Easily the worst property management company I have ever seen. I truly cannot even begin to explain just how bad they are at their job. They will do anything they can to steal more money from you. I have literal proof from a previous tenant of a broken window that was broken years before me and my friends moved in and they charged us over 600$ for it. They don't care. Also that's not even a rating the surface of the absurd charges we get. Basically consider your security deposit just a payment to their wallets. It does not matter how well you treat the house, you don't get it back. Not to mention they never answer service requests, they charged us 500 dollars for returning a key one day late to them when they never told us they needed the key at a certain time. They won't be a company much longer if they continue this path of awful business. I can't say enough good things about my experience with Tindell & Co. Last week, I found myself locked out of my apartment with no way to get back in. I tried calling locksmiths, but nothing worked--and unfortunately, my building manager wasn't much help either. That's when Madison from Tindell & Co stepped in and truly went above and beyond. Even though it was a Friday afternoon, well outside normal working hours, she didn't brush it off or pass the problem along. Instead, she jumped into action and worked through the issue with me until it was resolved. She could've easily said, "Sorry, it's the weekend," but she didn't--she showed up with care, professionalism, and a level of support that's incredibly rare. Tindell must be the worst property management company we ever dealt with. We had used 3 previous ones with no issues and upon return to our house after using the 3 previous property management companies it was like nobody lived in it. A great feeling to return to your house. Not with Tindell, our house got destroyed in 18 months time mainly because too many people were living there that were not on the lease. Numerous reports from our neighbors about tons of kids going in and out with overspilling garbage cans full of diapers. Assumptions were made that they were running a daycare. Property management did nothing to fully investigate. The house was full of mildew due too lack of ventilation, every metal surface, light fixture was rusted, blinds were completely black with mildew, bathroom skylight tunnel was completely black, random mildew spots throughout the house. Tindell didn't even notice this during the move out inspection. 3 appliances were broken, Tindell didn't even notice it in their inspection. Our yard was missing 25 plants and trees, although we paid $200/month for yard maintenance and tenants are required to water and turn on soaker hoses. Upon return all the hoses were destroyed and rerouted randomly, not functional. Every baseboard and door trim was severely damaged. Oak cabinets in the kitchen had no damage when we left and have some damage now. The hardwood floors from 2006 had so much wear and tear in the last 18 months it was a rental. The repairs Tindell did failed completely, they couldn't even put a stopper in the sink without a major leak into the oak cabinet. Leading to them sanding and staining with a product that never dried, the fumes of that product were so bad it set off every smoke detector for days. The light bulbs they replaced or supposedly fixed failed within a day because they did not know how. I did it and 4 months later they still work. The worst part of this is that we are not getting any money back and had to pay $1600 on top of it for move out cleaning, yard care etc. We are out probably $4000 in appliances, blinds, baseboard repair and small item repairs, etc. Over the 18 months we emailed, we were out of the country, many times no response or not all questions answered. Some neighbors told us they contacted Tindell with a concern, Tindell never responded. I took 2 months to get the house livable. There are a ton more issues that I could go into detail about but these are the main items. We also had to find out from our neighbors that the tenants left, so we had to cut our world trip short by at least two months. Tindell had no idea, they also gave them too much notice so they moved out way earlier and the tenants cancelled all utilities while still living there, Tindell just doesn't have a clue what is going on. Big battle later about utility bills. Our neighbors told us that the tenants were shown the place by someone that seemed like a family fiend/member in a very casual way, and as soon as we gave our 104 day notice to move back, within a few days the tenants had already found a new place. Because our property manager's daughter happened to work for a property management company, Bottom line, they don't care about your property but only about their own business. Response from Tindell was: This is all regular wear and tear and totally expected so you can't do anything about it. You will not get the tenants deposit. They basically told us that we should not have rented our house because our expectations were too high, although they told us that the house needs to be in the same condition between move in and move out. Lots of items in their policy were not followed by Tindell. When we asked Tindell if they felt that they were a good property management company, they said, absolutely we were great. They told us we were lucky that our house did not get more damage and that the tenants did move out. The bottom line is that they are so bad at managing your property and so good at collecting money and charging you for every little thing they can find. You'll find hidden fees and surprises. They can charge you by the hour for even having a phone conversation on top of your commission. Even something like E check fees we never heard of which is some kind of internal accounting that is passed on to the customer because they accepted money orders from our tenants. Money orders? Every internal transaction that we had nothing to do with was passed on to us, we only got a check at the end of the month and it was direct deposit. It took us 6 months to figure out their accounting system and they could not even explain it to us. It is simple, you collect rent, you deduct expenses, you deposit the difference. Be prepared that at any time without notice they will bill you for new charges you have never heard of. Unless you don't care about the condition of your house then you should hire Tindell. read more

