SCAMMERS! My family and I applied and payed $300 in app fees. After receiving our applications they stated that we would need to supply additional documents, not a problem, they also told us we would have 24 to 48 hours before the final review. Five hours after asking for the additional documents they sent an email saying we were denied. How is that even possible?? They do not pick up the office phones, return calls, or emails now all of a sudden. They do not respond to repair calls in a timely manner. When you call them to tell them something' is wrong with the Property, they don't get back to you for weeks. They are very difficult to work with. The owner would OK for some repairs to be done on the outside of the property. They never called us to tell us the contractors were coming out. We would open the garage door to go to work in the mornings, and there will be contractors there that we never knew were coming. We would have to call sometimes 2 to 3 times to get things done. When they do send out a contractor, sometimes they have no idea what they're doing and they have to come back 2 to 3 times . Purchased a brand new Trust Home's Build in August 2023. Since we purchased the home we have had nothing but problems with the home's structure. Warranty work was "completed" following a 60 day and 1 year warranty walk-through. Head warranty contact- Keith, did a great job of documenting the concerns however the work to follow is where the problem lays. Painters, carpet installers, roofers, to just name a few of the contractors, scheduled and then no-showed for 19 appointments. Call after call, email after email, the work was finally "completed". Fast forward a 1.5 later, all the LPV flooring had to be removed due to install and manufacturing issues (gapped, ridged). Work completed after having to get two third party inspections completed and going back and forth about who was responsible. This past summer, all the sidewalk and 1/2 of our driveway needed to be tore up because it did not meet ADA compliance (larger then 2% grade). Again, "Trust" hired a company to complete the work. They had NO IDEA what they were doing, we the home owners had to dig out the driveway and sidewalk and complete finish work on the concrete OURSELVES. Now, the roof shingles that were apparently "fixed" at out 60 day walk through have completely come off. We had an independent roof inspection completed prior to move in and requested them be fixed then. Apparently they were never fixed and we didn't know because we never stepped foot on the roof. Shame on us for not reviewing their work. Now we are left with missing shingles and roof work we need to pay to fix. Per Trust, this is not a warranty issue, even though it was noted prior to closing and again on the 60 day walk-through. Save yourself, DONT BUY A TRUST HOME. They are nothing but work for the homeowner and what things will be completed by "Trust" are completed by the cheapest, most unprofessional, unknowledgeable work force. read more

Refrigerator was broke and they never replaced it! Air ducts were dirty with mold! They rose our rent in the middle of the Covid 19 pandemic! The worst guest experience I've had with my family, ever. I've stayed in over 30 airbnbs and never had any of these issues. They have 2 stars on Yelp for a reason! They provided a DIRTY place, with stained and USED towels. There was strangers HAIR everywhere and even a dirty molded towel stained red inside the washing machine. The kitchen fridge had brown stains in the freezer. All the appliances were from the 90s. Renay, the host, was extremely unprofessional and argumentative and has no idea how to host a place. When we requested clean towels because her towels were dirty, she argued that they were not dirty it was just lint from a wash the previous guests had done with the wrong colors. I explained to her that lint is dirt and dead skin cells and she went and bought the cheapest towels at Walmart and dropped them off at the door (still inside the Walmart bags), completely unwashed like the rest of the apartment. Renay would do well to take a course in management as she evidently needs training on property and guest management. When we arrived the property thermostat was set to 80 F and the instructions required it never be set below 72 else the unit would freeze (a cheap tactic used to prevent guests from consuming electricity and making more money on their reservation). It's clear that TrustHome properties cuts corners to save on every penny they can at the expense of the customer. These kind of anti customer tactics are what's ruining Airbnb and VRBO. We will never stay in a property mismanaged by them again. Wasted time and money. read more

