They build nice homes within gated communities but the only bad comment I have for them is that they are cheap! They will choose vendors from whom they can get the cheapest parts for the houses like the AC evap coil as well as the tankless heaters. They get from Allstyle for the AC evap coils and tankless heaters from Rheem which don't last long and warranties are short leaving homeowners a lot of out-of-pocket expenses for these supposedly durable equipment. I've done my part taking proper care of these equipments but they are just cheap and low quality parts. Tri Pointe's goal I guess is to maximize their profits even up to the expense of some homeowners. They will even encourage you to buy additional warranty because the existing warranties are short and of course the vendors they partner with also gets the business. I am now faced with doing what I can to lessen the blow of this expense for my AC evap coil so wish me luck! read more

What can I say? The Tri Pointe Homes (TPH) debacle continues. Yesterday, a hinge on the shower failed. Literally, the metal in the hinge ripped in half. The shower door fell and shattered covering me and the bathroom in glass. OK, that is what is. Tried contact TPH customer service on-line, but forgot my password. Hit the link for this purpose, received an email identifying my password, and tried again. But, the password TPH sent is not recognized by their system! So, I tried to call. Of course, nobody answers the phone and you're instructed to leave a message. Unfortunately, it's a recorded loop that does not allow one to leave a message. So, I called again. This time I selected the option for "emergencies." Got an instant response that this is an "unrecognized selection." I have since sent an email to the VP of Customer Care who gave me his email after the last incident. One would hope that would, at least, solicit a response. But, to date, nothing. Someone else said here that TPH is what it is (or words to that effect) - they build cheap (not inexpensive) homes fast based on pressure sales and promises. Know what it is and make a wiser choice. TPH could improve its customer service with lessons from a corrupt used car salesman. read more

We haven't purchased a Tri pointe home yet but we've spent considerable time at the sales office at wynstone at Barrington in Brentwood. After multiple low customer service experiences, and a snooty attitude from the sales rep, we could tell they don't want our business. If I'm spending almost a million dollars with your company, you better be hospitable. I've worked for homebuilders; and it's obvious the Tri pointe construction sites are a mess. It tells a lot about the vendors being hired and the superintendent on the job. They had us bring a baby and two young children onto a dangerous site with nails everywhere and large holes and ditches. We left after seeing that it wasn't built out and dangerous to be at, so there was no point seeing it. They had us waiting for long periods of time so they could talk to new customers even though we arrived with an appointment. When we talked about putting in an offer, they wouldn't even entertain our conditions even though we mentioned them before driving out an hour away. Lesley was our agent and Matt was trying to help at one point, but both were obviously incompetent. Lesley claimed they wouldn't offer any incentives and they had very high prices despite cheap finishes. We've purchased a Shea homes and Pulte home before and had a very wonderful and different experience. Based on what we've seen, we'll be spending our money elsewhere. read more

We decided to build with TRI Pointe in the Colorado Leyden Rock development. We chose this builder based upon a lot we really liked, but we were quickly drawn in by their salespeople, unfortunately drinking the TRI pointe kool aid. Upon building our house, our driveway "had" to be rerouted due to an engineering mistake which has resulted in a ridiculous shape, limiting space. Our house wasn't complete upon closing, as many of the items/errors identified on our walk through had not been addressed. We again mistakenly took the employees' word that things would be done, but now over two years later we still have blue tape near several errors from the original construction. Then came the roof and ceiling leaks, lots of them, which still occur. On three occasions we have been startled awake by water pouring into our master bedroom, while the smoke detectors were all going off. We were told it was due to wind, but we were eventually able to show that the "pipe jack" in the chimeny was never sealed, allowing a year's worth of water to permeate our attic and ceiling. It was fixed, but we are still waiting for a new smoke detector alarm almost a year later, as the other one was destroyed by the water. Then came the leaks into the wall in our garage, caused by a hole left in the roof. We have since had two leaks in our basement ceiling, which will not be fixed due to being out of warranty, to include a newly found leak in the guest room bathroom ceiling, which actually included snow! Our doorknobs have fallen off, all of our concrete is cracked and un-even, and we constantly are finding new issues. I wish I had my wages back from numerous days off of work to accomadate for repairs. I would strongly advise anyone against building with this company, and would be happy to send photos and videos to anyone that is curious!!! read more

