My husband and I lived at Tramor Run of the Oaks for the past two years, and have always been met with respect and friendliness by the staff members. Our dog, Simcoe, was spoiled with having a private backyard IN ADDITION to a dog park (in which we've seen upgrades since moving in)! The location is perfect for foodies and Austin adventurers alike, since there's easy access to 71, South 1st, and South Lamar. The vast amount of trees on the property make it peaceful and reminds me of camping. It's a hidden gem, and I wish I would have found it sooner!! read more

Tramor at Oak Run was everything I was searching for in an apartment, seriously! The location is perfect; only 10 min (without that Austin traffic of course) from downtown, less than 2 min to hop on 290/71, easy access to the airport, and just so much good stuff in very close proximity. The complex itself is spacious and feels more like a Summer Camp than an apartment complex when you're driving through. There's a big Greenbelt running through the middle that gives you access to nature without having to go far. The dog park is huge too, always a lot of pups out there. We had a "townhome" style apartment; on the first floor, no upstairs neighbors, and a decent sized back yard. Many of the units have yards which is a huge plus in Austin. Last thing I'll say is the staff and their responsiveness. I didn't have too many issues (just the typical small things that come up) but when I did the front office staff was friendly and responsive, and the maintenance staff was also friendly and helpful. If you're looking to live near downtown or South Austin, stop by and see why Tramor at Oak Run is the place to be. read more

I cannot even begin to describe how much I hate this apartment complex. I've had several bad experiences here, but I will only name a few for times sake. 1) I moved here in February. I specifically asked the people in the office if I need to turn on gas before I moved. She assured me that my specific apartment was electric only. Well, she was definitely wrong. I didn't have heat or hot water for 4 days until the city could come turn it on for me. Let me remind you that I moved in in February. The apartment got down to 40 degrees. I am not even kidding. I was freezing. Luckily I had a heated blanket and a gym membership (I had to shower at the gym for 4 days). When I told them their mistake, all they did was apologize. I asked them if they would compensate me for my troubles... NOPE. 2) My car was broken into. Nothing was even stolen from my car. When I called the office to tell them, their response was, "Oh, shit..." That's it. No cameras on site. One security guard that walks around from time to time. This place isn't safe. 3) Countless problems within this old dumpy apartment. No weatherstripping under the door allowing bugs and hot/cold air in. Electrically problems with multiple outlets. Sinks that don't drain. Flooded apartment because my neighbor's toilet overflowed. The location is great. It's close to downtown and many cool spots on South Lamar. It's not worth it though. Please, please, please take my advice. Do not move here. read more

The only perk here is location. Maintenance is really lame. WHY is there always 5-10 maintenance workers chilling in the middle of the parking lot? I've even seen them hit a car with a football while goofing around. One said "you didn't see anything". Yikes. For being such an old/run down complex this was super disappointing. They did fix the stairs leading to my apartment but left their scraps and aerosol cans laying on the ground after. At move in we were asked to make a list of things that needed to be fixed. Maybe 25 percent was actually taken care of. Pest control is pretty lame, too. He comes Monday mornings but if your door is locked he won't knock and you'll have to try to get him again the next week. Which would be fine if we didn't have roaches from day one. The laundry site is a little scary. The first month I lived here I was surprised by a homeless man sleeping in there with his junk hanging out. I understand that Austin is ridden with homeless but that was ROUGH. They gave us a code to the laundry site but that door is never ever locked and looks super broken. I'm pretty sure maintenance has time to fix it. Parking is a joke unless you pay for your own reserved spot. Even then, people still occasionally use it with zero penalty. The front office girls are extremely nice although they're not the best at getting back to you. But whatever, they always answer the phone so it's fine. The office in general is significantly nicer than the rest of the place. Google fiber is available here which is wonderful. All in all, nothing HORRIBLE (apart from seeing homeless man bits) has happened, but it's one of my lesser favorite apartments I've lived in in Austin. Had a better experience at Tramor at Victory, if you want to give Tramor a chance try there first. read more

