You do not want to have anything to do with this company or Nathan light Watson. They do poor quality work and have no intent on delivering, regardless of contract terms. They will gaslight you, they will ghost you, they will mock you. You can plan on having to take legal action. Expect them to drag it out as long as possible, fail at the last minute to pay for their share of arbitration, agree to settlement and then stall payments, never making a single one. They will force you to go to court and get a judgement, which again they don't pay. I am a non profit building homeschools for kids. If they will do this to me, they will do it to you too. A friend of mine signed a contract for a Tiny House with Tiny Smart House and have them $23k.....and got nothing...nothing!!!! My friend has no resources to fight it legally and is now having to rely on friends to help him have a place to live. This was in February 2020 and he has got nothing for his money that he gave this farce of a company. He has been trying to get ahold of the company with no response for over a year. Don't, I repeat, don't ever consider this company for anything. They are criminal, pure and simple. I put down a large amount of money (over $100K) towards the purchase of materials for a tiny house whose design had been approved by myself and the Tiny Smart House people. It turned out that the local zoning rules did not allow the construction of the tiny house as we wanted, so I cancelled the order and requested the refund of my money. The Tiny Smart House people ignored my requests for over a year, and when I was finally able to get an answer via email, they refused to refund the money. So I am out over $100K. I strongly recommend avoiding these people like the plague. They are not honest people and do not deal responsibly with customers. STAY AWAY! read more

Giving proper review to Tiny SMART house for building my 220 sq. ft., 20' Willamette Farmhouse on wheels called, Tiny Just B House in 2016. Working with the team headed up by Nathan Light Watson and Designer, we created the design using their model, choosing appliances and costuming other elements from long distance. I was in Novato, CA and they are in Albany, OR. Designed mostly by emails and drawings using Dropbox and phone meetings in 3 months. The build took 3 months and Nathan accommodated my circumstances of being homeless by building it within 6 months to have it delivered from Oregon to Las Vegas, NV where I could join and care take my 81 year old widowed Mother who was completely alone. Be cautious when working with this company. We met with a designer who helped but let us know there was a narrow margin for build times (bulk orders). Put in a deposit and found there are loan options, but they are very expensive! Still haven't received a refund from this company. Unless you have the ability to risk money, in my opinion, look for a tiny house builder who is confident in their product to offer a refund. Hopefully no one else will struggle with this issue. I transported one of Nathan's wide load tiny houses from Fresno, CA to Las Vegas, NV for a home show. I pulled the permits, spent 4 days on the road, and funded the trip with my own money with no money down from him. As of this writing (4/27/18), he has not paid his invoice of $1938.60, which was due 46 days ago. I run a small business and his neglect to pay my bill hurts our family tremendously. I am not the only one to be ripped off by Nathan and this company and I hope you do not get ripped off either. read more

My partner and I made the mistake of hiring Tiny Smart House LLC to build our tiny house in 2012. We had an awful experience that we documented on a blog to hopefully make others aware: https://tryingtiny.wordpress.com/2013/10/26/why-we-wouldnt-recommend-our-builder/ In the beginning they breached our contract when they flipped our floor plan and did not speak to us about it first. They built our house too big for a spot that they specifically measured for, forcing us to relocate. The build schedule was so far behind they asked us for more money to pay the contractors. They delivered the house late, unfinished, and full of trash, all surfaces covered in saw-dust and garbage. It was as if our house was built rushed and as an afterthought. Among other problems, the ceiling trim fell down, hammer marks and nails are visible on the walls and seams, the gas line leaked, the tub wasn't caulked properly, "spray sealant" stains were on the shower and tub, the floors and wood surfaces were not sealed, the oven door wouldn't open, and they installed a different toilet than on the contract. Both front doors won't open because of their faulty design of the bench next to the doors. They installed an *indoor* water heater on the outside of our house that froze and burst. Besides the heartache and stress involved in this situation, it has cost us thousands of dollars to fix and repair the mess that they delivered. We received zero compensation for our awful experience and eventually had to hire a lawyer to get them to mail us the title to our house months after delivery. We regret hiring Nathan Light (Watson) and his company every day. There are better, more thoughtful builders out there who care. I would NOT recommend this company to anyone. Buyer beware. read more

Loved taking the tour of the homes! Impressed by how much they can fit into such a small space. The owner and salesman were knowledgeable and personable. We're not sure we are going to purchase a tiny home in the immediate future but maybe someday and we're going to definitely keep TSH in mind! read more
