I am disappointed that they aren't doing anything about the faulty hydronic heating system that everyone in our neighborhood has had an issue with. The PEX piping is defective and even had a class action lawsuit that ended in 2020 which I didn't find out about until last year. This is like the 5th or 6th time I've had a problem with this system. I've had to make multiple insurance claims due to water damage in my home. Around 20+ neighbors have paid out of pocket or are currently in the market to convert their heat systems (I was quoted 30k) for the mini ductless split. One elderly couple hasn't turned their heat on in 2 years because they can't afford a new system and are so afraid of their pipes bursting. They don't warn people moving in that this is an active problem nor have they sent out any warning letters to current residents to help prevent thousands of dollars' worth of water damage to their homes. They just say it's a homeowner's responsibility and there's nothing they can do. read more

Great at first but quite different after they win you over as a "new" client. Our hoa switched to them after we got tired of Morris management company being flakes. So far we've been okay with Trestle Management company. We have had some hiccups in getting things done in a "timely manner". Our hoa doesn't seem to pick the best management companies. We need one because we can't have one person manage the whole unit that's a whole job in it self and most of the people living here are 55 or older minus a few younger folks. They took over 4 months to get our accounts transitioned over to reflect accurate credit or deficit on our home owners accounts. It takes a lot longer than we would like to get work orders processed and the funds from our hoa account taken from. More than once I've had to professionally "yell" at them to get them to fix things that needed high priority fixing. Had to file multiple work orders with our hoa to fix a fence that would of eventually falling over on our drive way damaging the car. That is not why we pay almost $600 a month to be told "Just use the visitor spots until we fix it." Then drag their feet and take over 4 months to fix it. We gave up and took it down our selves while leaving the studs in the ground. They yelled at us but we reminded them that we put a request in over 6 months ago to fix it. It listed so far that it was nearly touching the ground and we said enough they're not fixing it in a timely manner then took it down our selves and set the wood off to the side so we could use our drive way safely. They also forget that it could of fallen over on someone as well and caused injury. We'll happily file a car insurance claim against the hoa if it had damaged the car. Many other things in our neighbor are in need of replacing. Many of our mail boxes have been damaged by mail theft potentials and they refuse to install the newer mail boxes. yes they're expensive but damaged boxes ads a not so great image to the neighborhood. It's little things like that that are making me second guess this home I bought 10 yrs ago. I might just take the bite and get another loan into something bigger. Then there are other nuisances like our neighbor across from us deciding to rent or lend out her garage to homeless people or transitioning individuals for over 10 months before the hoa did anything. IF I was well aware of this issue, others were too. I'm sort of peeved that no one spoke up. It started with husband getting divorce but he was too poor to move out so he slept on a filthy mattress that was stained with who knows what for over a month in the garage. She then allowed multiple folk dwell in her garage for several months with multiple tenants changing every few weeks. A few homes were on the market for a while and this made the potential buyers say no to buying the home and I don't blame them. The hoa turned a blind eye to this and didn't even want to tell the owner "You can't do this." Not only does this violate city code guide lines, you put your self and your neighbors at great risk doing this. They had a child under 8 yrs of age living there and to me this warranted a cps call. If this drug on over a year I would have made that call and inquired about it. To my hoa: when you let stuff like this drag on not only does this jeopardize the safety of your neighbors; it also puts an image on the neighborhood that no one wants. Her helping heart was in the right place but we also have covenants to restrict this sort of behavior. I volunteer at places to help people get back on their feet and from experience: Let me caution you this is not how you help people. At first they were good about answering their phones but when we became more of a long term client, that's when they changed. Once they hook and bait you that's when they make a 360 turn and show their true personality as a company. Some times they're good about answering phones other times not so much. I usually don't post things on our community board. So far most of the neighbors have been polite about what they post. Then other posts turn into complete political left/right wing discussions. Rarely do neighbors post because it is under their "real" name and they wouldn't want to post anything that offends them. Our area has an issue with parking problems and people get so offended when you request them to not park in the fire lanes or camp there all weekend despite the visitor parking being 75 feet away form their home and the person is very able bodied. Yet refuses to park in a visitor spot. Our old grounds keeper use to be on top of keeping owners in line and when condominium renting you do waive some rights to a traditional home. AS you're still living in an apartment like setting and have to abide by stricter rules to keep formal uniform looks. Please also be informed there is zero way to delete posts once posted. I'm thankful I'm very careful what I post on there and it isn't social media and neighbors know that. read more