But, unless you live in one of the newest buildings, you WILL have to deal with this lady. And boy is she awful! I can't bring myself to tell you what I should tell you about her on a public forum, so let the less decent, more pissed-off folks on apartmentratings.com tell you in full color. Pros: most prompt maintenance response I've ever had at any apartment. Every fix was immediate, even minor problems. Donna and most of the girls in the leasing office are wonderful. There's one new girl whose name I don't know who is consistently lazy and rude, but everyone else is helpful and will go out of their way to respond to e-mails and phone calls. The grounds are pretty, lots of plants, lots of cats running around, no trash to be seen, though there is dog shit literally everywhere. Aside from the random full-grown cockroach that wanders in off the streets, I've had no pest problems. Zero rodents. A handful of sugar ants in the summer. All the appliances have consistently worked since day one with no hiccups. Cons: I've been here 1.5 years and in that time, my little corner of Oak Run has turned into a 24/7 frat boy bro fest. I fall asleep to the sounds of drunk dudes yelling at each other and wake up to the sounds of drunk dudes yelling at each other. It is impossible to find peace and quiet when you live on the ground floor--the noise is constant. Especially because my bedroom faces the walkway and the walls between units are paper-thin, and every door slam rattles the shelves and ceiling fans. Similarly, if you choose to live by the pool because it's pretty, be prepared to deal with assholes getting wasted and smashing bottles until midnight every night. Living on the top floor is a lot better and filters out both street noise and there are no people stomping above you. Parking has also gotten nearly impossible. There are no parking permit/decals, so people leave their dead or secondary vehicles filling up all the spots closest to the houses. I know of at least three units in my area that have left their non-functioning vehicles in one of the parking spots for months and months, as well as people who have unauthorized roommates each with their own vehicle, meaning some 1-bed units have 2 or 3 cars taking up spots. IT SUCKS! In conclusion: If you move here, you can expect consistent service and paperwork (rent invoices, leases, water shutoff warnings, all that stuff) being filed professionally and like clockwork, professional staff, plenty of groundskeepers and maintenance men. However, if you in any way value tranquility and peace, I would be EXTREMELY CAUTIOUS with which unit you choose. The loudest, most vocal and most rowdy residents keep pulling in their friends to move in around them and it's honestly one of the most obnoxious places I've ever lived in that regard. read more

Pros - convenient location and wonderful staff. Donna, Kaylie and the others have very good people skills and seem to give a crap about the residents, which is more than what I can say about the management at some other places. Cons - very old buildings, problem with roaches. I'd asked the management to have the pest control guys come and do their thing to take care of this. They don't show up when they were supposed to. It took me making several calls to figure out what the heck was happening and when the guy finally shows up (no apologies for being late and missing the appointment), he's a completely rude jerk who tells me basically that I shouldn't monitor what he's doing. It completely soured my experience. I've complained to the management about this and I can only hope they take my complaint seriously and don't just dismiss it off. read more

I've lived here for the past year and have only positive things to say - Tramor is extremely well managed and maintained. It's also a gorgeous place to live with so many trees and paths to walk on. With any maintenance issues we've had, someone has been out to fix everything within a day or two. Kaleigh and Kendra in the front office are so kind and helpful. The only thing I can think of that could be improved would be the way laundry works, since you can only reload your laundry card with cash when the office is open (that's the only way to pay), but that's just a small inconvenience in relation to what else Tramor has to offer. read more

I feel so fortunate to have this complex with a variety of affordable apartments. They have lofts, townhouses, apartments with views. Convenient to lots of shopping and downtown. My unit has a fenced in yard (that my cat and dog appreciate), new appliances, friendly neighbors and is very quiet. There is lots of parking and on-site security. With all the trees, I feel like I am living in Vermont not minutes from downtown Austin. The management and maintenance team are professional, responsive and cheery. The few maintenance issues I had, were quickly resolved. I highly recommend this complex. read more

