ORIGINAL REVIEW: While Isaac was kind and courteous, he missed numerous significant and obvious issues that lead to very little negotiation leverage and big expenses to fix in our first year of ownership. Every time l've had professionals evaluate these issues, they say "how could this have been missed?" From visible roof/gutter issues, failing/rotting deck components, and a serious drainage issue that rotted a literal hole in the house (!) it's become clear our inspection was superficial and clearly lacked experience. We paid extra for a sewer line inspection that was unable to be completed due to its length, but were still charged. Be careful with realtor-recommended inspectors - they need these relationships to get soft inspections like this, and deals closed in this tough market! read more

This home inspector did a terrible job; it seemed his report was simply to justify his job. He did not leave my home as he found it, leaving a mess in the kitchen, leaving open windows shut on a hot day, not closing the fence gate to the dog run, etc. He clearly does not understand Colorado endangered bird correction best practices, Colorado weather and how it affects windows and doors, how water intrusion presents inside a home (if there was any), he doesn't seem to know the difference between a vent and an abandoned cable box, and does not understand the function and process for heat tape installation. Inspector understated the severity of a root ball on the sewer line, with the report stating 'The lateral sewer line appeared to have root intrusion at the time of inspection. These can eventually lead to blockages which cause backups.' They appear to have missed that the line was nearly totally blocked at the time of inspection. This resulted in a backup and required immediate costly service that was not planned for in the home purchase. Company also did not respond to repeated questions on the length of their scope, so I'm not sure if they had the equipment to properly do the job. read more

Issac inspected my home and neglected to test, make note of or look at an unbelievable amount of things to the point where I am not sure what he was doing for all three hours. Many things he marked as "minor" in my report turned out to be major issues that impacted my home at the structural level. I wish I had gone with someone else because I would have saved the headache and stress of all these costly home repairs that were not even checked in the report. read more

Mark was great within inspecting my potential home. He was extremely thorough and this helped to give me a good understanding of what I was getting myself into with buying the home he inspected. During the process I followed him around a bit, and he answered my questions in a very polite way making brief suggestions and providing insight. He even had to fight off a vicious feral cat to get into the crawl space. Very disappointed in Top Choice Inspectors. They missed water and mold in the shower pan that had been leaking for years. It was all rotted, mold and mildew and it will need to be replaced. I called Top Choice to discuss possible remedies. I was told I would get a call back form the owner/manager. This never happened. I called again a week later and in the middle of my conversation, they hung up on me. Where is the professionalism? I called back and got the same reply (a manager will call you back). Will see what happens but don't hold your breath. read more
