We rented a house through Title one for 2 years. The house was suitable for my family and I and the rent was affordable. After the first year, they raised the rent. The second year when the lease was up they raised the rent again to a rediculous amount, so we moved. During move out we had to have cleaners come in and clean the house. They ended up charging us to clean the stove that their cleaners cleaned. We had to choose from their list of cleaning companies that they recomended. The cleaning company's employees are are also theives, they stole our blue tooth speaker and a part for the stove. Shame on you title one. That same house is for rent now and the rent is lowered back down to almost the original price that we started off paying. They rope you in and stick to you if you keep renewing your lease. read more

I would give them zero stars if I could. When we moved in, it took them weeks to get us our garage door openers and the card to get into the pool. We were polite and patient during this time. When it came to move out, we followed all of their instructions and paid $360 to use a cleaning company that they instructed us to use. Because it took this company weeks to send me my receipt, they charged us $300. When I finally got the receipt, they removed the charge but then charged us another $150 because the company did a poor job. To say I was livid is an understatement! I find it interesting that if I had done nothing and not arranged cleaners it would have cost me $300 but because I'm a responsible tenant it's costing me $510. The icing on the cake was they did not respond to any of my calls or emails about this. My spouse finally had to call from another number. I'm so glad we're no longer tenants and we will NEVER rent from them again. Beware! read more

scam artist of the year!!!! i am definitely ready for court when it comes to this company!!!! i moved out due to their unit being infested with rats and roaches!!!!! do not rent from this company!!! they are indeed conartist. they are trying to charge me over 2000 dollors in move out fees because i decided to move out before my lease was up!!!! i had rats coming up from my air vent!!! rat feces all over my home....all over my kids clothing....in my dresser drawers!!!! rat holes in every corner of the home!!!! 80 plus degrees inside my home because the hvac system was destroyed by the rats!!!!!!! they take no responsibility for their units!!!!! they do no repairs in a timely manner if done at all. the people at this company are very unethical and lack any type of morals!!!! im sure judy or chelsea wouldn't live in such conditions but exspecting myself and my family to live in such conditions!!!! i don't think so!!!! the kitchen floor was coming up!!! bugs underneath.....they are indeed a scam and i will be suing them for many items including when my husband was physically attacked by a rat on his face!!!! emergency personnel did respond. the only actions they take are actions to try and cover up their short fallings incase they are brought to court. anyjudge in their right mind would never order anyone to pay them a dime...judges are people too and i'm sure they wouldn't live with rats. exterminators were told to call my phone even though i told title one management i had moved 2 weeks prior....an action trying to cover their tracks......not enough though. hvac came to the unit and agreed the unit was unihabital due to the rat infestion!!!!! and still title one wants to charge me over 2000 for moving out of their unit.....not in a million years.....they are liars to the 10th degree. new employees every week because people quit like everyday!! this company needs to be shut down and the employees jailed. 100% scam artist. i will not be a victim to this compamy. i refuse.....do.....not....rent...from...title one management!!!!! will be giving an update after court with these scam artist. ms. butler read more