This has have to be the worst company I have ever dealt with. My best friend has been renting an apartment for 10 years with another company, Warner Quinlan took over 3 months ago and we decided to move so she spoke to Kevin Jones and advise of separation. He said no problem we would have to pay half the rent and will get the deposit back once he goes by and check out the house. Paying the last month rent he never changed the amount and after calling, texting and emailing him I had to drive to the main office and speak to the front desk. She called him and he was finally able to change the amount. As we were sitting in the lobby another family came in and had the same issues with this company and no one returning their calls. I hired a cleaning crew to come in and deep clean the house. The house was in immaculate condition. Now trying to contact Kevin for the deposit it's been over a month and no response. Speaking to the front desk was no help, she's giving the run around and pushed us off to another person named Lilly Vazquez who does not respond to any communication as well. Absolutely the worst property management company I have worked with in my life. Our property lease was acquired in a buy out in 2021. TrustHome Properties did not conduct the annual inspections as outline in our contract. When our tenant gave notice to vacate I was immediately on top of the request for repairs to be done. They vacated on 10/1, with a long list of items to be fixed or cleaned. We paid our deposits for estimates and then we heard nothing. I was continually having to follow up. We arrived for a "surprise" visit om Dec 29 and were not granted access to our property until 1/2. Calls and text messages were ignored. It took my husband calling from his phone (that they didn't have the number) for the property manger to answer. Upon entry we found that a couple of minor repairs had been done and walls only had been painted. We were invoked for full interior (walls, trim, doors and closets). It has taken us back and forth daily emails since 1/2 and "supposedly" paint is to be finished today. They charged us $550 for full cleaning and the house is filthy. They say it was cleaned but refuse to provide us proof. We paid for carpet that wan not installed until we arrived and demanded they install it immediately. We are getting constant run around and lies on the daily basis. All while the property has been vacant since 10/1 and we're losing income every day. And let's not even start on the items that were double charged to the tenant and owner. This company is fraudulent and deceitful to the core. read more

This has been a private matter for a year. I have requested to speak to the owner since month 1. Guess what... never a call, email or anything. Then to say you would prefer to handle matters privately on a review board so people know what they are getting into is just plain stupid. That's why sites like this exist! Now let's go over what you said... EVERY reference given for rental history was all POSITIVE. The reason we were told to increase the deposit was due to two late payments in the last 48 months of rental history. Which they were even informed by that company why they were late and that we informed them ahead of time. And by late, one was made the day after rent was due, the other four days. Unlike these LIARS and THIEVES this can be proven. Next, do you want to know when they decided to increase the deposit? After we were on the road and the movers were already en route to the address. Yeah... that's how nice they are. The lease was not renewed because the home was FORECLOSED on. Plus... I emailed them in February stating that I was still sick of this company and would not be renewing. So let's not get that twisted. Currently the Home sits empty and for sale and not be this horrible company. The proof is in all the reviews of them. Check here, google and the BBB. Every single review is horrible. They want to point the finger saying it's the tenant who's bad so... I guess everyone is bad? Doesn't take a genius to figure this out people. I think this is the worst rental company I've ever had. In the past, I've had individual landlords that would address my issues and help me or at least discuss issues with me. Here, you have the low quality rental properties of those individual landlord places, but none of the quick response time and attention to your issues. I raised around 10 maintenance issues during my time at a Warner Quinlan place, and sent many emails. I never got any responses to my issues through my emails, especially ones that were the most severe, and only 3 out of 10 maintenance requests were fulfilled. DO NOT RECOMMEND. If you absolutely MUST use them, document everything and do not let them bully you. read more

