We had fantastic service from the hosts and thought the location was perfect. While our cabin didn't have all the bells and whistles, we were mostly visiting to be outdoors and explore. You have easy access to the state park, local restaurants and coffee. We found the WiFi wasn't great when it rained but used our phone hotspot. Spent the weekend here with extended family (two cabins and one RV site). The park was well kept, sites were level, cabins were cleaned and well-equipped, and WiFi was fast (my husband worked remotely one day and it was perfect). I can only speak for the RV sites...This is a dump, no office, not camp host; therefore, nobody is here to monitor who comes and goes. We saw a girl going through the dumpster. When booking the reservation we didn't have to give a description of our RV, which means anyone can pretty much pull it and stay here for free! read more

The cabin was clean and cozy. Considering the heat index was 106 degrees, we couldn't tell inside because the air conditioning worked great! Upon arrival, I had a question, in which the owner responded in a timely manner and was courteous. Although I was looking for a stand alone cabin where I could sit outside and enjoy nature, this was not ideal. These cabins are in a RV park and are very close together. We stayed at the pecan cabin this past weekend end. The toilet ran non-stop,the window unit in the room leaked cold air right on the bed. The water pressure was horrible, the light switches you had to hold down to get them to come on you had to push the door in to get it to lock. The bed was hard as a rock would have been better off sleeping on the floor.. the Internet did not work the whole time we was there I had to run my hot spot on my phone so we could watch TV.. the parking is made for little cars we had to back all the way out to the road that was not mentioned in the email all it said was park beside the cabin.. well not go back or rent a cabin form tony town cabin ever again read more

Stayed three nights. The park was full each night. My gps said it was about half a mile south of the real location. Not finding it initially, I called, and a young girl answered. She was not too good with giving directions, but we found it. Not knowing where I would be assigned to park, I went to a place marked "office." It was locked, and there were boxes piled in front of the door. I called and the young girl answered again. I said I was looking to register. She asked if I had a reservation. I said "yes." Without asking my identity, she said "just pick a spot." So, I picked one, and set up. I never spoke to anyone in charge the entire three days! The park is adequate, but the dirt roads are full of large potholes. It rained our last evening, and our camper had a six inch deep moat surrounding it, making preparing to leave a soggy chore. My advice to fellow rv folks is to pass this park by. read more

Brutal! Need a zero star review! Spend a little money, people! Some fresh gravel would go a long way. After a rainy night, most visitors were wading in mud around our campers. My husband sank to his ankles getting to the door of our trailer. No office. No manager. No greeting. Frequent sewage smell. (We checked our trailer and it was not coming from there.) Center driveway is tight and difficult to maneuver because one end is closed off. THEN, we witnessed one camper's electric box explode (thankfully not ours). Have traveled all over this country with our trailer. Most parks are beautifully maintained with on-site managers who graciously greet and help with any needs. That is NOT this park! read more

Great location. No concrete pads and it was a little muddy getting in and out of the RV. Bathrooms were nice and clean.

Sites could use new gravel. The restrooms were not stocked with toilet paper or paper towels two days of our stay. Which was fall break a really busy weekend. The pictures show a very green and open park. There is no grass to speak of and the gravel is no longer there as the ground is so saturated with water. The water run-off/control is non-existent as most of the RV sites had puddles and deep pot holes. While the staff were friendly, you can tell this park is transitioning from an RV park into a tiny house park. RV spots are being gobbled up by semi-permanent tiny homes. Our RV site was mushy and grassless. It's water supply leaked at the spigot handle, adding to their overwhelming water problem. I get it when it rains...there will be mud. This park is inequipped to dry out. Bring your rubber boots! The lack of any grass made it hard on the dogs, as well. We will not be staying here, again. The website does not match the reality. One star = friendly staff. read more