Jessica Tindell is a bad property manager and a complete joke. Her poor leadership and management trickles down to all aspects of this organization. She is a passive aggressive and rude person. She refuses to help her tenants at anytime. As a property manager, I know she is a lying dirtbag human. If you come across this organization you might want to think twice. I had a non working shower for 4.5 years of tenancy. They never came to fix it for the first 4 years. When they finally did they waited for a part for 6 months, only to replace the entire shower handles anyway. When I first moved in, they left my AC on 60 when they first cleaned the carpet it was so wet that the carpet molded and had to be treated daily until the spores were remedied so I could breath inside the home. They never helped me with any of the costs associated with the issue. The heat in the home has never worked. They came and tried a "quick fix" and tried to get it working on Emergency Heat, but the home never really was warm. The gutters on the home fell off and I put them back up at my own expense. My mailbox fell over due to age, and it took them 2 months to come and put up a new one. I had to drive to the post office to get mail daily. A tree on the property fell on my car and shattered the windshield, they were supposed to cut the tree down but it never happened, and they never helped with the costs. I was on autopay for 5 years (always paying early), and when I gave them the notice to vacate, their system de-activated the auto-payment and they tried to hit me with multiple late fees as I drove across the country without service to my new residence. Jessica was adamant there was nothing they could do, but really she just wanted to try and screw me one last time on the way out and refused to help me out. I put thousands of dollars into the home in improvements, only to be lied to, led on, and over charged. I will be suing them. If any other tenants have had similar experiences. I really don't like to do this and thought about doing this over and over again. It's gotten to a point where one couldn't bear it. Yes. It's that BAD! This is probably my worst experience working with any company or people. I got referred to them from a relative who never worked with them before. The bottom line is that they are so bad at managing your property and so good at collecting money and charging you for every little things they can find. You'll find hidden fees and surprises. They charge you by the hours on top of your commission. They even charge you for cashing out an e-checks you sent them. And yes, that's one of those hidden fees. They work with vendors that over charge you or have their team do the work without guaranteeing the work so you'd end up paying multiple times. I still have to fix the issue myself now that I'm no longer with them after paying almost $1Kfor their affiliate people to make the trips to fix part of the whole issue. Another time my HVAC broke down, they brought in a vendor and told me the bill would be $18K to replace it. I did some research and it's about $4K-$10K max. I got back to them, then they corrected the estimate and told me it's only ~$9K. Another time, my floor had a leak, they brought in their affiliate contractor and told me I'd pay $800 to do a test. I called the test site and they quoted me about a max of $400 to do the work. They then corrected the estimate from $800 to about $650. THIS IS ALL FACTS. They're not really looking after your best interest, rather doing some lousy jobs and quote you whatever their lousy contractors tell them. So, if you don't pay attention to your owner statement, you would definitely miss these multiple charges. I don't know if I would call them dishonest but the things I found definitely made me think that way. So If you are looking for a piece of mind and don't want to get stressed out with these things, run as fast as you can. It's not worth it. There are many good PM companies out there. So do the research before trusting anyone like I did. read more

