8/30/2020 It has been over five years since I've leased from Rhyne Management Associates and as someone who have leased from a half dozen property managers(over the past three decades) I must admit Rhyne has one of the best Maintenance Crew ever and I want to write and tell about it. But, please bare with me because the reviews I usually write are the complaining kind, ( I have never written a review complimenting anything or anyone ) there's always a first! I lived in an older (70-ish/ very lovely) type Townhome that suffered from the usual problems that often come with an older property, leaky pipes, blown fuses, plumbing and other small issues at which Wes Smith (the supervisor) and his team was always quick to fix. Wes and his team was very attentive and accommodating during my stay. The quality of their work was exceptional, I cannot recall a time they had to come back to finished, complete or redo sloppy work. The work always looked professional done. Maintenance was so reliable that I would, literally put in a request order on one day, receive a call from Wes the next day and before the end of that business day the problem was solved. These guys were quick and efficient which I so enjoyed. It made life so much easier knowing that whatever crisis started before I went to work would be fixed by the time I got home. That type of reliability is very scarce nowadays. Well, the ultimate service came when my air conditioner unit went out during one of the hottest days of the summer. Wes and his team was ready to install a new unit but had to get permission from the Homeowner ( whom I adored), to see if she wanted to buy a new unit or or try and repair the old one. Well it took a few days of deciding but while she was deciding the maintenance team -some how- managed to keep the old unit working until the Owner made a decision. As soon as the Owner gave the green light to install the new unit, they took the old out and put in the new, all in one day and I never broke a sweat! However, this was one out of many examples of the great service I experienced from the Rhyne maintenance. Wes and his crew may not remember specific jobs because they have completed so many but hopefully they will look back on this review with a smile. Wes you guys have set the bar very high for my next group of maintenance men, you all will truly be missed. Keep up the exceptional work!! If i could give 0 starts i would. rhyne management is the worst rental company i have ever rented from. Wes & deborah were no help. They ripped up our driveway with no warning to re-pave it. Except when they ripped it up, they left it like that for two weeks, through rain as well, no safe walk way, we slipped almost daily. no place to park. Not to mention the fridge shelves breaking (they were not the correct ones) and never got repaired. Countless months with un answered work requests. roach problems, AC issues, heat issues. The bugs were ridiculous. and deborah was never available, would rather send you a text then answer/call back after a voicemail was left. Horrible people to deal with and did not care about us at all. my tags were expired for one month on my car and they threatened daily to tow my car. they did drive bys to make sure vehicles were up to date. only positive thing to say is that the matinees man who they hire for small maintenance issues was amazing. he replaced our blinds same day, called first, and was so respectful, even took his shoes off when he entered the house (we didn't ask him to do that) Overall, i will tell all college friends, family and anyone i can that this company was the worst experience of my life. If i could give 0 ...Terry McAlister, Deborah.. Wes.. God forgive you horrible people. Rhyne Rentals was a disgusting place to rent from. I was in constant communication with Debra, Terry McAlister. Wes the maintenance man. I lived in 652 Pine ridge place. Pine ridge place has know gang related activity. I was a responsible tenant and reported issues to the rental office Management. Deborah and Terry made it very clear that they didn't care. My car was stolen by a gang member who sold drugs in the parking lot, Condo caught fire due to faulty conditions, Had mold, I had a neighbor stalk me, had one climb up my balcony from underneath because I'd called the office on them for the parties with the bass up so loud the building shook. Yes, I'd complained about the neighbors prior to my car being stolen. When The condo i rented had an exhaust fan catch fire in the bathroom. The Fire department had to come and put the fire out. Rhyne never came and fixed the damage that happened. I had put in a maintenance request for this bathroom prior to the fire. Terry McAlister knew I'd been taken to the hospital for smoke inhalation with my Asthma. She knew the place needed to be cleaned out and abated. As well as fixed. Noone from the office cared. Nothing was ever fixed properly. I'd had spine surgery during that period of time as well. So I was using a walker at some point to get around. When Terry, Deborah and Wes failed to make repairs. I started paying the clerk of court. That infuriated the office management. So they filed for eviction and retaliated against me. Courts clearly told her that i was paying them. I tried everything I could to get them to stop. So, around that time of my last surgery (spine reconstruction) My mother broke her hip. So, I moved away to live with my dying mother in Ohio. My mother also was diagnosed with non-small cell lung cancer. My mother was dying. I Paid clerk of court as indigent due to my spine and clear uninhabitable condo due to the fire and water mold damages. Again, I also was having exacerbated asthma from this moldy unfixed condo due to the fire. Then I alerted Terry and Deborah and left. That pissed Terry off and she hired a young, girl, lawyer. That lacked morals, like Terry and Deborah. Prior to my leaving officially...They showed up at the courthouse to alert me they were going to be coming after me.. Terry and this lawyer laughed at my health and spoke to me like I was an idiot. They mocked me going to take care of my DYING MOTHER. They Mocked MY Paralysis. They mocked my financial situation and disability. The lawyer clearly being an idiot herself. Told me I had no right to pay the clerk of court and Terry didn't have to fix the place. I should be paying rhyne and the landlord for the year. My concern at that time was for my mother and my survival. Not to deal with their ignorance and behavior. I honestly didn't think they could do anything. Because legally, I was doing everything correctly. I paid the court. The lease was broken when they failed to fix the apartment and made it uninhabitable. Honestly, the lawyer should have told Terry that the suit was stupid. But the lawyer being a fresh new want to prove herself.... like terry was trying to make herself feel like she was a big fabulous important person... they both tried to "put me in my place" for reporting Rhyne to the courts Terry being the psycho person she is, thought it was a fine idea to sue me civil court for rent after what i paid to the clerk of court. for remainder of lease. I didnt go to that court. clearly i was out of the state. Since i never showed or was served they received a money judgment for the civil court. The money judgement was for 2500 something... and put on my rental history in 2016. I found that out in 2022. Terry McAlister is sad pathetic woman. She took advantage of a woman who had a broken spine and suffered through a fire at one of the condos Terry rented me. I still have the paid receipts to clerk of court and witnesses statements. Terry suing someone who clearly moved out and the leave was ended due to uninhabitability is just pathetic and petty. Suing someone who clearly couldn't pay civil and shouldn't've have to since Terry/Rhyne Rental never fixed the damage to the condo they were living in... There were so many things wrong with the Condo... As well as some rodents living in the walls and ceilings. I reported multiple maintenance issues. They were not fixed. The balcony was falling apart also. Air conditioning not working, heat going out, water issues. Renters been warned This company is a nightmare. They are unethical and will make your life hell. They are miserable people.. .and just want to make others as miserable as they are. Dont worry Terry, i will keep letting everyone know exactly what you've done. So that no one else has to suffer like you made me and my mother suffer hearing this till she died. Knowing what you did to me in her final days.... read more

