I just want yall to be aware of the issues we endured with our stay. The house keeper that was there Friday evening said there was no ice onsite, as I was told there would be. The so called gift shop is a laundry room in total disarray and reeked of Mold. #8 Tipi The fan did not work. The floor had not been swept. The dishes were dusty and some were dirty. several big brown spiders. The hot plate did not get hot enough to cook eggs. The #8 bathroom locked on Sunday at 8 am. Check out is not until 11am. Wifi signal very week and kept dropping. There were huge roaches bathroom #8 #7 Tipi smelled of strong cigarette smoke The hot plate did not get hot enough to cook eggs. An excellent escape for the family to get away. We loved our tipi! We had so much fun!

My husband & I loved staying here! I definitely recommend this for a fun different type of camping experience. Keep in mind this is still camping NOT a hotel. It's not going to be like staying inside it's going to be like a cabin type of situation. With that said our tipi & site was very clean. We had our own private bathroom which was also clean and had a space heater for warmth. The tipi has heat & AC, a tv, basic cooking utensils, mini fridge & stove. We stayed in tipi #6 which had its campfire behind the tipi and was a little more private. I def will be going back. My only "con" is that I wish the tipis were much further spread apart. If they ever do renovations, or expand- I suggest putting a lot more space between the tipis. read more

We just left The Reservation. What a treasure along the Guadalupe River. We enjoyed the serenity of hill country while we sat under the stars listening to country music, enjoying cold drinks as the cicadas sang along we felt a million miles from nowhere and left our cares behind. As we unlocked the tipi our first response was, "wow!" It was much bigger than we expected. First impressions are just that and it set the tone for our stay. Be sure to read the welcome email so that you know how to open the Tipi and the restroom. The email is well done and has lots of information to help you enjoy your stay. Guys, the Tipis are different, I love different. I enjoyed taking pictures inside and out. How did they fit all that stuff in there? Two beds, a couch, a sink, small refrigerator, fully stocked kitchen! Nice big TV. Downsides.... Have a seat. Everything is done online. Usually this is a plus; I prefer it, except here. You don't check in, doors have number pads on Tipis and the assigned restrooms are outside. My daughter and I went to go take showers before bed and well we couldn't. I would have taken a dim shower but it was DARK, as our lights were not working. With 3 little ones eating and drinking snacks this was a nightmare after dusk. The property is small, they have a very narrow path to the river with a nice deck but again, super small space, the properties next to us had plenty of running space for my rowdy kids and I let them jump the fence to go play in the playground for the cabins next door. I always say if you follow all the rules, you miss out on all the fun. The office you make arrangements with has a friendly staff. They are human, and make mistakes like the rest of us. I was given the wrong room number because the first room was filthy. I called and they corrected the situation (it was during business hours). I was given a new tipi with a new entry code. Hope they change those often! Key pads are difficult to work with for both the room and restroom. I couldn't get our restroom to lock back up again. Yes, you have to lock up your assigned restroom and shower, they are outdoors. The new room did in fact look clean, the beds were made, but the dishes had either food on them or were dusty as heck, as in creepy house, nobody has been here in years dust. They CHARGE you a cleaning fee on top of your stay so I would have appreciated to have received everything clean. Super glad for nice neighbors, the family who was also staying in a tipi on the property, helped out a whole lot. It won't be fun if nobody is there to give you a hand. Kids enjoyed playing ping pong, but I recommend you take your own balls. The game room is very nice that was a definite plus. It's like a tree house game room. Not fancy enough for mommy, I like scenery, and not doing dishes. There is not enough to do for my 3 Rowdy Kids. Indoor play is not our thing no matter how nice the game room is. Once is enough, at least I can say I've been. read more

