    This company is very unprofessional. We live in a subdivision and next door is a home owned by Tricon. The company was replacing the fence on the property without notifying the home owners on either side. Usually, we get up and let the dog out while we're getting dressed etc. Many times, my granddaughter will let him out. Fortunately, this morning she was moving a bit slow getting dressed. I heard noise outside, so, I looked out of the back window before allowing my dog to go out. Our fence was down and the people putting up the fence were in the yard of the house next door. Needless to say, this was an inconvenience! I went out to ask why we weren't notified and how long this would take. The first guy I spoke to didn't speak English so, he called the other guy working with him. I asked, "Do you speak English" and he said, "a little". So, I explained the problem and asked my question but he could not give me an answer. I explained that my dog could have hurt one of them or even been hurt himself. He was polite and he said sorry then asked if he could move some things in our yard and I said, yes. Every time my dog had to go out, I had to walk him in the back and in the front of the house. They had a truck to haul off the old wood so, I can't fathom why they would throw some of the old wood in the back of our home on the land behind us. My husband usually go in the back to trim the trees that may hang over. While trimming the trees behind our fence (10/2/25), he saw the old boards and some pieces of the new wood thrown behind our house. He laid the wood on the tree branches hanging behind the house then started trimming the trees. A piece of the old board fell into the yard of Tricon's property. Then on Friday (10/3/25) an employee of Tricon parked between our house and Tricon's property. While I stood in the back yard that individual found the piece of wood and I watch as he threw it back over the fence. I called Tricon to speak with a manager or anyone who would care to hear what I had to say BUT Rose (the young lady who accepted the call seem to be the only one concerned) . She tried to transfer me to resident maintenance but, Adena Foster which is the person she spoke with refused my call. Instead, she told Rose to give me her EMAIL ADDRESS and have me email her my complaint and send and pictures I took. Well, I refused her email address and asked Rose to email her and let her know that i DO NOT WORK FOR HER"'! I don't live in any of Tricon's properties and after this I would seriously advise against it! I thanked Rose and explained that I will have my husband display the pictures and the complaint on social media. Which seems to be the ONLY way to get the attention of these unprofessional companies! I asked Rose for the name of Adena's manager (Tara Bazile) then decided not to waist anymore of my energy on lazy shiftlessness.

    We are tenants that believe in paying rent on time. Keeping a clean home free of rats and roaches. Making sure the up keep is done. We don't mind paying a little extra to live comfortably and safe. I moved in to this house in 2018. Made sure I did a complete inspection before moving in. The neighborhood is very nice and quiet, and our neighbors mind their business as do we. The stay here has made me patient. It is with great regret to inform Tricon that we will not be renewing this lease. The reason we will not be renewing the lease for the 5th year is because is because Tricon will raised the rent, but do little in repairs. I feel that we are forced to do so for the lack of Tricon maintaining this property to make it and affordable, livable, safe. We have on several occasions called in maintenance requests for the plumbing, electricity, the ceiling water marks caused by the plumbing, the tile lifting from the stairs, and floor also caused by the bad plumbing, and recently the rats and bugs. I recently called in yet again about the plumbing and requested to be compensated for the high utilities I believed is caused by the poor structure of this home. Tricon have lacked to provide reasonable maintenance that would make this a home; and again I repeat offer livable, affordable, and safe living, which is by law their responsibility as Landlords . We were told that the roof needs to be replaced, as well as the plumbing. Tricon did pay to get this house's electrical outlets replaced, but I still have a high electric bill and water bill every month that I can not safe. They themselves will not want to pay to live in such uncomfortable conditions where you can't invite guest over. With the rent increase starting at $1400 went to $1600 to almost $1800 along with what we pay to keep the lawn maintain $70, $130 to almost $200 dollar water bill, $250 to $450 electric bill, and renters insurance$35 it will cost around $2,500 to live in a home with a lot of repairs that needs to be done, that we have reported but Tricon sends maintenance over to put a band aid on it and want to raise rent without reasonable accommodations. Last time Tricon send the maintenance by to check on the plumbing for the 7th to 10th time I walked him around the house, showed him the cracks in the wall, the eye sore water marks on the ceiling, the tile lifting form the stairs and floors, the rusted stove, he stated to me he will put in the request, but will come by to replace the tile on the stairs that at times we trip on, never showed up. Tricon need to be a shame of themselves; yet their motto is, "Your happiness in your home is our highest priority, and we hope you continue to enjoy living with us." Who can be happy with this rent that high with utilities high and the look of their home?

    Hard to get a hold of anyone. They use Ai for automated calls. Very unhelpful in acquiring a rental property.

When I reported an active leak, a representative was sent out, but the inspection was limited to the attic and concluded the issue was "condensation." Based on the location (directly beneath a roof vent in a laundry room) and the volume of water, that explanation did not align with the conditions observed. To move things forward, I hired a licensed roofer, who identified clear installation defects: deteriorated/aged vents and unsealed nails. The roofer completed repairs and documented the issues with photos and an invoice. Since then, I have made multiple attempts over several weeks to contact Riverway regarding reimbursement for what appears to be a construction-related defect, but I have not received a response. I would strongly prefer to resolve this directly and update this review accordingly. I'm happy to provide the roofer's report, photos, and invoice upon request. At this point, I am simply asking for communication and a good-faith review of reimbursement for the repair.

    Our leasing experience with this management company was frustrating due to poor communication and…read morelack of follow-through. The process took about a full month. During that time we were told three separate times that the property had been cleaned and was move-in ready. Each walkthrough showed otherwise -- no professional cleaning had been completed. We later learned there had been a water leak, which may have caused delays, but this was not clearly communicated upfront. When we first viewed the home, there were spider webs throughout and both dead and live roaches present. We raised these concerns and were repeatedly assured everything would be addressed before move-in. By the final walkthrough, the condition still had not been resolved, and an additional issue had come up. During that final walkthrough (yesterday), we were told that if we did not immediately pay the deposit, the owner wanted to move on to the "next applicants," even though the property issues had not been fixed. We were also told the owner had already "bent" by approving us, so it was essentially now or never. Once we confirmed we would not move forward under those conditions, we were then offered money off and the option to inspect the property after completion. At that point, it felt less like a proactive solution and more like pressure followed by a last-minute change in approach. There were also inconsistencies during the application process. When I initially called to ask about our application status, I was told there were other applicants ahead of us and we would be processed if they fell through. After I provided the address, the associate confirmed we were actually the only applicant. That kind of misinformation made the process feel disorganized. I understand that maintenance issues can happen and that properties owned by LLCs can sometimes add extra layers to communication. However, clear, accurate updates and accountability are essential when people are planning a move on a tight timeline. I hope this feedback helps improve the experience for future tenants considering this property in Richmond, TX.