Disingenuous does not begin to encapsulate the nature of this business. We started work with this business about a month ago. There was a small town home in their portfolio that we were interested in renting. Unfortunately the problems began right off the bat. Their hours are terrible, working only from 9 to 5 on weekdays. Well maybe this is just me, but to earn a living I do this thing called work. It generally occurs during the day Monday through Friday. They were unwilling to work with us to show us any houses on weekends or after five, so we ended up having to take time off just to look at their properties. How a property management company expects to get reliable renters with hours like that is beyond me. Strike one. So we ended up really liking the place, and decided to go ahead and submit an application. Here again we ran into problems. Their application fee is $75, significantly higher than others in the area, and astronomically high considering that the average background check in NC costs $20. But that was not the end of our application woes. We were told by the agent showing the property that we would need a cosigner, as we are a fairly young married couple. That is fine, and was expected. So I had my parents (who have ridiculously good credit and two very stable jobs) submit an application for cosigner. That was yet another $75. So we are at $150 in application fees already. A couple days later my wife and I get a call that the cosigner is not acceptable as they are not her immediate family. Now this is the part where my blood reaches a boil. There is nothing legally that states that a cosigner must be of blood relation. Moreover, they are her mother and father in law, so what gives. They then have the audacity to ask me to submit a third application, for another $75 (bringing the total to $225), even though my name and information was already included on the initial application. Strike two. At this point I went down and met with the agent and was like look man, what do you take me for? This is getting ridiculous. So they suddenly say that we are all good and did not need a cosigner from the beginning, and that my wife's pay was sufficient by itself. At this point in the transaction I am about to blow a gasket. I politely ask that they then return the $75 dollar fee for my parents' cosigning application, since it was not needed from the beginning and they should not have run any checks yet, given that they knew it would not be needed. Well, for some still unexplained reason, they can't return those funds. Why? No one at the entire business can tell me. They have conned us out of $150 in application fees at this point, so you would expect that we would at least get to rent the house. Well after about two weeks of waiting and three phone calls they finally get back to us with a decision. Yes we can rent the house. But, and this is a big but, the owner wants to put it on the market for the entire duration of the lease. We must be willing to allow showings of the house at any point in time during that lease with only 24 hours notice. And it was at this point that many, many four letter words were said. Not only was this misrepresentation of the property, but it was a fraudulent misrepresentation intended to collect a non-refundable $150 application fee. Strike three. Now even after all this, my wife talked me down off my cliff and we decided to try to negotiate with them. We asked very politely that they take $125 off the monthly rent for us having to deal with such a major inconvenience (sign in the yard, regular visitors often on weekends, having to keep the house especially clean, etc.). The head guy at the management agency, Sam, gave us some run around about how the owner probably would not be willing to work on the price at all. And sure enough he called us back 5 minutes later saying that the landlord had said no to any negotiation. I'm sure that had absolutely nothing to do with the commission based profit the management company makes on the property. At the end of the day, we are out $150 in fees, several weeks (nearly a month at this point) of time that could have been spent finding a place to live, and at least 10 years of my life. I cannot stress this enough, if you are looking for a rental in the Raleigh-Durham area avoid Rhyne Management at all costs. They have been disingenuous at ever turn. They are ill concerned about their customers and their properties. Please do not make the mistakes that I have, and find a more reputable managing office. read more