A close friend of mine rents a home in Atlanta with Title One Management and earlier this week on Monday April 1st she suffered a brain aneurysm and had to be rushed to the hospital for emergency surgery. Her neurosurgeon has kept her in a coma due to severe swelling in her brain tissue but she is doing better and will be going home very soon. In the meantime I have been trying to assist with managing things for her until she can get back to it herself and since we already knew she she has several brain aneurysms and has an upcoming scheduled surgery to repair them, she gave me an emergency plan in case something like this actually happened. She also told me that Title One management has been fully aware of these issues for over 6 months. I contacted Title One Management, along with GA Power, Gas South, her cell phone company, her car insurance company, etc., as soon as I could on Tuesday and left word about her situation and provided my contact information YET I NEVER RECEIVED A RESPONSE FROM ANYONE AT TITLE ONE all week from this "management" team. I was able to check her email account yesterday on April 5th to ensure I hadn't missed anything in the chaos of the week and found a message from the Title One Management team threatening her that they were going to take legal action against her because they had not received her April rent payment and would be filing documents on Monday if payment was not received by 9:00 am: Good Morning "name", This email is considered your official final demand for payment or possession. Your April rent payment has not been made. We will begin the filing process at 9am on, April 8, 2019 . Please have your payment submitted prior to that day/time to avoid the eviction process. Contact our office at (678) 792-2050 to learn what your current amount due is. Thank you, Chelsea Baker Property Administrator I wrote to Chelsea Baker and team and repeated everything I had already told them on Tuesday, however this time I was very upset about the way they were treating her when she is unable to even communicate and I asked them to remove the exorbitant amount of late fees because THEY DID NOT RECEIVE HER PAYMENT IN FULL BY 5:00 PM ON APRIL 1ST which is now approximately $500 by the time Monday rolls around. I also asked them not to take legal action against her BECAUSE SHE IS IN A COMA FROM HAVING A RUPTURED BRAIN ANEURYSM AND HAD TO UNDERGO EMERGENCY BRAIN SURGERY!!!!!!! I told them she is doing better and might even be home this weekend and that her Power of Attorney has stated that he will be back in town this weekend and will ensure the rent will be paid in full as soon as possible, most likely by Sunday evening. We are talking 4 days late!!!!!! And she is in the hospital in a COMA!!! and they are completely aware of this!!!! I received a response from Chelsea, along with Jessica, saying that although they are so sorry that she, along with her family and friends, has been going through such an incredibly difficult time over this past week, Title One Management is unable to "PLAY FAVORITES" and must enforce their policy of late payments IF RENT IS NOT PAID IN FULL BY 5:00 PM ON THE FIRST OF EACH MONTH, and LEGAL ACTION if rent is not paid in full by Monday, April 8th, by 9:00 AM. Do not rent from this company. I been trying to get a hold of them since Thursday bc the water dept said u had a leak. Thursday they answer and said the would do a work order. I called back on friday they said they didn't have a work order that they was putting one in. Monday and today is tuesday and still no one came out here I left messages. Can't wait until my lease is up. I told them I'm putting a stop payment on rent until someone come out here. My water bill is over 350 bucks. And it's normally 120. I rented my APT thru them. Not only they did not provide any services but also they charged me a lot of money for inspection. They charged e $500 for a small pipe leaking job. The tenants ripped my carpet damaged the walls and painting, ruined outside vinyl and still I did not get reimbursed a penny for the damages. They even did not have the audacity to answer my concern, This is the worst place you would rent your place through. read more

DO NOT RENT FROM TITLE ONE MANAGEMENT! When we saw our listing on Facebook marketplace it listed a pool and a tennis court. When we moved in another tenant told us "ha they got you there, that pool hasn't worked in years" and the tennis court is in shambles. False advertising from the start. Then it turns out they did not have keys for our mail box.. It took us two months to get mail after we moved into our unit. Our mailbox is a "parcel box" which is issued by the post office. Since they had no idea where the key was or even which box it was, the post office had to research it, remove the old lock and issue another one.. The process took months. A few months later our washing machine stopped draining. They gave us a new one and then our kitchen sink stopped working. It look a while to get that one fixed.. Currently our building has a really bad cockroach issue so naturally they ended up inside our unit. I have called numerous times and used their online portal. Over a month later and they still have done nothing about the roaches in our unit. We are now having an issue with our lease... we were told via email 5/1/19 that we were on an "auto renew" lease which ends on 8/24/19. Today, 7/2/19, I received an email that they are not renewing the lease because the owner is selling it. I have less than two months to find a new place to live and move out. So let me be a voice of warning: DO NOT RENT FROM TITLE ONE MANAGEMENT! Nothing is as it seems. read more

The new owner fired Title One who we signed a contact with....the new owner was making all kinds of ridiculous demands.....when we reached out to Title One for guidance....they completely turned there backs on us ( especially Robert G. the owner.....I left multiple messages for him to call me back....all attempts went unanswered)....this place is poorly run by a owner who could care less. read more