The only reason it lost a star is because the laundry machines and dryers don't always work. Other than that the pool was always clean, and had tons of free events for residents. To put it simply, Oak Run is excellent. I have lived here for over a year now and have had an overwhelmingly positive experience. Oak run offers a ton of different floor plans, ranging from studios to 2 beds, some have lofts, others have back yards, or individual studies. The variety of choices is definitely a great perk. The property is also really cool, you'd be hard pressed to find another property in Austin that has so much green space. On top of that they also have 3 separate pools, and a nice dog park too, so it really offers a little something for everyone who lives here. The property is really conveniently located. It's close to South Congress and Lamar so there is great shopping and dining just a few minutes away. The bus also has several stops right next to the leasing office, so if you work at UT, or somewhere downtown you will have the perfect commute (25 minute ride to UT) without ever having to drive. Now, the real crown gem of living here is the staff. They're all amazing. Hands down the best staff I've ever had while living in an apartment. Kaleigh and Kendra are some of the most sincere people you'll ever meet, and are super helpful with any work orders or questions you might have. The maintenance staff is super responsive, even on the weekends, and can fix most anything you need. Some work orders are obviously going to take longer than others, but I've never been less than pleased with anything. Given my experience with Oak Run it's clear that Jenny, the manager, is on top of her game here. All in all, I really like it here. I lived at this complex for 3 years. It's a really convenient and great location - close to so many great bars and restaurants. The dog park is pretty big and the whole complex is super dog-friendly. It seems like the units themselves vary a lot and while our place was a little older, it was really spacious with vaulted ceilings and a working fireplace which we actually took advantage of during the few chilly nights a year. It also seems like they've been updating a lot of the units with new floors and fixtures - kinda bummed we missed out on that. read more

Well, things have gotten worse. The newest apartment manager talks to everyone like they're 5 years old and she's a kindergarten teacher. I admit I have not been the best tenant lately, but I've been a great tenant for 6 years, I deserve more respect than I've received. It took them months to fix the latch on my mailbox, they flaked on fixing my dishwasher and stove because I had to reschedule, and it's frustrating visiting friends apartments who moved in after me and seeing new appliances, new cabinets, new flooring and knowing that as long as I live here, I will never have those things. Not to mention they towed my car so they could cut down trees before I had a chance to move it, which cost me $200. I can't wait to leave this poisoned pond. read more

I lived at Tramor at Oak Run for 2 years until I moved out of state. Overall, I had a good experience and I'd recommend this complex. The office staff is attentive and remembered me. There are many different floorplans, which was a great perk, and my unit had a small yard and a carport. Their assessment of my move-out condition was fair, and they were pretty understanding throughout the length of my lease. My only negative experiences were with the buildings being old and maintenance not being quick to repair things when they went wrong beyond small fixes. A tree knocked down part of my fence and it still wasn't repaired when I moved out more than a week later. The air conditioner backed up and flooded part of my bedroom, and that took 6 days to fully repair. However, maintenance would respond same-day and were able to repair smaller things, like a blower going out with my A/C, or removing a wasp nest. I enjoyed my time at Tramor at Oak Run, and the staff was great. I'd recommend it. read more

This place sucks. My husband and I moved here almost a year ago and are very unhappy with these apartments. They shut off our water once every two weeks. When I called and told them that we needed notice before hand they said it was an emergency. One time this happened when I was in the shower with my hair full of conditioner and another time my husband had a half shaved face! Also, they say the office is opened from 9-6 mon-fri, but it's never opened. I have tried multiple times to pick up packages and they are never opened. The laundry facilities never work and all the pool chairs, bathrooms, ect are broken or extremely old. My husband and I have been living at the Oak Run Apartments for a year, and if we didn't have plans to move more North Central we would have definitely stayed for another year. We have a duplex-style place with 2 bedrooms/1bath. Our unit is remodeled with a backyard and 2 designated parking spaces. Our rent is reasonable, and the only downside is that the apartments are still fairly old. The staff is friendly, the neighbors are mostly young couples with dogs, and there are 2 great pools and a large walking trail for dogs. Don't let bad reviews of apartments make a decision for you, this place was well worth what we paid and we will be sad to leave in a few weeks. read more