If I could only rate 0! Worst management possible on earth. We lived in one of their managed apartment near NCSU for a few years. The manager Sam has the worst treatment for tenants. Our neighbours, ALL of them, had the same complaint against him. If you are from Asian background, please AVOID this management because we felt that the manager is racist. read more

The previous managers were responsible. One thing is always important to know. This is the fact that without customers there'll be no businesses and vice versa. That becomes the foundation of respect. But the new manager Vanessa is far from respectful, she's very arrogant and prideful. She doesn't respond to calls, won't return emails/ voice notes! That's just rude and I find this conduct beyond appalling! It's bcuz of people like us that Vanessa is paid and yet she chooses to be disrespectful. she's not responsible enough to lead an organization with a conduct like that. They refuse to maintain promptly, above all forget that you'll get your security deposit back. My wife and I were treated very disrespectfully after we dealt responsibly with this company! I have lived at Rhyne Management apartment going on 4 years and my reason for moving out is because I am buying a home. Sandy who is the property manager of the Cary apartment on Ashton place is a wonderful and understanding manager and her assistant. Wes Smith who is the supervisor over the maintenance is great! When I move into my home, there will be maintenance things I will know how to do for myself because of him and I appreciate this. Every time I had a problem inside my apartment, Sandy and Wes did not waste anytime getting the problem fixed. The last thing I want to say is pay your rent on time, don't give Sandy and Wes a hard time if you decide to rent from Rhyne Management. These people are professionals and they know their jobs. Be professional and patient when contacting them if there is a problem in your apartment. They will do their best in taking care of your needs. read more

The management associate Terry is manipulative and dishonest. She has been talking to the owner of a family members home to get them put out. Saying they owe an astronomical amount of rent and padding the account to look like the tenant hasn't paid rent in over a year! 1000% do not recommend using this company they are shady and underhanded. With all the receipts being had she still maintains that rent wasn't / hasn't been paid. she is also very homophobic as all of this didn't begin until she was informed that the tenant was in fact homosexual. 10/10 don't reccomend read more

