Our journey with Todd started years ago, when we bought our first townhome in Redondo. It took us a solid year of searching, and Todd stuck with us the entire way. "Your home is still out there," he would always say, "if you're not in love with it, we'll keep looking." Fast forward five years, and here we were, ready to look for something bigger. We called Todd, and before we knew it, the photographers had taken their shots, the drone video was done, deep cleaning, handled, the list goes on. Todd shepherded it the entire way. Our townhome was listed "competitively," (aka "priced to sell," which sellers will know is tough - who doesn't want top dollar in a perpetually hot market) to attract multiple bids, which worked without a hitch, even during the height of a global pandemic. From there, he fielded all the offers with aplomb, moving fast - often faster - than buyer's agents. Concurrently, we were on the hunt for our next home. Todd, ever punctual, accompanied us to even the listings we knew were probably out of our agreed-upon budget and needs. Todd was patient, even reminding us why some of these more expensive homes probably wouldn't work for us (price excepted), with a keen eye for pointing out little details about layout or features we might overlook. We found a few places, but the competition in Palos Verdes is tough, and most properties were almost right... but just not what we wanted. We heard those words again: "Your home is still out there." I purchased my first home recently with Todd Pearl as my agent. It was a short sale in the South Bay area. There are honestly not enough good things I can say about Todd. He made my experience as a first time home buyer a great one! When we first met, Todd got a sense of the type of home I was looking for. I was new to the process and not in any hurry to buy, so he set me up with a tailored search for new properties as they came on the market. I was very picky with what I was looking for and ended up asking Todd to show me A LOT of properties over the many months that I searched. My property was a short sale, so Todd worked with all parties involved in order to move my bid along toward escrow. It was a very complex escrow process, but he was commutative with me every step of the way and was very clear with me about the things I needed to get done to move the short sale process along. During this time he was always happy to answer all of my questions, and always quick to give me status updates as things progressed. Todd Pearl is a great agent, as many other reviewers have commented. He came recommended from two sets of friends, and he helped my wife and I buy our first home. When Todd took us to open houses, I realized he also has a good relationship with most of the agents in the area too. I'd like to share three examples of what makes him stand above other agents. 1) Todd is incredibly responsive. The first weekend, we found a house we liked online, and with Todd's encouragement visited it on our own (Todd was on vacation that weekend). We really loved the house, and Todd was able to help us put in an offer, on a Sunday, with about 24 hours notice, while he was out of town. 2) Todd has integrity. After we were in escrow on one house, during the inspection, we discovered multiple issues, including a cracked foundation and unpermitted structural modifications. Todd didn't pressure us, and in fact said he would understand if we pulled out of the sale. Another agent may have just tried to make the sale (and commission). Todd's integrity saved us years of headaches. 3) Todd makes an incredible complex process manageable. We used a shortened escrow, and Todd managed a detailed schedule and kept everything running smoothly. He was always reachable via phone, text, or email. He had a good personal relationship with the seller's agent, and was able to help us tailor a bid and negotiations around his understanding of the sellers.
