First thing LURA SANTIAGO is beyond RUDE & VERY NICE NASTY rent payment was short so they sent it back which is Understandable however we never received the money orders that they sent back that equaled $1500 we didn't find out until three weeks later that they were sent back once we were finally notified the money orders were missing someone stole them lura attitude was "I don't care that's between you and usps we told you not to send partial payment no way " basically not having a care in the world that $1500 was stolen from mail that they sent and did not notify us it was even sent back until three weeks later even usps said that made them behind on their investigation come to find out these money orders were cashed mind you they were written out to tri con already ... there is now a police report and investigation so in mix of the next month rent we had to come up with another $1500 when they know they sent it back and it was stolen and that there is an active investigation ... so of course I paid the next month rent and they contacted me saying oh without that 1500 we're sending your next month rent back as well knowing that the last payment they sent was STOLEN & her only response is OH WELL THAT IS BETWEEN YOU AND USPS !!!!! You have not been working with me. As I am a working professional I didn't have the time to post another review until now. Not only have I called the customer service line for assistance at 6pm with no representative answering the calls. I remained in the queue for 20 minutes before I decided to use the call back option and did not receive a callback but after speaking to a supervisor the first time, who ensured me the previous calls would be reviewed and I would receive a callback from her, which I did not receive. I was advised by the supervisor of the time slot of 1-5 for a maintenance appointment on Friday June 14th. I stated I cannot take time off from work for 1-5, so the 3-5 a lot was given to me. On Thursday June 13th I received a call from John who stated he was in route to my home. I advised John of what I was advised. 6/14/19 between 3-5. John states he is happy to come back on the 14th. The 14th arrives, I get a text from Tricon Homes that my appointment is cancelled. I called and spoke to a representative who speaks to a manager, left me on hold for 20 minutes and advised me, a third party contractor would reach out to me for an appointment. They were very accommodating. After their maintenance repair person evaluated the house, he stated he would submit the work order to Tricon Homes and I would receive a callback with an appointment time for Saturday 6/22/19. Still haven't heard back from anyone regarding those repairs so I submit a maintenance ticket through the app and still no contact from Tricon Homes. On Wednesday 6/19/19 we get home to the carbon monoxide detector going off. We change the battery, that doesn't work, we see a message on the detector that says "move closer to fresh air" we call 311, we are advised to close all the windows/ doors and go outside. Fire department comes and lets us know, The detector is out of date has expired over two years and needs to be changed immediately we also have a gas fireplace so the regulator in the fireplace will need to be updated as well I called customer service on their so-called emergency line which leads you back to the regular line to a gentleman who didn't even see my previous work orders that the third-party contractor came out and provided them with pictures of everything and all the information needed but I also did not understand the emergency of needing a new carbon monoxide detector in a home that uses gas. I finally get a call the next day for an appointment Friday 6/21/19. Still no mention of my Saturday appointment so I am here again sharing my experience with the public. I'm not sure what's going on with the maintenance team at customer service team try, but they're not accommodating to the residence and something needs to happen for them to step it up so I have no problem sharing my experiences. read more