I was a renter with them for about 2.5 years. They were helpful when I had problems with the upstairs noisy neighbor at a condo I was at and they let me move to a townhome. Any time I had a maintenance issues the response time was quick. However, once I moved out that's when things changed. I went to be treated extremely well, to extremely poor. It took 3 phone calls and 1 email to receive one returned call. Furthermore, I was gypped $50 from my deposit because I apparently didn't clean good enough. $10 for the fridge, $10 for a ceiling fan, and $30 for the stove drip pans (which IS what it states on the invoice). I'm not a cleaning maid, however, I cleaned the fridge myself when I left, pull out the drawers and cleaned under, it was good. How is it $10? And $10 to dust fan blades? Are you kidding me! I can understand the $30 for the drip pans if it weren't for the fact that you could buy them brand new for half the price. They said they've been using this cleaning service for 26 years. I guess I would too if I knew they both could make money off of me. What really pisses me off about all this, is I was told repeatedly how clean of a person I am. I actually have that in writing. And what's worse is I added upgrades to the townhome with my own money. Shame on me I guess. I will not use them again. read more

Made an appointment for a viewing lady was 45 minutes late arrived with no mask & was annoyed upon me asking questions . Along with bad attitude and seeming like she didn't want to be bothered or my business there were water bugs in the kitchen when I asked what measures they take about pest control she told me that there's water bugs everywhere she even has them at home and I can buy over the counter things to help with that !! Also we paid app fees for nothing because they didn't approve us Bc there were to many in a household so be mindful they do count newborn babies as a person !! Me my boyfriend my newborn baby & my friend and her one kid were denied even though we had everything taken care of !! Leasing from Rhyne Management is one of the best decisions I've made. Their staff is responsive, professional and very accommodating. I immediately felt comfortable signing a lease with them and they respond within hours to maintenance requests. My AC Unit was replaced a day after I reported an issue with it. Our lease with Rhyne is done and over, I could not be more happy. Living in the duplex we rented out was treacherous. There was a severe humidity issue which when we viewed the home it was humid but it was almost summer and I just thought it was due to the weather. We signed the lease. It was literally us signing a year of our life away. Shortly after moving in I noticed the carpet downstairs was damp. I thought maybe they just cleaned it and it's still damp from that. Perhaps it will dry in a day or two. No, it stayed damp, to the point if you walked across the floor in socks they would be wet. The carpet was also stinking. The kitchen floor would also move. I told the office about how damp the place was about a week after we moved in. I told them about how the kitchen floor would move because of how damp the floor boards were. I was told "It's a floating floor" I don't know exactly what sense that made. I had no response for such idiocy. From that point on I knew the management company was not going to be much service to us. Things I wish we had paid attention to before signing the lease... The moldy old house smell. (I thought it was just because the house had been sitting vacant.) The ceiling in the kitchen, cracked and buckling from being damp. The soft walls in the pantry and half bath. The "floating" kitchen floor. The fact my lungs felt like they were full of cotton after being in the house for more that 15 minutes and my nose would run. Alas it was a quick decision and we paid financially and with our health. The actual landlord/owner of the property cared enough to get the issues looked into further. He did a lot of work that lessened some of the humidity and old house smell. He should not have had to do work that he "HIRED" someone to do. The leasing company should have brought these issues up to the landlord not the landlord having to take time to connect with tenants, CARE enough to try to resolve issues. Shameful sham of a company! The only saving grace while living in the duplex was that we bought a dehumidifier which we pretty much ran all day every day along with running the air conditioner the same all year except winter. Otherwise the house would be like a swamp. Between doctor visits, medications, breathing treatments (which we never had prior asthmatic issues) and that electric bill which was $200+ easy, the home was our nightmare, we lived in a nightmare for a whole year. The dehumidifier on a bad day we would have to dump it 4 times a day that's how damp the house was. The dehumidifier kept the floor from being damp and even the kitchen floor became more solid to walk on and stopped "floating". Even with the dehumidifier and air conditioner running the place was still very uncomfortable and the air was still damp, and we still had to do breathing treatments. Other than that. The dishwasher ran for 4 hours no matter what. The old house smell was also accompanied by a pet odor likely a cat. The smell of urine from the yard next door every time you walk outside or open one of the windows that are not glued shut. Great neighbor honestly, but the smell was to much especially when it rained. The palmetto bugs/very big roaches that would frolic on the deck during late summer. (They were actually playing with and chasing each other)The occasional palmetto roach that would get in, they are very aware of your presence so you gotta move quick to get them. I used to be terrified of them that place got me to advance over it. Good things besides the landlord/property owner... The maintenance was quick to resolve MINOR issues. The one star is for the landlord/property owner. I would not recommend this company to renters nor property owners. There are better companies...use Yelp, do your research and find better. read more

