Tom is a Rock Star! Yesterday we closed on the 5th property that we have either bought or sold with our dear friend Tom Amiss. He's without a doubt an A gamer in the real estate business in Austin, Texas! His talents are many but let's start from the top... Tom was originally recommended to me in 1991 on the purchase of my very first home. I was single and looking for a small house in South Austin giving me good access to Zilker park, downtown and the music scene. After several meetings with Tom, he suggested that I would probably like the 78704 area best and that while there wasn't a lot available at the time...he would call me when the right opportunity came along. He made sure I got all my ducks in a row and was prepared to make the offer on the right deal when it came along. It wasn't very long and houses started popping up and Tom was always quick to call me to schedule a walk thru and within a couple of months...I had the house of my dreams on Kinney Ave just mins. to Zilker Park and Barton Springs. A couple of years later...I met a man that I was sure I would one day marry and so when he started looking for a house...I steered him towards Tom and again since the parameters were similar to mine...south Austin, Zilker, & music scene....he too ended up buying a home in Barton Hills. Before long...Wheat and I were married and one of the houses became the perfect rental. Both of these above transactions went off without a single hitch...Tom always ensuring that we had the right people on board and that everything would run smoothly and it always did. About 4 years later...we decided that we wanted a little more room and that's when we moved to Travis Country...a little more south, and the opportunity to build exactly what we wanted! That required us to sell my Kinney house and again we hired Tom to make the sell. Together we evaluated the market, came up with an appropriate asking price and I don't even think it ever went into MLS, it was SOLD. No problems! After 5 more years...Wheat and I decided we wanted to move to the country, get a couple of horses and live the western lifestyle we had always dreamed of and while Tom wasn't part of this transaction (we used a horse property specialist for this)...we have always remained close friends of Tom and promised to let him handle the eventual sell of our 2 rental properties in Austin. That's where we are today and Tom has just helped us sell both properties, one in December 2014 and one this past month. Both were on the market for just a few days and sold at close to full price. I have to give all the credit to Tom who insisted 20 years ago that we buy in the 78704 zip code, it's not just a zip code...it's a lifestyle.. Thanks Tom....we love you! I want to wrap up by adding that Tom is my go to resource now for anything real estate in Austin including handyman contacts, plumbers, electricians, lawn service....anything. His knowledge on the important stuff is invaluable, his response time is lightening bolt fast, he's tech savvy and an all around great guy. And an added bonus...Tom throws a blowout appreciation party for his customers and friends every year which we love to attend. He's been known to rally the troops for bowling, bbq and river rafting excursions and without a doubt is the "coolest guy in real estate in Austin". Wow! Tom was amazing! We looked at a LOT of houses... it just took us a while to find the one that was just right FOR US! He remained patient and positive throughout. I felt like he really KNEW what we were looking for and never pressured us to look at something we weren't interested in, or that wasn't the match for us. We changed our minds a few times in the process, and he remained patient but was also never shy about saying things we needed to hear. His years of experience really showed. His insight into construction and remodeling was invaluable as there were several times when we were thinking of making changes to some of the houses we looked at. He could tell us right away if our ideas would work and provide us other options that we may have not considered. He has great vision. I appreciated Tom's warm nature and ability to work between my husband and I to find common ground, not always an easy thing to do when you are taking on the stressful task of buying a home. We often joked about his part time therapist title. Several times I had to call him just for reassurance that the right house was out there. Buying or selling a home is a substantial financial transaction, and you will be well served by having Tom assist you. He is an easy-going, likeable guy that makes a stressful process pleasant, but, more importantly, he has the knowledge, experience and diligence you need to protect your interests. Tom Amiss has been my realtor for twenty years. He has helped me make good decisions about buying the right house for me at the time. He calls himself the "Dreambuster" because he won't let you buy a bad house -- even if you really really want it! He knows construction and he knows the market. He has the experience to help you find the house you really love that will be a safe bet for you as well. I made the mistake of buying my first house without Tom, and it cost me a LOT to get out of the blunder. Lesson learned. I have since bought and sold 3 houses with Tom and looked at countless others, and I won't ever go into an Austin real estate transaction without him on my team again. This guy, Tom Amiss - What can I say? He has helped me buy and sell several properties in and around the Austin area starting in the late 90's. I've worked with Tom to buy two houses and sell one. I plan to work with him again when I next need a realtor. Tom is outstanding at talking you OUT of buying a house. He has a great eye for issues... cracked foundation, drainage problems, sloping floors, proximity to restaurants (and thus rats), strange configurations that will be hard to resell, etc etc etc. He talked us out of at least 15 places. As a result, when you find a place you like, and Tom doesn't give you the wave off, you're much more likely to be happy with your purchase, and much less likely to have buyers remorse.