Avoid Warner Quinlan like the plague unless you don't want to see all of your deposit back. We moved into one of their properties and the carpets were filthy. The "cleaning service" did a very poor job as well as we picked up all kinds of fun things after we ran the vacuum cleaner the first time (pills, earring backing, and finger/toenails). We voiced our concern to the property manager who assured us that the cleaning was thorough and she personally oversaw it. We noted these and other concerns on the walk through sheet but that did not do us a bit of good. When it came time to move out, we paid to have a cleaning service and the carpets professionally cleaned. The carpets looked far better than when we moved in, yet a carpet cleaning fee was deducted from the check. I brought up the fact that we noted the carpets being filthy on our move in walk-through sheet, yet the property manager advised that nothing could be done. The part that upset me the most was we did not know about all of this until after we received the Settlement Statement which arrived Registered Mail over 30 days after we moved out. Any chance of getting the carpet cleaning company back to re-clean was lost since Warner Quinlan took so long to notify us. I know my review is long, but please take some time to read this one and all the poorly-rated reviews. They are probably being the most honest about their experience with this company. In the two years that I lived in a small home managed by Kathy P. of Warner Quinlan, I have had average to below average experiences with this company. Firstly, I would like to say that Kathy is very nice in person- but trying to get a hold of her via phone or email is like pulling teeth. She also was significantly more rude online than she was when I talked to her face-to-face. I expected more out of my property manager. Secondly, please be cautious about the 4-5 star reviews that you are seeing about this company on Facebook, Google, and Yelp. I would guess that the vast majority are fake. Warner Quinlan sent an email to each one of their tenants requesting that we give them a good review on social media in exchange for a chance to win a $100 Amazon gift card. This seems like a dishonest way to get good reviews on a service or product. In the time that I lived in the home, the fridge broke 3x, each time due to compressor failure. Warner Quinlan only ever replaced the broken fridge(s) with a used fridge that had been repaired by a local handyman. I find this to be unacceptable. The owner must have spent more money sending out a handyman and two "new" fridges to our home than s/he would have spent if we just received a new inexpensive fridge. The fridges that replaced the original also kept changing in size and type- I received a fridge with no ice machine, then one with, and then one without... I also finally ended up with a significantly smaller fridge than I began with. I also want to note the condition of the home. Warner Quinlan listed the home "as-is" which I understand could mean that the home had some minor bangs or dings that would not render the home unlivable or in a state of disrepair. The whole house was in need of a new paint job, cleaning, and new vinyl. The home was downright dirty. The kitchen vinyl was torn and pulled up in multiple areas, I think it was from the previous tenant's dog as the pantry had kibble all over the floor and even UNDER the vinyl. When I asked if something could be done, Kathy said "The property is as-is". This was concerning as I had no idea when the vinyl was installed and feared that there may be asbestos in older vinyl. There was also a coating of some sort of brown/black grime all over the shelving in the linen closets and bedroom closets. I wish I had taken a picture of before and after I had cleaned the shelves for an hour. The vinyl in the bathrooms had pulled up all along the edges and was in dire need of resealing or replacing, but based on Kathy's response to the vinyl situation in the kitchen, I figured WQ would not even bother to respond to my concerns about the bathrooms. I took over two hours to clean the home myself upon move-out, making sure that everything looked better than when I moved in. I hired a professional carpet cleaner per WQ's suggestion (and if I didn't, they would charge a fee. Not sure how much but I didn't want to risk it.) but even so, they still ended up taking $25 out of my security deposit for "Changing an air filter"... which was an air filter I replaced about 2 weeks prior to move out. When doing inspection, Warner Quinlan would send someone out to take photos of everything and even video tape some areas. I found this incredibly invasive and disrespectful of my privacy. There was no need to photograph any of my personal possessions or life unless I was doing something illegal or damaging the property. As a final concern, I'm glad that I moved out when I did. Upon my lease end, WQ sent an email to every tenant letting them know that "there has been a significant change in the billing from Appfolio and thus we must now implement a small monthly convenience fee of $3 attached to your account for using the online portal." This is verbatim from their message. Even if you pay via echeck which typically has no extra fees attached. Please do not give this company your business. I felt very much like the only thing that mattered was my money and not my comfort in renting their properties. read more