Deborah Thomas from this agency was disgustingly disrespectful! I would NEVER rent from them!!! I submitted an application online and paid $75 because I saw it through a 3rd party website and it appeared to be a great deal. I called her the next morning to inquire about the application and immediately she had an attitude and accused me of applying knowing that there was an application pending! I told her that the 3rd party websites didn't indicate that so how was I supposed to know? Her attitude was COMPLETELY UNNECESSARY!!! You can even hear her attitude through the email she sent me later that day... " We have signed a lease for Pemberton. You were the back up application Here is our policy as stated on our website: Preference is given to those who have both seen (inside) the property and application. What you did is essentially trying to jump in line. That is simply not the way to do things, nor is it fair to others that waited to take a tour. Since you paid the fee, I am processing your application. It seems you made an inquiry last night, then about an hour later, applied. Also, before your co-applicant applies, please know I can see you just recently bought a home and have a $300,000, but suddenly want to down-size. I am seeing droves of folks in mortgages trying to apply and many are just trying to help friends and relatives that cant get approved get into properties. I am scrutinizing those applications very carefully and have turned down a few already. Just be aware if you have someone as a co-applicant--they can look at other properties, but don't apply before you see the inside of the home or apartment/townhome, or we will be in the same place as this one." I have been renting from Rhyne for a year and a half and have had nothing but good experiences. When our only toilet was clogged on a Sunday night, the maintenance crew sent out someone to fix it quickly. They have also been very accommodating and understanding as both my roommate and I have been graduate students and some months need an extension on rent due to student loan refunds and such. They have kindly waived late fees for us. I would give Rhyne two thumbs up and not hesitate to recommend them to anyone! read more

They are very inconsistent about upfront fees before moving in. I was approved for one of their apartment, good credit, stable job, clean background check. I was told I would need to pay one months rent for the deposit plus the 1st months rent before moving in. Ok, no problem. I arrive to pay the deposit and rent, they then add an additional $400 fee on to what I was already paying. When I asked where this $400 came from, they told me they just added it just because and that it's not refundable. This $400 fee was listed no where on the contract and never mentioned during the whole process until the week I was suppose to move-in. They are frauds and have bad business practices. read more

DO NOT RENT FROM RHYNE, WHATEVER YOU DO! y seem nice at first, their office staff is polite, but that's where it all ends. They just want your money. Lived at a Rhyne property for two years and that whole time they were TERRIBLE. They're maintenance crew is probably the worst - you may get maintenance coming to your unit 3-5 days after you put in a request, but don't expect anything to get done. They used to send this redneck jerk out, who would come in without knocking (I had to hide in the bathroom twice because he just let himself into my house while I was about to get in or was already in the shower) move things around, GO THROUGH OUR STUFF, and not fix things at all. He'd leave a note saying he was there but nothing would be fixed! Then they started sending out a guy who speaks very little english (he was very nice and polite, however) who couldn't clearly communicate with tenants. Several times I was told maintenance would be back the next day and they just never returned. We had a leak from our tub on the 2nd floor straight through to the living room below the first time we used the tub! It damaged the floor, the ceiling of our living room, and our carpet- and we were faulted and fined for it. They never actually FIXED it, they just carged us and left us with soggy carpet and a sagging, water stained ceiling! The whole subfloor of the building was warped and rotted and we were told there was "nothing they could do" how about tear the whole building down, because it's a meance! The wood was literally ROTTING OFF THE HOUSE AND BACK PORCH. And the bugs!! oh my god, the bugs! The place was infested with fleas when we first moved in, and they tried to blame us! We had no pets, we had no belongings (my partner moved in before I and had just lost EVERYTHING HE OWNED in a fire.) Tried to charge us to get rid of the fleas that were there when we moved in. And the rest of the time we were there, we were PLAGUED with roaches, spiders, and centipedes. Spoke to maintenance multiple times and nothing was done, I was even once told to "expect those bugs" because we lived close to a wooded area. Uh, no, that's not how that works?! All but two of the windows didn't have screens when we moved in. We were told we needed to paint our apartment before we left, even though we did not paint when we moved in (and it clearly had not been painted before we moved in). There are a bunch of random lightswitches to no where all over the house. Most of their properties are NOT handicap accessible OR SAFE for handicap people! I am disabled and fell down the stairs in my apartment after the railing next to the stairs literally snapped off when I leaned on it, and I'm not that heavy! Moving out was a nightmare. Their staff is not very communicative. While our leasing agent seemed at first like she was trying to be helpful and understanding, that quickly turned sour. They tried to charge us a full month's rent as we left, we had to provide proof of previous communications with them that stated we owed half of that. We were told our security deposit would likely cover our last month's rent plus most of the "damages" in the apartment -- then before we had even moved out, we were getting a bill for rent and claiming that our almost $900 security deposit wasn't enough to cover the so called "damages" in the apartment. Nonsense. All BS and nonsense. Rhyne is half a step above slum lord. I wouldn't lock my worst enemy into a lease with these people. read more

