The first place it seemed like the owner was the only person working for the company, including doing any and all handyman/repair work. The second place was much different and we thought we liked them a lot. Turns out we didn't, but that's a whole other review. Our experience with this office was quick, efficient and very relieving. My husband called up after looking at a couple of listings he was interested in, spoke with Theresa and told her what we were looking for, and she also offered up a few things we passed over. We're really happy she did, because we are now in a town home that has everything we needed and wanted at a very affordable rate. We initially wanted a single family home, because we really wanted a garage, and she encouraged us to look anyways. SFH were more expensive with less room inside and no neighbors with connecting walls. She understood our needs and found us a town home that had a garage and was at the end of the building, so we only have one neighbor with connecting walls. The neighbor is just one guy, who is almost never home and when he is is super quiet. We've met him a few times in the less than a month that we've been here. He's also really nice. I know you can't always pick your neighbors, but Theresa really understood that we are a quiet couple who like our home to be equally as quite, jets excluded, and said she knew this would be a good fit because we match very well with the neighbors. It means a lot that she would look out more for us and our wants and needs that she did her bottom line. The tenants who stayed here before us kind of messed up the place, and she did an amazing job making sure everything was in clean and working order. Noticing the repair and work orders needed to get this place back in good condition, I know that the cost was just over what she actually made from renting to the young couple over the 6 month lease, but as a responsible property manager she did what she had to do. I can respect that completely. My husband and I are planning to buy a house by the end of our lease, and in the event that we have to move, we have already decided that she is going to be the property manager if we decide to rent versus selling.

SJA managed our property in lake Stevens for about 2 years. Ugh. It was so poorly run that even…read moreafter we told them we were leaving we still did not get a timely reply back until I cc'd management and other staff we had interacted with on the emails. We calculated how much money we were getting after their fees and all the repairs they had done (for our 1990 house that was in great shape) and it turned out to be 65% of the rent. If you need anything be prepared to interact with their robust team of offshore folks in the Philippines. We are still unclear why we needed our septic pumped 2x within 2 years and were quoted $3-4k each time as they did not send us the detailed breakdown of the requested work. We had a suspicion that the folks they use for maintenance and for other repairs were financially incentivized or tied to the company as we did not receive multiple bids and it looked like SJA had ties to the company doing the work. Shout out to Kayla Schwartz who never answered any of my emails until I cc'd Claudette Scott. They did not seem to fully do walk throughs and left our property and wood floors covered in dog pee pads during the walk through. We requested that they not allow tenants to use our fireplace and found they had left that in the listing so we were legally obligated to allow it. Neat. If you want to lose significant amounts of value and gain 0 value except for a huge headache, SJA is the property management firm for you!

One tenant that they approved for us used our property as a flop house for his employees. It was obvious to me that that was the renters intention but the lease agreement was already signed so we were stuck with them for a year. They lied to us repeatedly and then trashed our house that had just been redone. The next one was a business property rental. They would honor the terms of their lease agreement signed and vetted by Landmark. They ruined our floor by leaving water running and didn't tell us it was happening until it was too late to dry it out. They cut the door jam of our property to get a refrigerator in. Their lease said they were responsible but nothing came of it so now we're left with a ruined floor, replacing the door jam to our building and taking out the Jerry rigged electrical along with a complete paint job. And currently we're cleaning out a house that Landmark also vetted the tenants for us. We drove by the property and noticed a dog and contacted Landmark. They did follow up with the tenants, and yes they did have a dog but nothing was done by them about it. They kept the dog in the garage and now we're starting to clean it up. We're hoping muriatic acid will get the stench out but we're not sure. The house is also trashed. We're going to need at least 1 dumpster to get rid all the garbage they've left behind. These are the 3 worst tenants we've ever had and all were vetted for us by Landmark. Additionally we've paid them a monthly management fee to "manage" our property? Just shameful. One star is the least that can be given. This management company has cost us thousands of dollars.