Awful awful awful management company. I don't even think these people actually exist. I can't get a peep out of them. Call them? Usually no response. When they do respond, they'll tell you to present it in writing via email. Then you email them? No response. Call them again? Nothing. Leave them a voice mail? Nothing. Fire off a few more emails? Nothing. Not even so much as a, "Hey thanks we got your message." They might as well be on a different planet. So I had my apartment owner write them, thinking he'd have more sway. Again...nothing. We have had a problem with our neighbors going on for 9 or so months now. Dog barking. Noise all through the night. Thumping and banging and everything all way beyond our community quiet hours. Can't get it addressed by Trestle. The garage door has been broken for like a year so it often doesn't close/lock properly. (Until my wife fixed it herself.) The gym here is not maintained and is absolutely disgusting. Nor has the equipment in the gym been safety checked. Last I looked, it was about 3 years since the last safety check. I emailed them and magically someone answered but just ended up lying to me. They said, "The gym is cleaned every week and safety checks are done on schedule." And I'm like, "Dude, I'm in there every day. There are literally cobwebs on the equipment & plants. There's no toilet paper. No paper towels. Disinfecting spray bottles have been bone dry for months. And the safety certificate - right there on the wall - is more than a year old." The are broken pavers on the property that rock back and forth when you walk on them and make all sorts of noise. And I recently discovered (from someone at the fire department) that the smoke alarms in all the units are past their "best by" dates. I've notified Trestle about every one of these things (as has my wife separately) and nothing has been handled. (Maybe the gym is better now...I don't know. I stopped going in there.) It's not just not aggravating. At this point with the funky equipment, it's physically dangerous if not deadly. read more

Trestle took over our condominium HOA in 2021 and it has been a complete mess. During their tenure, we've witnessed a significant increase in dues: 19% for 2022, another 19% in 2023, and 7% for 2024. They're now proposing a 15% increase per resident in 2025 to cover in part their expensive and non standard approach to billing for their own time. Here are some specific examples: The most egregious of all their actions is that our 2025 budget vote was scheduled at a time when the entire condo development was without power in the aftermath of the recent windstorm. The Trestle representative encouraged the board to proceed with the review instead of postponing because Trestle/the board had followed all procedures required by WA state law and had no requirement to reschedule despite the weather emergency and all residents being without power. Their actions succeeded in getting the budget pushed through as the minimum participation threshold wasn't reached so a vote wasn't even required. On March 17, 2022, I reported a malfunctioning exterior light above my unit that was completely dark at night. The light was finally replaced on April 2, 2022. Instead of promptly addressing the issue, the management company blamed "community volunteers" for the delay, without offering any assistance in connecting with these volunteers or suggesting a quicker solution. On December 1, 2022, Trestle organized a homeowner meeting to approve a 19% budget and dues increase. When questioned about the reasons behind the significant increases in specific line items, the Trestle representative provided evasive responses, including: "This isn't the meeting for detailed line item explanations." "Comparing our costs to consumer prices isn't valid." "We're making up for deferred maintenance left by the previous management company," without concrete evidence beyond one specific project. The Trestle representative seemed ill-prepared to discuss individual line items, failed to equip our board to answer these questions, and appeared uninterested in genuinely reviewing the budget with homeowners, which was the primary purpose of the meeting. When I finally obtained details about a major budget item--a significant increase to repair many, if not all, of the decks attached to units--I questioned why this wasn't funded through a special assessment (a one-time charge to owners). Instead, it was added as a dues increase, becoming an ongoing burden for owners unless the budget somehow decreases in the future. The Trestle representative admitted that considering a special assessment during budgeting would have been wise but claimed it was too late to change, as there weren't enough unit owners present to object to the budget, ensuring its approval. On October 10, 2023, I reported subpar landscaping work by a subcontractor to a Trestle representative. They assured me that the subcontractor would rectify the issues. However, as of November 5, 2023, the problems had not been resolved, and despite sending follow-up emails with pictures, I received no acknowledgment or response as of November 21, 2023. These incidents don't even account for the numerous instances of the management company failing to keep contracted service providers on track, such as late fire inspections and unpredictable or delayed parking lot resurfacing. Each time, the management company shifts blame onto subcontractors and appears powerless to take effective action. read more