to make a long story short, i feel like they falsified information for monetary gain. i was told before i put in an application that if i owed a property and was making payments to them and i had a good rental history after them along with the stability on my job that they would accept that. Well i put in application which was very expensive $50. Which is the very thing she said made it denied. But she was very short with me when i was trying to explain to her that i was told something different, why would i put a application in if i knew that i owed a property and that it will automatically denied my application. Management at Rhyne is driven by the work ethic of the participation trophy generation and I found that their business motto is "I'm done". Unfortunately, I could not get management to participate in their essential duties of a property manager. Without going into all examples, I can provide my last experience with Rhyne as an owner. I could not get Rhyne to perform an annual inspection on a clearly derelict tenant for 6 years because the tenant would scare them off. After 6 years, I finally DEMANDED an inspection before another lease renewal. Both Rhyne and I were appalled at what was found so l told them not to renew the lease. Instead, an eviction was ordered during the eviction moratorium and that lead to another 6 months of legal delays and free rent for the derelict tenant that knew how to outsmart Rhyne. I finally had to hire a lawyer to clean up the entire mess. Towards the end of our relationship, I simply requested that Rhyne make sure that the tenant was reported to a collections agent. That was when management claimed "I'm done" and refused to help clean up any more of the mess they got me into with the derelict tenant. Not exactly the work ethic or persistence that an owner needs when dealing with derelict tenants. read more

If I could give this place an even lower rating I would. I have never experienced such blatant discrimination in my life. Even though I fit the rental criteria, was told by the property manager Debora I was an ideal tenant and had a great rental reference I was STILL denied due to the payment history of my previous roommate WHO WASN'T EVEN MOVING WITH ME! Worst company. They come in your house uninvited without letting you know they are coming in. They charged my personal AmeriGas account for a fill they did. They're trying to get me to pay for water even though it's in my contract that the person who owns the home will pay water. The HVAC system is old and not up to code. Never rent from them. I scheduled a viewing to see a home for rent. The representative arrived about 15 minutes late and on the phone upon trying to greet and introduce myself. I kid you not, she showed me the house and explained things in 5 minutes. She seemed very much in a rush and bothered to show me the home. What prompted me to type this review is I was literally at her car trying to squeeze in the questions I had on how to proceed. The other thing that really struck a bad nerve with me was that while showing me the home I saw cigarette butts and cigar wrappers everywhere! And I do mean everywhere! What takes the cake is that while she was showing me a bedroom I noticed a used condom and wapper on the floor. I was grossed out. Seriously, ya'll didn't even think to broom sweep the place before showing it????? Yeah, lets just say I was done and ready to go. read more

I have been renting from them for 4 years going on 5. I have been in two different locations that they rent. They are great! If I need something fixed they have someone out within 30 minutes to an hour to come fix what ever needs to be done. read more

