You drive up to the houses and there is crap everywhere, old docks, campers, rotting old cabins & the river isn't even accessible unless you get the lakeside house. You can walk up to the river but that is it, but it is 2 football fields away. There is trash and stuff everywhere. Rotting dog food, old pool toys, rusty kids toys, are your impression when walking up to the tree haus. If I had brought my children, there is no way I would have allowed the to play on kids equipment. Pillows on the lawn chairs looked 20 years old, full of dirt. The interior to the tree haus was amazing & that is the only reason it earned 3 stars. It was decorated beautifully & was unique. The pool was well maintained in Feb. I was scared to use the hot tub, fearful of insects or reptiles would bite me. However the air conditioner had a loud whine. I texted the owners and never received a response. It was 90 degrees in Feb. really disappointed about that. I do not recommend this tree haus cloud #9, unless you are blind and freezing at all times. The first few pictures are of our view & the previous are from their Facebook page. Spend your money somewhere else. Eye sores everywhere at this place & they do not take care of travelers.

(I actually felt comfortable walking barefoot through the suite and not cleaning the counter tops before use, and that is a rarity, I can assure you.) Fantastic shower/bath arrangement. Again, perfectly clean. Cottage 7 was perfectly suited for our needs. 2 adults. Two young children and a 6mo baby. Wonderful breakfast, and again, Edgar was present and ensured top-notch conditions in the dining area. I observed families eating and enjoying their breakfasts in a very comfortable split dining area. Wonderful grounds for children to roam and play area. And the property has a new pool to cool off in and wear out the children before bedtime. I'll come back and revise this review when I have more time, but suffice it to say, you will not find a cleaner more luxuriously appointed cottage/suite than that of Gruene Homestead Inn. Our cabin's…read moreAC wasn't working from the moment we checked in on Thursday, and despite multiple messages and visits from staff, it was never fixed during our 3-night stay. The staff on the text line (especially Daniela and Kaylee) were polite and tried to help, but the issue was beyond their control. We were repeatedly told a technician was coming, offered temporary cabins for the night, and given portable AC units that barely cooled one side of the cabin. By the second night we had three adults and a toddler staying in a hot, uncomfortable cabin. Even after constant communication, the AC unit was never replaced, and the portable solutions leaked and couldn't keep up. We spent much of the trip waiting for answers instead of relaxing. When I called management after checking out, I was told only Rachel could authorize a refund, but she was on vacation. When I finally spoke with her, she was dismissive and offered only 50% back or a partial credit, saying she saw camera footage of us "using the amenities" as proof we still enjoyed our stay -- which was offensive after how miserable the cabin conditions were. I want to make clear that the on-site staff and text support team were kind and empathetic, but management's handling of the situation was unacceptable. Our vacation was consumed by a broken AC, unresolved maintenance issues, and poor follow-up. I won't be returning, and I strongly suggest future guests think twice before booking. If things go wrong, you might not get proper help -- only excuses. Also just to note a lot of the cabins are lacking in condition, but for the winter price it's bearable. Either way after this experience there's better places to vacation at.

Cons There was no shampoo or conditioner, you have to clean up for yourself even though there is a $75 cleaning fee, there are way too many cats and it's gross when they come in your door if you leave it slightly open for more than a second, they are frightening at night, there is no clean water to drink, they advertise cabins that accommodate eight but it's truly only six with you bringing your own bed for the remaining two, wi-Fi is poor, no towels on loan from the inn. Pros Low price in the winter, beautiful scenery, gorgeous cabins, lots of outdoor activities even in the winter like basketball, volleyball bonfires, bowling, connect four, fishing, lots of great indoor activities for kids like pool, ping-pong, Jenga, places to cook out, lots of hammocks and outdoor seating, great outdoor deck overlooking the river, accommodations for various parties sizes like teepees. If you go in the summer they have free canoes to use, paddleboard's to try, river swings to jump from, and tubes. It was easy to access, you can go straight to your room with a code, and it's has great outdoor hiking areas. They even have a hot tub. Honestly it's the views that make this place worthwhile. I had a difficult time choosing between this location, the River Road location, and The Guadalupe River location, they all seem pretty similar. But for the price and amenities, the Geronimo really is the place to go. In the winter when it's slow season it's even more amazing because we truly had the entire place to ourselves. There were no other people here that's pretty cool! There is a grocery store about eight minutes from the cabins to grab firewood or coal, meat to grill and marshmallows to roast. This is a great stay for any family friends or couples. Pro tip stay in the sweet medicine cabinet, it's furthest from the road, closest to the river, has a true stairwell to the loft, and close to the extra bathrooms.

This was, without question, the worst customer service I have ever experienced…read more The property did not match what was advertised, and when we reached out for assistance, we were met with a dismissive attitude and no willingness to offer any reasonable accommodation or solution. The pull-out sofa was broken, and there were no sheets or bedding provided for it, leaving part of our group without a proper place to sleep. These are basic accommodations that should have been available. To make matters worse, the first thing you see upon entering the property is a notice stating that they will dispute all charge disputes. Instead of making guests feel welcomed, it immediately creates the impression that they expect problems and are prepared to fight their customers rather than resolve legitimate concerns. I would strongly recommend staying elsewhere. There are plenty of properties that value their guests and stand behind what they advertise. Unfortunately, this was not one of them.

After giving me a choice of two rooms, and recommending one in particular (which of course I chose), the reservation person required that I give her my credit card number, date of expiration, security code, my billing address, my email address and also my cellphone number. A few hours later I got an email from her saying that she'd made a mistake and that the rooms she'd described were in fact not available; but that for an extra $50 I could rent a very nice suite that was indeed available. I wrote her back and said that I was disappointed and extremely concerned that she'd required me to give her all the above confidential information for nothing, and that I thought the most fair thing was that they just allow us to stay in the suite she was now saying they had available, but that we shouldn't be charged more. After a couple of days she wrote back to say that she'd talked with the owner and that the owner would not do that; so I could either pay the $50 more or they wouldn't help me. Now . . . you decide. What's the right name for this place? "Prow'd?" Me thinks not (as in Yelp's 1 star "Eeks, me thinks not"). How you treat people matters. Maybe 20 years ago this "Prow'd House" could unprofessionally treat its customers and no one would know. But times have changed and how you treat people these days can become a more public fact.