My husband and I have lived at Tramor at Oak Run for 2.5 years and have loved it! The staff is very communicative and always willing to help. I never feel like a burden or that I am doing something wrong. The maintenance staff is very responsive even when on-call (speaking from personal experience haha). I live right by the dog park and always see people gathered and have people saying 'hi' and introducing themselves. The apartment management also set up easy ways to donate to local communities. Also, Back in late 2019 there was a fire that affected condos and some apartments and the management went above and beyond to get the word out on how to donate and support the individual impacted by the fire. I love my apartment at Tramor's Oak Run. The location is amazing, located in the heart of funky 78704 inbetween South Lamar and S first, i can ride my bike to the many new bars that are popping up, and when I need a cab downtown it's just a cheap $10. Oak Run has a huge amount of layouts to chose from, but I was not picky as getting a one bedroom in the 04 has become extremely difficult lately. The apartment was older, but has that retro funkyness a chuck taylor wearing hipster aristocrat like myself desires. There is a dog park conviently located behind my place, where people seem to be very friendly and there is plenty of room for my dog to run, poop, and hump. The office staff, Kelsey and Sarah, are great. They are very knowledgeable and friendly, and it doesn't hurt that they are some super hot mamas. When I moved in, my dishwasher was missing a wheel, and Kelsey at the office had it fixed in a matter off minutes and my rack was rollin like a 17 year old drop out at a Skrillex concert. There are 3 pools and one is located conviently right in front of my apartment. It has a huge black gate and takes a special key so it should be good at keeping out the riff raff and scalleywaggs come summer. read more

Tramor took it over and the new office staff is nicer, I agree with some other posters that the previous staff was simply awful! Tramor did a major overhaul on the office so it looks great when you pull up and put a new, more attractive sign on Bannister but haven't done a damn thing to the rest of the complex. Pretty nice, small gym, clean laundry facilities, and three pools. Pretty big cross section of people, most of whom seem friendly enough. A lot of people walking from their car to their apt with suitcases of beer. I had to find a place in a real hurry when I moved here over 18 months ago, so if I had to do it all over again I think I would look harder. read more

Good people refer good people to live here, and it has resulted in one of the best places I've had the pleasure to call home. I've spent a total of about 4 years living in various floor plans and have referred many friends to have as neighbors. It's very dog-friendly with a great dog park, various backyard floorplan options, and plenty of trees that are reminiscent of summer camp. Walking into the office and chatting with the staff feels like a big family, and they have always taken extremely good care of any needs I've had. I thought it was pretty nice and well priced. We did get one of the better units though. It was a loft that recently was renovated on the top floor. We had a great view of downtown and the trees give it a very Austin feel. I asked the manager if I could replace my thermostat and they didn't seem to mind. I went out to Home Depot and bought a new one for $25 and set it up, it was easy and saved a bunch of money on my utility bills. Other pros are the pool is well maintained, it was pretty quiet where we were at. It is quick to get on / off of Highway 71. Cons are the grills are not well maintained. read more