Like all of the other users have stated, they are very friendly up until it's time for you to move out then it goes downhill from there. They kept my security deposit. When I moved in the carpet was already dirty the windows had no screens and the bugs....omg the bugs they claim because their was a wooded area behind the townhouse so that was the cause of centipedes and waterbugs. We purchased an investment property in NC and our realtor for the area, Deaton Investment, recommended that we use Rhyne as our property managers. If I could rate them lower than 1 star, I would! They were unresponsive, irresponsible and in fact unethical. Shortly after purchasing the triplex, we ended up with 2 vacant units, which they were expected to market and rent. Being from out of the area, we relied on their expertise to appropriately price and market the property. Months and months went by and the units remained vacant. We found that they took several days (sometimes up to a week) to reply to calls and emails, as clearly we were not a priority to them. We suggested lowering the rent several times and they continued to insist that the it was simply a tough rental market. Finally, after working with them for a year and having 2 rental units vacant for 5 months, we had had enough and decided to work with another management company. When the new management company examined the property, they found that the gardening upkeep and interior work (such as painting and patching) that we had PAID Rhyne to take care of had not been actually done. The new management company sent us photos of overgrowth etc that clearly indicated that no gardening had taken place, even though we were paying for this service. Within a week (and I am not exaggerating) of the new management company taking over, one of the two rental units was rented for the amount that we had requested Rhyne rent it for and the second unit was rented within 20 days (at the same rental rate). We own several properties and have never experienced such negligence and irresponsibility from a management company. These folks are negligent at best and quite possibly crooks! read more

I was trying to view a rental property and they were very difficult to work with. They told me they don't have weekend hours and they only work from 9-5 on the weekday. Ummm hello, no one is going to miss work to look at a rental-especially when I was from out of town and had only a weekend to look. Not very accommodating for clients-so I stopped looking at their rentals. read more

I rented from them for about 11 years and they have been a pretty awful landlord. Their maintenance is usually pretty responsive, but other than that, I would avoid them at all costs. They use illegal towing practices on their properties and they lie about their lease terms. read more

Rhyne Management is the most despicable company. They don't care about the renter or the way their properties are handed over from one renter to another. They took advantage of a young couple with a baby with no regard as to their safety or HEALTH. ie On the day the young couple was to move in the townhouse was a disaster. The carpet was soaking wet and smelled like sewage. They had to move in their furniture slipping and sliding. On of the bathrooms reeked with urine. It was cleaned several times and the smell kept coming out. When the carpet dried it smelled of urine as well. This is an very unhealthy environment for anyone never mind a 1 year old. The kitchen floor is all cut up and literally cuts your feet. The kitchen cabinets are horrendous. The have a sticky goo all over them and can't come off. I can go on and on. Rhyne took advantage young couple that doesn't know any better. These people are criminals and have no moral compass. If anything happens or if that baby gets sick ,"Can you say law suit." read more

I've been living at a property that Rhyne Management owns or manages (whatever is correct) for a little while now. I have never had problems with them like other people are saying. Whenever I have called for maintenance they always come...maybe not right away, but I've never had any major issues so... I make sure to tell them to call me before they come out because I have a dog, and they do. I'm sure there is more to the story for the other people than just blaming Rhyne Management. My neighbors and I have lived at the same Rhyne Management property for at least 2 years with no issues. Not every place is perfect, but these online reviews should be taken with a grain of salt. Most people come on here to complain (except for me) anyway, so don't let them deter you. I just made my account today and had to comment because some of these comments are a little too much. Rhyne allows landlords/owners of properties they manage to enter residences with out notifying tenant first and they do not leave a notice of entry. After several complaints I finally moved because it was unnerving to have strange men in my apartment when I was not there. They would make excuses like they were checking water heaters or filters, but it was obvious nothing had been checked. I finally installed security cameras and began recording all phone conversations with Rhyne. read more

I currently rent from Rhyne and am very dissatisfied with the treatment I have received. I will not be renewing my lease or looking at any other properties they manage. The staff has made me feel on several occasions that I am a bother to them. I was blamed for my home being broken into. I was lied to about the area my self and 3 children would be staying in. They did not disclose any previous crimes in the neighborhood. My rental unit was broken into when the previous tenants were renting. The gang activity in the park and adjacent neighborhood were not disclosed. I specifically asked about the safety of the area. The company has done nothing positive in my opinion. The staff has made me feel like they have no interest in treating me like a human being or making me feel comfortable. Only two or three calls in the past 9 months have even been remotely friendly. The staff seems unhappy which in turn makes the tenants feel unhappy. I would not recommend using this property management company to anyone!!! read more
