After 2 years living in our Issaquah rambler, we were tired of our grubby back yard. Our small deck, and a big dirt patch was also not a clean or functional space for us or our dog - so it was time for a change. Once we set our minds to investing in a renovation, I met with 7 (yes 7!) concrete, rockery, and paver providers to discuss the projected heat their ideas, and solicit quotes. A number of the providers were visionless, one was rude, and another was wildly expensive (twice as much as any of the others). Enter Jose and J Zamora Construction. While my initial vision for the space was admittedly to have a concrete patio, with a paver retaining wall - after meeting with Jose, my mind changed. In the most genuine and non-pressuring tone possible, he educated me about the benefits of using pavers (repairability, less cracking risk, better drainage, etc). That, combined with both his understanding of the challenges of my property, as well as his unique lense on a design for our space - made Jose a stand out. I also greatly appreciated that when I expressed specific wishes, he did not take offense when those ideas didn't align with his initial recommendation. When some providers acted put-off when I said "I don't want to take out this tree" (etc.), Jose took it in stride and offered solutions rather than trying to convince me that my preference was unreasonable. After viewing our property, he was prompt, kind, and fair in his quote to us. His documentation was thorough and clear. That, along with his truly aesthetically, and functionally minded vision for our space convinced me to completely pivot from "I'm doing concrete", to "let's go with pavers". After hiring Jose, he recommended products that suited our combined vision for my yard, was transparent about potential overages, and ultimately executed a project that is beyond my dreams for our difficult space. His crew of 6 busted their behinds for 4 solid days to crack it out. They were prompt, respectful of my property and neighbors; and thorough in their daily, and end of project cleanup. They even went above and beyond to carefully re-lay our dog's invisible fence line, which was displaced in the underground drainage portion of our project. Ultimately, we're left with the addition of nearly 1000 square feet to our livable space. An area that started as a grubby dirt patch has become a clean and stunning use of space. It flows with the natural landscape, and looks cohesive with our very mid century home. We have had neighbors (known to us and new introductions) stop by with their jaws on the floor - one even saying "you've made this yard the showpiece of the mountain". Once we paint the house - our sweet little rambler will be perfection - and we have Jose to thank for so much of our exterior transformation. I would strongly encourage anyone considering working with Mike De Palma or his company to proceed with extreme caution and carefully scrutinize every detail of the pricing structure -- especially the fine print. One of the most frustrating aspects, for me, was how the $150/hour "coordination" fee was handled. We were under the impression that we wouldn't be charged this fee -- it certainly wasn't clearly explained or shown as a distinct line item on any invoices. Instead, it appeared to be embedded in broader invoice totals, often tucked into small print at the bottom as an hourly figure, with no clear breakdown or indication of the total accrued. In my opinion, this lack of transparency made it nearly impossible to track what we were actually being charged for. Months into the project -- after things weren't progressing as we had expected -- we were suddenly billed for a large number of hours at that $150/hour rate. These charges appeared to relate to internal coordination, emails, and meetings that had never been flagged as billable beforehand. From my perspective, it felt like this shift happened once it became clear our project might not deliver the financial return they'd initially hoped for. I found this extremely frustrating and, personally, I felt misled. On top of that, we were also charged an 18% markup on every project-related expense -- including third-party consultants like the permit specialist, whose services were outsourced. That meant we were paying the consultant directly, paying this company's hourly rate for coordinating with them, and then being charged 18% on top of both. These compounded costs added up quickly, and in my view, the value simply wasn't there. What I had hoped for was a transparent, involved construction partner. What I felt I got instead was a project overseer whose billing structure added significant cost without delivering commensurate value. We figured it was time to get it looked at, so we called Taylor at Cascade Chimney and Masonry. Had no trouble making an appointment and he came and looked at the chimney and fireplace and said, basically, "yep, everything's good. You don't need it cleaned." He was apparently (I wasn't there, this is hearsay) very nice and when asked how much we owed him for the service stop he said we didn't owe him anything. So, my recommendation is that you call this guy and have him service your chimney and you will know that if he's doing the work, you really need it. We did give him a bottle of soda that we'd been keeping for a special occasion, so maybe have a bottle of soda handy if your chimney turns out to be just fine.

We hired Lee's General Landscaping to do a total yard cleanup + clear a bunch of plants and…read moreinvasive species from our perimeter, then add medium bark to suppress regrowth. Our assigned estimator Kimball came by for the initial walk through on July 3rd. We walked the property and I pointed out areas that we wanted cleared and bark added to suppress new growth. He left us with a video of him walking the property and shortly thereafter we had an estimate. My wife and I reviewed it, and wanted to see what it would cost to add landscaping fabric and rocks to some of the areas on the initial estimate. I responded to Kimball and he asked for a Google image of the home with the areas we wanted the work done marked. I then sent him the requested materials via a color coded aerial image. Kimball then asked to come out for a second look to make sure his measurements were correct. I was unable to accompany him for that walk, but he did do the checkup. We had a second open ended estimate shortly thereafter showing what the added rocks and fabric would run per square yard. We then decided on just doing bark (simplest install) - no landscaping fabric or rocks, but in all of the same areas marked on the aerial photo. To be doubly safe, I sent him a second aerial photo marking where we wanted the bark. Kimball's final estimate included a breakdown of what 4 yards, 6 yards, 8 yards or 10 yards bark would cost to procure and install. He told me that they would start at 6 yards with our property per his assessment, and if more were needed, they would request the additional amount day of the job. 7/25/26. The day of the job. Lee's arrived, I walked the grounds with the foreman and they got to work. Late in the day, I got a call from Kimball saying that the 6 cubic yards of bark he'd ordered wasn't enough to cover everything and that they needed another 2 cubic yards to the tune of several hundred dollars to complete all areas we wanted covered. I agreed to the up charge and Lee's crew completed the job. About 10 days went by, and our very nice looking yard started to sprout weeds all over the place. Naturally, I was expecting to see obvious weed growth here and there pop up, but this seemed like a lot. Regardless, I got to work pulling the weeds every 3-4 days or so, added some more bagged bark I purchased from Carpenitos here and there, and as I tackled each section of the yard on various days. Then, they exploded. By the 6th week, we were overrun and I couldn't keep up. I did some checking, and found that for successful weed suppression, you need at least 3-4 inches of bark coverage to prevent light from reaching the newly cleared topsoil. Lee's quote stated they they lay down "at least 2-3 inches" of bark - not the gold standard 3-4 inches, but fairly adequate. So, I got out there with a yardstick and started measuring. Low and behold, most of the front and back yard had as little as 1/2 an inch to 1.5 inches bark coverage. The areas I'd hit with bags as I weeded were barely pushing 2 inches, which means they too were initially VERY thin. I then photo'd the explosion of overgrowth and sent it to Lee's general email with a concerned message attached. Kimball replied to the message, but he refused to acknowledge any error had been made on his part or Lees in terms of the estimated coverage vs. completed work. Ultimately, he refused to remedy the situation without charging us thousands of dollars more. We went back and forth multiple times via email, and he would not budge - not even to cover labor only to rake back, and remove the overgrowth. He also refused to connect me to a senior manager or owner - eg: a 3rd party in the company whom could objectively review the situation, stating that he was a manager and partial owner and in charge of our estimate. We were charged over $3200.00 after tax for the job. It will likely cost us thousands of additional dollars to remedy the overgrowth resultant of Lee's error, and for which they refuse to acknowledge or accept responsibility. I'm personally kinda shocked considering their reputation and long standing place in the community. We used their services for lawn mowing and occasional yard work in Seattle many years ago without issue. My how times have changed.