My family together has experienced of a lifetime purchasing a single family dwelling with TriPointe St James at Ontario Ranch, especially a new construction compared to a resale acquisition. Our journey started with the sales dept. touring model homes. We end up dealing with Josh, Shasha,and Casey and finally ended up purchasing a unit. Sales team made it as smooth and stressless for us dealing with endless documentation, updating construction information/schedule, etc. Shasha and Josh were excellent in answering questions when we needed some further explanations. We knew right away that we made a sound decision in signing a purchase agreement with TriPoint St James. At one instance, Mr. Casey Fry made a quick sound management decision regarding our laundry room upgrade. That was very impressive for us from a TriPointe Manager............... Now in the construction process, it is entirely different. Josh and Shasha gave us the big picture that we will see our dream house being built from the ground up and advised us to be pro-active. I took their advise and we were at the site every weekend, seeing the progress and taking pictures and doing our own inspection. It was stressful for me because you can see the labor intensive work that is taking place in building our dream house. I love being out their in the site. I was in constant contact with the sales dept. on some issues that I was concerned about and they then relayed it to the construction engineer manager. Mr Coby Dreier who is in charge, immediately provided answers and solutions to my concerns and has put me in a very satisfatory mode as a future homeowner and self proclaimed inspector. My family thinks I appointed myself as an inpector by going to the site every weekend. I feel like being at work doing coordination issues putting out fires. I've had some critical experiences in similar situations in my own work experience and I know that Construction Dept. is doing their best of what is available to them. They have pressing issues with unpredictable weather conditions, scheduling with their own and sub contrators staff, coordinating public and private utility companies installation schedules, etc. I can relate to that. Overall, the Construction Dept. has done a great job.......... We have been in the house for about 2 months now and we are still getting settled and enjoying our new home. TriPointe St James has an excellent Customer Care Rep by the name of Gary Schultz. He is now our focal point of contact after escrow closed on the property. He has provided us with immediate assistance when we have issues or basic questions regarding digital usage of appliances,ring doorbell, etc. He is always there when you need him and definitely he has over performed his duties. What a relief when you know TriPointe St James staff will always be there to help and assist you or better yet answer my questions that comes to my mind. We love our beautiful house....... Based on our positive experiences, our family highly recommend TriPointe St James more than 5 stars for the outstanding performance of their Sales team, Construction and Design Center team, and Customer Care team in delivering to us our new home.................... Buyers be ware the sales people at Sedona in Ontario and the builder are just interested in making their numbers and are not reliable, i was supposed to close at the sale date they assigned then just to meet their numbers they decided to close early not giving me enough time for the lenders to fund even though their sale agreements state 200$ per day for the extention they didnt not want to honor it for 18 more day and that we either close the date they want which was sooner than originally stated or risk loosing the deposit in turn they ran to refund my deposit which they held for 6 months wasted my time and they couldnt wait for the original closing date they had set, so in light of all this they are greedy and looking out for their own best interest to screw the buyer and now they want to flip the home for the higher price and still wont sell by the 18th the most un-ethical company i have seen and never to deal with such a company that is just interested in meeting their sales numbers and screwing the buyer so they can hold the property they will be seeing my lawyers very soon.... read more