If I could give negative stars I would. I recently had my front door replaced by Trestle's maintenance service that works exclusively for them, according to Trestle's website. They are named Northwest Maintenance Services. As you can see in the attached video and pictures, the work was not done correctly. There was also very little clean up after. The two men that were sent to my condo were unqualified to do this work. First, they spent 5.5 hours here and did not get the work done correctly. That is 11 man hours between 2 people for a simple door. I work in construction and could replace the door myself in 2 hours at the longest, but could not because the doors are the HOA's responsibility. I realized that they were unqualified when they reinstalled the frame, door and all the trim to then test the door to find out it did not close correctly. You are supposed test the door before all the trim is reinstalled so you can make adjustments and/or add shims. Then they ripped the whole thing out to then reinstall. As you can see in the video my door did not latch correctly and there was a gap in the top. Also, in the pictures you can see that there is a gap in the bottom and trim that did not get caulked. The temperature has been in the 20's-30's overnight and I had cold air leaking into my condo with my heater running at a constant. When they were done they did minimal clean up leaving caulk that they tracked into my condo on my floor. My wall is also very dirty with no attempt to clean it either. That is very unprofessional. As the homeowners, we are getting charged for this incomplete, unprofessional work by Trestle, that I had fix myself on my only day off last week. Not to mention I also had to miss 3 hours of work for them to come mess my door up worse than what it originally was. They then came back on the following Saturday (after I complained to the Board members because our Trestle manager never responds to emails) when I was at work without contacting me first. My neighbor called me to tell me they were at my door and they said they would only come back from Monday-Friday at 8am. I will not miss anymore work for this unprofessional, unqualified work. So if you would not like to be charged for excessive hours for work that is unprofessional by unqualified workers then have Trestle's Northwest Maintenance Services not do the work. Make Trestle and your Board hire outside workers. Good job and thanks for wasting my time and money!! read more

I live in an Condo in Renton Washington. My first impression of Trestle was that they wanted to take over my Condo Association. They did not respect the fact that I owned my Condo - they acted like they were the landlord and I was subject to them. They were/are not personable - and did/do not represent the culture of my community. They are not professional. I believe that they need more oversight from their upper management in how they address their Associations in public meetings, personal conversations. emails and hardcopy mail. Several times the budget's presented to us via email were modified after being mailed. Zeros were left off the spreadsheets and multiple errors in emails were acknowledged by Trestle staff. Trestle wanted to conduct all meetings via video. They did not want to have an inperson meeting because it takes an hour to get from Bellevue to Renton and they didn't want to dive to a meeting. There are several seniors who do not have internet access. Trestle mailed me a hardcopy of CherryLane Townhouse's Annual Meeting Notice. CherryLane Condo's are in Bellevue Washington - I live in Renton Washington. I live in a totally different Condo Association. According to the hardcopy I got in the mail - I can Nominate someone to be a Board Member at CherryLane Condo's. I wonder if they can nominate some at my association? That being said - I believe they would best be managing low income apartments - not condo's. They really need oversight by their management. read more

Trestle terminated the contract with our community on 2/28/22, and kept all the HOA dues we paid over the past few years. They did not return us a single dime, not even our March payment which is after their service period. I don't understand how could a company that steals money from homeowners like this could still be in business. read more