Stayed here with my girlfriend just recently. Can not wait to make the trip back here, when we stayed we had the whole premise to ourself and it was so quiet and peaceful out especially at night. We stopped by to get firewood from the local hardware store down the road for cheap to use in the fireplace, we made sure to bring stuff to barbecue with on the big grill, had plenty of beverages and it was a good time. Our only issue really with the place was the temperature of the bathrooms and trying to watch the TV at night, it was a lot colder in the bathroom than outside so I would recommend bringing a space heater if you're visiting during the cooler season and when you need to watch TV you need to select the HDMI option not the streaming options even though they're available it works best with local cable. The town itself is just as calm as it looks, every local we ran into was just so friendly. It was a nice refresher being here after spending a lot of time in the rush of the big city and able to slow down and enjoy the calmness. We had initially wanted to ride a canoe or something when we went to visit but that ended up being a lot more harder to set up than we expected and could've been due to visiting 'off season' so we just had to leave that for our next visit. The bed was cozy, you could literally sleep all day and not even realize it due to no windows in the tipi so adds to the extra coziness. Awesome spot!!! We had a blast. The facilities are really nice. The tepee is really more like a lodge. The units have sinks, small oven, small electric cooktop, and fridge. This is really glamping, all the fun of camping, but you still get a bed and hot shower at the end of the day. The river is a 3 minute walk down the hill. Beautiful grounds and really great service. Really great experience here for the weekend. Came into town for a show at Whitewater Amp and selected the tipi for a unique experience. I absolutely loved the all electronic booking process! Everything was seamless. They provide your access code on their app the day of your reservation. Everything in our tipi was nice and comfortable. Nothing was extravagant- think about where you're staying : tipi near the river... comfortable and clean beds, actually very nice bathrooms although they are separate from your immediate area. But don't worry if you wake up in the middle of the night and need the restroom because it is very well lit. Keep in mind you will have a mini fridge and a 2 burner cooktop in the kitchen area. If you want to cook I'd suggest using the grills outside. Each grill had a scraper (? The thing you clean it with) , tongs and spatula provided! Big fire pit. Lots of chairs and a hammock to enjoy the outdoors. The river is down the path a little bit. Great time and would definitely suggest a stay if you are already coming to town. read more

Cute idea. Came here on a girls trip. It was all families with children, so we had to be cautious of that. The tipi we stayed in was very close to the neighboring tipi. We could hear everything they said or did in their tipi, along with everything going on outside, so I'm sure they heard us laughing late at night. The beds were surprisingly comfortable and the tipi and bathrooms were very clean. I wouldn't recommend this for a girls trip, but I would for a family with kids. read more

This place was great but wish we could have been able to get on the river and float it from the property. However we drove down to Maricopa and parked to get on and rode the horse shoe and when you get off at White Water it's only a ten minute walk back to car. The bathrooms were better than I expected. Staff responds to text immediately!!! It was great and relaxing and lucky for us everyone who was staying there at the same time as us were not loud or crazy at all. I expected kids next door to be loud and wake us up before I was ready to get up but that didn't happen and the tipi stays pitch black until you turn lights on so you can sleep in as late as you want with no sun peaking in. read more

The club house is a fancy tree house with board games, cable TV & just a cool place to unwind. The tipi itself is spacious with modern amenities like a mini fridge, microwave & A/C. We just got home from a great weekend! I can't wait to go back and make this a family tradition. The rooster that lives next door was a "charming" way to wake up. The treehouse was really cool. We grilled and had dinner up there one night. It's a small camp that is hidden but quiet. The bathrooms are very clean. We went just down the road to look at the tree-houses that are run by the same company and look forward to a stay in those as well. It was fun and different. At one point we couldn't find one of the teens that were with us. We asked the staff person there if she'd seen him.... the next thing we knew she'd called the other property and they all came running, literally running. We found him sleeping in a hidden hammock but we appreciated them coming to the rescue. read more

This is a beautiful place for sure, but I was charged about $75 initially for a cleaning and service fee then afterward was charged $45 to clean and launder the sheets and comforters. I'm really not sure what the $75 fee was for to be honest. Would have still been a bit excessive if it was explained previously, but that would have made the experience a lot better without the surprise. read more

Just left this place this morning. Tipis are much larger inside than they appear from the outside. We stayed in tipi number 7. In our tipi there were two queen beds and one sofa. Some of the other tipis have 3 beds no sofa. Each can sleep up to 6 people. Sink and a larger size mini fridge are inside. Each tipi has their own fire pit, grill, a lot of patio furniture around the fire pit, and a hammock. Had an awesome night last night grilling and chilling by the fire. If you forget anything for your stay don't worry! There is a grocery store called Lowe's about a mile away. Kitchens are stocked with dishes and cooking utensils. AC unit and a heater inside. They have a bathroom and shower (separate from your tipi) assigned to each tipi number. Ours was right next to our tipi. You'll get a code when checking in (which is via email - they don't have an office on site) that email gives you your code for your tipi and a code for the bathroom/shower that goes with your tipi. This is your shower/bathroom for the duration of your stay. No one else will have access to yours, they'll have their own. They were nice. There is even a little walk way to the Guadalupe River from where the tipis are. Our only complaint - behind tipi 7.. rooster(s)!! Not sure if this is a regular occurrence but if you're a light sleeper, you may want to pick a different tipi. Overall we had an incredible time! We will be back when it's warmer and can float the river. We also will be bringing more people with us next time!! read more