Myself and my wife are in the midst of what was supposed to be one of the best experiences we could share in our lifetime. After selling our Meritage home we began the process of purchasing a new construction home at St James in Park Place, Ontario Ca. Tri Pointe Homes is the builder. We thought we were getting a great value and there was mutual integrity and good faith in our dealings. Unfortunately we recently became aware that we may not be getting the value, integrity, or good faith we thought we were dealing with. When we made the decision in November 2015 to purchase plan 3 in St James at Park Place we were also considering plan 1 in Kensington at Park Place, both built by Tri Pointe Homes. Due to the disparity in base price, plan 1 in Kensington at $529,000 and plan 3 in St James at $477,900 we chose plan 3 in St James. At the time we liked the plan 1 in Kensington more but with a $51,100 price difference the plan 3 in St James was a much better buy and value. Honestly speaking a $529,000 base price with the addition of upgrades we knew we would be adding was just out of our price range. Kensington at Park Place was represented as Tri Pointe Homes larger premium homes which included standard upgrades as well as upgrades unavailable in St James. The very Kensington plan 1 that we were considering is now base priced just $1,000 more then the base price of the St James plan 3 that we're amidst purchasing. Even if that's due to a $10,000 credit given on particular Kensington homes due to their location as told to us by the Tri Pointe Homes representative. The Kensington plan 1 base price set by Tri Pointe Homes is $488,900 which is just $11,000 more then the plan 3 we're purchasing in St James. The housing market in the Inland Empire as well as anywhere else in Southern California has maintained or gone up since November 2015. This indicates that the Kensington plan 1 at Park Place was over priced by nearly $40,000 in November 2015. This also indicates the St James plan 3 at Park Place in November 2015, when we started our purchase, was also over priced by nearly $40,000. Tri Pointe Homes through their St James at Park Place representative has extended to us an additional $5,000 option credit for the aforementioned price disparity. This hush hush money is almost an insult to our intelligence. When we requested a price reduction or additional option credit for all the options we have already been over charged for we were flatly told no. After going through a four month process of picking options and paying deposits on what we once considered our dream house the only option given to us was to start over and pick another house in Kensington. TriPointe Homes has been awesome and builds high end, high quality homes in Orange county, CA. I can't be more pleased by the purchase process, the building process and the customer care. My life long dream of owning a new construction home has been fulfilled by TriPointe! What really stands out is the caring, compassion and empathy the customer care departement has. Dianne is by far the best customer service rep any company on earth could ever ask for and goes way above and beyond to make her customers fulfilled and happy that they purchased a home. I bought a home build by TRI Pointe two years ago and have not had any major problems until now. We recently discovered damage to our pantry ceiling from moisture exposure. To remedy the problem we called a professional plumber who discovered that the source of the problem was an improperly installed wax ring to the toilet located upstairs in the master bedroom. We were advised by the plumber (who is a professional in this situation) that this issue was one that had been going on for awhile and was not normal for a two year old house. He also advised us that this issue was unrelated to any new problems we had with the toilet. We now are dealing with the fallout of the moisture damage to the ceiling of the pantry and possible mold due to the problems created by this improperly installed wax ring. We called try pointe to see if they could assist in fixing this issue however it was made out to seem like this issue was our fault due to a clog that was in the toilet that we had attempted to remedy. I don't understand how we trying to be good homeowners attempting to fix a minor clog in a toilet would have lead to a wax ring problem. Disappointed that tri pointe could not take responsibility for their work. I would also like to add that we have had other issues in this fairly new house including cracks in the walls (not from wear and tear) and door handle that has fallen off. Beware of these issues before buying a home from tri pointe. read more

Worst builder ever. House greatly differs from model. Built the cheapest way possible for the builder to make money. After the fact nothing will get fixed, they say it's to code. Code is a joke. This is regarding the Bay area Hayward community right opposite Burbank Elementary school. I am a realtor and suggested to my buyer to visit this community. He simply stepped in to check out the model homes and called me right back to make an appointment with them for next day morning. I did and went in to register and reserve the lot my client was interested in.. The sales people were very rude and refused to enroll me as the referral broker. Not only that the manager when I left few messages has not called me back either. Why advertise that they accept referral from broker for a fee when have this games to play. Also I sense here discrimination and I am going to be making an official complain with city of Hayward and also go to small claims court. read more

It is said a chain is only as strong as its weakest link. We really do like our new TriPointe home. We had very competent, enthusiastic and attentive sales staff. TriPointe builds beautiful homes and are designed well. We had several issues that TriPointe took care of without question so customer service is good. The reason for our 3 star review is because TriPointe hired a horrible cabinet company, Cabinets 2000 to say the quality is poor is an understatement! A kitchen is a very important room in a home. We had upgraded granite , appliances, floors, backsplash, and yes the cabinets. We complained about cabinets once we saw the quality or lack there of. TriPointe basically understood our concerns but only refunded the upgrade fee. The cabinets really created a lot of stress for us and a year latter we are looking to replace them with quality cabinets. The so called espresso cabinets have a sprayed on finish with bubbles, orange peel look. I am really embarrassed for the builder. When I look up reviews for Cabinets 2000 I wasn't surprised to see mostly poor reviews with sentiment exactly like mine. Again the chain analogy comes to mind. read more

