For a brand-new home, the amount of ongoing repairs has been shocking -- and many issues keep happening repeatedly because they were never truly fixed the first time. Here is just a portion of what we have dealt with since move-in: * Multiple fire sprinkler head issues * Garage door malfunction * Shower enclosure leaking -- not once, not twice, but three times in the same bathroom with the same leak, requiring repeated drywall remediation * Plumbing problems, including water seeping through the upstairs hallway ceiling and damaging the dining room below * Roof issues, including ridge tiles needing repair * And most recently, we discovered a side yard water intrusion issue that appears to have existed from day one -- now causing visible moisture damage and foundation concerns. What has made this even more frustrating is the declining level of customer care. In the beginning, the warranty team was willing to help, but after the repairs kept recurring, they became noticeably impatient and unwilling to look deeper into the root causes. Instead of understanding the stress this puts on homeowners, the responses started to feel dismissive -- as if we should simply accept these problems as normal. This is not what you expect when you invest in a new home. A builder should stand behind its work, especially when the same issues keep coming back year after year. Unfortunately, based on our experience, Tri Pointe has not delivered the quality or customer support that homeowners deserve.

(See picture.) That will require another trip to store to figure out and was not done like my previous Tri-Point home 100 yards away in the same development which I replaced the cheap magnet 5 years back. As well, given my irritation on this I noticed my prev reviews might look like rants, so I included pictures of the cement poured in my front yard that I had to buy a jackhammer to dig it up. Pure lazy and/or poor vendor management. (3 pics) And the gutter pure design flaw that shoots water to painted wood on patio rather than putting 3 feet of gutter and routing it properly. (1 pic). All of which with a little more care would not cause the headaches they are today or will in the future. Nor will Tri-Point do a thing but tell you how wonderful their service is and they are here for you. Clearly negligent design flaws should be handled beyond warranty period. Hopefully you can see this was not some nut on a rant. It has taken a lot of time, effort, some sweat equity or labor and will in the future to correct these issues.

    At this point, we are "frequent fliers" with DYM, and it's because they've consistently delivered…read more We live in a condo in Costa Mesa, and it was originally built in 1980, and when we first moved in, it certainly looked like a place from the 80s. However, DYM has now done our master bathroom, guest bathroom, kitchen, and windows. The place looks phenomenal! DYM did our bathrooms/windows in 2020, and they did our kitchen in 2022. It's been really great to see their company grow, and while I was worried as they grew we'd see things slip or something (I'm pretty sure we were one of their first ~10 clients in 2020), but that is definitively not the case. They were actually even better in 2022 as they had grown into more of a rhythm/process. There are so many crummy contractors, and we had heard every horror story you can think of. I'm happy to report we have no exciting or scandalous home renovation stories, and I mean that in the best possible way. With DYM, things get done on a schedule and with good quality. There's no "and then they disappeared for a week" or "and then they said another project came up" or "their plumber flooded our home and they said they weren't responsible." They just planned, demoed, adapted the plan (hooray for the inevitable demo day surprises), built, and finished. Wonderfully uneventful every time! While Jade and David are awesome, I also have to give a shout out to their crew. Carlos is a true master at his craft. He picks up on all the details, makes brilliant suggestions, and works crazy efficiently. They crew also does a great job at sectioning off the construction site and cleaning up. Renovations inevitably impact your lifestyle, but they really do everything in their power to limit it. I would trust their crews to do literally anything in our home. The most mind-blowing part is how strongly DYM stands by their work. We had some bathroom tiles get loose almost two years later, and I texted Jade asking for advice (How can I fix this? How much do you think it would cost if I hired someone? Have someone you would recommend?). I wasn't asking for her to fix it - it had been over two years. However, she just went ahead and fixed it with no cost and no questions. Hell, she even got me a birthday cake. Seriously...what contractor does this stuff? It's awesome! The group at DYM is also fantastic at making other contractor recommendations. We had a neighbor spring a leak and damage some of our drywall. We asked Jade for recommendations on someone who could fix it, and they person did a great job at a great price. It's so nice to have a source of information like that. We literally always recommend DYM to our friends whenever they mention they're doing a renovation. The only reason some of our friends have gone with someone else is because the other contractor was cheaper by a few thousand, and I don't think it ever ended up being worth it. The other contractors almost always added way more costs along the way, did a crummy job, or took forever. So you might be reading this review holding two quotes and wondering "Is DYM really worth the extra money?" Trust me - it is worth it and you won't regret it.

We are now about to change all the hardware for the sinks, two of which became inoperable. The fence is in poor condition and I will have to change that at considerable expense. We made the purchase pre…read moremarket and from the point we advanced a non-refundable quarter million, the pace on construction slowed to a crawl. The project leader changed at least 4 times in the six months it took to complete the job. They tried to nickel and dime us by failing to include mirrors, shower enclosures and even doorstops. On completion the house was extremely consistent. The roof leaked every single winter. How can a new roof leak so much. The did make non-trivial efforts to correct this, but there were still new leaks after they performed a major revision. The smoke alarm circuit was not connected to AC, which caused endless issues. Every house has problems but we had more than anyone should expect from new constrution. Finally, we were told the house was a near teardown with only a small portion of original foundation. In fact, nearly the whole 1940 foundation was still in place. Personally, I would use them again if they were the last builder on earth, but fortunately they are not.

During this transaction, several issues arose that buyers should be aware of before entering into a contract with this builder: * The purchase agreement is a unilateral builder-drafted contract that strongly favors the seller. * Material timeline information related to city requirements and construction status was not communicated in a timely manner. * As a result of delayed disclosure, the buyer incurred appraisal and loan-related expenses that could have been avoided with earlier notice. * The escrow was canceled unilaterally by the builder, and the buyer's deposit became a point of dispute requiring formal written demand. * After multiple formal written demands and persistent advocacy on behalf of the buyer, I was ultimately able to secure the return of the buyer's initial deposit. Based on this experience, I strongly recommend that prospective buyers have an attorney review the City Ventures purchase agreement line by line before signing and fully understand the builder's cancellation rights, disclosure practices, and deposit provisions. There are many reputable other home builders in the market, and buyers should carefully compare contract terms, transparency, and communication standards before making a decision. This review reflects my professional experience in this specific transaction and is intended to help consumers make informed decisions.