The Tipis are bigger than expected, but it is not the cleanest. We arrived at 3:30 and the tipi and restroom were not ready until about 4:45. We only received two clean sheets and two pillow cases which we used for the dirty pull out couch. The sheets on the bed smelled like weeks and weeks of strangers sleeping on the same blankets and pillow cases. I did not want to even cover myself with them. The tipi was also just sprayed by pest control which left the strongest chemical smell that was unbearable. We called the office and didn't get a call back till the next day around 2:00pm. When we finally did get that call back more stuff had happened which made the experience worse. We walked down to the river and decided to spend the day down there when we first arrived. Next thing you know these two men start working on the stairs which is the only way back up. We couldn't believe we were not told about the constructions. The men told us the stairs where not going to be able to be used for a few hours. We were stuck down by the river. We asked them how long would we have to wait and they advised us to go through the neighbors yard which clearly had "No trespassing" signs posted everywhere. When I finally spoke to the manager about everything he apologized and said he was going to send us a machine to get rid of the smell as well as a gift card for breakfast for our troubles. We let him know we would be leaving to go do another activity, so I asked him to please leave the machine outside because I didn't want someone in our tipi with out us being there. WELL they didn't listen to that request. When we got back someone was in our room and placed the machine in there and turned it on. Call back today about the gift card.... let's just say they didn't keep their word. It is now 11:09. We called them at 9:00am and still no call back. NEVER AGAIN! This place is pretty cool however my recommendation would be to the company. Clean the spiderwebs found throughout the sleeping and bathroom quarters. This may decrease the number of bugs found in the sleeping area. Upgrade the air conditioning system in Tipi 5 and wash and clean the bed blankets. And improve the onsite WIFI coverage. read more

We stayed in air conditioning t pees. It was fun for the experience. They were clean. Tight quarters only cause there were 3 queen size beds. But I think it needed a window. I felt closed in. The hammock and fire pit out front was great. The restroom and shower was in a little building by itself but it was big and super clean. I told the maintenence guy the day after we got there that there were no ping pong balls and the light was out above the table so you couldn't see to play after dark. He didn't do anything about it. Our code never worked on the game area. Which is not really a game area. It has a few board games, microwave, TV and ,a table and a couch. It's nice but I thought it was going to be a game room. The trail to walk to the river is not bad going down but if your out of shape or trying to carry your tube it is work coming back up from the river but the river is fun. They have a sitting area above the river and a 3 person swing to watch the kids if you don't want to get in the water. read more

Found this place on Living Social and thought it would be a fun experience with my kids while we were on vacation in Texas. After purchasing the voucher, I logged onto the company's website to reserve our teepee and pay the cleaning fee. Vacation time finally rolled around, after flying into Dallas, Douglas(the reservations agent for the teepees) called saying there had been a maintenance issue and asked if we minded switching teepees. We agreed to switch, so he sent confirmation and said we could log on the next morning for access instructions. There is no onsite management, a door code is sent the morning of your stay to access your teepee and restroom. After staying the night in the Dallas area, we drove to New Braunfels. The drive took longer than we anticipated due to Texas traffic, so it was after 11pm when we finally arrived. We unloaded our belongings and started getting our kids ready for bed. The teepee smelled strongly of air freshener when we first arrived, but after being inside a few minutes we noticed a bad smell, like a dead rat. While searching we discovered the smell was coming from behind the fridge. We also found a sticky mouse trap with fresh bait under the sink and a lot of mouse droppings on all 3 beds. I tried to contact maintenance/management but my call was sent straight to voicemail. I called the only other number I had and reached Douglas, the reservation agent. He answered and said he would contact the cleaning manager. He called back a few minutes later saying he couldn't reach anyone. He asked if we wanted to switch teepees, so I walked across the dark driveway to reach one of the other teepees. He gave me the code and I went inside only to find mouse droppings on those beds as well. While I was checking out the other teepees, Douglas admitted that a pest control company had been there the day before to take care of a rodent problem. So I'm assuming that was the "maintenance issue". He gave me the access code to yet another teepee, that one appeared to be rodent free so we moved our things to that teepee. By this point is was nearly midnight and I had 4 tired, cranky kids on my hands. Plus we all felt nauseous from the smell of the first teepee. I started pulling down the sheets to put the kids to bed and found animal hair all over the sheets. My husband and I packed up our children and belongings and left to find clean accommodations. Finding a hotel for 6 people is difficult, finding a last minute hotel room that accommodates 6 in the middle of the night is nearly impossible. It was after 2am before we finally found a hotel with vacancy that would accommodate a family of 6. I sent a text to Douglas, he asked if I had pictures and asked that I send them because they don't allow pets. I told him they were on my camera and wouldn't be able to send them until I was back home. I asked that he or someone from the company contact me the next day. No one did! I sent an email the next day, 5 days later still haven't received a refund or a response. We originally booked teepee #4, but when he called to switch us, he changed us to teepee #3. Upon arriving that night, we noticed that teepee #4 was occupied. So I'm not sure why we were switched to begin with unless those people were switched from a teepee with a rodent problem. I definitely would not recommend you staying here unless you don't mind sleeping with mice and their droppings! read more