My experience has been that this company is not very customer centric. Companies like to talk about how they're so customer focused but actions always speak louder than words and the actions that I've experienced from this company since they've took over managing our condominium are that they don't care what we think they're going to do what they want to do. Trestle began managing our condominium last fall, and I had high expectations based on their website. Unfortunately, Trestle's practices fall significantly short of their marketing claims, leading me to advise against recommending them to anyone. We encountered an issue in our condo related to an illegal construction within a unit. My initial conversation with a manager was pleasant and understanding. However, when I requested access to all documents that led to the approval of this unauthorized construction, communication ceased. No documents were provided, my requests went unanswered, and I received no estimated time for when these documents might be made available. From my perspective, Trestle failed to (from their marketing brochure): - Maintain consistent enforcement. - Remain transparent and accountable. - Ensure prompt conflict resolution. Following a review I left on Google, I was prompted to call them. I did so, leaving my contact information as requested, but I have yet to receive a callback. I have no hope at this point they will contact me back and provide the information requested (by law). Moreover, I am not even talking about a pipe burst we had last month, which resulted from a lack of winterization. Trestle quickly labeled this incident as an unfortunate and unpredictable event. Ironically, they were hired to stabilize our condominium after several leaks, and now we must hope that the unauthorized construction doesn't lead to another major incident. Given these experiences, I am left with no choice but to rate them one star and highly discourage anyone from using their services. This is not how do you business. Update: It has now been well over two months since I requested that information. It seems that this is in complete violation of the law (Revised Code of Washington): RCW 64.34.372, but I am not a lawyer. read more

Trestle upheld discriminatory rules allowing lights and festivities for certain celebrations and denying others. They tried to fine our family and neighbors for putting lights up for Ramadan and Diwali, while they let others put lights up for Christmas. When contacted to approve a solatube installation in my house, they responded requiring us to use a specific contractor (Pinnacle roofing). When asked to disclose the agreement and warranty conditions they have with Pinnacle, Trestle declined. This week, they were doing sparkle washing to clean the vinyl siding. Last time they did this wash, the mint in my yard was burnt to ashes by the high concentration of bleach used. So, I emailed Trestle AGAIN with my concerns. Needles to say, I got crickets. I can not recommend this business to anyone. If you are buying or renting into a community that is managed by them, please think again! read more

Poor communication. They have had over a half a year to fix a hot tub that simply had a leak. The outdoor pool has a heater that hasn't been connected for two years. The outside of the units have been left to degrade with peeling paint and rotten sidings. A waste of HOA fees! read more

So far, having Trestle Management as a property Management company has been a bust to the community of Cascade Park, in Renton. They keep increasing HOA dues, based on overinflated lies of what costs to bring a property up to standard valuations, and convincing board members that they are actually looking for value, while doing nothing. This HOA company is very unresponsive. My place is a brand new home and everyone has AC prewired, and I did not get it from the builder. I put in the request for AC installation a month ago, and it takes forever to prove to the HOA committee. I put in a request on 7/11, and they did not ask for additional information until 7/18. I provide all the information they ask immediately on 7/18, and things are only getting uploaded on the postal on 7/21. They emailed me on a Sat 6pm and Sun 4pm to tell me I could not do the AC installation, otherwise, i will be facing consequences. Also, they said it will review my requests in a timely manner, which is a total joke. Me and my husband have multiple attempts to email and call my HOA manager. We usually receive an "I will help you to check" email back after couple of days, and never receive a callback. We got multiple heat waves in the past month, and this HOA company and management is very unresponsive for a simple AC request... I am not asking for complicated requests... they are willing to work on weekends to give you a warning but to actually help you. We worked with multiple HOA companies before and this experience is the worse. I would give a zero star if I can. read more