The company could benefit from a more organized system when handling future applicants. For instance, during a recent rental inquiry, I had filled the online application and provided all supporting documents and applicable fees and emailed this to one of their reps ( I'll call her Christina). After a week and no response, I was finally able to speak with someone (I'll call her "Sherry") who was able to locate my file. Sherry advised to complete a rental agreement, employment verification, etc. (the normal song and dance documents) which I had previously sent to "Christina" a week and a half prior. When inquiring about the email I had sent, I was told that "Christina" was "promoted" to a different position within the company. Like I really give a cap that "Christina" was "promoted". Anywho, I forward the original email with all my rental info to "Sherry" and CC'd "Christina". Sherry then advises that SHE will CC Christina on the email exchange. Sherry then advises that the rental property is no longer available. My point? Quit hiring dumbasses to handle future awesome clients. Have nice day! read more

Buyer beware. I should have listened to my gut instinct when it came to this property, unfortunately I was set on a certain neighborhood and they had a property there. My initial interaction was very negative. I applied for the property as well as another home with another agency and was approved for the other property but I liked this one better so I asked if they were likely to approve me which they said they would. I let the other property go once they approved me but then they told me that some one else was also approved and it was a "race" to get the deposit to the office. This was very difficult as I was 2,000 miles away and they wanted certified funds. After numerous emails and calls they agreed to accept my credit card payment over the phone with an additional fee of course. I had a 24 hour drive there with a family of four and they "forgot" to send me the lock code for the property until I was 20 minutes away. Once I got there the garage door was cruppled up a bit but I saw a work order to correct it so I disregarded it. But once I started moving furniture in more problems arose. A banister leading from the ground floor to the upstairs became dislodged as my son climbed the stairs. He almost fell down the flight of stairs! I removed the banister to find 4 small two inch nails holding the ten foot banister. No anchors or anything. I placed the banister in the garage with no intention of replacing it on the wall with the risk of my child falling. Upon move out I was instructed to pay a cleaning agency to prepare the house. I paid 300 to this agency that they recommended. They are currently denying my refund of the deposit citing the banister and garage as well as a touch up paint totaled at $650 (so what exactly did the cleaning company do?), they also threw in a nice estimate for a missing toilet paper roll priced at $30. Even during the covid pandemic, I paid rent on time and took care of the property. I even lost my landscaper because he refused to work during covid but the property still charged me for having a few weeds in my flower bed. This is insult to injury and I refuse to fix a property to be better than when I moved in. read more

I was in the area and did an unannounced visit the property manager Leo Fernandez had given me the code weeks prior so I drop in to check the home out and yet it was very appealing on the outside even nice on the inside I was excited It had a weird smell upon entrance but I said maybe the heat and the home being empty however once I walked into the lower level i seen 10 or more cockroaches big nasty bugs me and my little Girls ran out the house i get to the car try and call the company no answer it was 530p on July 10 2021 a Saturday so they probably were closed I send a email to Leo no response until Wednesday July 14 2021 stating no bugs were found by maintenance man Anthony why would it take you three days to respond he's a liar and the company is deceitful and tried to tell me to still move in no way I would never scare my daughters like that they were terrified this company is horrible do not rent for them and if you do pop into the property unannounced to see what your signing up for if I wouldnt I would of finalize a lease and been living with pest unknowingly!! read more

I have been with Title One for almost 4 years. Ashley and her staff are awesome to deal with. Whenever I've had any maintenance issue there are quick to respond and always seemed to be doing their best. On June 13th I called with a maintenance request because my AC quit, they got back to me immediately and it was fixed in 2 days as they unfortunately had to order a part. And the people that take care of the leases, Teegan and her Agents have been awesome to work with as well. Rick has put me in 2 different houses and is amazing at taking care of the details and always very responsive, even late at night. I would recommend Title One to anybody looking to lease. They have been awesome all the way around. read more

I wonder how much of their revenue is just collecting fees. We put in an application for a house for a $100 application fee ($50/person) and they had some "special offer" where someone can pay a non-refundable $200 to get first choice no matter when they put in their application. So of course the application process took 7 days until someone else paid that fee and we got nothing. The reason why we didn't pay the $200 fee to jump to the front of the line is that with it being non-refundable, there's an incentive on their part to find a problem in your application and reject that, so we would have potentially spent $300 to get nothing instead of $100. It's a numbers game. I'll be avoiding this company in the future. read more

