I had 2 inspections done by A Precise Home Inspection in a short time and both times I dealt with professionals who were very good at their jobs and felt confident in them with my first home. My 1st inspection with Tom saved me from water damage above a finished basement which wouldve been a huge headache alongside the roof missing flashing and some red flags with the windows saving me a ton of money in the future. There was no discussion regarding a clothes washer and dryer room, a high-risk area for water damage to flooring, baseboards, drywall, the underlying structure, electrical, etc., nor that the inspector could not adequately access the area due to not being able to move around the appliances. Again, nothing was said - only looked at. As a result, I found water damage after closing, once it was too late. While it is commonly understood that appliances cannot be moved prior to closing (completing the sale), there was no warning or information provided to me (the buyer), by the inspector (J.D.), that the area and flooring could not be physically inspected (e.g., with a pole or rod) due to accessibility, nor a warning that it was a higher risk area due to it being a water source and the potential for machine failure. All other aspects of the inspection were very good. That said, I did not follow the home buyer recommendations below and paid the price. Instead, I trusted the inspector to not only be precise but alert me to high-risk areas that could not be thoroughly inspected due to obstruction (not having adequate access). Recommendations to customers (home buyers): 1. Research common and high-risk areas to focus on during a home inspection. 2. Insist that appliances that will not be sold with the home are removed before your inspection. 3. Walk with your inspector while co-inspecting with them (i.e., "check the checker"). read more

We used Precise for a home inspection based on a recommendation from our agent. I have bought and sold many houses in the past and seen many home inspection reports. They are just no comparison to the modern approach, level of detail, thoroughness, and professionalism that Tom and Precise Inspection provided us. We put in an offer on a home sight unseen (except for our realtor checking it out) in Yoder. I did fly in from GA to CO for the inspection, however. The issues with the home were STUNNING and nothing that you would have noticed while touring the home. Once the inspection was started, everything came to light. I'm so glad our realtor chose this company! This is only our second home purchase and so obviously I'm not expert. We dropped the deal because of the HUGE issues with the property--water leaks everywhere, shifty home repairs, two new roofs needed. I was sick to my stomach. A Precise Home Inspection saved us from buying a home in need of major, major repairs that would have probably put us underwater for years until we could fix things. Our inspector was very helpful and explained things to me in a way that didn't make me feel dumb that I didn't understand exactly what he was trying to say about some repairs and why they were important. The guys did a great job of identifying issues and potential issues. Ultimately the sellers are refusing to make any corrections so we are walking away. While bittersweet, this saved us in the long run as a couple of the problems could really have caused damage and a need for expensive repairs down the line. A Precise did a better job of identifying code issues than the codes department in town. (Guessing they didn't get out of the car on their drive by inspection) I will use them again when we get under contract again. read more

I read the "sellers" negative reviews and it is their job to do a thorough inspection for a purchase no matter how old the property is." Easy payment portal and inspection reminder without having to be at the property which is very convenient. Sorry all, this company is overrated. They came into my home to do a pre-sale inspection and they put so many things into the report that were not really related to a real estate transaction inspection that they lost us our sale. Unfortunately the same exact same situation occurred about a month ago with the sale of my sister's home. The inspector did something to our electrical outlets on one side of a wall and then stated that our systems weren't working, bogus (there was a pungent fire smell when we returned to our home)!! We just had an inspector out there a couple of weeks ago and didn't find anything wrong, and that inspector has done thousands of homes. The assessment of the home included numerous items that are not relevant to health and safety for the sale, and also included some much exaggerated things. Sloppy job, inspector left all the water valves off on our commodes and sinks, and left our blinds up and windows unsecured, providing visibility and access to our home. Too worried about trying to find the most minor deficiencies that should not be noted. The inspector even gave negative remarks about the roof, which is less than a year old and the regional building inspector passed it, so what is he trying to prove? Tree branches no touching the structure were noted as a hazard, and the list is about 40 pages long. He said that the insulation wasn't enough? Really, we have never taken it out from anywhere, plus the home is stucco so it assists in the heating and cooling. Utility bills over the past 20+ years do not reflect an insulation issue. Can't say how disgruntled we are and this company is never going to be allowed in our home again. I believe they make the inspections so that buyers back out, then get their repeat business, making 500$ a pop! Realtors beware! If you don't want to lose your sale, don't use this company. They claim they are thorough, but this is a used home, nothing is perfect, not even in a new home. The practices of this company are malicious and of willful intent to discourage buyers. DON'T USE THIS COMPANY!! read more

Lance is amazing and so professional. He is highly recommended!!  Our appt was at 8:30am and he arrived early and was already conducting the outside inspection. He brings his own equipment and is extremely thorough! The inspection is lengthy, which is ideal, and shows that he takes time to make sure to check everything in and outside of the house.