Dear Bob, Reviewing your company after 4 Months of managing our community I can only give you a two star rating. I owe one of the 224 units in our community of townhomes and condos. Built in 2000-2004 we have naturally technical issues with roofs, balconies and overgrowing trees, due to low quality built construction, materials and lack of maintenance. None of the two property management companies we had in the past were able to deal with any of the technical issues in a professional manner, but also due to incompetent board members, that required repairs had to be redone or ended up in a lawsuit. Finally, the board came across an inspector-builder who recommends and oversees some of our contractors and subcontractors that we get required repairs done in a better quality. Meanwhile new board members became more competent and mostly agreed on issues and required actions. Needles to say that our dues went up over twice as much we used to pay 6 Years ago. The board has to redo our reserve study as some of the repairs were not included in the study or repair costs were much higher as anticipated. I do expect dues will go up again. For looking into the real costs versus reserve funds you earned one of the two stars. Most critical points why I am rating your company with 2 stars only are related to issues we have with tenants not following our rules.. We have a high number of parking violators. Violators are reported, but I cannot see more parking spaces becoming available. For each of the fine letters mailed to tenants violating our rules the HOA has to pay extra. With our former management company the HOA was actually making some money on parking violators, not losing. Your company does not offer any assistance in successfully addressing rental problems with high frequency of new renters (some units are getting new renters once a year). Many units are occupied with tenants owning more cars than parking available. A few tenants own cars with modified mufflers leaving their units with loud muffler noise at quiet time hours. I addressed this problem to the HOA without results. It becomes more and more unattractive for me to live here. I feel the value of our homes is going down by the number of tenants not following our rules. I feel your company is not doing enough to obtain the value of our homes. Your first choice of property manager servicing our community was laid off after a month. The succeeding manager is doing very well (second star earned), but likely can do only as much as time allows. You promised a much better service, transparency and communication in your proposal for property management. Board members have to meet every week for several hours discussing issues, which mostly were expected to be done by the new property management company, rather than requiring meetings only once a month. Finding new board members for the HOA will become difficult with as much work required. Looking at your website under free downloadable resources, I cannot download "Do You Get What You Paid For?" Error 404 page does not exist. Here I was hoping to find information about which kind of service we should expect from your company for as much money we spend for your services. read more

We're a new community and had Trestle for a couple of years now. It's been hit and miss. More hit than miss until this week. Three days before Christmas they quit. "Termination of Community Management Services". Poor timing much? You couldn't wait until the new year to saddle our board with that stress. Thanks not so much. Not good experience with them. In new community I asked them to open my account and they said they will send the documents on process to open the account. Then they send the bills and account open process after 4 months when I was traveling. When I came back from travel the bill was already past due. But it was mentioned on the bill that past due also I need to pay the same amount. But they charged late fee after few days. My payment did not reflect for a week in their useless online portal. When asked from their manager why am I charged and why the payment is not reflected then they cannot understand my question and started explaining the payment options and how to make the payment. Communication is terrible. After 3 experiences, I'm seeing a pattern here. 1. When we switched to Trestle, I had an issue with payments - contacted the invoice person and then the community manager. Communication was astoundingly terrible; it took months for me to resolve the issue (which was clearly not my fault as I had a letter from my bank which provided proof of when the payment was sent). I was also scolded for my chosen method of payment, even though it is one that they accept. I've lived here for 15 years and have always been diligent about paying my dues each month on time. I had to get our HOA president involved. Finally when he got involved, they resolved it. 2. Was told by community manager that I needed to replace my garage door due to a tiny barely visible dent. The communication with the manager about this was unhelpful - all we were told was that it was visible from the street (which it wasn't). I had to go to the HOA president again. The HOA president came to my house, looked at the garage and 100% agreed with me that the citation was unfounded and waived it. 3. I contacted the community manager about what to do about a water utility cover in my driveway that was in disrepair. Got a couple two word responses that made it seem like she was taking action. I followed up 2 weeks later and again a month later and never got a response. I was ignored. Again I had to get HOA president involved. It was resolved in 2 days after he got involved. read more