Update: SO I just looked at the software pricing and plans and it is $1.25 per unit per month to use this software and they are charging us $3 per month per unit to use the software......so they are actually profiting off us with this fee. Everyone now has a $3 fee attached to their rent for the privilege of being able to use the portal because they increased their service plan which upped their charges. So they are returning that increase to the tenants and not the homeowners which use their services. Also this is not to make payments online which have always been accepted for free as they came back and told everyone who complained, this is a 'convenience fee for having a portal'. And they stopped accepting payments in the office so you have no choice but to pay through the portal, no they do not accept partial payments or it will be returned.....I really don't understand why this is so difficult. Why is there no fee free option to pay rent, this was not stated in the lease yet I am mandated to keep up my part or face detrimental charges and taking my deposit, but you can chose to charge me more money than stated when I signed up and there's nothing I can do......okay. My email asking this went un-responded. Oh yeah and the lawn and debris still haven't been dealt with and I surely will not be spending the money on it, so it will look the same as when I moved in, hopefully I wont have to pay for that out of my deposit. Love love love the property, but it came "as-is?" which we learned meant there was a LOT of work to do upon moving in. Thankfully, they waived the mandatory cleaning fees at the end of your lease for us to clean the whole house on our own upon move in (which I almost prefer!). They do not provide lawn, pest or any other utilities at their properties which is surprising and rare, but we were promised yard cleaning service before we moved in as the property had been overgrown when we came to look at it that included mowing, tree and shrub trimming and overgrowth cutback. The landscapers that came previously just left bags of sticks and a pile of debris in the backyard, and after that nothing was cut and the service was never rendered. We called, emailed and texted our property manager but only received one short response saying it was our responsibility now and every other contact attempt was ignored. Asked for the landscape companies name so I can call them back myself and no response either, would not give it. I called the office and asked just for the name of the landscape company they called out so I can deal with it myself and have them clean up their mess. They just told me to contact my manager, to which I told them she was non responsive she just said I'm sorry but she is busy, try later.....This is going to take a lot of work and a lot of money, I am surprised that they rented it out in this condition to be honest. On the other hand, they have called out an AC repair tech and a plumber to snake the drains as sewage was backing up into the tub - both events the work order was issued the next morning so we are very happy about the speed of service for these emergency events. Also I would note that the lease is very intimidating as a renter- the amount of fees and renter liabilities in particular, however I had a lot of concerns but they were individually addressed and reassured, but I'm sure if you are a home owner you would benefit greater from a lease like this. What I thought was strange is that you can see the lease once you give over the app and lease prep fees and security deposit and if you don't sign it you don't get it back, that was offsetting for us but we loved the house and its potential and couldn't afford to lose that money so we signed. I hope our relationship can continue positively as we are good auto-pay tenets and care for the house, and hopefully without any problems when moving out or with security deposit as the reviews below have that as a main complaint :/ read more

I have rented through numerous landlords and numerous property management firms and let me just say that Warner Quinlan is by far the best firm to rent through in Central Florida. If you want to live in the metro, WQ is the company to do so through. I absolutely adore my property -- the location, the amenities, the price, etc. Just recently I renewed my lease through them and honestly couldn't have been happier to do so. But what makes WQ a cut above the rest is their incredibly personable and dedicated staff. I personally would like to thank my current property manager, Lori DeFalco, for helping to resolve an unforeseen appliance issue that sprung up over the Christmas holiday. Not only was she able to resolve the issue (which was a major,time-sensitive, health concerning issue) but she was able to pull from her connections to get an emergency staff to remedy the situation. This while advocating for me tirelessly and being constantly available to speak to by phone and email. The result far exceeded anything I could've expected from a property management firm. Thank you for your help, dedication, and consideration. But there are a number of other notable people to mention -- Steve the repairman is incredible. Connie (my original property manager who got me into the unit) is astonishing. Issues that linger with other rental communities are addressed with prompt, courteous response when you rent through WQ. On top of that, I have been paired with landlords that are wonderful, respectful individuals. Not only do they address issues as they arise with respect and dignity, but strive consistently to better my property out of their own sheer concern. This is a very bad company. They do not respond to emails or phone calls. We have had open maintenance tickets for weeks. They will have a contractor come out and look at any issue usually, and then nothing. We have a leaking sink in the bathroom for weeks and nothing is done. We have overgrown trees and a ruined sprinkler system. All have been looked at and nothing gets done. We have had problems since day one. We have had 5 different property managers in our first 6 months. I've left messages and emails with every person at the company that I have ever talked to. Not a single one will return a phone call or email. If you see a property in Orlando area managed by this company, run far far away. WQ is by far the worst property management company I have worked with in my 10 years of renting. Aside from the unit I moved into being left in less-than-satisfactory condition (not clean, broken blinds), the property managers are very unprofessional. Unresponsive and argumentative are the two words that come to mind when I think of my experience. I have been in my apartment for less than 6 months and have had 3 different property managers - all of whom seem to have less than competent communication skills. Warner Quinlan is the most unethical company I have ever done business with. They left me in a unit with mold growing due to 3 different floods, they were cited by code enforcement and still failed to complete any repairs. After the second flood, they had four massive pieces of equipment that were extremely loud (above the legal decibel level) in my apartment and bedroom, I wasn't able to sleep in the bedroom for two weeks, the property manager (Sandy) told me I could sleep on the couch and to deal with it. They also don't actually renew leases the legal way of preparing a new lease and executing it, they work off an offer letter. They are rude, condescending and truly awful people. If you have a home to rent, DO NOT let them be your property manager and if you are looking to rent a place, turn around and run away as quick as you can. I can't speak on every Property Manager employed at this business, being I did not interact with all of them, but I can and will speak on Kathy Pasha. If you've ever had that neighbor from hell, she's either family or best friends with that neighbor. Ms. Pasha has absolutely no respect, and the way she's speaks to you, it's like she's scolding her child. Now the initial meet, and during the signing of your lease agreement, she is the sweetest person. However as the years went by, she became unbearable for my husband and I to deal with. Even after moving out, she could not have been any more discourteous. I understand managing properties, and having to deal with different tenants can be overwhelming, but you deal with people accordingly. It's very lucid they get their awards with numbers, and 5 star reviews with people they know, not with the ethics or morality a company should strive off of. Property owners and renters, avoid this company. They placed questionable tenants in my house and failed to collect the full deposit. When the tenants decided to break the lease and move out, Warner Quinlan did absolutely nothing for me. They told me I was lucky to have any money as the tenants did not pay rent before vacating and there was no deposit to cover the rent or the tremendous amount of damage caused. It looked like the tenants purposely vandalized the property. When I went to see the owner of Warner Quinlan (Mark), he was rude and condescending. He did not want to return my property keys and when he finally did, they were not the correct keys. Stay away from this company. Upon reading some other reviews, I wonder if they actually kept the renter's deposit and just told me that it was not fully paid??? read more