We have Tindell & Co managing 3 properties for us. The homes range from a 90 year old house in NE Pdx to a 7 year old house and a brand new house in the suburbs. They have always been a great company to use! They generally always get our homes rented within a month or so for fair market value. The tenants are always quality people who seem to care about our properties. 2 of the properties have had different renters cycle through so I feel like I have been able to see the full scale of their services (tenant search, move-in and move out) enough times to know they are well oiled, predictable and consistent. Tindell is always up on requests from tenants and relay them to us within a few hours. They also are very detail oriented, professional and on their game. I have also found they are very well versed in the different rental laws within the different counties in the Portland metro area. They always let us know when there are important changes that we as property owner's need to know about. They also let us know what we must do as owners and what is not necessary by law to do. I read some of these bad reviews here on Yelp. Sometimes it is hard if the properties are older and the owners are not fast acting to fix issues. It is not always Tindell's fault. They cannot control how owners respond and regard their tenants issues. We always begin to solve our tenants issues immediately. Malfunctioning appliances, wonky heating/cooling systems, pest issues etc are all things we want the tenants to know we regard seriously. We also do yearly maintenance upkeep on heating/cooling system and pay for pest control which i don't think all owners do. If the tenants respect us enough to treat our properties well we should respect them to make sure their houses are functioning at top condition. They always give our tenants 24 hour entry notice and they seem very neutral in terms of wanting to help both our tenants and us as owne We are planning on having more rentals in the future and would not hesitate for Tindell to manage them! Tindell & Company are predatory slumlords who will put you in an unsafe house infested with insects and rodents, one which is not up to electrical code, one that could explode at any moment because of the build-up of unsafe organic compounds from natural gas without any sort of ventilation. You must pay for all repairs, all yard work. If you do not do the yardwork to their specifications, you will be penalized. During covid, they offered "assistance'. Their "assistance" being nothing more than "you signed a contract, you should know better". These people lack empathy, even for renters who leave no damage, pay rent on time and left the house cleaner than it was delivered. Oh, you'll also be charged for clean up, even if you cleaned up yourself, so maybe don't bother. They also said they would contract buy-out fees for anyone purchasing a home, which was also a lie. These people lie all the time. Don't trust a word they say and find a property management company that actually manages properties instead of treating their renters like shit. read more

Renting from a property management company is tricky business. Essentially, the question is really does an increase in rent equate to better service and results. In this case, I didn't experience better customer service or a value-add for the increase in rent and other fees (that the owner has to pay the agency). Additionally, I was charged an exorbitant fee after losing my job and needing to move out before the lease end as well as an grossly overpriced cleaning fee, especially for the size of the apartment and that I lived there seven months. I would definitely rethink using this company as an owner or a renter. I'm all for fair and for people getting their share, but unfortunately I think they got more than their share and didn't walk away feeling I got a fair and balanced deal with them. read more

We sought professional help to manage our home for rent, and Tindell reps hustled to meet us on a Saturday, which was helpful since we live an hour away from Portland. Having signed their contract, we were soon alarmed and disappointed in their incompetent rent rate advice. We started at their recommended rent rate per month. Lacking any renter interest (again based on their recommendations) we dropped it by 100 bucks TWICE PER MONTH for 3 months. Still no renters. And never any acknowledgement by any Tindell rep that they were incompetent in setting the initial rent rate. Rent rates did not drop 25% in Sellwood in a 3-month period. THEY dropped the ball to begin with and never picked it up again for 3 months. Essentially they seem more enthusiastic about enlisting contracts than they do in actually performing their job with more than fancy-worded responses. We did not sign wiht them to get fancy words; we just wanted qualified renters who met our criteria for the home. Beyond the financial losses, what got under our skin the most were their self-serving responses when we would register concerns or ask for an end date on the contract. It was always some complacent excuse about the market over which they had no control....never any direct response about their own lack of professional experience or poor recommendations. The phrase, "all smoke, no fire" comes to mind.... Finally we fired them. We took all the hits, including the home being vacant for the entire 3-month period during which their high rent rates failed to enlist renter interest. So we lost more than $9,000 cash due to their incompetence. If you need a rental agency, keep looking...for one with verifiable professional qualifications. BEFORE you sign a contract. read more

