem as long as after you're done unpacking you move your car. she was extremely rude to my sister and niece saying no one ever reads the rules and even said to my niece who is driving young lady make sure you go walking speed in the campground. My niece is 22 years old and wasn't speeding at all. She was extremely rude to me as well not so much in what she was saying but how she was saying it just like other people at the campground kept wanting to know when the pool was going to open because it's 90° weather and she kept saying it'll be open when the signs get put up it's like does it really take 24 hours to put signs up. So on Saturday when we went to the beach we got back at noon time and saw that the pool was open so of course because we were hot we wanted to go in the pool when walking over to the pool we didn't even get to the gate and she was yelling out the door ladies you have to sign up forA specific time slot for the pool because we can only limit it to 15 people well there was no signs up saying that until you got to the pool so has she let us walk to the pool we would've seen the sign and we would've went in and sign up for timeslots she then counted the amount of people in the pool and said oh well I guess you guys can go and there's plenty of space for you she also then proceeded to say I knew you guys were gonna come over to the pool as soon as I saw you pull in I knew you were going to come over. Well yeah of course we're going to go over we wanted to go swimming isn't that what you do when you book at a place that has a pool? Needless to say I will probably never stay at this campsite again because I do feel she cares more about her seasonals than people who are just going for the weekend or even a week. I fell on edge staying at this campground and that is not why I go camping I go to relax and want to feel relaxed and I just didn't. I would not recommend this campground. read more

A few months ago prior to the purchase of our seasonal camper we purchased on site at Tidewater I went on line to seek reviews as I do for any business. As I have been in Real Estate Management for over 18 yrs I am mature enough to be my own judge while being open minded to reviews by others. Thankfully my own professional experience was the reason I chose to ignore the few and appreciate many positive reviews. The negative comments that have been posted are childish and you can easily see if you have common sense that the owners have no control over the bugs, the smell of the marsh or the poor speed of the FREE internet which is poor due EVERYONE who downloads movies, etc which slows the speed for everyone else. What the owners Theresa and Wally do have control over however is the rules that they not only set in place but enforce which is the beauty of TIDEWATER. The place is without a doubt safe, immaculate and a truly beautiful place to stay short or in my case long term. I have been managing properties for a long time and anyone who takes pride in a property, especially if you own it will have rules that must be enforced if the property is to be the best it can be and that is what I pay for and have received. Theresa works 7 days a week and is very friendly and kind but she is also very busy but yet still observes the entry way speed limit is followed for the safety of others. If the speed limit was 10 mph people would do 20 if the speed limit was 20 people would do 40........ I have personally spoken to both Theresa and Wally and expressed my own experience with those who do not follow rules and portray me as the bad person, I ignore the ignorant and appreciate the majority of my residents who can now appreciate where they live because I believe rules followed are the key to beautiful properties!!! Do not shortchange yourself by reading negative reviews and missing the opportunity to appreciate a beautiful campground.This is a 5 STAR campground. We've been camping here for over 15 years and love it. We can always count on it being quite and relaxing . Sure there are rules, but can you imagine a place without rules. What a chaotic mess. We are thankful that they require you to drive walking speed as this is a family campground with small children. You never know when a child will run out in front of you. We recently experience family emergencies and the Shaw family have been nothing but helpful to me and my family which I am grateful for. So if you want a nice relaxing vacation, close to the fun and excitement of Hampton Beach then try this campground. If you to party all night and be obnoxious, try some other place. read more

Me and my boyfriend came from CT looking for a campground, called around and decided to go with tidewater. Over the phone she told me that check out was 12pm for campers so we could come in at that time and there would be something available. Got there at 12:15 and she was rude and told us check in was 1:30 even though we mentioned that she told us 12pm, she denied ever saying that. So we left and came back at 1:30 and right off the bat she was terribly rude to us making it seem like we shouldn't be staying there, once we asked for a one night stay she told us that if that was the car I would be driving then we should stay at another campground because it was a family campground, (I drive a Volkswagen) the entire process she was the most unpleasant person I've ever dealt with, acting like she didn't even want our business, reiterated the camp rules to us 4 separate times after saying "I understand" every time. Leaving the park one afternoon she came out of the office and began screaming at my car saying to slow down when we were idling in 1st gear, which is no higher than 5mph and told us that we can leave. I will never refer anyone to this campground for this woman's attitude alone, she degraded us and made us feel unwelcome and uncomfortable and I will never return. read more

Rude owners. Went in August of 2016. My husband, daughter, MIL, and I are always respectful and have no issue following rules. When I called to inquire about tent site availability I was immediately spoken down to, like I was supposed to know they had plenty of sites from where we live 3 hours away. I brushed it off. Maybe Teresa is having a bad day? When we arrived 3+ hours later it got worse. I felt like I had already done something wrong before we even checked in. I was informed they patrol the grounds (ok fine) and they'd know if we set up an additional tent or had additional guests. I explained we only had one tent and we'd all be sleeping in it. I got a dirty look, like I was lying. My daughter is 5, my MIL in her 50s. We were not there to party, just looking for a place near the beach. I can't tell you how many times we heard "WALKING SPEED!" Screamed at ppl. We were lucky enough to have only heard it once after pulling in off the busy road. Fires out by 11pm is a little ridiculous to me. Even midnight would have been more reasonable. It was our last trip for the summer before my daughter started kindergarten and we feel it was a little ruined by these rude a** people. read more
