Our inspector, John Reed, provided outstanding service--he was professional, extremely thorough, and took plenty of time to walk us through his findings and answer our questions. He did a great job explaining what was important without making minor issues seem bigger than they were. He didn't try to find reasons for us not to move forward with the home: he gave us a fair-minded assessment based on his findings. The quality of the inspection was excellent. We added the sewer scope and radon testing, and I'm very glad we did. The inspection and resulting report were comprehensive and gave us a much better understanding of the home we're purchasing. I also thought the value was excellent. Given how significant a home purchase is, the cost was very reasonable for the level of detail, expertise, and peace of mind we received. I used this company for a condo inspection in Detroit in October 2020, and I wouldn't use them again. Matthew was my home inspector. I ended up having about $60k worth of repairs for stuff that I feel they should've caught: - A week after closing, the entire furnace needed to be replaced ($10k) due to a cracked heat exchanger that was leaking CO into the house. Was told that the heat exchanger was not something they normally inspect, which of course I didn't realize the significance of at the time. Most other home inspection companies I contacted later said that this is something they include - Two wood burning fireplaces were given a quick visual inspection, with a recommendation to have them professionally inspected. Unfortunately, the latter was not possible until recently due to COVID restrictions, and they're now finding $50k worth of damage, all stemming from the lack of caps installed on the chimney. This issue is immediately obvious from street level, and (again) most inspectors note this sort of thing in their reports. Had the urgency and the potential severity been conveyed to me, I could've saved a huge amount of money in the home purchase process. read more

CUSTOMER BEWARE!!!! We recently utilized their services to inspect a home on we were considering purchasing, upon completion of their inspection we proceeded to purchase the home and received possession of the property on 12/28/2021. On January 12, 2022 our kitchen pipes cracked and flooded the entirety of the kitchen, dining room and basement as well as caused massive damage in the living room and entryway. This was described as a freak accident and bad luck. Yesterday, February 23, 2022, we discovered that our basement had flooded again. Upon calling a plumber out to assess the problem and repair the damage we were told that the sub pump was visibly not "up to code", made of the wrong material and it should have never passed inspection. The plumber feels very confident that the sub pump was a "DIY" job by the prior owners. The inspection report only notes a "leak" in the sub pump stop valve (which was fixed by us shortly after gaining possession of the house) and has no mention at all that the sub pump was using the wrong material, wrong piping and was essentially doomed to fail. We are distraught to know that this could have been entirely prevented had this been caught in the initial report. In the less than two months we have owned this house we have experienced two catastrophic instances of water damages due to plumbing failures. Upon bringing this to the attention of our home inspector, Matt we were told he is "not a code enforcer" and "not a plumber". While that is true, he is a licensed home inspector, and while he did note things in the report - we are now VERY wary of what else Matt could have missed. read more

The inspection stopped us from potentially purchasing a home with white mold, a presence of risky hazardous materials, and a MacGyver'd foundation of thin wood and cinder blocks. I hired this company to do my home inspection despite their rate being higher than others because they offer a "warranty" according to their admin. I needed someone to really look at the cracks in the exterior walls to make sure if there are no costly repairs. Brian Osborne was my Inspector. Although he did walk around the house with me, he made it sound like there's no real issues and all the repairs are just strictly cosmetic. I believed him, even though I hated that he refused to offer a rough estimate on how much the repairs would cost. He said he doesn't have that knowledge. Sad, because I paid more for this company thinking they are good because they claimed their Inspectors have a builder's background. Many of the less expensive Inspectors have this basic knowledge. Anyways, Brian made it sound like this house was "solid" with just minor cosmetic issues. After I bought the house, I got a masonry out to give me an estimate for repairing the exterior chips and cracks. I almost fainted when he quoted me for $30,000 to replace both chimneys and repairing the walls. He said at one point, my chimney was filled with water, which resulted in the chips and cracks that I see. He also said there's water issues in the surrounding of the house, which is why I see certain areas of the wall split. I was totally devastated and called Brian to see why he didn't point out to me the severity of the walls. He said he never heard of this and suggests I call to get a second opinion. I ended up calling four different companies out to give me estimates. All four quoted me more than $12,000 to get the exterior fixed. The last company was able to quote me lower because he's trying to save me money by caulking certain areas instead of totally replacing. I'm devastated. Brian asked me to call him back, in which I did. Instead of taking responsibility over the fact that he failed to notice the severity of the cracks and never told me to hire a masonry to take a look, he just insisted that he was just doing his job by providing me with what he can see. Anyone without builder's knowledge can see these issues, but we are hiring Inspectors to let us give us more insight to issues like these. I feel that this company is more worried about being sued more than their customer's benefit. If they would've done their job properly, they won't be sued. I feel that when I asked Brian to give me a rough estimate on the repairs, and if he really doesn't know, he should tell me to get a masonry out before buying this property. That's the least he could've done. I also hate how these people are nice to you initially when they want your business, but totally ignores you when there's an issue. Brian was still nice after I was frustrated with the repair costs, but when I asked about the warranty, he said they're in the process of modifying it (what?). He told me to call Dan. When I called their office, their admin was getting impatient and rushed through to try to get me off the phone even though all I wanted to ask is to speak to Dan. She said Dan is busy with another job and she'll leave him a message to call me back. It's been several days, but Dan never called me. I would advise you to look elsewhere if you want to hire an inspector. There are way better ones out there. read more

Mathew's inspection report was full of false information, for example he identified a 3/4 inch hardwood planks as laminate I spoke to Dan the owner about the report, outlined all mistakes. Dan was sarcastic and not open to receive constructive feedback. I will not recommend this inspection company to anyone. read more

I had a great experience with Dan. He is very knowledgeable, and will take the time to explain everything to you. The house has a crawl space, and I had never really deal with one before. We spent almost 30 minutes down there while he explained what I would need to look for in the future, how I could improve some insulation down there and general maintenance. All this information was also in his report, but it was very useful to have him show me first hand. In addition he did the same thing with the attic. There was literally no question he did not answer for us, and I think we spent close to 45 minutes asking them. He is very professional, and got us the report turned around in just a day. In addition he saw things that we would have never seen even if we had looked at it a dozen time. I highly recommend him. read more

Total House Inspection was vary thorough. The inspector did an excellent job. The inspector was professional and instructive. He took his shoes off in the house, to avoid staining the carpets. He explained things I would not have noticed, small and otherwise. He gave a book to study for new home owners. He wrote a detailed report with specific photos from the house we were looking at. Every electric outlet, every drain, nook and cranny did not escape his attention. That is why I would highly recommend him to anyone. read more