If you can notice the overall recent theme with Tindell is that if you are a renter DO NOT APPLY! They are very inflexible and it started from the 1st day we moved in (which should have been a warning sign.) Until we got our security deposit back (which is why I am finally able to warn others!) Jessica initially started out accommodating when others at Tindell were giving us misinformation. But as time progressed this was not the norm. Tindell really botched our move out and did not return our security deposit in total despite leaving the unit as we had originally found it (their letter includes the following "Full interior cleaning to also include cleaning vents, base boards, flat surfaces, floors, appliances, for frames, doors and dust removal $325." I have ALWAYS left my rental units clean and received security deposits. Cleaning which is usually less than $100.) Tindell (Jessica & LaTasha) refused to take ownership of their own company error regards to A 30 day Notice to Vacate. After they "attempted" to resolve the solution we still ended up paying for the extra days we were not in the unit despite leaving a full 7 days prior to our original lease termination date! I honestly could go on, but long story short do more research and AVOID TINDELL. You will be happy you did. read more

About half a year ago--a couple months after our son was born--we started looking at our options for buying a house. The apartment we were in was in a great location for a young couple, but the company managing it (or the owner; hard to tell) was running it into the ground, and getting them to fix problems was like pulling teeth. When it became clear they weren't going to fix two separate infestations--rats and pigeons--despite the dual threat to our newborn's health--we knew we had to get out of there as soon as possible. Flash forward a month or so; we've realized we're not quite ready to buy, but still need something a little more family friendly. Enter Tindell, which had a listing for the house we're living in now. From the very beginning, working with Tindell to view, apply for, and move in to the house has been a breeze... but I've been particularly impressed with the company after the move, and that's all thanks to Patricia, who's time and time again gone above and beyond to make sure we're taken care of when issues big or small come up. Despite my reaching out to her frequently--and often after business hours--to take care of issues or schedule services, she's been friendly, personable, and right on top of everything, pretty much immediately. I can only imagine how exhausting that must be if that's her approach with all of her customers, but I've never been so impressed with a property management company. Tindell's offices are right in the heart of Multnomah Village, which is hands down the friendliest area in Portland... and working with Tindell, and particularly Patricia, really does feel like we're working with friends. We're so glad to be in Multnomah Village, and so thankful to be working with Tindell. Patricia, and everyone else we've worked with at Tindell: thank you, thank you, thank you for making this house feel like a home for our little family. Updating my review with more information after move out from our rental property. First off, I do not believe Tindell did an inspection of the property before we moved in. Our move in day was hectic. We had driven from out of state with our uhaul and arrived exactly on time and in sync with our movers. Unfortunately, the keys left in the lockbox were not the correct keys for the house, and because we moved in on a weekend Tindell was unavailable to take our calls and provide the correct keys. Our movers were there waiting with us (being paid by the hour) while we tried to figure something out. Eventually one of the movers snuck into the house via a doggy door and we were able to get going and only waste about an hour of their paid time. Very frustrating. Then, as we were moving in, we noticed that the house was pretty dirty. Dirty windowsills, cobwebs, etc. Someone (not sure if home owner or Tindell?) had done a shoddy paint job throughout the house, where you could see the paint color from prior. The grout in the shower was either incorrect or not sealed because every time we would try to clean the shower, the grout would come out. The worst offense was a gaping hole in the master closet leading to a cat house on the exterior. The prior tenants had a cat door in the closet that led to this exterior cat house which they took with them, exposing the bedroom to the elements (or possibly making our closet a nice warm home for raccoons or opossums), and also leaving wiring/insulation exposed. That's a pretty big miss if Tindell even did an inspection prior to our arrival. We were charged for weird things upon move out. Such as "re-mounting removed HVAC vents" (they were never adhered to the wall to begin with and would routinely fall off if bumped during our tenancy, we didn't REMOVE them? Again, something they may have caught if they did an inspection before we moved in). We were cited for a "door on floor of closet" in the basement. This was because there was a sewage leak in the basement just after we gave our 30 days notice that required plumbers to come out and repair, and to remove all the flooring in the basement. The plumbers (the ones who Tindell hired) removed the closet door to access the pipe and didn't reattach it. The one citation that bothered me most though was for a "missing" towel rack In the bathroom. When we moved in, the only place to hang a towel was on the shower door, so we purchased and installed an additional shower rack which we then took with us when we moved out. There were marks on the wall from where we installed it so I figured we would be charged for that repair, but not for taking a towel rack that was never provided by them to begin with?? It's as if they saw the marks on the walls and assumed we stole a towel rack for some reason. I don't want anything from Tindell, I don't want an adjusted deposit returned to us. I'm quite relieved to be out of that rental property. But I felt like my last review was not genuine (they okay'ed is going month to month back in July but asked that we write a yelp review, and then only provided new month-to-month docs after my review was posted) and wanted to post my experience. read more