I am PAYING $415 a MONTH for my HOA's & NOT a whole lot EVER seems to gets DONE in my community (except maintenance work (that's NOT hard to do). BUT when it comes to more important things, like SAFETY, when the parking lot lights are OUT for MORE than 3 months, that's NOT okay! And the lights that are out are near a sidewalk where people walk! You can hardly see people walking by in the evening. ALL that NEEDS to be done is to REPLACE 4 light bulbs by the sidewalk. And of course the building I live in ALSO has 2 parking lot lights out! Does the property manager CARE or EVER RESPOND?? NO. It has been 4 days now since I originally contacted my property manager, and NO reply has happened. BUT of course this seems to be the NORM. now! I am NOW going to CALL BOB BRENCIC the PRESIDENT and COMPLAIN to him about the NON-follow-up. $415 a month for NO SIMPLE FIXES in the community! And where is the PRO-ACTIVENESS by TRESTLE??? Once issue happened, this company never step-in to help and one of the founder keep pushing back to the Condo Board. I think giving this PM group a 1 is being a bit generous. This company manages the property in which I live in at Sunridge Townhomes in Kent. I have lived here for just over a year and it is because of these guys that makes me want to move. I received two noncompliant letters from them with the threat of fining me if I don't comply. One was having Christmas lights up beyond Christmas, which I took down right away. The second was having a couple of shoe boxes on my son's window sill, inside my home and barely visible from the outside. When I called up the property management group, they said the neighbors complained about it, which I know they did not. And I know they certainly did not take a picture of it that was attached to the noncompliant letter. I know my neighbors and they would not take a telescopic lense camera to take the picture. This management group is great at sending out noncompliant letters to residents and threatening to fine us if we don't comply but when it comes to fixing our gate that provides security to the neighborhood, which we are paying HOA fees for, they don't comply. The gate has been broken and completely open since before Christmas. I have witnessed people come in and stealing packages from community porches. I have notified HOA but yet they still have not fixed the gate. We are going into our third month and the gate is still completely open for anyone to come into the community. These guys are the worse property management group and they complain about everything under the sun. read more

Even though they charged a high monthly service fee, they made a big mistake of CHARGING EXTRA FEES THAT WAS SUPPOSED FOR OTHER HOA TO OUR HOA. Luckily our treasurer is very detailed and caught this error. Otherwise, our HOA would have to pay the extra fees that was unnecessary. I personally would NOT recommend this company to other HOA and I hope the other treasurers in HOAs that they manage would be careful in reviewing their charges. read more

My HOA fee was charged twice in September, I reached out to community manager and reported this issue, but after the first reply I didn't get any status update or refund for 3 weeks. In the first reply she said it was because that I made a payment manually and set up the automatic payment, but why it started to charge me in September while I set the starting month as October in the form? Is it a bug in the web? I asked for updates about my refund status 3 times and didn't hear anything back from her. Then I dialed the service phone 3 times and nobody picked up my call. When they charged twice a month and you ask them to return that back, nope, they will never take that out from their pocket! Update: I finally received call from accounting service, I was told that I would receive the refund next week. I didn't expect such a simple case would take a month to solve. read more

I am concerned Trestle CM is not doing us any favors by not working with our budget all year long. I am old and I have never worked with another management company that does not use the Property's Budget as a way as verifying if we are on target. I feel it is much harder for interested owners and Board Members to understand what is happening each year without use of the Budget. I understand your bookkeeping software does not have any place for the budget to be used as a tool. I find this very disconcerting. This is by far the worst management company I have been involved with. My community is in Kirkland, and the manager, Krishinda, seldom replies to emails, and does even less to take action. The management has not once called me to communicate current status. My unit was flooded from above at the start of June 2021, and we are now mid August with literally nothing done. For 3 weeks, I heard back from 2 different people saying whomever was in charge was sick, then on vacation. I have expressed concern that my unit has become moldy and is harmful to health, all while pregnant. I will absolutely vote to not use this company in the future read more

Entered home without notice. Trestle had their employees on property without masks throughout the last year. Very slow to respond to problems. Hired a company to do face lift of property that took 6 months longer than expected. Insulation blown into dryer vents, worker following through kitchen ceiling, deck lacquer spilled on cars, nail coming through ceiling, huge water stains on wall (roof was replaced). Since Trestle took over management of our Association 3 years ago, the level of professionalism and quality of communication presented to our Association has gone downhill significantly. Their notifications confusing and often incorrect. Here are just a couple of examples of their very poor management over the past several years: 1. We just received notice in the mail of our annual meeting, but it is impossible to tell what day the meeting will actually be held: page 1 had one date, page 2 another, and page three a third date with the wrong year. Today, Stephanie, our Association Manager, sent out a corrective email giving less than the legally-required 14 days' notice of the annual meeting. This is the third year in a row that the announcement about the annual meeting has been incorrect. 2. There have been three occasions where Trestle's lack of proper communication has led to workers on the roof of my house with zero notification, staring down through my skylight while I was in the shower. THREE TIMES. The first time, I shrugged and chalked it up to her being new, and sent a message asking for her to please communicate clearly about workers on the roof. The second time, I sent a much more firm email about how unnerving it is to have workers staring at you while you are in the shower. The third time I gave up. She has NEVER ONCE responded to one of my emails in writing. One time, she called and left a rambling voice mail half-apology with further mis-information. Trestle's repeated level of dis-service for our Association is unacceptable. Our Board of Directors works hard to maintain good community relations, and the service that Trestle provides undermines the Board at every step. Do not hire these people. read more