Tricon Residential has poor communication across the border in the maintenance department. Anytime I have a issue in my home I'm more irritated that I have to reach out to them and get a run around rather than the inconvenience issue at hand. My heat recently went out and I made an emergency request on a Tuesday evening, I wasn't able to speak to anyone to actually fix the work order until Thursday. The temperature dropped to 25 degrees this week and the workers kept giving me a run around with false information on when someone would come out. I even let them aware that i had a newborn in the home and we need heat. Still nothing was done in a timely manner although it was an emergency request. I had to ask to get escalated to a manager twice after I showed High frustration (Jasmine still hasn't followed up with me even after I left 2 vms) The HvAC company they originally used wasn't going to be able to come out until the following week (a week after my request) Obviously this was unacceptable and wasn't changed until I voiced my frustration even more on the company and the lack of urgency. Well for starters-I wish there was a 0 star button. This company is not for helping, its for hindering. I am a single mom of 2 and work two jobs and on is a part time job under the table. With both my incomes I made well enough 3x the rent to be able to rent the house I looked at. I have been living with my parents to be able to save up and get everything in order to be able to do it on my own. I found a house that I absolutely loved and would be perfect for me and my kids. I submitted the application, I had bank statements, paystubs and a letter from my under the table job. They then said they needed an employment verification from my employer. They never specified which one so I just assumed it was my under the table job so I got my boss to fill it out and I sent it right in. Then she emailed and said no I needed it from my full time job, by the time I got it they denied me which was 48 hours and I lost my 49.99 and had to wait for the $250 hold to come back to my account. I went to apply again then there was a wait list. So then I went to see another house they had and I just loved that one too. While I was there at the home looking -I applied for it. paid the $49.99 fee and then again paid the $250 hold for the home. I submitted all paperwork they asked for before-then the day after she said that I needed a tax form or w2 or bank statements for the under the table job that I worked at part time. They never mentioned it before with the other house at all- just the verification letter was all that was needed. I emailed her back asking what tax form they needed and explained that I couldn't provide those for her. she never responded until the following day at 1:30 and then in that email stated that I had until 2pm to get the papers or I would be denied again. I then read the reviews about the company and decided to just not proceed with this company and get my $250 hold back-which takes 5 - 7 days. But I lost my 49.99. AGAIN! If they would have told me that I needed more proof from that second job I wouldn't have wasted my time or money on another application. Then come to find out they ran my credit report 3 TIMES! when I only applied for two homes and they were both within about a week and a half of each other and they still felt the need of running it that many times. I am a single mom just trying to do my best and they took advantage and took my money the second time knowing they would just deny me. I really wanted either one of those two homes for me and my two kids. I will never ever recommend this company! I have never had this problem before when I would rent places. Its just insane to me! If I could give them zero stars so far I would. I got approved for a home last Thursday. Tricon advertised that the home would be move in ready by May 5, 2020. Following the approval, I was told the house wouldn't be available until May 17, 2020. I have reached out on a daily basis to resolve this issue. No one has called stating the house would be ready by the advertised move in date or my $250 credited back to me for false advertisement. I have to be out of my current residence by May 4, 2020. There is already a pandemic going on and this is unacceptable. I want to have shelter. The way this company is handling business I don't feel like they can provide that. I have been waiting to hear from a property manager for going on three days. Your website states a lease agreement needs to be signed in 48 hours or the house goes back on the market. Found a home in Zillow that Tricon was a manager of in Troutman, NC. My wife and I applied and were accepted. The terms were to review the lease in 48 hours which fell on a weekend. My wife and I reviewed the lease on Saturday and had questions. During the application, we put our dog's weights as 65lbs and 125lbs. When we reviewed the lease, the weight on the largest dog was at 84 lbs. We called to have this changed before we signed and were told that we would have to wait till Monday due to the weekend. I also wanted to ask a question regarding having a boat. The lease stated that no boats allowed on premises. I wanted to ask if it could be stored in the garage. We were surprised Monday to find out we were now denied the rental due to their policy of a combined weight of your pets to not be over 150lbs (not in the application). We were sent an email that said we put 85lbs on the application which was not true. We also paid an extra fee to hold the house and can't speak to anyone regarding a refund. We have been working with John H. and Ashley C. both of which will not return our phone calls or emails. Horrible experience. read more

You cannot submit your response unless it is all positive. If you give them a fair rating or if you check you will not renew lease, the survey is blocked. I tested it my self. Initially they were great, very responsive with maintenance requests and quick to answer questions. Then we extended our lease another year. They automatically added a fee for renters insurance despite our policy still being active. We called a bunch of times, emailed, and spoke with a few different individuals about the matter over the course of the year...who all said they would take care of it. They never did and the fees kept piling up because we wouldn't pay it, resulting in two eviction notices. We decided not to renew. Now we have our last payment due and, because they still haven't corrected the problem, we can't make a payment because their system won't accept a partial payment. Now late fees (and another eviction notice) are building on top. Also, we couldn't clean the place ourselves at the end, they wanted professional cleaning/pressure washing/carpet cleaning receipts, which was over $600. Not happy with them! My husband and I were approved for one of their homes. But were being rushed to pay their security deposit and move in by their deadline. Today is 10/23 and they way wanted a $2473.50 security deposit by Friday 10/25!!! Then, we had to move in between 10/28-11/5!! And pay 1st month rent. We tried to explain that we were currently in a lease that wouldn't end until 11/30 but we were willing to move in a little earlier than that because we will have already paid our current rent. My experience with Tricon American Homes has been the worst experience ever!! When we lived in the house, they never wanted to fix anything that went wrong with the house. Then they tried to make us pay for their cheap choices. We were never late with rent. Then when we moved out they took over 3 months to send our refund. When the sent the refund they short changed us by $90. So we had to file complaints and go to the BBB to get the additional $90 they owe us. They overcharge for their properties and they maintain them in a cheap way. They NEVER want to pay you when they owe you, but if we would have owed them, they would have sent us to the credit agency for their money. I wish I could do the same to them. This is my first time renting with Tricon. So far it has been a pleasant experience. From viewing the home, to signing a lease, to moving in everything has been very simple and straight forward. Ashley Woodrow was our contact person for our area and she was helpful and easy to get in touch with both by email and phone. Moving day is the day you get the keys. Kevin is our contact person and he met us at the house to do a move in inspection, go over the home, and answer and questions or address any concerns about the home as well as gave us the keys that morning. I will update as we continue living here in regards to maintenance or other concerns or problems, but so far I'm pleased. read more

