Wekiva State Park on our northern border provides wildlife that wander here throughout the year.

We almost considered it for our wedding reception but we would have had to limit our guest list and parking is even more limited. However it is an economical option. There are tables, chairs, and a kitchen prep area that can be used. It is a great backup option for sure! Most homes here have a private pool but there is also a community pool you may use. I left two messages, asking for an appointment to tour Royal Highlands, and nobody ever bothered to return my phone calls. All the other communities I reached out to has offered a tour while we are down in Florida, so they will be the ones we focus on. The fact that nobody is even available to answer a phone message is of great concern to someone wishing to move someplace SAFE and secure, like their advertising promises.

The come out here once every two weeks and Manny does not even get out of the car, takes pictures and send violations - depending on which house it is, he does not apply equity to his approach. He also sends violations on items where a trained horticulturist would understand this is normal for Winter. Additionally, they practice Adverse Selection impacting Protected Classes of individuals that is Discriminatory and Retaliatory. They hold some residents to high standards issuing fines with no warnings and others continue to violate the covenants for over a year. I would never recommend them and once we have the proper number of homes we are taking over the HOA, putting it out to an RFP and firing Triad. They are also not BBB Accredited so this is a clear sign to not use them. I HAVE FILED A FORMAL COMPLAINT WITH THE FLORIDA STATE ATTORNEY'S OFFICE AND THEY HAVE ACCEPTED MY COMPLAINT. DO NOT USE THEM - THEY ACT AS WE WORK FOR THEM AND MARTHA IS A NASTY OLD LADY TO DEAL WITH.

My unit remained vacant for three months without a tenant or any discernible progress. My calls went unanswered, and I had to repeatedly contact her via text messages, to which she would typically respond two days later. When I brought my concerns to upper management, she attempted to rectify the situation, but unfortunately, it was beyond repair. Ultimately, I had to terminate the agreement. I then engaged a management company that proved to be exceptionally proactive and communicative. They successfully identified a new tenant within a week, and the tenant moved in the following week. It is truly regrettable to operate and work in such circumstances when one cannot conduct business professionally. I have unfortunately expended my time and resources by placing my trust in a central Florida management company that proved to be untrustworthy.