My recommendation as an RV destination depends on your situation. I do NOT recommend this place as your destination for a multi-day visit to Beaver Bend and Hotchatown. I do recommend it as an overnight way point. And if staying in one of the cabins, sorry, I can't help you make a decision. First the good. The owners take obvious pride in their property. It's clean. Spots include thoughtful touches such as motion activated lighting. Everything is fairly new. The bathroom while small (one toilet stall, one shower in Mens) is clean. A family restroom is available which is a nice touch. A small but functional playset is available. This park had one of the strongest, fastest, and most reliable WiFi hot spots we've seen in an RV park. Also, a few small businesses are adjacent and easily walking distance including grocery, coffee shop, winery, mini golf, and go-karts. These are all of the reasons why I would say it's fine to stay at this location overnight. So here is what I didn't like, in 3 simple terms: 1. Noise and utility feel. This RV park is along the 259 highway, a major artery through the area, and most of the RV spots -- I would guess all of them actually -- are going to hear lots of highway noise. Majority of RV spots have no tree cover. So you are in an RV parking lot, along a major road, with no shortage of motorcycle, truck, car etc sounds. If you are visiting the area to get away from the city life, hoping for a spot nestled in nature, perhaps along a stream or hillside, this is not it. In addition, I'm not sure if this is the owner, people staying in the cabins, or something else... but I observed utility trucks -- some with small trailers -- coming through the park in the evening with some frequency that would see unnecessary for the park's size. 2. Safety. There are no gates, video cameras, or other features to keep out those who are not supposed to be there. There are no speed bumps, signs with posted speed limits, or signs warning of kids playing to keep traffic moving slow-- and far majority of vehicles moved at an appropriate snail's pace in the park, some drove too fast for my comfort. While nothing of ours was stolen, and our 2 small children weren't in apparent danger, given that the main highway was less than an estimated 50' from our trailer; I didn't feel like our stuff was secure or safe. 3. Disorder. At the time of our stay, no refunds are given within 30 days and -- no spots are assigned or reserved specifically. So when we showed up, we got whatever spot was available physically. I guess this could be OK -- but given that the park had vacancy when we checked in, I would have thought and preferred to have been given the best possible spot at the time of our reservation. The roads weren't designed particularly well within the small space. This is the first park I've every stayed in where a single road that is only one-vehicle wide was used for two-way traffic (for owner's reference, I'm referring to the middle road between the largest sites and the bathrooms). There is no walkway from the far spots to the bathrooms and dump site, meaning that you MUST walk through someone's camp to get to those spots. Something I have tried to teach my kids not to do in other places. At one point during our short weekend stay our 30 amp power breaker appeared to get reset. I also noticed that the water initially coming out from our spout was brown and very dirty -- it got clear after a short while. We use an in-line Camco filter and also Brita pitchers inside, and the water once filtered like that tasted great. So that's it. I am not a full timer, but I have spent over 30 nights 'camping' in RV parks while traveling close to 5,000 miles this summer. I hope both potential guests and the owners of this park find this review of benefit. Thank you. read more

I reserved a 3 night stay with tiny town and had to cancel 6 days before my trip due to personal reasons. Tiny town still took my money and refused to give me a full refund. They did offer to refund the 1 day that did get booked after my cancellation, and then decided not to do that when I told them I was going to leave a dissatisfied review on their page. They require a 30 day cancellation notice in order to give a full refund. I argue that my cancellation 6 days in advance did not impede on anyone else getting that spot. Tiny town decided taking my money without my business was more important to them than providing quality customer service. I have never stayed a single night at the park, and now I never will. On top of that, the man who represented to park on my phone conversation was rude and condescending. I allowed myself to get frustrated at his unwillingness to help or even offer another solution like accommodations at a later time, and ended the conversation with a couple of unsavory words. My reaction was wrong, and not justified, regardless of the poor customer service that was provided. Take your business elsewhere. They will gladly take your money without providing a service. read more

Took the family for Spring Break. A bit underdeveloped. It is a convenient location. We did not have preassigned spots even though we made reservations way in advance. They figured it out when we got there since the request was for two RVs to be together. Bath facilities did not support the volume unless you like very cold water and lots of waiting. WiFi was inadequate to even state you have it. We feel like they are working on the facility but it is definitely not there yet and for the price not a good deal. read more