If they resolve my overcharge then I will update my review. We rented from them and when we moved in it was filthy. They said they would send someone out to clean but we couldn't have my two small children living in those conditions. We cleaned it up right away. After we cleaned it they then sent someone (a very young girl with no cleaning supplies and I clean up) she literally had some windex and a rag in a bucket. Luckily I had cleaned up because who wants to living in a dirty house for even a day and she wouldn't have been able to clean with what she had. Luckily we took some up close photos. We also asked for their move in photos that they took when we moved in and they assured us they would send them over through email. Later they back-peddled and said that we could not have them. We had several issues with them not telling the truth and flat out fibbing to us. So make sure you get all conversations through email because you can't trust anything they say. They told us the beds had been cleaned but there is zero chance that happened with the big red stains on the mattresses. When we removed the couch cushions there was food inside and black baseboards behind all furniture... they should have been white. We had the heater have issues during winter and they had it fixed but when I told them the filter hadn't been changed in years they told me they had documented the change but when the furnace guy came and took out the old one it was dated in 2004... um it's 2020! I don't like being lied to. I feel bad for the home owner because they probably cost her a lot of money by not checking basic things. Luckily we were just staying there for a small time while we looked into buying a home. Originally we were going to use them when we purchased a home but after all of their issues we decided to go with another company! Thank heavens because I wouldn't trust them. Now we are in our own home and when we received our security deposit back and the shorted us saying they needed it cleaned... it was twice as clean as when we moved in. They also charged us for a door they said we broke but I have photos of it when we moved in that it was already damaged. This is so deceitful and I am checking into tenants rights as I will be appealing their decision. read more

They return phone calls quickly, had professional people (Theola) show up, and the homes they showed were nice, clean and in a great neighborhood. I had contacted them months ago before deciding to move to Portland and they remembered me. After my house was on the market with another broker for 3months with no offers I decided to take it off the market for 30days. I dreaded the process that entailed the sale of my house due to the prior experience with family members and other brokers. I then got referred to Jessica Tindell and let me tell you that it was the best decision I could have made. Within 2 days we had multiple offers. This transaction/process couldn't have gone any better. Jessica's extent knowledge with the market in my neighborhood (St. Johns, North Portland) and in whole was very obvious. She not only gave recommendations but educated me on listing price. My first appointment with Jessica was at the house and she was well prepared with comps, contract and information on what to expect if we decide to go with her. From beginning to end the process with Jessica was a very smooth and best of all stress free. Jessica was very attentive and responsive. It was clear that she was looking for my best interest. She will not let you hanging with questions or feeling uneasy about something. A lot of our communications were though e-mail and she was always quick to respond. Always provided time for questions and never made me feel that my time was any less valuable than hers. Do not rent from Tindell & Co. By far the worst experience I've had with a renting company. They required me to pay a $1400 security deposit for one room in a 5br house. In addition they charged me $250 to be added to the lease and $250 to be removed from the lease. Once added to the lease, I was informed there was unpaid debt from a previous tenant that prevented me from getting off the lease. Tindell is now kicking my roommates off the lease and out of the house without cause. Do not rent from this company. I promise you'll regret it. read more

