(they knew about the issue before i moved in and did not address it, but painted the ceiling to cover the damage before i moved in.) they will conduct a 6 month review on the property. i get it, no problem but the old man that showed up came with a 360 camera. the same setups that relators use to show case a property. when i refused to let them use the camera they gave me attitude. they kept saying it was in the lease so i asked them to show me where i agreed to this. then they just conducted a walk thru and found now issues. also, it those two years, the washer failed three times and they finally replaced it. then the microwave/oven unit failed and they replaced it after a few weeks. at move out i requested a walk thru and they refused to complete one with me. i had to call three times a day for over two weeks before some idiot answered the phone and told me i would get any part of the deposit that wasn't used in 60 days. but he couldn't tell me what they were going to charge me for. please, rent from anyone else in wake county. absolutely anyone else.

My tenant had an unauthorized cat in my home which is an undeniable lease violation. Professional cleaners found cat urine on the baseboards and cat hair all over the house. They provided a written letter confirming it. I already know what MozeZen is going to say. They'll claim there were no damages which is irrelevant. The $400 pet fee isn't for damages, it's for simply having a pet in the unit. They'll probably also try to hide behind the fact that the tenant was allowed to have service animals. Doesn't matter. By North Carolina law, a cat cannot be a service animal. Instead of doing their job, they refused to collect the fee and told me to go chase the tenant myself. This whole situation reminded me of insurance. You pay them for years, then when you actually need them, they're useless. The broker in charge, who made this decision, wouldn't even speak to me. I was told she had more important things to do. So, imagine you have an issue with a property management company you've been paying for 5 years and the decision maker won't even take 10 minutes out of their day to have a discussion with you. Five years of loyalty for that disrespect? If you just want a basic property management company and never have any tenant issues, they may be okay. But the moment something actually goes wrong, you're on your own. Save yourself the headache and go with someone else.

In my opinion, the leadership should spend less time collecting dues and more time demonstrating that those dues provide actual value. Until significant changes are made, I would not describe this HOA as responsive, transparent, or effective.

But, please bare with me because the reviews I usually write are the complaining kind, ( I have never written a review complimenting anything or anyone ) there's always a first! I lived in an older (70-ish/ very lovely) type Townhome that suffered from the usual problems that often come with an older property, leaky pipes, blown fuses, plumbing and other small issues at which Wes Smith (the supervisor) and his team was always quick to fix. Wes and his team was very attentive and accommodating during my stay. The quality of their work was exceptional, I cannot recall a time they had to come back to finished, complete or redo sloppy work. The work always looked professional done. Maintenance was so reliable that I would, literally put in a request order on one day, receive a call from Wes the next day and before the end of that business day the problem was solved. These guys were quick and efficient which I so enjoyed. It made life so much easier knowing that whatever crisis started before I went to work would be fixed by the time I got home. That type of reliability is very scarce nowadays. Well, the ultimate service came when my air conditioner unit went out during one of the hottest days of the summer. Wes and his team was ready to install a new unit but had to get permission from the Homeowner ( whom I adored), to see if she wanted to buy a new unit or or try and repair the old one. Well it took a few days of deciding but while she was deciding the maintenance team -some how- managed to keep the old unit working until the Owner made a decision. As soon as the Owner gave the green light to install the new unit, they took the old out and put in the new, all in one day and I never broke a sweat! However, this was one out of many examples of the great service I experienced from the Rhyne maintenance. Wes and his crew may not remember specific jobs because they have completed so many but hopefully they will look back on this review with a smile. Wes you guys have set the bar very high for my next group of maintenance men, you all will truly be missed. Keep up the exceptional work!! I immediately called Oak City and they didn't care and stated that they wouldn't help, so I had to rush to get a carpet cleaner to come in before my movers came the next day. After 10 hours of cleaning and paying for professional carpet cleaning so that the rental was sanitary and safe to live in, I was exhausted but prepared for my movers that would arrive in a few hours. When I had asked if the locks had been changed I was told no, as a single woman living alone I asked if I could re-key the locks at my expense and was told yes. They failed to mentioned upon move out they would penalize me $176.54 for taking this step to ensure my safety even though the new keys were provided to them. Over the course of nearly 4 years, my rent was always paid early and I took exceptional care of the property. After moving out, I was shocked to find they deducted over $700 from my security deposit. I had the rental professionally cleaned before moving out, the carpet was immaculate as I had cleaned it every 6 months, the property was in FAR better shape than the disaster I moved in to. I highly recommend finding another company to rent from.