Careful...this company will charge you for anything they can. even after you move out and are getting a rental reference...Kathy Pasha would like to charge you $37.50 for this. Additionally, they storm in "their property" unannounced to do a yearly "inspection" so they can note any damages or abuse to the property. Why? So that when you say "the ceiling fan is (still) broken, can you fix it?" and they respond "well, at our inspection we saw you had an article of clothing hanging from the fan. so, no we can't fix a pre-existing condition and we will blame you for it malfunctioning." They will also not do their job, Kathy Pasha, and submit paperwork to the property's management company like a renewed or revised/amended lease and the HOA will draw up legal papers to the owner. Warner Quinlan will send you a bill for the lawyer's fees because they can't be held responsible for not doing their job, Kathy Pasha. Kathy Pasha is irresponsible. She rescheduled our initial viewing twice because of her grown son not having a car & also not having the correct key. Additionally, when you sign paperwork & agree on a day to get the keys or move in, Kathy Pasha will act as if she has no clue what is going on. She will state that you can't move in because she never got the owner to turn on the power so she could have a cleaning crew come in. She will then blame you for not having a cleaned property because you didn't tell her that you already had the power turned on since that was the day you were to move in. She will also use your electricity to get the property cleaned and when you ask for a reimbursement she will laugh at you and tell you how unreasonable you are. read more

We were clients at Warner Quinlan for years and recently hired a different company. While with Warner Quinlan, I constantly felt as though Kathy, our manager, was "for" the tenant, even though we were paying her; turns out that the tenants weren't happy either. They were going to move, but once we switched to a different company, they re-signed the lease and have been happy ever since. So are we. read more

As a current resident I have mixed feelings about Warner Quinlan. For the most part the staff is nice, and I will say that our rent has not increased and I have lived in the home for 3 years. That being said, don't expect much when it comes to maintenance. This is not a company that makes things happen quickly. We went without a water heater for more than a week. It took 2 different repairmen to fix it. It took a while to have a leak in the wall repaired. We have issues with appliances --they "replace" very outdated appliances with "used - think old, works for a while, then suddenly has major issues-appliances" when they could spend a bit of money on new, and have a warranty if any issues come up. They did re-tile our master bathroom because the shower tiles were cracking and falling down. The company they had do it left a mess, and seriously damaged the walls around the shower surround. This has never been repaired although it has been reported in our yearly inspections. It makes no sense to do something poorly just to save a dime. You just don't get the feeling that they really care about the issues. No hot water? Too bad. Stove heats to 350 when you set it to 400? Let us replace it with one that will have the same issues because it is used (it was delivered with leaves and acorns in the drawer under the oven and dirty). And don't expect your appliances to match. White stove and bisque colored fridge look TOTALLY ridiculous next to each other in the kitchen but we just deal with it. Property was received in "as is" condition which would usually mean the walls would at the very least have a fresh coat of paint and all old nail holes from previous renters covered up. NOT the case here. I am considering painting just so it looks better. So, overall I'm giving them a C. The people are nice, but the company tries too hard to save money on repairs. read more