Okay this business it absolutely the worst. Since they won't fix anything for us, I'll tell you what it's really like to rent from them. Move in: the floors were being painted so we couldn't actually stay in the house for the first few days because you could not walk around and the fumes were unbreathable. So if you are renting, don't expect the house to actually be ready for your move in day. For the next month or so, the roof was replaced as we lived in the house. The house was constantly filthy and things would fall out of ceiling. The workers would start very early in the morning and would sometimes be right outside of our bedroom windows without any warning. On top of this, when I moved in there was a sleeping bag and other items set up in my CRAWL SPACE like someone had been squatting there. Tindell did nothing to fix this. Oh, let's not forget the fleas. The carpets were infested with fleas when we moved in and nothing was done to fix it. I still have scars from the bites. Wow, I almost forgot the black mold covering the bathroom when we moved in. Tindell made no effort to even paint over that either. The general state of the house: the house was dirty and outdated. So if you rent with them and get charged a cleaning fee when you move out, I can guarantee it wasn't done. If you are renting in the University Park area, they will not warn you about the lead paint and pipes as they are legally required to, so beware for your own health. Having repairs done: for the first few months, Tindell did not give us 24 hours notice for repairmen entering the house. On several occasions, we have come home or woken up to men working in the bathrooms etc. The homes they rent to college students are often covered in mold, but don't expect them to actually fix the problem as it would cost them their precious income. Instead, they will paint over the toxic black mold and let you continue living in it. Security deposit: They will ridiculously uncharge services and have you pay for things to be installed. Our carpet was at least ten years old and they had expressed that it was going to be replaced, and they still charged us for it illegally as landlords cannot charge for normal wear and tear to the house. They even had the audacity to try and charge us for belongings left by the squatter before we moved in. These people truly are the greediest, most unethical business around. The general consensus is KNOW YOUR TENANT RIGHTS. If you absolutely must rent from this deplorable business, then make sure you assert that you know your rights. They make their living preying on college students who do not know their rights and desire to live close to campus. No one should have to live in the conditions of some of the homes they rent out. This company truly deserves to go out of business and I cannot urge you enough to rent elsewhere. It is not worth the stress and risks to your health to rent here! read more

Review is regarding their property management business. As many reviewers have documented here, they are appallingly greedy and poorly organized. My story is very similar to the many others who have experienced a gross abuse of power upon move out of a rental. We rented a 1930s home from them between 2017-2019. It is impossible in a home of that age to document every single point of damage upon move in. What was clear to us - they do move out inspections with one goal in mind. To keep as much of your money as possible. I won't go into detail here as it's not necessary given all of the other reviews. I received most of my money back after a long battle. I have also noticed over the years that employees/owner respond to these types of reviews demanding details, putting down (very passive aggressively) the reviewer, making general statements indicating they're looking out for the best interests of whomever, etc etc etc. For the protection of renters in the Portland area, I feel obligated to briefly state my strong opinions and recommend avoiding renting a property under their management. If you do, for the sake of your security deposits, take a photo of every nook and cranny of the property, even if it takes all day. Working with them was an awful experience. read more

I hired Tindell to manage my rental four years ago and fired them this month. They did not represent me well. When the tenants damaged my property, Tindell expected me to pay for it. Recently, the tenants caused $2500 worth of damage, and Tindell tried to make me pay. This was after several months of misquotes, false warranties, conflicting emails, and general neglect on their part. I took them to task, and they did end up paying for $1700, which is a clear indicator that they knew they were in the wrong. They also recommended that I not charge the tenant's damage deposit when they vacate. Why? I hired Tindell to represent me, and they took the side of the tenant, refusing to require them to pay for the damage they caused. This happened TWICE. I would NOT recommend Tindell to anyone who is looking for an honest, reliable property manager. read more

We had exceptional time with Jess and her team!! This was our first home purchase and it was amazing! Jess was there to answer any crazy questions I had (and there were a lot), she pointed out easy updates for us in the homes, made sure to update us through email and text throughout our entire process, we received multiple listings as soon as they came across her desk, it seemed. If Latasha is the point of contact for the place you are considering renting, don't. She is not helpful, is not thorough, and does the bare minimum. Most enraging, she makes mistakes and doesn't ever own up to them and assumes that any mistake on the renters side is intentional. I like where I live, I do not like who I rent from. read more