Why does my rent increase $49/per year & most of the appliances ' features in my home are outdated? They will take 100 light years to come fix any maintenance issues & most of the time, the issues never get fixed. The price that I'm paying, I should be living in South Charlotte or better yet Ballantyne. I pay my rent on time every single month, there's no reason why the increase is so outrageous. My experience with tricon has been so frustrating. I applied and instantly got an email saying I was congratulations, you are approved and then a while later the application rep emailed me asking for bank statements. My bank statement was 5 pages long so I sent the last page only, as that was what had my deposits in to my account which I assume is what they were looking for. Two days later he emailed me back asking for the full statement at 12:30 pm. It was a Monday afternoon and I was working and wasn't able to read my emails right away. At 3:30 pm I got an email saying my application was denied so I called and the rep told me I was denied because I didn't submit my documents in time. I have been trying to get in contact with the application rep for 2 days now and it's been impossible. They are so difficult to get in touch with but because I didn't respond back within 3 hours on a Monday afternoon I was just written off immediately. Seems a bit unfair and frustrating to me. Not just because I now lost out on a house that I really loved but also because you have to pay non refundable application fees to apply and then they don't even give you a chance to work with them read more

Found this place online with realtor.com and I liked it because it is a property management that accepts pets with all of their homes. I thought that was awesome because finding a good home that accepts pets is difficult. I had been looking to rent for over a month and saw a property coming soon on their website. I googled the address to find some pictures and fell in love with the house and had a fenced yard. I was tired of loosing houses so I applied, got approved, and sent in my security deposit. Shortly after I signed my lease, and I still have not physically seen the home because I was told they are renovating the property. Took matters into my own hands and took a visit to the house and truth is they were renovating and painting inside. The lady I am speaking with Michelle, I have to call her because if I don't she will not contact me. I even have a move in date but have not seen the property at all. When I say I want to see the place she has an excuse and says well not yet it is not ready. I passed by the property again and it looks ready to move in and to show to me. Oh and all their homes only come with washer dryer hook ups so that is another expense to take on before moving. Hopefully I get to see my rental house before my move in date. read more

Our lease was signed with Silverbay last fall and we were nothing but happy with our experience. Then, without any notice, they were acquired by Tricon American Homes. This was a company we intentionally avoided while looking for homes because of the the terrible online reviews and complaints. But we remained optimistic in hopes our experience wouldn't warrant such a review. Well, unfortunately they have lived up to those poor reviews. While with Silverbay, we had 4 separate maintenance issues, all of which were handled professionally in a very timely and hassle free manner. Every representative we spoke with was helpful and friendly, and we had access to contacting our local office if necessary. They were happy to point us in the right direction if we needed help or assistance and there was no lack of communication. I was always told when I would be contacted and who would be contacting me to handle the given issue. Fast forward to being under Tricon for about two months, we have had 2 separate maintenance issues, one of which was reported right after they acquired the property and here we are two months later with no resolution. I've called multiple times to have the issue resolved and get told that my local leasing office will contact me with details and I never hear a word. But when I ask to be connected to the local office, they insist that they cannot do that for me. It's infuriating. Today, I called in with a maintenance request for our garbage disposal. Not urgent, but still a reasonable maintenance request. Obviously, my expectations were low, but we decided to try. My husband tried to submit the request online and was told the site was under maintenance. So I called to place the work order with the customer service line. After waiting on hold for nearly 10 minutes, I was connected to someone who spent the majority of the phone call telling me to submit the request online. And every time I tried to explain that the site was down, she would just talk over me, as if she was completely oblivious to the fact that I was taking at all. Finally, after I got my point across, she took the request and said someone would be in touch, but couldn't tell me who or when. So now I'm just waiting for a call or something I guess? Honestly, I'll be shocked if the issue is resolved without me having to call back and complain first. All that to be said, Tricon American Homes is not at all up to par with Silverbay and there staff is highly unprofessional in my opinion. Let me start by saying giving Tricon a 1 star review is still above the rating they deserve. I started renting a home from them in mid March. Upon move in I noticed my master bathroom would continuously flood, along with that issue the sprinkler system in the back yard has multiple cracked pipes. I did a maintenance request about 2 weeks into my lease and fast forward 2 months later I have yet to get a follow up call or these problems even resolved. I call in maybe once a day and get the same answer "they will call you back" and NEVER received ONE call on how this will be resolved. I'm beyond furious with this company and there lack of delivery. They over promise and under deliver on multiple occasions. To put it in perspective with how bad they have been I have yet to receive as small as a garage door opener. Be aware and do your research prior to thinking about them being your next leasing company. read more