I' ve lived here for almost 2years now. The complex is really nice, i like all the trees and seeing the green belt flood when it rains. As a bonus most tenets living here are nice people. The complex just got bought by Tramor and there are all new people in the office (thank god cause the past office people were sooo bad! Hidie was a super bitch!!!) I was sad to see the maintenance team go, they were great, I haven't had to deal with the new guys yet. Its only been a month with the new people but I do know that they are planning to refurbish the whole place with in the next year. Right now I am trying to get them to move me into one of these classed-up units. I will edit the stars based on how that goes. The only reason I didn't give it 4 stars is because my current unit has an old frig and dishwasher and Really old carpet! But its an ok price and I like that there are plenty of places to walk and ride my bike to from my location. read more

i've never written a yelp review, actually, i specifically signed up just to write a review about this apartment complex. I have no idea why it only has a two star rating. I've lived in so many places in austin and this place is by FAR the best place i've ever lived in, actually both here and florida combined. Here's why: 1) Management is amazing. Kaleigh and Donna are so wonderful and every time i bring my little Molly into the office they treat her with kindness (shes already used to running into the office to get her treats) i also saw a review here where it states that the office is always closed? I believe Kaleigh can vouch for me when i say i literally, i mean LITERALLY have a package every week shipped out to me and it ends up in the leasing office and i've always gone close to closing time to pick up my package and it's always open, not once (cept if its sunday or saturday after 2 p.m.) has it been closed. Kaleigh always gets stuff done and even Donna, matter of fact, i just sublet my old place and they hooked me up to a one bedroom and everything went smoothly and Kaleigh went out of her way to explain everything to me Thanks K! 2) Maintenance is phenomenal. i mean literally on point. I've had the air break and my garbage disposal break and literally within 20 minutes it was fixed, the guys are incredibly friendly and so very nice, never had any issues with them. 3) not sure about any other apartment but mine has brand new appliances so maybe some others dont? but mine does and works like a charm! 4)Yards are beautiful, i live in the "artsy" part of the community and i really enjoy it. i enjoy my neighbors, the plants, how we all take care of the yard, sure theres dog poop but you gotta pick it up! there are a ton of residents in austin who have dogs and i can promise you a good 60% of them dont pick up after their dogs (sad really) 5) pool? they just refinished the pool, chairs are decent, tables etc. they're not ultra modern but they do the job. you want top of the line chairs and tables? go buy one and take it every time you go to the pool i personally dont care about it b/c i go there to just relax 6) never had an issue with the laundry facility. always open and always worked for me, there was ONE time where it didnt work but no stress, i just picked another washer and it worked (there's quite a few in the laundry room to do so) 7) water being shut off? i've never had a problem with that, matter of fact when they do shut the water off they at least give me notice b/c i do see the paper on my door stating how they will shut off water for maintence so not sure about anyone else but i personally never had a problem, then again i have a monday-friday gig so it never bothered me much. 8) NEVER had a rat problem, not once. maybe my building is different but i've never seem to have had any problem with rats in that place overall, i LOVE this place, i love the management, i love my neighbors and it works. for the current zip code and the space i get in my place, i have to say the price is decent considering how sky rocketted the prices are getting.. i'd recommend this place to anyone! read more

I loved this apartment. I enjoy the charm of older complexes, but that of course comes with the complications of older buildings. The office is very receptive and communicative with inquiries and maintenance requests, which I greatly appreciate. The south-central location and amenities and surrounding slopes of hills and nature make this apartment a solid deal for the price. The greenbelt through the middle of the complex is great for dogs. Neighbors keep to themselves but were very sweet and helpful around the time of the snow storm, which I greatly appreciated. I've lived in Austin off and on for about 7 years and while I wouldn't call this complex the lap of luxury, it has a charm that won me over, making it my favorite place to live in the city so far. Only giving it 4/5 stars because the laundry situation is kind of annoying (you need cash to load up a card which you can only do in the main office during business hours), and since you're basically in nature, there are of course bugs. Nothing unmanageable, we are in Texas after all. read more

I've lived here nearly 5 years since I moved to Austin. We often hear horror stories about apartment maintenance and management, but this place is the EXACT opposite! It's a training ground for maintenance staff at the Tramor properties, so everyone here is at the top of their game and extremely responsive. And nice! I've never seen a kinder staff than the one here. Everyone is always positive, efficient, and accommodating at every turn. The gals at the front desk (especially Kaleigh) will go out of their way to help you, whether it's finding a package or putting in a work order.