As a renter I found my experience with Tindell and Co. to be very disappointing. I was very excited about the unit that I was renting, but found that the property management company was difficult to work with. The staff were often both unprofessional and inflexible. Noise issues were not addressed in a timely or sufficient manner, and constant construction at the rental unit resulted in unsafe (not to mention loud and unsightly) living conditions. After my lease was up I received very little of my deposit back, despite leaving the apartment in excellent condition (I have also received my full deposit back from every other rental I've ever lived in). These guys did the bare minimum to keep me happy when I rented a house from them to their credit. However, they accidentally screwed up the paperwork and listed me as the owner of the house! Guess what happened when I applied for a loan to buy a house. It said I owned a house that I rented and left 2 years before. They took months to fix the problem and never owned up to it, they blamed in on a 3rd party company. They have crappy customer service and just try to get people off the phone. My husband I have been renting from Tindell and Company for about a year now. There have been pros and cons. Starting out with the postive stuff Latasha was very personable, real and thorough during our move-in process. I have truly never seen a company take so many BEFORE pictures of a property. We very much appreciated this because we do not want to pay for damages or flaws on a property that is already damaged. Latasha and A-John have been very kind, real, and easy to communicate with via phone and email alike. Also, our maintence requests have always been dealt with timely. The only Con in my review would be there lack of customer service for special circumstances. I, myself have been in customer service for over 15 years and once in a while it is important to LISTEN to a renter and understand a circumstance not just from a "business" perspective, but also from a human/realistic perspective as well. When it comes to fees or bills for fixing a garbage disposal(one of our daughters little earrings unknowing fell in sink while she was washing dishes) the company was unwilling to take care of this charge for us as a general customer service courtesy. (Luckily the homeowner did.) Also, this month there was an issue and I recieved an email stating that because our $1295.00 rent was not in the account when I paid it on 8/30/2013 that I would be accruing an overdraft fee from my bank, as well as additional fees from Tindell and Company. I called my bank and spoke with Karen who told me that the funds are and have been available, so she isn't sure what happened. Karen with my bank also confirmed that there was not any overdraft fee of any kind assessed. I explained to Latasha that I am certain the funds were available and that I would be MORE THAN HAPPY to come into the office today(on the 5th of the month) and pay her in person via cashiers check. I explained to her that my husband lost his job of 18 years and that we are really struggling financially, and I wasn't sure if she had any control over the $64.75 fee that was assessed due to this issue. She didn't offer at ALL to help with one time fee considering our situation. We have been very timely every other month paying our rent, and one month it was even drawn out twice-but we just went with the flow realizing that it was an accident. On a black and white level yes this management company does a good job managing their properties...but on a customer service/grace level they are no mercy with any kind of fees assessed whether it was our fault or not. If they want to keep customers, I feel that they need to not only be business oriented...but try to have a little COMPASSION if an odd situation happens to occur. I will add more to this review when we move out of the property at the end of our lease. I am looking forward to see how the moveout inspection goes, charges, etc. Also, I think it is unfortunate that I have referred home owners to use Tindell and Company (two of them are) yet I get no type of discount or credit for offering them business aka $$$$. How about reversing my $64.75 fee?!!! This company is FAIR in my opinion. I appreciate the thorough move-in inspection..and will look forward to the hopeful positive move-out inspection...but sheesh HAVE A HEART and lay off your fees if a ONE TIME mistake occurs on your end or mine. Tindell & Co did a great job helping us buy our first home. Jess was extremely informative and efficient. She always had great answers to our questions when we didn't quite understand some of the nuances of home buying. Jess and her team worked very hard to find and show us houses that matched what we were looking for and were within our budget. When we were ready to make an offer, they made sure that we submitted a competitive offer while staying within our comfort zone in terms of price and conditions. I was very impressed with the professionalism and persistence they maintained throughout the whole process to keep the deal advancing in order to meet tight deadlines. It was a pleasure to have their support and guidance during one of the most important purchases of our lives. I rented from Tindell and Company a while ago. It was a good experience, and when the time came to rent out my house, they were my first call. This was mainly because I knew that the renters would be taken care of and that I would be able to be pretty hands-off as owner. My experience has definitely validated that -- there have been a couple of issues with the house, which were brought to my attention immediately and swiftly taken care of.