The worst builder ever and ive had a few homes built. Horrible quality. Stuff breaks. When their workers fix stuff, they steal stuff to compensate themselves. Things supposedly fixed, are broken within the next day. At closing we made a list of things that werent done right with a commitment to get them fixed within the month... never done. Buyer beware... dont work with this company in Arvada, CO. It was a bad investment...and its simply cheap crap passed off as quality. I wish someone would make them pay for what they are doing to customers... and perhaps that is the answer... a community wide law suit. read more

We purchased a home in Alameda. The home seems to be built great. The customer service is good. The problem is the company that Tri point hired to run the the homeowners association is lazy and really bad! They do not get current lists of homeowners. This means as a homeowner you must pay your dues, but cannot vote. This is illegal. Tri point should look for another company. I recommend you do not buy a home straight from Tri point till they get this worked out. The building is good quality, but you need to have some say in landscaping and who is on the board if they take your money. Run away do not buy! Of course when it is built out and the homeowners operate the association then the company can be fired. I will make sure they are. Buy a resale. The HOA company is First Residential Service. One of the worst builder's, the quality is very cheap. Let me put it this way not even after 8 mo. they had to replace 1/2 the driveway, the kitchen cabinets are as cheap as you can get the door handles got lose on the doors, the garage door was never sealed completely you can see the light coming out from the side even after 2 work orders. I purchased a home from Tri Pointe over a year ago. When i purchased the house i paid for a garden level basement. When the house was constructed, Tri Pointe poured the wrong foundation which did not include the upgrades of a garden level house that i paid for. I even heard the foreman say they poured the wrong foundation, but that they would fix it. Over the past year i have talked to the sales office, the warranty office, and now even the upper management to try to resolve my issue. I have been given bad excuse after bad excuse, and now flat lies saying that i never had a garden level add on when it is clear that i paid for it, and have emails with the sales guy talking about it. Tri Pointe Homes is a rip off. I paid for something i never got and now they refuse to even talk to me about it. They have very low quality in both materials and craft, and are only trying to make a quick buck. The warranty department makes excuse after excuse of why they can not fix obvious issues that are covered under the warranty. Dont waste your time or money. There are good builders out there, Tri Pointe is not one. read more

This builder builds a nice house on the outside but buyers beware!!! We spent over 100k in upgrades and customer service is terrible. First off, the upgraded maple cabinets looked like it was put together by a 2 yr old. There were tons of scratches and the handles were crooked. They tried repairing it and now it looks even worst and they don't want to give us a refund. Second, we purchased a 5kw solar system with 15 solar panels and they tried only giving us a 4kw system with 12 panels and still charged us for the 5kw systrm. When we brought this to their attention, they said that it was correct, then later offered to refund the difference after we close escrow, causing the purchase price to be higher. Then there's all the minor stuff like the hot water connected to the toilet, walls that weren't painted, door missing, puck lights that we ordered were not installed and the list goes on... During our site visits (unannounced of course) we discovered lots of alochol and whisky bottles throughout the house. There were also lots of structural flaws. We even caught some intoxicated workers. Tripoint management was trying to say it was kids at night. Really??? Every time they bring in a few to repair the problem, they work quickly, without any prep work, making a mess, then quickly sneaking out of the house when your not looking or say they have to to to their truck or to lunch and never return. This last time, they came to remove scratches that another worker made on my new quarts countertop. They sprayed paint and flew all over the place, damaging my tiles and left without cleaning it. After getting a hold of their boss, 1 of 2 returned and started using acetone and sweeping and blowing the debris under our refrigerator. When we saw him doing this red handed, he denied it Last time we bought a Pardee Home and didn't have half as much problems. Don't give Tripoint any of your money. We regret it and now we're stuck with this house. I think it's getting to the point that we need to hire a construction attorney if this matter isn't resolved soon read more

I purchased Tripoint home recently. Totally agree with Eric's review. The purchasing process was brutal and stressful. And the home had many problems. I do not suggest you upgrade anything with this builder. I knew I was going to pay arm and leg for the upgrades but was expecting quality material and craftsmanship. I would rate the cabinets as below Ikea quality. The drawers would de-rail and it's wobbly when you open and shut it and cabinet face fell off several times. The counter top had cracked so they filled it with paint. There were gray grout stain all over the white cabinets. If there was stuff stuck to the wall they would just paint over it. If you like the location of the home that Tripoint is building go ahead and buy it but just don't upgrade and maybe hire professional inspector to inspect the house before signing off on the release. It didn't look like the builder did any inspection before handing over the house. read more