Trestle has terrible communication. We had an issue in April '18 for a bill we felt we weren't responsible for (due to the property managers lack of communication and unprofessionalism). Supposedly, the property manager was going to present to the HOA board at the next meeting (May '18). After the meeting, no word from property manager. After not hearing from the property manager for 6 MONTHS, we reached out again for an update (Oct '18). She informed us that she actually presented to the board in July '18. When we asked why she never informed us of this and why we had to reach out to her to learn this, she stated, "it fell through the cracks". As a homeowner, we shouldn't have to wait over 6 months for a resolution and there should be strong communication between the property manager and homeowners throughout the process. On top of this issue, communication in general is terrible as well. Emails take days to get response from this one individual in particular. read more

This Community Management is incompetent, not worth anyone's time. Whatever they have there calling herself "Senior Manager", Megan, is very unprofessional, rude and most of all ignorant: she called me with a complaint, when I responded answering her question she made up information misinterpreting rules, calling a private road a "driveway"; she implied that I HAD to open the door to a crazy neighbor that was banging on my door screaming; she questioned "WHY DID YOU NOT OPEN THE DOOR?", like she, the "Senior Manager" should decide when I should open my door; she proceeded to make the conversation personal by explaining how good of a parent she is and how negligent of a parent I am by leaving my kids to play outside on the private driveway and finally slammed the phone when she was done judging. This management company is not worth your time or money. read more

There are couple of reasons for one star rating 1. the senior community manager of my condo NEVER answers phone call or reply to voice message. The poor communication caused problems below. 2. When having problem in setting up automatic payment, I was like a ball being kicked back and forth between this office and the payment website (error message was that there was existing profile when I first time register, so the payment website can't resolve the problem alone). Wanted a conference call but never been able to. The manager is super irresponsible. 3. Without automatic payment, it's possible to overlook a bill (or letter lost on the way). Once it's late, tremendous fee is applied ($65) which will not be removed. I had to pay that, because of the office's lack of communication and being irresponsible. read more

Chelsea is absolutely terrible. She is irresponsible, doesn't check email, not reply back, fulfill her duties. Instead she questioned me and even THREATENED me. I don't know how she can still be here with this terrible behavior. I feel I have been violated! read more

If I could give zero stars I would. Worst business experience I've ever had. After filling out their online auto debit form THREE times, they still don't haVe it correct. I've written emails to gaylene and received written confirmation that my account has been set up on auto pay only to find out three months later that it wasn't set up. After reaching back out to Gaylene she again Assured me I writing that my account was set up. Then Last week I received a notification that the account number is incorrect. how can it be incorrect when I've filled out the paper work three times? I was assessed another fee. I emailed Gaylene. This time I got no response. Then I called Gaylene only to find out that they only had four numbers associated with my account. I'm ready to take them to small claims to get all my fees back as clearly this is a SCAM. read more

I am a former Board member of a condo complex in Redmond. Our property management company was acquired by Trestle thus taking over our Associations account. My experience with Trestle was one of poor communication and deflecting responsibility. Anyone considering using Trestle should be aware that they have their way of operating and make little effort to accommodate an HOA specific needs. read more

I'm on the board of a small HOA in Bellevue and we've switched to Trestle starting 2018. So far we're very happy, they're certainly competent and provide good service. Can't say enough good things about Bob, who does a fantastic job running this ship. Very responsive, knowledgeable and helpful. They've helped us navigate through at least three very difficult issues and it's a big help for the board to have Trestle on our side. I do have to say that sometimes they drop things on the floor but a quick email reminder usually does the job. However compared to the two other association management companies that we've used before Trestle is still leaps and bounds better, to our knowledge no one in the area comes close. I'd certainly recommend Trestle as a great management company for associations of any size. read more