This company is horrible to do business with. Senita Wright in Charlotte NC does not return emails and phone calls despite multiple attempts. I submitted an application fee on a home that I was interested in. Minutes later Senita emailed me saying the property was not available and I could apply the fee to a different home. I explained I would like the money refunded as that was the only home I liked and was told it would be refunded. A month later I still have not received the refund and the second week their company called and tried to set an appointment saying the home was not rented. They are scamming people with these homes and taking the application fees without running the applications. DO NOT GIVE THEM YOUR MONEY!!!!!!! read more

I rented from Tricon last year and never had one problem with them that was not fixed. I did have a lease that was for 15 months when I think a year would have been fine. I had one major problem with the garage door but they fixed it right away. They even called after the hurricane in my area to see if there was anything wrong with my house. I had to break my lease since I bought a home but that is ok. They pro-rated my rent and a just over a week after my movement inspection I received my deposit check. I could never get my online profile to work but I just used my bill pay and had no problems. I would rent from them again if needed to. read more

Charlotte office worst ever! refuse to let the renters do anything about heat treating for bed bugs. They keep sending Apex ext. out to chemical treat, 3 times already and sending again tomorrow. Anyone that has half a brain can research bed bug eggs and bed bugs and know heat is the only way to kill the eggs. This is the worst service ever! Will make sure everyone we come in contact with will know about bed bugs in your rental homes unless this is resolved this week. I was offered assistance due to being laid off because of Covid.I should have listen to the reviews. I like my home but due to my "portfolio manager" not communicating clearly I now have $500 in fees this customer service is unacceptable. I was asked which plan would work for me and I responded accordingly. Then I later got an email at 4pm saying they needed a choice of a plan by 5pm(I work until 6) I responded "I already chose my plan" and was told I had to sign the document. She never once mentioned I had to sign anything (I have the email and it states nothing to sign, just choose. When I brought it up to my portfolio manager there was no apology, no help with the solution, and no ownership. I had a chance and plan to get caught up. Now I'm even further in the hole. I'm really on the fence about reccomending this to anyone else. I have a meeting with an attorney about this situation on Monday. I hate leaving negative reviews but this warranted one. read more

Application got denied without even the option of a higher deposit for a two person application despite having all their required history and exceeding income requirements. Tricon could not tell me the reason why and just refers me to the screening company which just tells me to call Tricon as all they do is provide a report. Asked Tricon if they can at least match us with a home for which we qualify and was told that if you are denied for one then you are denied for all of them (doesn't make sense). The whole process feels very impersonal. I feel like I am owed at least a reason after the $90 that just went down the drain. Apply with caution. read more

I live in Charlotte, NC. Their renting prices are very reasonable and pets are allowed. BUT, insect control is the residents responsibility, so is lawn care and maintenance. When our AC went out (in the summer) it look them 2 weeks to fix it. Now I have black mold in my bathroom, called to get it fixed, they said they would be there the next day between 8-12. Took time off of work for this, by 12:15 no one had arrived OR called. Had to call THEM for them to tell me the technician was too busy and would have to come another day. It is BLACK MOLD, not a leaky sink. They would NOT move anything around for me and told me I would have to wait another day, take another half day off of work, spend another 4 hours of my life hoping they will be here on time. WOULD NOT RECOMMEND. Their maintenance system is so messed up. And if you do rent from them, pray nothing goes wrong, because good luck getting it resolved. read more

I asked them to make sure to call me as soon as it was ready. It was two houses down from my in-laws. I called and called nobody answered. I emailed nobody replied. Somebody put a "for rent" sign in the front of this house. My father-in-law called as soon as he saw them putting it up, they said "oh sorry it's rented" I am furious! I recently begin the process of applying for a rental property through Tricon and i must say the process it self is not the easiest. Dealing with people over the phone and not having a local office is very concerning but the property location was perfect. After setting up a viewing with the agent Janita Jackson she was able to help me through this process. She was a pleasure to work with she even reached out to people within the company to help me get my information submitted. The best part is after that she called me two days later to see how everything went and i thought that was amazing. If it wasnt for her ii I don't think i would have completed the process.