The office staff at TitleOne is adequate and informative. However, their maintenance team has been incredibly difficult. We've contacted their team for a handful of repairs from a broken refrigerator to a non-cooling air conditioner to a leaky toilet, and on average, it has taken at least 2 weeks of follow up calls/messages on our side to get the maintenance team to respond and schedule an appointment. Then it takes another 2-4 weeks to have the repair completed. If we paid our rent late or were abusing the property, I could understand their reluctance in performing repairs. But this is not the case, and our rent was 1 day late the first month we moved in because we did not realize there was no grace period. Rent is due by 5pm of the 1st day of the month or there is a $130 late fee. But since that time, we have consistently paid on time or early and have nothing but poor service from TitleOne. read more

The house was leaking, its infested with rats, the ac system is ripped apart and they have still not fixed it. They would rather void your lease than rent houses that comply with the housing code. They started out assuring me repairs would be no problem then turned around and said no work maybe approved. They do not care about their tenants and have zero organization. The maintenance and repairs dont want to fix anything. You will not get your deposit back what so ever. They expect you to leave the home better than how you received it. We were so disappointed in the previous company that we didn't know what to expect from Title One, but I must say that they were terrific. They helped us to feel secure and taken care of through the transition, and they continued to provide us with excellent service. When we decided to sell our home this year, they assisted in the sale, and our agent, Rick Flatford of Title One, was a fantastic liaison over the long distance. The sale itself was challenging for a number of reasons unrelated to Title One, but Rick helped us through it and kept us informed throughout. I highly recommend this company. read more

I have to say I was really disappointed in dealing with a real estate agent named Shannon Washington. I emailed her regarding a property we were interested in renting. She informed us the property was still occupied and that unless she is able to talk to the tenants and set up and appointment we wouldn't be able to look at the property until they moved out. I emailed her back stating that we didn't want to disturb the current tenants and didn't mind waiting to see the property until it was vacant. I asked her if we could schedule a day once the tenants had moved out to view the property and I also asked about the pet policy. It stated on Zillow that they were asking for a $200 application fee and we didn't want to apply and find out that our two dogs were not allowed. I explained they were not on the aggressive breed list but were both about 65 pounds. The email she sent back indicated she hadn't really read my email at all. She said we couldn't see it until the current tenants moved out. I had literally just said in my previous email that we were okay with waiting until they had moved out to view the property. She went on to say that people were already applying and that if the property was still available then I could look at it and never once addressed their pet policy. It felt like she didnt care if we applied or not. I understand that there was a lot of interest in the property but all potential applicants should be treated in a courteous and professional manner. We will not be going through Title 1 Management for our rental needs. read more

Avoid doing business with this company at all cost! If I could give a negative rating I would. I submitted an application for a condo which was accepted. I submitted the security deposit and first month's rent as requested and said that I would like to move in on June 15. No problem the leasing manager, Rick said. On the afternoon of the 15th, no lease, no communication - nothing. Rick made some excuse when I called and said he would have the final cleaning completed and have the lease to me on Wednesday or Thursday. Again, no communication until I reached out on Thursday at which time Rick said that the cleaning was completed and the I could go ahead and start moving (there was a lock box on the door with the key). When I arrived I was dismayed at the condition of the condo - it was by no means clean (there were dirty liners in the drawers and a ring in one of the toilets), there were items from the previous tenant in the closet and there were cleaning supplies and broken items around the condo. When I contact Rick he claimed that the condo had been cleaned - he witnessed it himself - and he had the nerve to ask me to store the previous tenant's items!!! What?! Needless to say I refused to sign the lease and asked for my money back. Rick said he MIGHT be able to return the money by MAIL on Tuesday. They'll be hearing from my attorney on Monday. read more

We came to TitleOne through another property management company last year. The change was a little unexpected, and to be honest, we had no idea what to expect. Our experience with our previous landlord was a great one - no issues. Change is always a little scary. However, Teegan and Ashley answered all of our questions - no matter how silly they may have sounded - and the transition went over seamlessly. We've not had any issues with TitleOne returning calls or emails. We pay our rent through the online tenant portal, which has never given us any issues. In fact, I have even paid half of our rent in the middle of the month and the other half at the end of the month via the portal - just because it was easier for us that way. Convenience is for sure a word that comes to mind. When they came through and did annual maintenance inspections, you couldn't even tell that anyone had been there! I don't know about these other folks, but we've had a great experience with TitleOne!! read more
